- "Loved it!" - "My wife and I spent two nights in the Hillside Haven - one of the five unique cottages comprising Zannabella B&B - on the backside of a two-week road trip. We loved the peace & quiet of the property on the outskirts of Ingram, and it is located within easy driving distance to Kerrville, Fredricksburg and other local sights. The view from the two decks in the private courtyard of Hillside Haven was lovely, and we found the cottage to be comfy and well equipped. The bathroom with shower is admittedly "cozy", but functional. Our hosts, Zach & Anna are a wonderful couple, and we enjoyed our opportunities to chat with them during our stay and hear about their life journey. They have done a terrific job creating Zannabella B&B out of an overgrown property with a decaying house. Anna is an amazing chef and baker. The breakfasts were very tasty, we were glad we opted to for the Saturday Chef-prepared dinner of stuffed pork tenderloin, which we enjoyed in Zannabella's breakfast room. Everything was delicious and an excellent value. In addition to her many talents, Anna is also an artist and has some pieces displayed in the breakfast room available for purchase. One particular piece caught my wife's eye and we took home a lovely piece of Anna's talent."

Carol's Cottage is located in the historic and beautifully wooded Methodist Encampment neighborhood. The Light On The Hill, Methodist Ministry and Church is adjacent to the neighborhood, which hosted the first vacation homes in Kerrville, most originally owned by Methodist Ministers. While there are many activities within miles, Carol's Cottage offers a quiet respite for long walks, visits with neighbors or reading quietly in the yard while watching the deer graze.

The Cottage has an open floor plan. Tucked away from the street. It's bright and airy, has a lot of charm and character. We have a kitchenette, there is a toaster oven, 2 burner cooktop, a microwave, and a refrigerator. We offer coffee, tea (hot/cold), sodas, water. All the dishes and utensils are there. We have wi-fi we ask you put in your information to log on to watch Netflix etc. There is an outdoor shower. There is a private patio for your use. There is a house manual with further information. And sometimes we have deer that sleep in the back yard.

Circa 1924 - this little river house sits on the banks the Guadalupe River in downtown Kerrville. You get the best of both worlds. Nature and convenience! This is one of three suites in the property. The Sunday Suite has the best view with a private screened in porch.

I stayed by myself but it could easily have accommodated a family or small group comfortably. I had never been to Kerrville before but the location felt very safe and secluded, though it was just a couple blocks away from an HEB and local restaurants (great for takeout!). The furniture, decor and finishes felt very high-end but so cozy. The screened in porch was probably the best part. It was rainy while I was there so while I didn't go down to the water, it was a beautiful view from the porch where I could get work done and drink coffee in the mornings/evenings. I highly recommend it and would definitely book again!"

- "I stayed one night with my two kids and all of us were very pleased with the cottage. It was so well done! The interior was clean and decorated well- it felt very calming! I typically over-prepare and the cottage surprised me with waters in the fridge, coffee pods and coffee grounds, basic seasonings, creamer and butter. The bathrooms also had shower gel, shampoo and conditioner. One bedroom had a ceiling fan and the other had an a/c wall unit with a table top fan. The a/c overall worked great. The cottage provided 2 bikes and has an area in the back for morning coffee. We didn’t try the hot tub as it was too hot outside. The washer/dryer worked perfectly for us to wash camp clothes and the location of the cottage was perfect. The kids enjoyed the deer that cruised by and also the neighbors cat! Definitely recommend!"

Enjoy quiet mornings next to the river & lively evenings at nearby restaurants, breweries and wineries. Our riverfront has its own private access with a large deck and stairs right down to the water. Eat out, or dine at home in our spacious dining room or outdoor patio, equipped with a gas grill, mini smoker and fire pit. This historic limestone house is one that just can't be passed up!
The space
The river cottage is clean and cozy and the property has plenty of open space inviting your group to stretch out or gather all together. Chill out in our relaxing and colorful living room, sit around by the fire pit outside, lounge under the shade on our deck by the river, or walk down to the riverfront for an afternoon of fishing and kayaking. The house is also conveniently located right by the southern trailhead of the Kerrville River Trail. The cottage has 3 bedrooms all with queen beds, and 2 bathrooms. Our Hill Country Community has sustained immeasurable damage from the devastating flood of July 4 this year. We were fortunate to avoid any damage to our river house, and the expansive deck, just across the street and overlooking the river, remains intact. The footprint of the river has permanently changed, and we cannot be sure what structures, trees, and relocated boulders await our discovery at the river bottom. Our decision, to encourage continued visitation and support to our devastated community, has been to lower our rates for the near future. Our hope and prayer is that this gesture will lower any resistance to visitors contemplating an adventure to our area. The people, though understandably gloomy, are still friendly and the food and entertainment are great.

- "Great location and great home to stay at" - "My daughter and I travelled from Colorado and Utah to see the bluebonnets and visit friends and family. The VRBO was super convenient for visit Fredericksburg and Willow City Loop for bluebonnet viewing. It was a great location in Kerrville too. The house was quite comfortable with the 3 bedrooms and 2 baths. Beds were very comfortable and bathrooms were great--showers etc. My daughter walked each day on the River Walk which was super-convenient. Quiet neighborhood. ."

Welcome to the River Trail Cottages, conveniently located about 2 minutes drive from Downtown Kerrville and the Shreiner University.

This cottage is situated within a few steps to the Guadelupe River and the Guadalupe River Urban Trail. Enjoy a walk or bike on the trail, fishing on the river, or visiting wineries in the region - let our centrally located cottage be a hub for you to explore all that the Texas Hill Country has to offer.

This relatively new cottage (built in 2018) includes a deck overlooking the river trail and the Guadalupe River.

This cottage features:

If you are interested in coming with a large group, this cottage is built in a duplex configuration with an adjacent cottage that has 1 king bed. Together both cottages can accomodate at least 6 people. The cottage each has an enclosed porch for privacy, but also share a sliding door at the porch that is ideal for family/friends travelling together. We also have other cottages that you can book with. Please feel free to contact us about group booking.

Guests have full access to all the outdoor amenities offered on our property including BBQ grills, fire pits, access to the River Trail and the Guadelupe River.

Our property is pet friendly, but we do have a limit of 2 pets for this cottage. We do not allow cats, birds, fish, farm animals and reptiles.

We also don't recommend staying with small children as this cottage as it is NOT baby/child proof, or have any baby amenities. However, we welcome well behaved kids both young and older.

No photography or filming for commercial purposes allowed without prior written authorization.

No events or parties without prior written authorization from us.

We do not have access to a laundry room (washer and dryer) for this cabin.
We are committed to providing a safe and peaceful environment for all guests. Please review the following policies:

• Prohibited Activities: No drugs, illegal activities, or fireworks are allowed on the property.

• Quiet Hours: 10:00 p.m. – 7:00 a.m. daily.

• No smoking inside and around cottages. Violators will be fined $250 per occurrence. Designated smoking areas are available near the outdoor fire pits.

• Pets: We welcome dogs but do not allow cats, birds, fish, farm animals, or reptiles.
o Keep pets leashed or kenneled while on the property.
o Clean up after them.
o No pets on furniture or comforters.
o Do not leave pets alone in the cottage for more than 3 hours.

• Parties & Events: Not permitted without prior written approval from RTC management.

• Children: We welcome families, but cottages are not baby/childproof and do not include baby amenities.

• Photography & Filming: Commercial photography or filming requires prior written approval.

• Laundry: Onsite laundry facilities are unavailable, but a laundromat and dry cleaning services are nearby.
