Welcome to The Oak Haus-a hidden gem nestled within the Texas Hill Country in Boerne, TX. This fully renovated guest house sits on an 11.5 acre estate that includes an abundance of mature Live Oak trees and different types of Texas wildlife. The Oak Haus has a private fenced yard with a lighted walkway that takes you to the front door of the cottage. Inside you will find a cozy room that includes a comfortable living area, dining table with seating for 6, and a fully stocked kitchen with new full size stainless steel appliances and butcher block counters. Our living room is equipped with a 75 inch flat screen smart TV with Roku. We provide YouTubeTV for live streaming including our local channels and most nationally broadcast stations. You can also sign into any app with your own account. We have high speed fiber optic internet which makes streaming a breeze!

The first guest room includes a queen bed and flat screen smart TV. Our primary suite has a separate seating area for private enjoyment of a flat screen smart TV that will rotate around for viewing from the king size bed. We have a dedicated workstation in this room that includes a phone charging mat and usb power strip. There is also a large dresser and portable hanging/storage rack for all of your clothing and personal items.

We have a unique set up with our bathrooms where the primary suite and the common area both have access to their own half baths. Each of those has a locking door that connects to a room with a gorgeous walk in tiled shower. The common half bath also includes a full size stacking washer/dryer for all of your laundry needs.

Off of the kitchen is a door that leads to our covered back patio. Relax in the oversized rocking chairs while taking in views of the Texas Hill Country. We also have a 6 seater brand hot tub where you can truly enjoy some RNR on your vacation. Outside activities include horseshoes, cornhole game, and a fire pit. We also have a community basketball court for our guests and family to use.

Need some indoor fun to escape the heat? Our private game room located inside the yard of the Oak Haus is fully loaded with fun options. We have 6 arcade games including Terminator 2, NBA Jam, Golden Tee, Fast and Furious, Mortal Kombat, and a Paw Patrol game for the kiddos. Other activities in the game room include a flat screen smart TV, foosball, giant jenga, connect 4, and more. We have a pub style table and chairs and other comfortable seating as well.

The Oak Haus also offers a truly unbeatable location. Main Street Boerne is around 7 minutes away, with a multitude of shops and restaurants to enjoy. For the live music lover, Luckenbach is a straight shot about 20 minutes north from the Oak Haus. The quaint town of Sisterdale is 7 minutes north and offers a wonderful BBQ restaurant - Black Board BBQ, Sister Creek Winery, Sisterdale Distilling Company and a lovely scenic drive.

Our main house is not occupied full time, but we do like to come and stay frequently. Guests will have access to the guesthouse, the area around the guesthouse and can enjoy leisurely walks around the property. The main house is for owner use only. The barn is a separate rental that may have guests. Please note that we do have Ring security cameras monitoring some exterior areas. Please also note there might be construction on the property however our land is large enough that this should have minimal impacts to our guests. The basketball court is shared with us and any other guests

This property is in a beautiful, safe and quiet family neighborhood that was not affected by any flooding that caused damage in towns that are along the Guadalupe River. Boerne did not have flooding. This charming, two-story guesthouse is on a five acre property. The white stucco exterior with red roof and spanish accents inside add to the charm. Fast Wi-Fi allows for remote work or relaxation in a quiet country setting with privacy from the Main House. Abundant opportunities to watch deer, hummingbirds, and butterflies.

"The Cottage" is a luxury whole home rental just 3 minutes from the heart of Downtown Boerne, TX. A two block walk from famous "Bakery Lorraine," a must go for coffee, pastries, and more. Fully stocked and intentionally prepared for your arrival, you'll find everything you need in this home. Carefully designed to have a cozy cottage feel the moment you walk through the door. With high end finishes throughout the home, comfortable beds and luxury bedding, fast WiFi, a spacious fenced in back yard with a fire pit, and a welcome gift with your arrival, this home will be your favorite getaway spot. Welcome to The Barn Haus- where guests can enjoy contemporary luxury nestled within the tree tops of our hill country ranchette. What used to be the old hayloft of our barn is now an amazing and comfortable space for a getaway to the peaceful countryside.

A fully stocked kitchen with all modern appliances means you can cook your favorite meals if you so choose. Flat screen TVs (we have 5!) connected to our high speed fiber optic internet means never missing the game or your favorite show. We provide YouTube TV which has over 100+ channels for your viewing pleasure. Guests can also login to their own streaming accounts or channel apps.

The bedroom boasts a king size bed and has a desk with USB hubs providing a workspace for those who can't completely disconnect or who want to do a little work while relaxing.

In the hallway, we have custom twin bunk beds each with their own TVs, charging stations, and lighting. Across from the bunks is the spa-like bathroom with tub/shower combo. We have a full size washer and dryer set for your convenience. For additional sleeping, our sofa converts to a queen sleeper bed.

Outside, enjoy views of the hills from the front balcony or relax in the private fenced-in side yard where you'll find a covered patio with rocking chairs, dining set, hot tub, and flat screen TV. We also have an open deck with a propane fire pit and chairs. Several outdoor games including cornhole, giant connect 4, Jenga, and darts are available. A charcoal BBQ grill is provided for your grilling needs.

We are avid basketball fans and have installed an outdoor basketball court for all guests on our ranchette to use. Feel free to also exit the back gate of your yard and go on a little nature walk where you may be lucky to encounter native species such as whitetail deer, fox, squirrels, and more.

The Barn Haus also offers a truly unbeatable location. Main Street Boerne is around 7 minutes away, with a multitude of shops and restaurants to enjoy. For the live music lover, Luckenbach is a straight shot about 20 minutes north from the Oak Haus. The quaint town of Sisterdale is 7 minutes north and offers a wonderful BBQ restaurant - Black Board BBQ, Sister Creek Winery, Sisterdale Distilling Company and a lovely scenic drive.

The Barn Haus is within minutes of several wedding venues and wineries/vineyards. Also Fredericksburg is about a 30 minute drive with an even more impressive array of shops, wineries and breweries.

Public access to the Guadalupe River is right off Sisterdale Road and is only 5 minutes away.

We have a main house that we do not occupy full time, but we do like to come and stay frequently. We are available if needed but of course allow our guests to have plenty of privacy.

Please note that we have another rental on the property called The Oak Haus. We have taken great strides to ensure guests of each home have the privacy they need including window placements, privacy fencing, and locations of outside hangout spaces. There might be construction on the property however our land is large enough that this should have minimal impacts to our guests.

The basketball court is shared with us and any other guests.

The Neighborhood:
Boerne, located in the picturesque Texas Hill Country, is known for its scenic beauty, charming downtown, and a mix of suburban and rural landscapes. Residents and visitors in this area often enjoy outdoor activities given the proximity to nature. The Kingsby Cottage is located 3 miles to the West of downtown Boerne and 21 miles to the East of Bandera, TX.

The Kingsby Cottage is part of a historic land marker placed in 2015 for W. G. Hughes. The Cottage was the original school house for Hastings and one of the main rooms in Farmhouse on property was the original structure of the Hastings Post Office.

"The community of Hastings was established in the late 19th century with the settlement of immigrants from England who came to farm and ranch in Texas. William George (Willy) Hughes, at the age of 19, moved from Kensington, London, to Texas in 1878 to learn about the business of managing and marketing sheep and wool. Willy took Oxfordshire Downs sheep from England and started building his herds on 160 acres southwest of Boerne. His two brothers, Harry and Gerard, joined him in 1879. In the same year, Willy purchased his second piece of land where the ranch headquarters would be built.

The Hughes Ranch engaged in breeding cattle, sheep, goats, and horses. The ranch expanded its operations to include U.S. mail delivery, stage line services, meals, tourism activities, and buying and selling real estate. By 1887, Willy transitioned from sheep wool production to Angora goat mohair production and became recognized as an authority on Angora goats. The ranch headquarters, constructed in 1888, still stands off HWY. 46.

Willy married Lucy Stephenson, and she took charge of her own operations on the ranch. She managed a dairy operation with 35 Jersey cows and ran a resort business at the ranch headquarters called "Mineral Springs Ranche." Willy proposed a post office for the community, named Hastings Post Office after his father. It opened in 1890 in a room inside the Hughes Ranch House. In the same year, Willy started the Boerne and Bandera Stage Line Company, inviting tourists from San Antonio and Boerne to visit the Hill Country in Bandera via the stage line. Willy provided land to Kendall County for the Hastings School and continued to support the community until his untimely death in 1902 from a train wreck in Belleville, Illinois" - Marker is property of the State of Texas (2015).

In addition to these amenities, the main house boasts a reading/ sitting area in the back of the home. As veteran airbnb hosts since 2011, we have thoroughly enjoyed all who have passed through our courtyard. Although we respect our guests' privacy, we love sharing a moment in their journey.

We invite guests for 30-night minimum stays only, which saves you from city and state taxes. We provide all utilities (plus cable, internet, and cleaning every two weeks), and the renter has a separate, gated entrance, creek-access, full kitchen, washer-dryer, dining area, queen sofa bed, and workspace.

This 2nd floor garage apartment is in a gated courtyard in the heart of Boerne on Frederick Creek. Our entire home was built in 2010. Full kitchen and bath (dishes and linens provided), dining nook, dishwasher, washer-dryer, full-sized refrigerator and stove/oven, microwave, 32-inch flat screen tv with basic cable on swivel wall mount, and high-speed internet. The bed is a QUEEN with a 60" X 80" memory foam mattress and box spring. The tub has a shower. The large, comfy sofa makes into a queen-size bed. A table and chairs for 3 serve as the dining area. Have morning coffee at the table inside or at the small table with chairs on the balcony. Guests have a private parking area and gated entrance.

Frederick Creek (just a trickle in the summer) is down the stairs from a walkway off our driveway. Take a picnic to the table and benches, or swing on the swing over the creek. The only area we ask guests not to enter is our back yard.

10 minute walk to Main Street filled with antique shops, breweries, and restaurants (see my Guide Book). 40 minute drive from San Antonio airport. Private entrance, off-street parking.

What makes Boerne special:
Every month, Second Saturday and Sunday: crafts market with food and music in the plaza, just a 10-minute walk from here.

Every Saturday (March-December): Farmer's market at the Herff Farm run by Cibolo Nature Center.

Boerne Lake only a 15-minute drive away.

We are a quick walk from the Kendall Inn, trailhead for the Heart of Boerne Trail, which connects to the Hill Country Mile, a landscaped walkway connecting downtown along the Cibolo Creek. Walk among trees and native plants from the North end of Main Street to River Road. Other hike and bike paths follow the Old Number Nine train route through town.

Guests have their own gated entrance to our shared courtyard. We only ask that they close and lock the gate behind them, and that they be mindful of our dog, Charlie, who loves to escape when he can, but otherwise is rather blasé about guests at this point.

Other things to note
Since our guests stay for longer periods of time, we provide only starter amounts of the basics for your use. We also reserve the right to send in our cleaners every two weeks; guests will be given 24-hours notice. We will give similar notice to guests for pest control visits and other maintenance issues we determine necessary. Likewise, guests should let us know if there are maintenance issues needing our attention.

Since the house is gated in all sides, we ask that guests keep their gate closed and locked. We also ask that you read the house rules carefully before booking.

We are dog friendly and a pet is considered on a case by case basis. Please one dog only, 30lb weight limit. This is a commonly used space by our pet on property and is available for potty breaks, energy breaks and usage communication is necessary between host and guest. Guests are always welcome to walk your pet in the back area of our property for exercise and potty breaks during your stay. Unfortunately we are not able to accommodate guests traveling with Cats. Our son and grandson, who stay with us often are extremely allergic. Guest arriving with a cat will be in violation of house rules and subject to request to secure lodging elsewhere. No smoking inside. Smokers however are welcome on the deck. Check in time is 3:00- 7:00 PM and Check out is 11 :00 AM. Guests will be provided a small arrival mini bar complimentary. Dedicated parking for one.

Guests will have access to Hulu, Netflix, etc., using their own sign in information. Six (6) USB charging ports are available in the unit.

This unit is for two guests - please do not violate this policy. An additional guest is considered on a case by case basis based on circumstance and communication during the reservation process and could be subject to a $25.00 additional guest fee per night. Unfortunately, and to our dismay, we have had to recently impose this as a new item in our house manual due to a few guests bending the rules past our comfort level.

We very much appreciate guests who are respectful of our Check-in and Check-out times.

Being in the country we are on a septic system. This means only white toilet paper may be flushed. Absolutely no paper towels, napkins, feminine products, Qtips, etc. White, unprinted/unscented toilet paper only which is amply provided by host.

The space
The Sunday House came to life when my husband, father-in-law, and many friends and family worked together to create a unique space.
The tin on the ceiling used to be on The Sunday Houses roof. The cross beams and trim are Cypress brought back by a dear family friend from Louisiana. The counter tops were made from Walnut sanded by hand and sealed with love and care. The barn door on the bathroom was made by my father-in-law from barn wood he has gathered along the years. We have loved pulling together pieces that provide a comfortable and peaceful space for our guests. Come on in and see for yourselves. ~

The Sunday house includes a driveway and courtyard for your use. You will be provided a code prior to check in to allow you to enter and exit the space at will.

Other things to note
We do have a dog that may announce your arrival but, not to worry, they are calm when we are there. (We are a “pet free” zone except for service animals)
Also, the connecting bathroom does have a small step up. And…the hot water knob is on the right ;).
You will receive a code for the entry doors keypad. The door will automatically lock behind you even though you can still move the handle. We’ve added a safety chain for “peace of mind”.
If there are any questions, please shoot me a text…even if it seems silly. I work hard to provide the best stay possible and maintain my Superhost status.

***IF our home is left in a way, that is not a normal and reasonable state I do reserve the right to charge a cleaning fee. We offer our stays without a cleaning fee because we want to remain affordable, but if that is not respected, we will ask you to pay for damages as well as cleaning extra bodily fluids, a.k.a. vomit, urine outside the bathroom or excessive bodily fluids.

We have everything you need for a romantic getaway, business travel or fun family time. We live in a wonderful neighborhood where deer and chickens roam free. We are about a 5 minute drive to/from Main Street and in the very heart of the Texas Hill Country. The space
Welcome!
We reside in a wonderful neighborhood 5 mins from downtown Boerne.

To date, we have hosted families from 15 different countries!

The CH has a fully equipped kitchen (see “Amenities”) listed herein.

**Due to severe drought and pull on our well the laundry room use is NOT available at this time.** It has a separate laundry room with ironing board. We do not supply detergent and only eco friendly detergent is permitted bc of free ranging chickens and wildlife.

There is a bedroom with KING SIZE BED and walk in closet. There is NO bedroom door.

There is a quaint bathroom with tub/shower made private by a pocket door. There is no plug in tub for safety reasons.

The living room has a sofa. We do have an air mattress (queen) for use for an extra guest charge. It's not fancy but it's a good night's rest.

There is a 32" HDTV with fire stick or a choice of dominoes and board games.

WE ARE ON A SEPTIC SYSTEM AND OPEN FLOW Ladies please use the bags under the sink in bathroom for personal items and please do not flush them.

All my animals are kept locked up behind a fenced yard while we have guests so not to disturb you on your visit. However, chickens do free range.

Wifi: We now offer fiber optics. (Password is on check in page.)

Patio: please be courteous of our neighbors shhhhh after 10:30pm on patio.

Lights for parking area are located in bedroom on three switch plate.

The Riverwood cabin was built by the property owner (Oso), a direct descendant of Dr. Herff, an early settler to Boerne in the 1850's. The rustic, craftsman-built cabin sits on an 85 acre historic ranch and wildlife preserve, located just 2 miles from downtown Boerne Square. The cabin is a bit quirky, and definitely an experience, yet has all the comforts you will need for a relaxing stay with friends or family! Please read house rules before booking.

We highly recommend downloading the AirBnB App! This helps provide seamless communication in the event that you have trouble accessing the property or have any other pertinent questions. We cannot stress enough how important it is for these reasons.

The cabin is private and all yours. There are a couple of other homes on the property, but surrounding the cabin is yours to explore.

Guest must stay on the woodland, walking trail, and area around the cabin where the native grasses have been mowed. (This is to avoid any crossing paths with local wildlife.)

Plenty of room for parking on dirt/caliche drive.

The quaint, historic town of Boerne is 2 miles away and offers lots of shopping, restaurants, breweries, and events. Downtown San Antonio is 26-miles south on IH10 and is an easy drive from the cabin. Shopping at La Cantera and The Rim is only 20 minutes away, tons of restaurants and activities.
