Welcome to the historic Homestead at the Dripping Springs. This house is one of three available lodgings each of the three dwellings are unique to their time period, style and setting. Clara's House and Butler Cabin are all part of the Homestead at the Dripping Springs and can be reserved at the same time to sleep a total of 8 people.
They are centrally located in the Historic Mercer Street District of Dripping Springs, close to shops, wedding venues, wine trails, parks and beautiful country roads.

The newest addition to the Homestead is Willie Mae's Cottage. It is a rock and board/batten cottage with a tiled walk-in shower, large bathroom, kitchenette and breakfast nook that looks out on the large oak tree and swing. The stone used to complete the cottage was furnished from the original smokehouse on the historic property. This romantic cottage is furnished with period antiques and re-purposed wood from the community. Large side porch with rockers that overlook historic corral and ancient oak tree.

This unique dog-friendly Dripping Springs vacation rental has access to an outdoor entertainment area complete with a shared pool and two hot tubs, as well as an outdoor kitchen, creating a fun experience for a group of girlfriends, a small family, or a group of post-wedding guests. The cottage is a single-level home of quirky taste, with nice hardwood floors and a mix of fun antique furnishings. The living room is on the simple side, making it a wonderful space for guests to relax. Entertainment amenities include WiFi, a DVD player and movie selection to watch on the flatscreen TV (there is no cable), and several board games. Guests traveling with little ones have a Pack N' Play, baby gates, and a high chair to use. The kitchen is an immaculate space with white cabinetry, white appliances, and sand tone countertops (please note that there is no dishwasher). The pressed tin backsplash and cute trinkets add a bit of flair to the culinary experience.

Take the fun outside to the shared back patio, where you can cook a meal in the outdoor kitchen while other guests splash about in the shared pool - this area is shared between the three homes on the property. The sandstone kitchen is fully covered and well-lit, and includes a stainless steel gas grill, a mini-fridge, and a single gas burner. There's even a bar for observers to drink and chat with the grill master. The pool area is surrounded by lounge chairs and picnic tables for the ultimate outdoor party. This is a two-bedroom, one-bathroom home. Both of the bedrooms have queen beds, TVs, and are lovingly named after the vintage soda signs that hang above the beds. One of the sofas in the living room pulls out into a full-size sleeper. All in all, this home can sleep up to six guests. Well-behaved, friendly dogs are welcome to come too (please note that there is an additional nightly fee).

This house is downstream from the original “dripping springs” (which the town is named after) and it flows into our very own historic “Milk Springs” where nearby settlers, in the 1800 and early 1900s would put their dairy items in the ice cold spring to keep them fresh. This spring box is located in a beautiful grotto located at the back of our property. You can see into the grotto from the yard!

Owner helped me out quickly (and once it was very late). Property has everything needed for a short stay. I wish coffee/creamer was provided. We had to buy our own (: House needs blinds or curtains (yellow) in 1 of the bedrooms and the living area (you could see the neighbors and vice versa). Maybe curtains over the back door window too....the sun is brutal if you are sitting on the couch. Owners are great to communicate with. Will be staying here again next year. But hoping these minor changes can be done. And, the bathtub is wonderful....not recommended for older people who have trouble getting in/out of the tub. Extra shampoo/conditioner/toilet tissue would be a plus."

The Cowhouse is a charming hilltop guesthouse nestled within Barkspin Oaks Ranch, a 61-acre ranch in the picturesque Texas Hill Country. The Cowhouse has a heartwarming backstory: Built in 2008 by the owners, Andi and Jerry, it originally served as their weekend home. Back then, there was no fence to keep out the livestock, and the curious cows would often approach the house. Their grandson affectionately dubbed it the Cowhouse, as he and his sister loved watching the cows up close. The name stuck, capturing the essence of this rustic retreat.

Barkspin Oaks Ranch, part of a larger ranch settled by Andi’s grandparents nearly 100 years ago, remains rugged and teems with wildlife. Deer, rabbits, and a family of foxes call it home. Bird feeders attract a variety of avian visitors, and occasionally, a pair of hawks graces the skies. It’s a place where nature and tranquility converge, inviting guests to unwind and connect with the land.

The Cowhouse is over 200 feet away from the owners' home and both are on top of a hill inside a 4-acre fenced area. The main house is located where it does not impact the great views seen from the Cowhouse. Outdoor living areas for both homes are separated by trees and there is enough space between them to ensure privacy. The owners and guests will share the private road to the public road but the Cowhouse has a separate parking area. The Cowhouse is 0.3 miles from the public road.

Guests will be allowed to walk around the mowed areas of the fenced 4 acres at their own risk. Guests are not allowed outside of this fenced area except when entering or exiting in their vehicle.

This cabin is so comfy, with a King bed and vintage lodge feel. There's a seating area (with streaming TV) which includes a sofa -- if needed for additional guests, it pulls out into a Queen sofa bed, linens included...and it's comfy, too!
Fantastic location, down the street from Camp Lucy, minutes to Downtown Drip and EASY access to all the venues, festivals, breweries, distilleries and wineries in the area. This cottage has rustic charm but with all the comforts you'll love! Wonderful king-sized bed, a beautiful stone shower and separate dressing area. A roomy dresser, and plenty of hanging space for your belongings. In the morning, a Keurig coffee bar is stocked with all the goods you need to get you going! This property is located on the second highest point in Travis County and has amazing views and great for exploring. When you pull through the gate you have the whole 15 acres to yourself. Conveniently located 15 minutes from The Hill Country Galleria with shops and restaurants as well as Dripping Springs and all it's Texas flair. This is also a great place for stargazing when you return from a day out.

SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and _____________________ (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.

Property. The property (“Property”) is located at:

Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.

Maximum Occupancy: Maximum number of guests is listed on each property listing site.

Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.

Term of the Lease. The lease begins at 4:00 p.m. on ___________, 20__ (the “Check-in Date”) and ends at 11:00 a.m. on _________, 20__ (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.

Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.

Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.

Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.

Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.

Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.

*Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:

100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded

Term of the Lease. The lease begins at 4:00 p.m. on ___________, 20__ (the “Check-in Date”) and ends at 11:00 a.m. on _________, 20__ (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.

Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.

Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.

Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.

Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.

Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.

*Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:

100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded.

SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and _____________________ (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.

Property. The property (“Property”) is located at:

The property is furnished and includes such items as: Bed Sheets, Bath Towels and much more!

Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.

Maximum Occupancy: Maximum number of guests is listed on each property listing site.

Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.

Term of the Lease. The lease begins at 4:00 p.m. on ___________, 20__ (the “Check-in Date”) and ends at 11:00 a.m. on _________, 20__ (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.

Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.

Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.

Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.

Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.

Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.

*Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:

100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded

*When booked through Marriott HVMB, these cancellation policies do not apply. Please refer to Marriott HVMB for the cancellation policy that applies.

RELEASE, DEFEND, INDEMNIFY AND HOLD HARMLESS:

ALL GUESTS AS DEFINED IN PARAGRAPH 1 ABOVE AGREE TO RELEASE, DEFEND, INDEMNIFY AND HOLD THE RELEASED PARTIES, BOTH OWNERS AND PROPERTY MANAGERS OR AGENTS, HOLDING THEM HARMLESS FROM LIABILITY OR CLAIMS, DEMANDS, DAMAGES AND COSTS FOR OR ARISING OUT OF:

ANY DAMAGE, INJURY, DISEASE, SICKNESS OR DEATH TO GUESTS OR INVITEES, RELATED TO THE USE OR OCCUPATION OF THE DWELLING PLACES, GROUNDS, SWIMMING POOL OR OTHER FACILITIES; OR
ANY DAMAGE OR LOSS TO PERSONAL PROPERTY CAUSED BY OR RELATED TO THE USE OR OCCUPATION OF THE DWELLING PLACES, GROUNDS, SWIMMING POOL OR OTHER FACILITIES.

ALL GUESTS AS DEFINED IN PARAGRAPH 1 ABOVE UNDERSTAND, ACKNOWLEDGE AND STIPULATE THAT THIS AGREEMENT INCLUDES ANY SUCH CLAIMS, DEMANDS, DAMAGES AND COSTS ARISING OUT OF NEGLIGENCE ON THE PART OF THE RELEASED PARTIES.

11: NO REFUNDS FOR INABILITY TO ACCESS OR USE RENTAL PROPERTY

IN THE EVENT EVENTS BEYOND THE CONTROL OF THE LANDLORD INCLUDING BUT NOT LIMITED WEATHER SUCH AS HURRICANE, BLIZZARD, SNOWFALL OR FREEZING RAINS, EXCESSIVE RAINFALL, FLOODING OR DAMAGE OCCASIONED THEREBY MAKING EITHER ACCESS TO OR OCCUPATION BY GUEST IMPOSSIBLE OR UNDESIRABLE, NO REFUNDS WILL BE MADE. GUESTS ARE ENCOURAGES TO SEEK TRAVELERS INSURANCE OR OTHER SECURITY.

The Triplets are three tiny homes that were carefully and thoughtfully designed to comfortably accommodate families or small groups. Each Triplet has one bedroom and bathroom with a living space, kitchen, and washer and dryer. The bedroom has two queens divided by a wall that goes part of the way down the middle of the room for privacy. On top of the two queen beds are custom built twin-size bunk beds, meaning the bedroom can sleep up to 6 guests. The bedroom has an oscillating ceiling fan, remote controlled AC/heating unit, smart TV, and blinds that block sunlight. The dividing wall has shelving and outlets which provide the perfect space for charging phones and tablets. Each queen bed also has a private overhead light for discrete lighting. The living space is equipped with TV trays, its own remote controlled AC/heating unit, ceiling fan, and light blocking shades as well. There is a bar/counter with stools for additional seating or eating space. Each triplet has porch lights and seating on the front porch perfect for enjoying the serene, peace, and beauty of the Hill Country. Conveniently located with a 5 minute walk to town, guests can enjoy day trips visiting the charming downtown area to notable restaurants and shops on Mercer Street, such as Thyme & Dough! This property is also within short driving distance of most wedding venues, breweries, and other local tourist attractions!

Beautiful stone exterior draws you into Milk Bath Springs Cottage! This cozy home carries that beautiful stone work throughout with a bit of hill country charm. Stepping through the front door, guests are drawn into the living room that fills beautifully with natural light! Comfortable seating surrounds a large flatscreen television for guests to gather around and enjoy their favorite show together! Though quaint, this cottage features a full kitchen, complete with retro, butter yellow appliances, including a full sized refrigerator, cooktop stove, and farmhouse sink! Not to mention the adorable bay windows that allow you to look out onto the front of this adorable property!

Both bedrooms 1 and 2 feature queen beds and stone walls, giving an earthy vibe to ensure relaxing and restful sleep for all! Bedroom 2 also features direct access to the front patio! This covered front patio features an outdoor dining area for guests to enjoy their meal in the beautiful Hill Country weather! Each bedroom is complete with comfortable linens to ensure restful sleep between adventures in Dripping Springs! A full bathroom is located between both bedrooms, which features a unique, butter yellow clawfoot tub that doubles as a shower as well!

Wondering where the name “Milk Bath Springs” comes from? This house is downstream from the original “dripping springs” (which the town is named after) and it flows into our very own historic “Milk Springs” where nearby settlers, in the 1800 and early 1900s would put their dairy items in the ice cold spring to keep them fresh. This spring box is located in a beautiful grotto located at the back of our property. You can see into the grotto from the yard!

Thinking about renting Milk Bath Springs House as well? A side patio features a pergola that sits over an outdoor dining area, where you can enjoy a meal in the wonderful Hill Country weather! Covered patio areas wrap around the sides of the house for guests to sip coffee and take in this beautiful property at Milk Bath Springs!

Tour and taste along the winding Hill Country at the many wineries, breweries, and distilleries. Feeling more adventurous? CREEK ROAD COTTAGE is a lovely, open studio space with HVAC and cushy Queen bed, seating, and cozy electric fireplace. There's a sweet, stocked kitchenette with dishware, microwave, mini-fridge, and coffee bar, plus ensuite bath with stone shower and separate vanity; hairdryer, and soft towels, plus iron & board.

And the porch? Bistro dining, more seating and beautiful views! Creek Road Cottage is on a courtyard with Live Oak Lodge and Lucky Star.

The space
Creek Road Cottage is a spacious suite with a cushy Queen bed, great kitchenette, ensuite bath, lovely front porch (back porch, too!) and relaxing views. Plenty of storage and all the comforts of home in this sweet suite.

This cottage is on 40 beautiful hill country acres! We're minutes from town but a world away. There are other cottages and suites on the property, but each is situated for privacy and you'll love all the room to roam. It's a great place to walk (here and down this lovely hill country road!). There are common areas to gather near a fire pit or a swing and it's the perfect place to hear the birds or enjoy the stars under this big Texas sky!

Guest access
Guests can enjoy the courtyard seating (with fire table) in addition to their own porch and patio. We're on lots of acreage, so feel free to roam the property and enjoy walking beautiful Creek Road.

Other things to note
This is a premiere location in Dripping Springs; just off of Highway 290, it's about 10 minutes into town, and an easy trip to all the hill country attractions!

There's room for a portacrib here and we have one available. Let us know if you'd need and we'll have it ready for you.

Please note that seven steep stairs with hand railings lead to the loft—something to consider when booking. While our space is designed for adults seeking relaxation, small children and babies are welcome, though we advise caution on the stairs. For extra comfort, we’re happy to provide a twin cot with linens upon request.

Sitting above 21 acres of undeveloped hill country, you’ll enjoy modern amenities while staying in our Guest Barn. Complete privacy, as you will have the entire Guest Barn to yourself.

Two Bedrooms, two bathrooms, with a full kitchen and living room. The queen sized sofa sleeper makes it easy to add two more guests.

All linens provided. Duvet covers on beds are washed after every guest.

The space
You have absolute privacy but are not completely alone in the woods. This type of vacation is for those who want the most amazing view and privacy but don’t mind sharing the circle driveway, grill and swimming pool.

With three buildings on a private hill, we call this "Our Hill Town". We loved visiting some of the beautiful hill towns of Italy and we feel as if we have discovered our own here in Dripping Springs.

We are surrounded by wineries, wedding venues and breweries. You will enjoy a 270 degree view of the hill country! The privacy and views will amaze you.

Minutes away from Camp Lucy, The Creek Haus, Bell Springs Winery, Hawks Shadow Winery and Texas Hill Country Olive Company.

The driveway is paved and is .8 miles long. Enjoy a daily stroll down and back to the gate, or dare to hike through the undeveloped woods surrounding Our Hill Town.

Level 1: A King Bedroom with it's own entry; it's completely private from the rest of the home other than a shared wall. The second bathroom is a Queen, inside the main home. Both have their own bathrooms.
The first floor also has a great kitchen, living and dining space.

Level 2: Two more bedrooms (1 Q, 1 F), each with their own baths PLUS another living area with a twin Daybed.
