Our San Marcos mini-farm is a special place, a lovingly hand-built enclave of homes, agricultural space, fields and flowers. We're now sharing our 'chicken house' a nickname that has stuck because of the mysterious affinity our free range chickens have for gathering around it. Aside from a side gig as a chicken haven, the newly remodeled modern cottage features a fabulous claw-footed tub to enjoy on the private back porch.

We are located on the edge of San Marcos in a country subdivision of 3-5 acre lots. The private guest house near our home is a beautifully designed tiny home featuring a cozy studio layout with a king size bed below and two twin beds in the loft (meant for kids), stocked kitchenette, bathroom, relaxing front porch, and pure, clean rainwater at every faucet! A great place to unwind.

Guests are welcome to explore the property in front of the cottage. It's an especially fun place to take little ones hiking/exploring.

Our San Marcos mini-farm is a special place, a lovingly hand-built enclave of homes, agricultural space, fields and flowers. We're now sharing our tenants' house, a cute cottage that features a great screened-in back porch.
The space
When you drive through the gate, you'll discover a magical place, a compound of family and friends who share a love of small-yield farming and the peace and quiet of the country life.
There is lots of room for outdoor activities.
We may approve small social gatherings with advance notice, but if you're looking for a place for a noisy late-night party, this is not for you.
For a peaceful evening, start a fire in you chiminea on the back porch and enjoy the stars (we provide the wood).
Want more? We're just seven miles from Texas State University, which is located in downtown San Marcos. That means great trekking and tubing opportunities, plus dozens of pubs and restaurants. And there is world-class shopping at San Marcos' famous Premium Outlets, which feature more than 240 stores!
We're also just a hop, skip and jump from New Braunfels and historic, charming Gruene.
Those seeking the big city lights can be in Austin or San Antonio in 45 minutes.

The Blanco River is Not flooding; Yes, we still have plenty of water!! New AC! A Wimberley favorite cozy cottage with a hot tub. This favorite Wimberley cottage is one of the few houses in our area for short-term rental with an across-the-street river view. It's a two- to five-minute walk to our two coveted neighborhood river parks. The online map doesn't show where this house is in relationship to the river. The views and the beauty surrounding you are outstanding. The location of this cottage is just one reason it has so many repeat guests. We hope you become one of them!
This space may be small, but it has luxury features that you'll really appreciate, such as filtered drinking water at every faucet, soft water for luxurious bathing, oversized shower, strong water pressure, WiFi, and Roku TV for your personal streaming pleasure.

We can sleep (6) six guests in three queen beds, but one of those is a couch that makes into a queen bed - and these are never super comfy, are they? Guests can bring blowups and/or sleeping bags and the linens for them and put them in the loft for extra guests up to (8) guests total, day and night guests. (No extra day guests, please.) We provide bed linens, pillows and bath towels for the first six guests, which is what the nightly rate is based on. You'll need to supply your own blow-up mattress, linens and pillows or sleeping bags for the extra two people.
There's a propane grill and also a charcoal bbq pit. Please bring charcoal and lighter fluid. All fires must be put out before you walk away, and you should check to see if the burn ban is off before starting a fire.
Parking: There's plenty of parking available in the driveway for four vehicles. Please don't park in the street or in the yard/grass because we have a septic tank and drain field that your vehicle could damage.
Let's discuss dogs: We do allow dogs (up to 2 and they are $40 per dog, per stay) but no aggressive breeds, please. Pet owners are responsible for their animals at all times. Please pick up after them.
We reserve the right to charge extra for any pet hair in our duvets, Please NO PETS IN OUR BEDS.
Pets must also be on a leash at ALL times when outdoors.

• Please do keep in mind that this is Wimberley, and this neighborhood literally grew up from campsites in the early '70s to what it is today. It's funky and wonderful, and there's no better place to get in the river than one of our two waterfront parks – a few minutes' walk in either direction from the cottage.
• Here's your chance to wade and float, fish and swim in the Beautiful Blanco River, and literally walk back and forth to your cottage for a nap in between trips. We provide guests with a key to the parks if they want to drive in with all their stuff, or you can walk into either park with the key. Wimberley has no public access to the Blanco River except for hosts like us who live on the river or have a place near the river with access. Cottage guests have access to our two neighborhood parks. We don't own the river frontage in front of the cottage, so please don't use it.
• There's a simple method that makes opening and closing the hot tub a snap! Simply walk up to the hot tub, open the lid - which sandwiches the metal bar between the two halves - standing at the side, push the metal bar with the cover on it off toward the back. The cover hangs off the back of the spa on the metal bar. The cover never touches the ground!
• We’re 3.2 miles to the Wimberley downtown square; four miles to Market Days, 1/4 mile to Old Glory Ranch.

You'll have access to this entire house and hot tub and space to park four cars on the concrete driveway.
To get to one of our two delightful neighborhood parks, grab your park key and walk out the cottage front door. Turn right on Edgewater Drive. Walk about 100 paces to the gate that says "no trespassing." This is where you'll go in because you're our guest! Be sure to lock the gate behind you whether you walk in or drive in.
The river lot across the street from the cottage isn't ours, so please follow the directions above for river access. Please note, you must exit the parks no later than dusk each day or you could be escorted out by a HOA board member in the neighborhood.
The large park located at River Road and Edgewater is fascinating with million-year-old crustaceans in the dry riverbed. Notice how the water has carved out the river. Every foot of river frontage in these parks is different and special. You can walk into the river at the southeast point of the park. Look for the rope swing at the southwest point of the large park. It's where the water is deeper and that gorgeous, emerald color. Blue Hole has nothing compared to our deep hole!
There's no riverfront access for this cottage other than the two beautiful, private community riverfront parks.
We do not allow any events or venues. This is a neighborhood, and we respect our neighbors and want them to enjoy where they live.
Another reason for only eight night/day guests, besides the park only allowing 10 guests per household in our parks, is our septic system. It's important for our guests to know about a septic system and what is required when a home has a septic system compared to city systems. They cannot take heavy usage - no feminine products or "flushable wipes" of any kind or Kleenex. ONLY toilet paper may be flushed.
We also have whole house water softeners for our homes and guests. Because of this, our washing machines require less laundry detergent. Please add no more than 1 tablespoon per laundry load. Thank you.
The housekeeper and/or maintenance person checks to make sure the park key is left at the house.

Q- What do I need to bring?
A - River shoes, beach towels, charcoal and a lighter for the grill, if needed. Leashes for pets. Ice and a cooler for the river park.
Q- Are there kitchen and dining utensils? Pots and pans? Blender? Microwave? Coffee maker?
A- Yes, we provide all this. It's a large drip coffeemaker.
Q- Can I bring more people?
A- You may bring up to eight people. The base pricing is for 6. There is a $15 charge per person up to ten. Please message us immediately if your guest count changes at anytime during your stay.
Q- Can I bring my dogs?
A- Yes. We allow up to 2 dogs. They cannot be less than one year old, and we do not accept aggressive breeds or mixes of them. Dogs must be leashed at ALL TIMES while outside.
Q- Is there a grill?
A- Yes, there is small, charcoal grill and also a firepit with grate for outdoor cooking. Please bring your own charcoal, lighter and fluid. we also have a gas grill.
Q- Do we need to bring firewood?
A- We provide some firewood. You can purchase more in town at Brookshire Brothers or HEB.

A- Yes. Six tubes and about six lifejackets, adults and kids.

The space
In the spacious bedroom, there is a King-sized bed, daybed with trundle, dresser and a smart TV with a DVD player. There is a large closet/dressing area with a vanity and make-up light, with plenty of room for clothing storage. The living room has a small futon, a love seat, small chair and a Smart TV for streaming your favorite apps. The dining nook has a small table with bench seating for 4 and a hutch. The kitchen is equipped with cooking utensils, dishes, a gas stove, microwave, full size fridge and coffee pot. We always provide coffee and fixings, a few staple condiments and special treats from the farm like fresh eggs when available and homemade cookies. The bathroom has a stand-up shower and we stock you with body wash, shampoo, conditioner, toilet paper and linens. In the small fenced in backyard, you will find seating for two, swinging chairs on the covered front porch and a picnic table, small charcoal grill and private fire pit in the front yard area. This cottage is pet friendly.
I take pride in helping our guests make the most of their stay by providing many resources after booking including information on local attractions, favorite restaurants in the area, as well as recommendations for local and mobile spa & wellness services! I live onsite, so we can assist our guests as needed during their stay should any issues arise.
The ranch boasts a nature trail, fairy tree, labyrinth, occasionally a seasonal herb and vegetable garden, peacocks, chickens, ducks, and goats. We are also an eco-friendly property that harvests rainwater and solar energy, recycles and composts.
The hilltop of our 40-acre property is shared by cottage guests, our Manor house group rental, long term residents, farm animals and the nature trail. The lower part is home to our neighbor, The Wildflower Event Center.

The Lantana cottage has its own parking in front of the cottage. While the cottage and its yard are private, the nature trail, animals, gardens and Hill Country sunsets are also on the property for all guests and residents to enjoy!
Other things to note
This property is located in the beautiful Texas Hill Country, and, with nature, there sometimes comes a price! While all of our accommodations receive regular pest control & deep cleaning, it is not uncommon to come across a spider, Rolly poly
or even a scorpion. We are also a property with free roaming peacocks & chickens, so if someone in your party is particularly afraid of bugs or animals or has severe animal related allergies, you may find that this is not a good fit.
In addition, like all of the Wimberley Valley, we are on a septic system and the Edwards Aquifer, which requires that we are very careful with our water usage. We ask that our guests be conscientious of our plumbing and resources.
Spa & Wellness services will need to be arranged by guests directly with the wellness practitioner. We will provide a list after booking and we always encourage this to be done with as much advance notice as possible to ensure they are able to accommodate your request.

The Lookout was once the third story of a historic Austin home. The former owner had it transported here years ago where it’s nestled sweetly in the woods of Mosaic with gorgeous view of the Hill Country right off the back deck.

The entire cabin is for you to enjoy! The cabin next door is occupied with our on-site property manager. However, should you need anything, please contact me directly. We would love for you to enjoy our large trail!
To access, walk up the gravel drive (away from the road you came in on) and the trail begins immediately after you pass the pink cabin. It hooks all the way around and back to the main road. Our neighbors have posted a sign where their property begins, please stay on our trail out of respect for them.

The A frame means the side walls of the loft are built at an angle (like that of the letter "A") which slant at a 45 degree angle versus the traditional 90 degree angled walls.
The loft houses three single beds. The stairs to the loft are steep. With that said, we love children - please monitor them on the front porch and around the loft area and steps.
The bathroom is accessible next to the Master Bedroom.
There is no smoking inside or outside. No hunting on the property.

Our fully furnished 2 bdrm cottage is nestled under the beautiful live oaks on the Jonas Ranch. A tranquil setting close to all major attractions, in the quiet Hill Country! Property is fenced and gated for your pets and childrens safety!
The space
The cottage is privately owned and sleeps a single family. There are no other families are staying on the property. Plenty of parking and running space for the kids and pets to play outside! The gate is to be closed at all times to prevent children/pets from running out onto the main road. There is a small building to the left of the cottage attached (storage for seasonal decor) and more locked storage rooms are attached behind the closet and Lisa’s grooming spa room is way in the back. The cottage is privately fenced all around.

Self check-in. Each guest will receive a personal Front Door code, along with their Booking Confirmation. Entrance gate will remain closed and latched. With a privacy gate, guests are able to enjoy and relax outside in the front area, doggie playground area and small patio just outside the sun room.

Please respect the owner's livestock and guard dogs.The owners of Ollie's Country Cottage raise sheep on the ranch. Along with raising sheep, there are several white Great Pyrennees/Akbash guard dogs who roam around freely on the ranch. The sheep and guard dogs are fenced off from the cottage area and guests won't be able to see them but may hear the dogs barking in the distance upon arrival, if a guard dog hears your pet(s) or noise. They will normally settle down and walk off.
***For short term guests, there is a *$30 per pet per stay fee on weekends & week long stays, *$45 per pet up to 2 weeks, *$55 per pet for 3 weeks, *$70 per pet monthly plus 6% tax, which is not included in the overnight cottage fee. A separate invoice will be emailed after booking is confirmed.
