This 880 square foot air conditioned cabin can be yours to enjoy!
It includes an open concept living/dining/kitchen space, 2 bedrooms, 2 bathrooms, each with a shower. Sheets and pillow cases are provided, but if you prefer your own, the master has 2 queen beds, and the guest bedroom has 2 full size beds. The unit has a stacked washer/dryer in the master bath for your use. You'll find the kitchen and bathroom stocked with the necessities - pots & pans, silverware, cutlery, general appliances, standard coffee pot (bring your filters and grounds!), keurig (bring your k-cups!), paper towels, toilet paper, bath towels and kitchen hand towels, etc.

The cabin is centrally located to several river access locations including Kenneth Arthur Bridge at Frio Country crossing (1 mile), Neal's Bridge (1 mile), Comanche Crossing(2 miles), Third Crossing at 7-Bluffs (3 miles), and Garner State Park (9 miles). It's located a very short distance from River Road, the main drive in Concan, for easy access to all locations. Parking at either of those locations, minus Garner, typically cost $10 - $20 per vehicle.

Cell phone coverage is slowing expanding, but typically only people with AT&T & Sprint/T-mobile wireless phones will have service, which is typical of the whole Concan area. If you do not have service, you can connect to the wifi upon arrival. The house has a TV with Netflix and YouTube TV!

Guest access
The property consists of two cabins situated on opposite ends of a one acre parcel. The separation between the two cabins is greater than that of the immediate neighbors, but please still be kind and courteous to other occupants. You will have the entire cabin to yourself during your stay, but it is very common that both cabins will be occupied at the same time. *Confetti materials and fireworks are not allowed on the property at any time. When the county does not have a burn ban in effect, guests may use the fire pit for campfires.

Note: The cabin is not ADA compliant, the front access is elevated with 4 steps. Please keep this in mind when booking.

Beautiful Log Cabin with 2 bedrooms and a jack and Jill bathroom. Has newly renovated kitchen with granite countertops. Pictures don’t do it justice. Just off River Road at the Frio River but secluded enough that you don’t feel that people are on top of you. Has fire pit and barbecue pit for your enjoyment. Tube on the Frio or sit on the porch and watch the deer. Beautiful setting.

The cabin is located close to the river, however there is not private access via walking. We have many great tubing companies around that can help you get access to the river and enjoy time with your family.

Welcome to Valley View!
Valley View is a charming, rustic oasis in the heart of Concan just minutes from the Frio River. When you arrive you will see the expansive front porch offering amazing hill country views as well as deer and bird watching. You will not want to miss the sunsets from your new favorite spot! Walking through the door will feel like entering a cozy mountain lodge complete with a custom stone fireplace and rustic charm throughout. Concrete floors, ceiling fans and ambient lighting are in every room. Beautiful cedar walls, granite counter tops and Texas style decor are welcoming and will make you feel at home.

Valley View offers plenty of seating with a large bar, breakfast/game table and a rustic leather-fringe dining table below an antique custom canoe light. The kitchen is stocked with the the essentials needed for your stay and has a large island for meal prepping and storage. Just off the kitchen you will find a spacious laundry room with a washer and dryer.

There are 2 large private bedrooms, one on each end of the house. Each bedroom has (1) queen bed and (1) double/double bunk bed (total of 3 beds per room) with a total of 6 beds for 12 guests. Each room has a full bathroom en-suite with granite counter tops and a glass, walk-in tile shower. You will have plenty of room to store your luggage and personal belongings in the large closets- (1) located in each room.

After a long day on the river, you can unwind by the iron fire pit. Enjoy star gazing and roasting s’mores, or cook over the open flame. In the grill area you will find several options for multiple styles of cooking. There is a regular charcoal grill, a kettle style ceramic charcoal grill and a smoker for slow cooking.

Located near the 2nd Frio river crossing, Valley View is in an excellent, central location off of River Road. Just minutes from the river, there are multiple access points for tubing and water fun. There are several stores and restaurants within a few miles of the house as well as House Pasture Cattle Company and Frio Valley Ranch Golf Course. Garner State Park is just 10 miles away!

So much fun and the late night drive back wasn’t bad (aka, long, scary and curvy, haha). Also within 10 minutes- Neal’s, an ice-cream shop, a couple general stores, food trucks, and a neat little brick oven pizza (and sandwiches) place (Hippie Chics). The hosts were very helpful and answered any questions quickly. We have Verizon and had service near one window, so if you need service I’d follow the advice on the listing. We were fine being a bit off the grid for a little while. Also accurate with the listing- bring everything they say- there’s only the basics provided. Which was also just fine because we went prepared. One thing we didn’t think about was for drinks, so either being a bag designated for that purpose of being a few ice trays. In summary- we loved our stay. We were talking about coming back before we even left! Highly recommend."

We found this area to be very beautiful, the people were kind and the food was great."

Live Oak Cottage is a beautiful little gem set on a large lot with many oak trees. This 2 bedroom & 2 bathroom that sleeps 7 has been recently renovated with new flooring, new counter tops and new appliances in the kitchen and the inside has been totaly repainted. The furniture and decor are beautiful. The beds have brand new 14 inch mattresses that are very comfy. One bedroom has a queen bed, smart TV and it's own private bathroom with a tiled shower. The second bedroom has queen bunk beds and it's own bathroom with a shower/tub combonitation. Each bedroom has it's own split A/C unit so you will be comfortable while you sleep. There is a shelf with a rod to hang clothes in each bedroom. The living room has a split A/C unit, a very comfortable couch and love seat with a 72 inch TV. There are board games to play and a dart board too. Feel free to take a poloroid picture of your group and add it to the picture frame. It has a penisula that seats 3 and a table that seats 4. It is stocked with plates, coffee mugs, cups, silverware, pots & pans, baking sheets, cooking utensils...everything you need to cook or grill for your stay. A print of the world hangs over the dining table where you can put a pin in it to mark where you are from. From the kitchen you can go out the backdoor to the large fenced backyard. It has lots of large oak trees that provide lots of shade. Bring a hammock and relax under the trees.

We start you off with a roll of paper towels, a roll of toilet paper in each bathroom, hand soap and dish soap.
Linens are not provided. Be sure to bring sheets, pillows, blankets (if you think you will need them) and towels for the bathroom and kitchen.

The River Cabin is a new addition to the El Zocalo property that sits on the top side of the seven acres. This rental is settled within a roundabout with another cabin and a common area to BBQ or to enjoy the outdoor views in the evening. Renters can follow the road and marked trail to get down to the river frontage (500 yds). The cabin has one Queen bed, a private bathroom with a walk in shower and a micro-kitchen for basic needs. All bed and bath linens are supplied.  No telephone but good cell coverage on AT&T.

Lauren's Lodge is our cozy 1 bedroom cabin. This cabin is a great place to come home to after a day on the river or hiking in Garner State Park. River Road Cabins make a great base camp if you are interested in exploring the hundreds of miles of magnificent Texas Hill Country back roads; arguably, some of the most beautiful scenery in the state. Though the most popular time to visit the Frio River is summer, if you like peace, quiet, and amazing weather, Fall or Winter getaways are my personal favorite. Often, the weather is warm enough late into Fall to enjoy friends and family while cooking outside.

Our smallest and coziest tiny home (it is super tiny!). This bright and airy, super tiny one room studio tiny home with a kitchenette (mini fridge & microwave) is located right off of highway 83, about 3.4 miles from Garner and 3.3 miles from the Frio river.

A no frills spot perfect for two people to relax after exploring the area. This is our only tinyhome that does not have a full kitchen, it does have an outdoor bbq pit.

$60 pet fee per dog with breed restrictions. No dogs over 50lbs

The space
We are only a few miles away from both Garner State Park and thr Frio River (the Third Crossing drop off spot in Concan).

This area is surrounded by birds, who make daily appearances in the morning. So far, we’ve spotted an Indigo Bunting, Vermilion Flycatcher, Eastern Bluebird, and even the rare Golden Cheeked Warbler!

Our property is near the highway so there is a bit of road noise. We’ve built a 10ft cinderblock wall at the front of the property to help with the noise.

This is truly a place to get away from it all, and enjoy nature, friends, and family. We do have WiFi though if you need to connect or work.

Feel free to browse our orchard and pick fruit when in season, or select fresh herbs from our herb garden for cooking. We have apple trees, plum trees, a fig tree, pear tree, apricot tree, and peach tree. All of our trees were planted with you in mind. We hope you enjoy our fruit as much as we do! We also have a medicinal herb/tea garden that you are welcome to enjoy.

Guest access
You will have full access to this one room tiny home, including the front porch, picnic table, and bbq pit. There is a small kitchenette with a microwave and mini fridge. This house does not have a full kitchen.

The space
This cozy 900 square foot cabin can be yours to enjoy! It boasts 2 separate bedrooms, 1 bathroom, and a wide open living and dining space. The home has just undergone updates including new kitchen cabinets, countertops, electric range, pots & pans, silverware, kitchen sink, and ceiling fans. You'll find the kitchen and bathroom stocked with the necessities - pots & pans, silverware, cutlery, general appliances, toilet paper, towels, band-aids, etc. Oh, and don't forget the air conditioner that will keep you nice and cool once you're done enjoying the water.

The cabin does not have river access, however, it is located a short distance from the main road in Concan, the cabin is central to the major drop off points for the Frio River, as well as the convenience stores and food locations. The cabin is 1 mile from Kenneth Arthur Bridge, 1 mile from Neal’s, and 9 miles from Garner State Park. Parking at either of those locations, minus Garner, typically cost $10 - $20 per vehicle.

There is no Wi-Fi service available at the cabin, and typically only people with AT&T wireless phones will have any service, which is typical of the whole Concan area. The house has a TV with DVD and VCR attached, and a mega-library of VHS movies on site. A fun array of board games and activities are in the home for your use, as well!

I live in San Antonio but can be reached for any questions or issues at any time. The cabin has towels and linens, however extra pillows and sheets may be needed depending on the number of travelers in your party.

Escape the crowds, noise, and trash that accompanies the Guadalupe and Comal. Come and enjoy the hidden treasure which is the Frio River! Relax under stars that you forgot existed!

Guests have access to all 26 acres, in addition to an adjacent 50 acres that includes a primitive nature trail with a dry creek bed for exploration. Another one of our properties, The River Terrace, offers a deep swimming hole located downstream, approximately three-quarters of a mile from this cabin. You have complete access to that swimming area as well, whether by floating or driving.
