4. No furniture, chairs, tables, canopies, umbrellas or anything that can damage the pool may be placed in the pool. This will damage the gunite.

5. No pets are allowed. If one is on property you forfeit your right to any deposit and will be forced to check out early with no refund.

6. Guests must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.

7. NO SMOKING or use of fire permitted in the rental. Guests must acknowledge that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed. This includes inside the rental, outside on any covered porch or patio and 60' from the home. There are multiple propane tanks around the home.

8. There can not be any more than the allowed number of guests in or in the property at any one time; a violation could lead to the immediate removal of all guests without a refund

9. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this, but we pay our housekeepers based on the agreed-upon checkout time, and if they are unable to clean, we still have to pay them.

10. We will place a small deposit hold on your credit card the day before your arrival to cover any accidental property damage that may occur, and it will be released after you check out.

11. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check- in (it will be provided before check-in).

12. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos.

13. For your security and protection, the property is equipped with exterior cameras.

14. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $30 mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week.

15. If, by not following any of our rules, we are forced to refund or discount an upcoming or existing guest, you will be liable for the costs.

By swimming in the vacation home pool and hot tub I recognize and fully understand certain things, including: At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay. My use of the pool facilities during my stay involves certain risks, including but not limited to: The risk of injury resulting from possible malfunction of the pool equipment; The risk of injuries resulting from tripping or falling over obstacles in the pool area; The risk of injuries resulting from unsupervised divers and swimmers colliding; The risk of other injuries resulting from participating in any action in the pool. I recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that I am assuming. In exchange for the Owner allowing me to utilize the pool and area during my stay, I hereby agree to the conditions below. 1. If you are a local resident, please contact the hosts before booking. Minimum age to rent is 25

2. Guests must acknowledge that they will keep their noise level to a minimum after 10:00 pm

3. No parties or events allowed

4. No furniture, chairs, tables, canopies, umbrellas or anything that can damage the pool may be placed in the pool. This will damage the gunite.

5. No pets are allowed. If one is on property you forfeit your right to any deposit and will be forced to check out early with no refund.

6. Guests must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.

7. NO SMOKING or use of fire permitted in the rental. Guests must acknowledge that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed. This includes inside the rental, outside on any covered porch or patio and 60' from the home. There are multiple propane tanks around the home.

8. There can not be any more than the allowed number of guests in or in the property at any one time; a violation could lead to the immediate removal of all guests without a refund

9. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this, but we pay our housekeepers based on the agreed-upon checkout time, and if they are unable to clean, we still have to pay them.

10. We will place a small deposit hold on your credit card the day before your arrival to cover any accidental property damage that may occur, and it will be released after you check out.

11. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check- in (it will be provided before check-in).

12. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos.

13. For your security and protection, the property is equipped with exterior cameras.

14. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $30 mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week.

15. If, by not following any of our rules, we are forced to refund or discount an upcoming or existing guest, you will be liable for the costs.

16. By swimming in the vacation home pool and hot tub I recognize and fully understand certain things, including: At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay. Correct Address - 315 7th Street, Comfort TX - The Carriage House is a small apartment in the back of a historical property one block from High Street. In the living area is a small couch, chair, TV, and kitchenette with a refrigerator, microwave, sink, and coffee pot. The main bedroom has a king bed and dresser with an attached second bedroom with a double bed. The bathroom is off the living/kitchenette area. There is an outdoor space for you to enjoy with chairs and firepit. Please note there are four steps up into the bedrooms, so guest must be able to walk up and down stairs. The Carriage House is one block from the shops, restaurants, historical buildings, and bars on High Street. Perfect location between Boerne and Fredericksburg. Feel free to smoke outside, but no smoking inside.

Escape from the hustle-and-bustle and melt your cares away in the hot tub of this unique getaway in Boerne. This 30 foot luxury yurt is a romantic getaway for couples and is also family friendly. Located 2 miles to downtown Boerne, 14 miles to San Antonio, and 36 miles to Fredericksburg's shopping and wineries this luxury yurt is the place to connect to nature on a beautiful farm. Guests will enjoy our hen's farm fresh eggs found in the refrigerator and homemade goat milk soaps in the shower.
The space
Sprawling hills abound! The yurt is located on top of a hill with unadulterated hill country views behind it. Lounge in the hot tub or dine at the picnic table while taking in the breathtaking sunset views as the sun sets over the hills. Outside in the yard enjoy watching the pygmy/ nigerian dwarf goats frolic and the horse graze in the adjacent paddock.
For sleeping six: the bed is a queen size, the couch opens out to a full size bed, and there is a hidden queen size mattress in the enormous white bean bag. Clean sheets, pillow cases, extra pillows and blankets are all provided in the trunk under the television.
Shopping and restaurants at The Hill Country Mile are only two miles away and delivery is available when you order from local pizza delivery Marcos Pizza or Dominoes, or use your Grub Hub or other dining apps for many other options to dine-in. *Just be sure to provide them with the gate code when receiving deliveries.

The yurt has an enclosed one-acre yard and this entire area is for the guests to enjoy. The other four acres with the horse and goats' stalls, the chicken run, and the arena are all available to tour when you message Ancient Roots Hill Country. -Please give us 24 hours notice for touring appointments.

The extremely friendly, and sometimes silly, livestock at Ancient Roots Hill Country are available for visits with guests. -They may have appointments to keep so please give us a 24 hour notice before a visit and we will make sure that they don't have a scheduled farrier or veterinarian appointment.

As veteran airbnb hosts since 2011, we have thoroughly enjoyed all who have passed through our courtyard. Although we respect our guests' privacy, we love sharing a moment in their journey.

We invite guests for 30-night minimum stays only, which saves you from city and state taxes. We provide all utilities (plus cable, internet, and cleaning every two weeks), and the renter has a separate, gated entrance, creek-access, full kitchen, washer-dryer, dining area, queen sofa bed, and workspace.

This 2nd floor garage apartment is in a gated courtyard in the heart of Boerne on Frederick Creek. Our entire home was built in 2010. Full kitchen and bath (dishes and linens provided), dining nook, dishwasher, washer-dryer, full-sized refrigerator and stove/oven, microwave, 32-inch flat screen tv with basic cable on swivel wall mount, and high-speed internet. The bed is a QUEEN with a 60" X 80" memory foam mattress and box spring. The tub has a shower. The large, comfy sofa makes into a queen-size bed. A table and chairs for 3 serve as the dining area. Have morning coffee at the table inside or at the small table with chairs on the balcony. Guests have a private parking area and gated entrance.

Frederick Creek (just a trickle in the summer) is down the stairs from a walkway off our driveway. Take a picnic to the table and benches, or swing on the swing over the creek. The only area we ask guests not to enter is our back yard.

10 minute walk to Main Street filled with antique shops, breweries, and restaurants (see my Guide Book). 40 minute drive from San Antonio airport. Private entrance, off-street parking.

What makes Boerne special:
Every month, Second Saturday and Sunday: crafts market with food and music in the plaza, just a 10-minute walk from here.

Every Saturday (March-December): Farmer's market at the Herff Farm run by Cibolo Nature Center.

Boerne Lake only a 15-minute drive away.

We are a quick walk from the Kendall Inn, trailhead for the Heart of Boerne Trail, which connects to the Hill Country Mile, a landscaped walkway connecting downtown along the Cibolo Creek. Walk among trees and native plants from the North end of Main Street to River Road. Other hike and bike paths follow the Old Number Nine train route through town.

Guests have their own gated entrance to our shared courtyard. We only ask that they close and lock the gate behind them, and that they be mindful of our dog, Charlie, who loves to escape when he can, but otherwise is rather blasé about guests at this point.

Other things to note
Since our guests stay for longer periods of time, we provide only starter amounts of the basics for your use. We also reserve the right to send in our cleaners every two weeks; guests will be given 24-hours notice. We will give similar notice to guests for pest control visits and other maintenance issues we determine necessary. Likewise, guests should let us know if there are maintenance issues needing our attention.

Since the house is gated in all sides, we ask that guests keep their gate closed and locked. We also ask that you read the house rules carefully before booking.

We are dog friendly and a pet is considered on a case by case basis. Please one dog only, 30lb weight limit. This is a commonly used space by our pet on property and is available for potty breaks, energy breaks and usage communication is necessary between host and guest. Guests are always welcome to walk your pet in the back area of our property for exercise and potty breaks during your stay. Unfortunately we are not able to accommodate guests traveling with Cats. Our son and grandson, who stay with us often are extremely allergic. Guest arriving with a cat will be in violation of house rules and subject to request to secure lodging elsewhere. No smoking inside. Smokers however are welcome on the deck. Check in time is 3:00- 7:00 PM and Check out is 11 :00 AM. Guests will be provided a small arrival mini bar complimentary. Dedicated parking for one.

This unit is for two guests - please do not violate this policy. An additional guest is considered on a case by case basis based on circumstance and communication during the reservation process and could be subject to a $25.00 additional guest fee per night. Unfortunately, and to our dismay, we have had to recently impose this as a new item in our house manual due to a few guests bending the rules past our comfort level.

We very much appreciate guests who are respectful of our Check-in and Check-out times.

Being in the country we are on a septic system. This means only white toilet paper may be flushed. Absolutely no paper towels, napkins, feminine products, Qtips, etc. White, unprinted/unscented toilet paper only which is amply provided by host.

Guest access
Condo has a private gated pool for residents and guests. Putting/driving range is located just outside the condo. Guests unfortunately do not have access to the Tapatio Springs Resort pool.

Other things to note
Boerne, TX just a short 13 minute drive away. Many amazing restaurants to satisfy every craving! La Cascada is an phenomenal restaurant inside the Tapatio club house. Additionally La Tienda is a small coffee, ice cream, breakfast taco, gift shop located in the club house. Boerne Lake is minutes away for swimming or soaking in the sun. River Tubing within 45 minute drive. San Antonio just a short drive away offering such fun as Fiesta Texas and Sea World.
