Your Wimberley retreat begins at this cozy studio/tiny home. Nestled on a country property just 10 minutes from the square and 5 minutes from Jacobs Well. This lovely retreat offers everything you need for a relaxing stay. With a comfortable room featuring a murphy bed that gives you the option to use the desk/table. The space features centuries old beams, adding to the relaxing atmosphere.
This space backs up to another unit and is next-door to our home. Amenities include a washer and dryer, hair dryer, AC, Wi-Fi, and heating. There are kayaks for you to use on the creek when we are not under drought conditions. There are swings and chairs along the creek for you to relax. There is also an outdoor ping pong table

- "We really enjoyed our stay. The property is located really close to everything." - "Very clean and close to town. Great location on Cypress Creek. The unit was very comfortable for just myself and had everything I needed and more! (Including umbrellas, shampoo, conditioner, chips, and little water bottles in the fridge) It is also good to know there is a more permanent tenant who lives behind the studio as others have stated. I never heard them at night and never crossed paths with them but I believe their kitchen must back up to the studio. I could hear every single beep on the microwave, every drawer opening and closing, and every single sneeze that they made because the walls are so thin. Like I said not a problem since they were so quiet at night, but I could not take a nap during the daytime and it did keep me up. Just bring a little noise maker or ear plugs. It's too good of a little studio and the owners are too kind to knock it down for that reason."

The rental is attached to the main quarters of the house (2nd floor over carport/garage area) and the owners live on-site, however, it is very private and unassociated with the owners' homestead. The rental is conveniently located only minutes away from Schlitterbahn, Guadalupe/Comal Rivers, Gruene, Canyon Lake, Whitewater Amphitheater, Stars and Stripes Drive-In Theatre, Landa Park or Fischer Park, and all the other attractions in and around the New Braunfels area. The rental is decorated with a personal touch to brighten your stay and give you the "homely feeling". There are hardwood floors throughout bedroom, living room and kitchen area. The bedroom/living room are combined with 1 queen bed, 2 twin beds, Loveseat and 2 lounge chairs, ceiling fan, 32" TV, DVD, VCR, fiber optic cable, Wifi, internet. Outside the apartment is a cozy shared (with another rental, first come first serve basis) courtyard, featuring a full entertainment gazebo with solar lighting, two areas for grilling, two outdoor eating tables, ambiance, and enough room for yard games, and so much more!

Inside the 600 square foot suite (above the Garage), the Texas Tranquility suite provides an environment to feel right at home!

The living area includes a bar top table ready for either a quick breakfast or an intimate dinner time meal! Kitchen includes appliances such as a stove/oven, microwave, sink, full size refrigerator/freezer, toaster, and coffeemaker.

The main suite living area includes a queen-size tempur-pedic bed, a queen-size pull-out couch, and an area for an additional blow-up mattress (a twin blow up mattress is also included for your convenience). The 55 inch flat screen TV can be viewed from most angles within the suite.

SHARED COURTYARD: The shared courtyard area is outdoors that is fenced in. this courtyard is shared with another short term rental unit. Our property is across the street from over a 1000 acres. This allows our area to enjoy some much appreciated quiet and wildlife. We ask that if you eat or grill outside, when you discard your food and items in the garbage, you close the garbage lid down tight. Wildlife gets hungry too!!

BOOKING: We do not allow third party bookings. Therefore, the person making the reservation must be staying on the property as they are taking responsibility for the stay. Host reserves the right to require an established traveler account with positive reviews.

Photo ID may be required at check-in.

The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanitary napkins, paper towels and baby wipes in trash containers. Our sensitive pipes are on a strict diet of toilet paper and will throw up any other items.

No smoking allowed inside. A cleaning fee of up to $500 to remove odors and stains may be applied if evidence of smoking inside is found.

Pets are not allowed. Due to future travelers allergies, violations could result in a $500 cleaning fee for additional deep cleaning needs.

Additional criteria needed:
*$50 Fee. This fee is assessed after booking and is used for additional cleaning time required after a pet stays.
*There are two labs that reside in the main house on the front of the property. The owners have fenced in their front yard to give their fur babies a free roaming space. (If you would like to use the gazebo/grill message us, to give us a heads up.)
*Dogs must be ON LEASH AT ALL TIMES. ( Only exception is if you ask to let your dog free roam in the fenced in front yard.)
*Unattended dogs must be in a crate.

Now, since the COVID 19 outbreak, we are also going behind our cleaning team, disinfecting every touchable surface with alcohol as well as spraying the couch and large rugs with Odoban. It is an environmentally friendly hospital-grade disinfectant that has a slight lavender smell. We hope this can give you some peace of mind during your stay. Welcome to The Rock Room, your Mid-Century Modern dream in the heart of San Marcos, Texas! This mod studio space is only a 5 minute walk from the Texas State University campus and plenty of food and drink options within a couple block radius. This is an ideal location for visiting the Texas State University Campus! Once you’re done exploring, take a load off on the covered front porch, or lounge inside with a movie or TV show. Netflix is provided for our guests!
The space
The Rock Room was built in the 1960s. It features a stunning masonry rock wall, authentic terrazzo floors, a queen sized bed (a purple mattress!), and a full bathroom, as well as a coffee bar, a lounging area, and a dinette table/computer workspace. This room is conveniently located ½ mile away from the headwater of the beautiful San Marcos River, and a 5 minute drive (20 minute walk) from the San Marcos square. Only 40 minutes to downtown Austin, and 45 to San Antonio, you will love the convenience of this location. San Marcos has many locally run businesses and restaurants that are listed in our guest book. Experiencing the local flavor of our town will make for a one of a kind experience. This studio space does not include a full kitchen, but it does have a mini fridge, microwave, coffee maker, and other basics for reheating food or preparing light snacks. Looking to get out in the evening? San Marcos has a vibrant nightlife and is very walkable! Don’t feel like walking? Anywhere you will want to go is a short jaunt in an Uber or Lyft!
Guest access
Guests will have access to one parking spot in our driveway, a covered front porch with patio furniture, and private access to their own studio room with a closet and bathroom. You will be the only one with access to this room during your stay. There is one entrance from the front porch and it is not connected to the rest of the house. Your host lives on site, so if you have any questions or want to say hello, don’t hesitate to reach out!
During your stay
I will be available by phone at any time during guest stays. I’m happy to be accommodating and help out in any way when I’m home. I cannot guarantee I will be home for the duration of a guests stay.
Other things to note
This house is not pet friendly and doesn't allow smoking or vaping of any kind inside.

Early or late check in may be available upon request but cannot be guaranteed. It will be dependent on whether there is a check in or out on the same day.

Although close to campus, this is a residential area. Quiet hours begin at 10pm. Please don’t disturb our neighbors who call this street their home!

Please keep our space clean and free from trash or litter. City issued trash and recycling cans are located next to the garage. Please help keep our space beautiful for the guests to come. We do have raccoons, so please be mindful not to feed them!

There is only one allotted parking spot for this room. Street parking is not permitted Monday-Friday 8am-5pm. If more than one parking spot is needed, it could be accommodated with advance notice. A second parking spot is not guaranteed.

There are two outdoor cats that live at this residence. They spend most of their days lounging on the covered porch of the Rock Room. The orange one is old and crotchety, but likes to interact. If you leave your door open, he is likely to wander inside, please help keep him outdoors. If he does come in and you don't feel comfortable shoo-ing him out, please feel free to reach out. The other cat will most likely avoid contact with you and your space.

We understand that fur babies are family too! We happily welcome four-legged friends (DOGS ONLY).

Additional criteria needed:
*$50 Fee. This fee is assessed after booking and is used for additional cleaning time required after a pet stays.
*There are two labs that reside in the main house on the front of the property. The owners have fenced in their front yard to give their fur babies a free roaming space. (If you would like to use the gazebo/grill message us, to give us a heads up.)
*Dogs must be ON LEASH AT ALL TIMES. ( Only exception is if you ask to let your dog free roam in the fenced in front yard.)
*Unattended dogs must be in a crate.
*Please do not leave your dog unattended and tied to the porch.
*Please pick up your dog's waste outside.
*Please do not let dogs on furniture or bed.
*Any pet damages to the property will result in appropriate fees.

Our staff is cleaning with medical-grade disinfectants and following CDC guidelines. To give you some peace of mind while you are staying in Morty Hideaway. Our regular cleaning is a deep clean every time; we also replace all linens, bedspreads, blankets, towels, mats, and small rugs. Now, since the COVID 19 outbreak, we are also going behind our cleaning team, disinfecting every touchable surface with alcohol as well as spraying the couch and large rugs with Odoban. It is an environmentally friendly hospital-grade disinfectant that has a slight lavender smell. We hope this can give you some peace of mind during your stay. If you have any other questions about our cleaning practices, do not hesitate to ask.

House Rules:

1. Please be considerate about noise from 10pm to 7am. We are a neighborhood and noise is strictly enforced.

2. There is a One (1) car policy and no Harley Motorcycles/loud pipes due to noise. If you need a 2nd vehicle, please ask. We are flexible if we know in advance.

3. There is no smoking/Vape at all inside the Nest. Smoking is allowed outside ONLY. $200 fine if guests are found to be smoking indoors. There is a specific "butt" ashtray for use, no "butts" are to be on the grounds at all. We have a lot of deer and other animals here who don't need the habit!

4. The property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

5. Housekeeping: While linens and bath towels are included in the home, daily maid service is not included in the rental rate. Please do not remove towels or linens from the home. Beach towels are in the armoire for outside. Weekly stays: linen change day 4, Monthly stays: linen change weekly with light housekeeping.

6. Check out is firm at 11 am unless prior arrangements are made. If check out is past 11 am without prior arrangements there is a $20 fee (in hourly increments) from your deposit as we have to have two people turn the Nest around for our next guest. If we do not have a guest the day you check out we are happy to allow late check outs for Free! Please, ask ahead of time!

7. If you are under the legal drinking age, alcohol is not permitted. This is the law and you will be asked to leave. No one under the age of 21 without an adult and must 12 or older.

8. Fire Pit - This is a gas pit ~ Do not use lighter fluid under any circumstances. Never leave a fire unattended. Turn the pit off before leaving the backyard. Notify Us if there are Any issues! Do not move the fire pit, it is where it is for safety reasons and for your maximum enjoyment. Note: Fire Pit is Seasonal Winter only and removed when Spring winds pick up.

9. Keep the property and all furnishings in good order.

- "My daughter and I did a quick getaway for the weekend. The place is beautiful with a great view and river access. Plenty of places nearby to go eat or go to the store. There were a few thing that could of been cleaner, I don’t think they mopped there was some type of liquid dry spot on the floor where the trash bag was set when the previous tenants, there was some chips on the floor on the patio, and some body wash or shampoo on the wall in the master shower. But all together the place was beautiful and we enjoyed our weekend."

We stock the property with all basic kitchen utensils (dishes, glassware, flatware, pots, and pans). Our cleaning company provides a starter pack of toilet paper (2 rolls per restroom), paper towels (2 rolls in the kitchen), sponge (1), trash bags (3), dishwasher tablets (3), bar soap (1 per restroom), make-up wipes (2 per restroom), hand soap in the restrooms, and dish soap in the kitchen. We supply enough bath towels for the maximum occupancy of the unit, and half the guest count for hand towels and wash cloths. There is a washer and dryer in the unit for you to use at your convenience! We recommend for guests to bring any food, toiletries, and beach towels they may need during their stay!

The cleaning fee covers the cost for cleaning to come in, and flip the unit for the next arrival, especially during the summer when we have a four-hour turnover time. While the cost may seem high to some, this includes the starter pack of supplies in the unit, washing all of the linens and towels, and completely cleaning and sanitizing the unit for the next guests arrival. This is why we kindly ask you to remove all trash, run the dishwasher, and just put the linens and towels in a pile. If these items are not completed, it then causes the cleaning crew to spend extra time doing these tasks, which we have to charge the guest for. By the guests completing these tasks, and not leaving the unit excessively dirty, we are able to get cleaning in and out during the four hour turnover, and this is also how we are able to accommodate early check-ins! While this may not always be the case (sometimes we may have 20-40 turnovers in one day), we strive to accommodate guests and their schedules within reason, to allow you to have an enjoyable stay!

With any excessively dirty unit (excessive pet hair, vomit, stained sheets, stained towels, confetti/glitter, etc), we will have to charge the guest the additional cleaning. This happens very rarely, we just ask you be respectful of the property, as if it were your own home :).

Guest access
This apartment has a keypad. The door code is provided through the Airbnb app. Simply go to our messages on the day of check in and click the details button on the top right for the door code and check in instructions. There is a pool & laundry room on the property but please be advised that it may be closed due to weather, or maintenance. (Usually closed on Mondays for maintenance). The laundry room is located in separate building right across the way just steps from the front door. Please ask about availability before booking in case it something you want to use during your stay. Upon booking you will also get access to the House Manual which will provide the Wi-Fi log ins, house rules, check out info, information about the apartment and property, emergency info, and even my personal suggestions of places to eat and go to in New Braunfels.

Other things to note
This apartment does not have cable. ONLY WIFI. All Tvs provided are Smart Tvs. They have Hulu,Netflix, DirectTv Now, and many other apps you may use to access your accounts. For long term stays we have Hulu, Netflix, Amazon Prime, and DirectvNow logged in for you included with your stay. Depending on which unit you are in you will either have Roku or Apple TV.

Although we have done several upgrades to the interior of the apartment this property was built in 1978, so yes it is an old property.

If the listing is not booked the night before or after we can accommodate an early check in or late check out at no extra cost. If you wish to have a really late check out (after 2 pm) you can pay an extra fee of anything from $50-100 bucks to stay late depending on how late.

The pet deposit is $600 for up to 2 pets. $250-is non refundable. Please be advised that the fee is subject to taxes as well.

This entire Building has Airbnb’s in it. If you wish to book more than one, please let me know. If you have any issues with any guests in the 4 building, please let me know so I can address it.

At booking the deposit does not get charge. You’ll find this apartment between two homes centrally located at our Six Acres Rentals. This loft style home is a modern inviting space great for couples. Originally, a work studio we decided to remodel and “open the door” to create a unique fun space! This open floor plan with a garage style door to open and enjoy both indoor and outdoor ambiance combined is sure to WoW anyone!
We supply a fully equipped kitchen with coffee station included (coffee, powdered creamer packs, Splenda and sugar), soft water, comfortable linens and an ample amount, of fresh towels are available. We provide WiFi and Prime Video (on us!) and other free streaming channels or you can log into your own (Netflix/Hulu ect) account.
The home sleeps two adults comfortably with a couch that can sleep another adult, children or young teenagers. *Please note: any guests beyond three must be requested and approved by management and an additional nightly fee would be added upon approval.
There is a living room, kitchen and breakfast/dinner table area with a bar counter stools.
We book week and month-long stays for guests who qualify. We love helping guests, so please ask about additional accommodations.

Country setting with quietness and tranquility just minutes away from the many activities available in New Braunfels, Gruene, Canyon Lake or other surrounding areas!! Walk up a flight of stairs (17 steps) thru your private entrance into a spacious, 750 sq ft, suite-like apartment where your family can relax in the comfort of your home-away or on your private covered balcony before enjoying the numerous various attractions nearby. The rental is attached to the main quarters of the house (2nd floor over carport/garage area) and the owners live on-site, however, it is very private and unassociated with the owners' homestead. The rental is conveniently located only minutes away from Schlitterbahn, Guadalupe/Comal Rivers, Gruene, Canyon Lake, Whitewater Amphitheater or local Drive-in Theatre and all the other attractions in and around the New Braunfels area. The rental is decorated with a personal touch to brighten your stay and give you the "homely feeling". There are hardwood floors throughout bedroom, living room and kitchen area. The bedroom/living room are combined with 1 queen bed, 2 twin beds, 2 lounge chairs and loveseat couch, ceiling fan, 32" TV, DVD, VCR, fiber optic cable, wifi, internet. The kitchen is equipped with a full size refrigerator with icemaker, 2-burner electric cooktop, and convection microwave & convection toaster oven. Dishes, glasses, silverware, pots, pans as well as a 10-cup drip coffeemaker and single-cup Keurig coffeemaker, blender and toaster, and more are provided. The tile floor bathroom is spacious with a walk-in shower and ceiling fan. Towels and bedding are provided, but will not be exchanged during your stay. A large propane/charcoal grill is provided for your outdoor cooking. After a long day of sightseeing, shopping or playing, grab your favorite beverage and relax on your private balcony, multiple porches/decks or poolside and enjoy the scenery of wildlife and birds roaming the 3-acres. Locusts and Katydids will serenade you in the evening. Being in the country, you may encounter other bugs/insects, etc that call this "home"., therefore, if you are afraid of a "fly", this place may not be for you. Enjoy swimming in your private pool before your adventurous day or after coming back and winding down. On those cozy evenings, sit around the fire pit (bring your own wood) talking about good ole times and roasting marshmallows. There is plenty of secure parking for all your water toys. This is a private rental, therefore, only you and your paid guests are allowed to be on the premises and use the facilities. Forgot something, don't worry, owner on-site and can usually help you out.

Guest access
The pool is private and only used by you. Please bring your own pool towels, pool towels are not provided. The pool is not heated. There is a private balcony attached to the vacation rental.

Owners are onsite but give guests their space and interact with guests when communication is warranted.

Guest access
On the DAY OF your check-in, you will receive your CHECK-IN DETAILS via email shortly before 4 pm (3:55 pm), to gain access directly into the property (no need to go anywhere additional to check-in). It is important that the policies are signed on DocuSign, and reservation is paid in full so we don't have any interruptions with sending your check-in details.
