- "Loved it!" - "My wife and I spent two nights in the Hillside Haven - one of the five unique cottages comprising Zannabella B&B - on the backside of a two-week road trip. We loved the peace & quiet of the property on the outskirts of Ingram, and it is located within easy driving distance to Kerrville, Fredricksburg and other local sights. The view from the two decks in the private courtyard of Hillside Haven was lovely, and we found the cottage to be comfy and well equipped. The bathroom with shower is admittedly "cozy", but functional. Our hosts, Zach & Anna are a wonderful couple, and we enjoyed our opportunities to chat with them during our stay and hear about their life journey. They have done a terrific job creating Zannabella B&B out of an overgrown property with a decaying house. Anna is an amazing chef and baker. The breakfasts were very tasty, we were glad we opted to for the Saturday Chef-prepared dinner of stuffed pork tenderloin, which we enjoyed in Zannabella's breakfast room. Everything was delicious and an excellent value. In addition to her many talents, Anna is also an artist and has some pieces displayed in the breakfast room available for purchase. One particular piece caught my wife's eye and we took home a lovely piece of Anna's talent."

Carol's Cottage is located in the historic and beautifully wooded Methodist Encampment neighborhood. The Light On The Hill, Methodist Ministry and Church is adjacent to the neighborhood, which hosted the first vacation homes in Kerrville, most originally owned by Methodist Ministers. Very quiet and the back yard leads to a walking trail from the park." - "The host and her dog were very friendly. The house feels really private even with neighbors on each side. The house had all the amenities we needed and then some. Very comfortable beds and plenty of towels and linens. The Cottage has an open floor plan. Tucked away from the street. It's bright and airy, has a lot of charm and character. We have a kitchenette, there is a toaster oven, 2 burner cooktop, a microwave, and a refrigerator. We offer coffee, tea (hot/cold), sodas, water. All the dishes and utensils are there. We have wi-fi we ask you put in your information to log on to watch Netflix etc. There is an outdoor shower. There is a private patio for your use. There is a house manual with further information. And sometimes we have deer that sleep in the back yard.

Circa 1924 - this little river house sits on the banks the Guadalupe River in downtown Kerrville. You get the best of both worlds. Nature and convenience! This is one of three suites in the property. The Sunday Suite has the best view with a private screened in porch.

I stayed by myself but it could easily have accommodated a family or small group comfortably. I had never been to Kerrville before but the location felt very safe and secluded, though it was just a couple blocks away from an HEB and local restaurants (great for takeout!). The furniture, decor and finishes felt very high-end but so cozy. The screened in porch was probably the best part. It was rainy while I was there so while I didn't go down to the water, it was a beautiful view from the porch where I could get work done and drink coffee in the mornings/evenings. I highly recommend it and would definitely book again!"

- "I stayed one night with my two kids and all of us were very pleased with the cottage. It was so well done! The interior was clean and decorated well- it felt very calming! I typically over-prepare and the cottage surprised me with waters in the fridge, coffee pods and coffee grounds, basic seasonings, creamer and butter. The bathrooms also had shower gel, shampoo and conditioner. One bedroom had a ceiling fan and the other had an a/c wall unit with a table top fan. The a/c overall worked great. The cottage provided 2 bikes and has an area in the back for morning coffee. We didn’t try the hot tub as it was too hot outside. The washer/dryer worked perfectly for us to wash camp clothes and the location of the cottage was perfect. The kids enjoyed the deer that cruised by and also the neighbors cat! Definitely recommend!"

The space
The river cottage is clean and cozy and the property has plenty of open space inviting your group to stretch out or gather all together. Chill out in our relaxing and colorful living room, sit around by the fire pit outside, lounge under the shade on our deck by the river, or walk down to the riverfront for an afternoon of fishing and kayaking. The house is also conveniently located right by the southern trailhead of the Kerrville River Trail. The cottage has 3 bedrooms all with queen beds, and 2 bathrooms. Our Hill Country Community has sustained immeasurable damage from the devastating flood of July 4 this year. We were fortunate to avoid any damage to our river house, and the expansive deck, just across the street and overlooking the river, remains intact. The footprint of the river has permanently changed, and we cannot be sure what structures, trees, and relocated boulders await our discovery at the river bottom. Our decision, to encourage continued visitation and support to our devastated community, has been to lower our rates for the near future. Our hope and prayer is that this gesture will lower any resistance to visitors contemplating an adventure to our area. The people, though understandably gloomy, are still friendly and the food and entertainment are great.

Guests have full access to all the outdoor amenities offered on our property including BBQ grills, fire pits, access to the River Trail and the Guadelupe River.

Our property is pet friendly, but we do have a limit of 2 pets for this cottage. We do not allow cats, birds, fish, farm animals and reptiles.

We also don't recommend staying with small children as this cottage as it is NOT baby/child proof, or have any baby amenities. However, we welcome well behaved kids both young and older.

The Painter's Cabin is a warm, welcoming and comfortable home situated in the unique and historic Methodist Encampment neighborhood. As you sit on the patio enjoying the gardens and native wildlife, you will get the feeling of being at a retreat, even though the heart of Kerrville is just minutes away. You will see deer wandering through the yard every day! The home boasts artful craftsmanship in every detail and is well furnished and stocked with practical items to make your stay as enjoyable, convenient and homey as possible.

You enter The Painter's Cabin from the front patio into a bright living space that adjoins a dining area and a well-stocked kitchen. Also off of the main living space is The bedroom with a queen-size bed. The Painter's cabin sleeps four with the couch in the living room converting to a bed. Extra linens will be available for the convertible bed. There is sufficient parking for 2 cars in the rock driveway. In the living room, there is a TV with Spectrum TV service for channel flipping, and it also has some free Roku streaming channels set up. Guests may also load their own subscription channels such as Netflix or you may plug in your own devices using an HDMI cable. The wifi is very good.

If you venture outdoors, there's even more to enjoy. Right out the front door is a wonderful patio with a table and seating, a great space for relaxing, having your morning coffee, reading, visiting, or having a meal or cocktails. The patio includes a small fire pit for guests to enjoy with wood available for purchase nearby. The yard is newly landscaped with mostly native, edible and medicinal plants, and it's common to see many birds, squirrels, deer, and occasionally other wildlife visiting the property. There is also a table and seating under the trees in the side yard.

Convection oven/microwave, stovetop and full size refrigerator. Large kitchen peninsula for work or dining is comfortable and overlooks the living area and flat screen tv.

One comfortable queen bed in bedroom. In addition, 2 extra-long twin memory foam beds available on request. Rental rate reflects the amount for 2 guests. A $25 per person per night fee will be added for additional guests up to 4.

The spaces include:

A beautifully updated kitchen with granite counter tops, full-size stainless steel appliances, a dish washer and most everything you might need to cook and serve a meal besides the food. We leave some coffee, waters and a few other snacks for our guests, so please help yourself to anything you find in the home during your stay.

The full bathroom, also freshly updated, is tiled with a roomy walk-in shower.
There is also a small half-bath, and there will be fresh towels for guest use, a hair dryer, shampoo, conditioner and body wash available.

Both bedrooms are bright and spacious. The master bedroom has a queen-size bed and the second bedroom has a full-size bed. Both bedrooms have closet space and hangers.

The living room is open to the dining area and kitchen and also sits along side the sunroom. The living room is bright and comfortable with seating consisting of two love seats and an extra chair. There is a Roku smart TV that has Spectrum TV service and can also be used to watch free streaming channels. You may also be able to add your own subscription viewing channels (such as Netflix) or plug in your devices/players using an HDMI Cable.

The dining area has a large and solid table that can be expanded. You'll be able to set a lovely table with our selection of place mats, cloth napkins, dishes and glasses.

The sun room is an indoor/outdoor space (not air conditioned) that serves well in bathing the entire home in sunlight. This is the perfect place to relax and enjoy your morning coffee, read a book, have a drink or play a game. Guests can open the windows between the main house and the sunroom to climate control that space somewhat, and we provide a tower fan to further help guests enjoy the sunroom space.

There is also a closet in the kitchen and dining space where you'll find cleaning supplies, an iron and small "counter-top" ironing board, games and art supplies for your use.

The home also has excellent outdoor spaces. The side and front of the home have been landscaped with mostly native plants, culinary and medicinal herbs. The treed back yard has a table and chairs, and there is an antique outdoor "fireplace" that guests are welcome to use (fire wood is available at nearby stores). The back yard has a rough cedar fence, and feels very natural with limestones to walk on, a gentle hillside canopy of trees, and common wildlife sightings. Deer will visit you daily!

The garage is available upon request in advance of your arrival, and it is large enough to park one vehicle inside as well as sufficient parking in the washed-aggregate driveway for two vehicles. On the side of the garage is a small room where we have added a washer and dryer that guests are welcome to use.

Venturing out into the neighborhood, you'll find popular walking streets that are windy and shaded by canopies of trees arcing over them. The Methodist Encampment Neighborhood is home to a diverse mix of people including many artists, writers, musicians, a Tai Chi and Reiki studio and photographers. Guests often enjoy walking in the neighborhood and seeing the many unique, eclectic and artsy antique homes with rustic rockwork terracing on the hillsides. We recommend a walk up to the Bolivian cross for a phenomenal sunset view (you'll find a neighborhood walking map in our home's info binder). Guests may also enjoy checking out our neighborhood's little free library (built by your hosts :) up the street on Lazy Lane. The neighborhood has recently received a historic designation, and the Texas State Historic Marker can be found at the corner of Methodist Encampment and McAllen. There's also an enlarged drawing of the neighbor created by a resident in the 1950's available for viewing in front of The Painter's Cabin a few houses downhill.

Our one bedroom cottage in the majestic hills of Kerrville is the perfect place for a short getaway or a working vacation (fiber internet on property). Enjoy the amazing sunsets from your porch, take a dip in the pool, and pass the afternoon in our outdoor area with pergola, lounge chairs, and grills.

In the country, just 8 minutes from Kerrville, Louise Hays River Park (kayaking, paddle boarding), H.E.B. grocery store, and great dining and entertainment options.

The space
A professionally designed and completely remodeled traditional Texas Cottage with all the modern amenities of home. The lovely 2 bedroom 1-1/2 bath cottage has one king size bed in the main bedroom, one queen size in guest bedroom and a queen size sleep sofa in the living room. It has a full kitchen with all the needed utensils, a gas stove, ice maker /refrigerator, Keurig coffee maker with complimantary capsules, bath towels for hot tub , fine linens and new matresses, extra blankets and more. A 45" TV in a cozy living room with a bar cabinet and a smaller TV in the prime bedroom, a working desk in the bedroom and Wifi throughout. Ironing board and iron are provided. Washer and dryer and complete laundry room for your use at no extra charge. Enjoy a great hot-tub under a cover with privacy curtains and a propane grill ready for your BBQ. (propane provided). A 14 ft wide outside deck across back of house with access from the bedrooms with dining table and chairs for 6 people and a chase for sunbathing or just relaxing. Pickinic table in the shade under the pecan tree near the fire pit with 6 chairs in a large quarter- acre back yard and a pergola overooking the river trail and river bottom where you can sit and feed the deer (feed provided). Covered car port and ample parking in the driveway. Guest access
All areas of home and yard are accessible except an owners closet which is locked. Please keep in mind the river bottom on the other side of the Rivertrail directly behind our property is private property and river is not accessible there. Guests can walk down to the rivertrail behind the home via a marked path and then follow the trail to nearby parks. You can also walk by the front sidewalk down to Lowry park entrance and on to Luise Hays park less than a mile away (easier access that way if you have a bike). If you would like to kayak we suggest you put kayaks in at one of the nearby parks. They are walking distance from our cottage but not if you are carrying a kayak. You can also fish from the bank at the parks or at various places along the trail where it gets close to the river. Swim holes abound at Hays Park, about quarter of mile walk. Try the river bank area by the bridge behind the library for a great little known swimming hole.

Art lovers will love the Kerr Arts and Cultural Center, the Caillux Theater, The Hill Country Arts Foundation-Point Theater (theater under the stars in nearby Ingram), and many events and shows scheduled in these on a monthly basis.
Great restaurants in Kerrville (that we would reccomend) include the 1011 Bistro ( fine gourmet cousine -practically walking distance on Guadalupe street if you are fit and not too full), the Rails Cafe at the Depot, Cafe at the Ridge, Grape Juice, Pint and Plow, Del Norte for Mexican -great breakfast, Franciscos (in downtown center-also possible walking distance via Riverwalk if you like to exercise after meals). There are many more laternatives if you have time to research the Kerrville food scene as well as nearby Fredericksburg, Ingram and Hunt.
One of our favorite outings in summer (Memorial Day to Labor Day) is visiting the weekly Saturday night Rodeo and dance at Criders Dance Hall and Rodeo in nearby Hunt--a must attend night of fun for the entire family and a tradition since 1926.

Guest access
Guests have full access to all the outdoor amenities offered on our property including BBQ grills, fire pits, access to the River Trail and the Guadelupe River.

Other things to note
Our property is pet friendly, but we do have a limit of 2 pets for this cottage. We do not allow cats, birds, fish, farm animals and reptiles.

We also don't recommend staying with small children as this cottage as it is NOT baby/child proof, or have any baby amenities. However, we welcome well behaved kids both young and older.

No photography or filming for commercial purposes allowed without prior written authorization.

No events or parties without prior written authorization from us.

We do not have access to a laundry room (washer and dryer) for this cabin.

There is a motion activated sprinkler located next to the garden that turns on at night. The sound and spray scare the deer and other animals and keep them from eating the flowers. Please be aware of this if you walk down to the water at night! It will go off once when it senses your motion. Step back, let it spray, and then you’ll have a window where you can quickly walk past it.
