Thin driveway difficult for large pick up but did get F-150 in it. The beds were low as there is no box spring which makes it difficult ti get up from, but very comfortable foam mattress. We could walk to the downtown district, and our adult children could walk to the pickleball courts, too! The cabin is lovely, and could accommodate not only us but a couple of children, too, if you have them. The two main bedrooms are separated by the ktichen, dining, and living area giving us each our own separate spaces. The main bedroom also has an attached bath. We were not there long enough to take advantage of the firepit, and the air hockey was an added bonus! Check out was a breeze - the only ask was that we put towels in the hamper and take out the trash. The cleaning crew would take care of the rest! We were in town for a family wedding, multiple family members rented cabins and the bonus was that we were all within a few blocks of each other even though we had all booked separately! I highly recommend this property!"

With private gardens, Texas natives, mature shady trees, front porch with chairs, it's a perfect spot to unwind and relax after a day of exploring the many sights in Dallas or Ft. Worth, or a comfortable retreat to spend on contemplation & reflection after a day of work.

You also have an outdoor patio with chiminea supplied with wood and seating as well as table & chairs for dining al fresco. You will feel that you are in the country but so close to night life. It is also perfect for honeymoons, with lots of privacy and romantic touches.
Right next to cottage is your own private parking under a carport. Right next to cottage we have just built a small dog run with a gate off of the porch. No big dogs.
Across the driveway is the main house where we live. We can offer catered dinners in the very romantic backyard of this historic home, rumored to be a haunt of Bonnie & Clyde, as it was a speakeasy in the 1920’s.

**Location?**
This cottage is a short 5 minute walk from Historic Downtown McKinney which features restaurants, pubs, bars, shops, wineries, and so much more.. It is also conveniently located close to hwy 75 for easy access to explore more of the Dallas area.
Our cottage is a 3 bedroom, 2 full bathrooms (towels provided). The bedrooms consists of 1 king bed, 1 queen bed, and 1 sleeper sofa. We also have another sleeper sofa located in the living room. Each bedroom and living room have smart TVs/Roku devices and also a dedicated workspace is located in 3rd bedroom.

We know what its like traveling with kids (we have 4!) so we have also provided a pack n play and umbrella stroller located in the king bedroom closet. A high chair has also been provided in the kitchen along with kids dinnerware. Fun family board games and children's books are located in the tv console for additional entertainment!

As for pets, we've provided a large dog kennel that can comfortably contain your pets indoors, as needed. (holds dogs approx. 30 in long, 23 in tall, ~70 lbs). The kennel is located in the storage shed on the side of the cottage.

Our kitchen is fully equipped and includes both coffee and tea options.

The back patio/deck is perfectly secluded and surrounded by bamboo to give you the privacy. Sit back, relax, and enjoy the new fire pit table that seats 4 comfortably or lounge on the sectional sofa. We also have a grill out on the patio/deck (extra propane tank in the storage shed, if needed).

This is a very coveted neighborhood in Dallas because we are on White Rock Lake in the middle of the city. This guesthouse is only 1 block from lake access, trails, picnics, Bath House Cultural Museum, etc. Dallas Arboretum is around the corner too!
Bring your slippers because this is a shoe free guesthouse, keeping it more sanitary for all guests. I have some slippers available too for your convenience. If a washer & dryer is needed, you may use the one in the main house when necessary.

Welcome to our sweet and cozy Crape Myrtle Cottage! This beautifully renovated 2 bed 2 bath home built in 1950 sits in the heart of the McKinney Historic District, walking distance to the quaint historic square with the best restaurants and shops in the city. A sweet and special, low-tox setting for your next girls’ weekend or family trip.

The backyard hosts a quaint, covered seating area to enjoy your morning coffee or an evening cocktail. The large, fenced in backyard is perfect for outdoor games! A cornhole and a giant jenga set are available for use in the backyard shed.

This is a low-tox, fragrance-free rental! We use all non-toxic cleaning products (Branch Basics) for general cleaning needs as well as laundry and dishes, and we provide detergent and dishwashing pods during your stay. All hand soap is Branch Basics, and shower items are Public Goods brand. The cottage has an AirDoctor air purifier with regularly changed filters. Laundry detergent is provided, and we ask that you please refrain from using any fragranced laundry products :)

North Gate House Rules & Information

1. NO Smoking of any type (Vapes, e-cigarettes, etc) allowed on the property this includes all indoor and outdoor spaces—no drug use/illicit substances anytime, anywhere on the property.

2. Pets are welcome (Pet fee applies)
Small dogs under 40 lbs allowed (Please specify breed, weight, and age.)
No Pit Bulls, Boxers, or Dobermans permitted. (We request photos of your pet before your stay.) Pets must not be left alone in the house without a cage.

3. No Parties (we have neighbors, so keep noises to a min.). Guests are welcome to have fun and have a group gathering, but keep it to the number of guests registered and Max of 8. No extra guests. In the event of any parties, events, extra guests, or unauthorized visitors, regardless of any damages, Guests will be charged the full security deposit, and the reservation will be canceled without refund. Only the number of guests on the reservation allowed on the property are the ones listed on the booking/rental agreement...

4. Check-in is anytime after 4 PM. Ask about early-bird arrivals and late checkouts. When available. Extra fees may apply.

5. Parking in the driveway only. No more than 4 cars allowed. No parking on the grass. The city allows short-term rental parking in the driveway only. Any tickets or towing when parking in the street will be the responsibility of the owner of the vehicle.

6. Check-out time is 10 AM. Check-out information is located in the Guest Book and will be emailed. Unauthorized late checkout will be charged the full security deposit plus additional charges if it results in the cancellation of incoming guests. Please leave the house the way you found it. No need to make the beds on check-out day. Leave all the beds unmade (sheets/comforters/pillows). Please place all towels in the laundry basket on top of the dryer in the garage. Start the dishwasher with any last-minute dishes, etc. We will put them away.

7. NO candles burning or fire pit on the property as we don’t currently have safety regulations in place.

8. Owners/hosts bear NO responsibility for any accidents, injuries, or illnesses that you may sustain within or during your stay, NOR damaged personal belongings or vehicles.

9. Damage deposit required. Guests will compensate the host for any broken, damaged, missing, lost, or stolen items at the time of checkout. Any damages to the home from guests will be charged to the value of the items. The amount may exceed the deposit amount.

10. No Fireworks (it’s illegal in our City).

11. The trash bin is located in the garage. For stays on trash days, please take the trash to the curb the night before after 7 PM. Trash pickup days are Wednesday and Saturday. They pick up around 7 am. Trash bags are provided, please bag all trash before placing it in the trash cans. When checking out, make sure all trash is bundled and placed in the garage. If you need a place to put smelly or extra trash, there is a large green trash bin in the backyard. Please keep the lid closed to keep the animals out of it.

12. Only toilet paper down the toilet. NO Kleenex, NO paper towels, NO Tampons, NO Wipes. Please dispose of it in the trash.

13. No commercial, advertising, or special events are permitted.

14. Our property is not set up for infants and is not childproof however, children are very welcome in our home with parents` direct supervision at all times. Please bring the necessary gear for your infants if needed.

15. Strict quiet hours from 10 PM - 9 AM. NO blasting of music at any time of the day. The City of Arlington has No Outside Congregation Restrictions between 10 pm and 9 am.

16. Surveillance on the property for security purposes only. (outside only)

17. A 9% city tax is included in your nightly rate.

18. Must be at least 25 years old to book. A photo ID may be required upon check-in.

19. Security Deposit - required by Airbnb up to $500.

20. The guest will be charged the full security deposit if any of the rules are broken, regardless of any damages. Guest may be asked to leave early if violating any of these rules. No refunds for violating the rules.

21. The host shall be contacted if there are any questions or concerns.

22. Please, NO glitter. Glitter is very hard to clean up and remove. If Glitter is found, an extra cleaning fee of $50 will be charged.

23. Travel Insurance is highly recommended. The host is not responsible for Airline delays, Traffic, weather, or any other delays. No refunds for these or anything else for a delay in your trip. All VRBO cancellations are subject to a Stripe credit card fee for refund.

24. A photo is required on the STR site (Airbnb, VRBO, etc.)

Our tiny home is conveniently close to various wedding venues, just five miles from Tupps Brewery, and an 18-minute drive to TPC Craig Ranch, the new home of the Byron Nelson golf tournament.

Downtown McKinney's attractions include several restaurants (Local Yocal is a favorite), wineries, pubs, bars, shops, and festivals. Other notable spots in downtown McKinney include The Yard (a family-friendly restaurant/bar with outdoor games and fire pits), Ricks Steakhouse (featuring live music on weekends), Harvest (offering healthy farm-fresh food from local sources), and Landon Winery.

The Hummingbird:
Our tiny home can accommodate up to six guests, but four is ideal for comfort, featuring one queen-sized bed, two twin beds (loft area), and a sleeper sofa (full). The loft area contains the twin beds, suitable for kids and acceptable for adults, although primarily designed for rest as the ceiling height is 4ft. High-speed WIFI and one TV with connectivity options for Hulu, Prime Video, Roku, HBO, etc are provided.

The kitchen is well-equipped with basic cooking essentials, plates, bowls, cups, mugs, utensils, kitchen towels, coffee maker, coffee, creamer, and more. Laundry facilities include a washer and dryer.

The backyard offers a delightful swing, chairs, cornhole, a grill, and a fire pit, providing a perfect setting for relaxation and entertainment.

The beds, especially the 2nd bedroom, were very firm - like a memory foam. The home is on a busy street, so early in the AM you'll hear morning traffic and some loud cars going by as they accelerate from the intersection. Also you can hear the train. Both of these you will get used to. The (privacy) fenced back yard is charming with string lights and a fire pit, surrounded by 4 Adirondack chairs. The appliances all work well, and the unit is stocked with bath and kitchen consumables (soap, shampoo, detergent, etc.) 3 TVs set up with ROKU, you can set up your streaming service."

The is a lake community. We have quick access to the water, fishing, boating, etc. With all lake communities the properties are a mixed bag. Some homes are neat, well kept, and look amazing. Some homes are not that nice and could use some love, attention, and restoration. Lol.

When inquiring please tell me something about you. Where you reside, what brings you to the area, what is your profession. Completing a profile is strongly recommended.

We have a 52” Sony flat tv which can be pulled forward and rotated. We have Apple TV with UTube TV, Netflix, Prime Video and PBS. The place is heated and cooled using a Mitsubishi min split unit which is very quiet! We have a washer and dryer! Mobile garment rack for additional clothes.

We have a Keurig coffee maker with regular and decaf coffee, creamer and tea. Snacks and bottled water are also provided. The kitchen is fully equipped for all cooking needs.

This space is sealed with a dehumidifier in the bathroom for total comfort and turns off when humidity level is met.

The kitchen sink does not have a garbage disposal so please throw away all food items into the trash. Also, please don't use anything but toilet paper in the toilet.

We have some extra storage space in my main house garage and room for a car if it looks like hail is coming. There is also a Tesla charger and adapter for most electric cars at no charge.

Welcome to Irving! My peaceful yellow cottage is ready to welcome you and your guests. It is located just outside the historic district in the oldest part of Irving.

Senter Park's Recreation Center and Pool are just across the street, as well as the Irving Garden & Arts Center.

Additionally, we are only 9 min from Baylor, Scott, and White Medical Center, just a quick 20-minute drive to Downtown Dallas and 30 minutes from Ft. Worth, making us the perfect place to stay between the two.

I live in the area, and so am available if needed. You can reach me via phone/text, or preferably the Airbnb app. I'm always available to help to ensure you have a great stay with us.

Across the street, there is a lighted 1.8-mile walking trail along the waterway that will take you to Centennial Park (a community favorite). The house is only a few steps away from Senter Park and Rec Center, which provides seasonal swimming and a fitness room (nominal daily/monthly fees apply). Our neighborhood is peaceful, quiet, and diverse. It is not uncommon for many of our neighbors to enjoy an evening walk along the canals.

Our 1950s cottage is the guest house on the back of a large, wooded property. The front house is rented long term and will be passed to get to our home, where you will have plenty of parking to suit your needs. Guests will need to park in the driveway, as the garage is currently reserved for the owner's use.

Our home itself has a nice, private split layout with the Master on a slightly lower level (a few steps down) on one side of the home and the second bedroom on the other side. The shared bathroom is in the middle, as are the common areas: the living room, galley-style kitchen, and dining room. All of our spaces have been staged with your comfort and convenience in mind.
