The Space:
Make the Helmly house your home away from home. Also known as “The Barnwell house”, the building was built in 1913 by Dr. James Franklin Barnwell who established it as Blanco County’s first hospital. The hospital was equipped with the county’s first X-Ray machine and a Delco Plant to furnish electricity for better lighting. Come inside and enjoy tall open ceilings warm hardwood floors plus all the conveniences of modern living. This four-bedroom, three bath house has all the creature comforts of modern day life. Super comfortable beds, and a modern fully stocked kitchen fit for Chef, 2160 ft.² of comfortable living area plus a beautiful dining room and living room to relax in after a wonderful day of exploring the Texas Hill country sites.

The dining room features a fireplace with a gas burning fire, antique tile and a beautiful built in wooden mantle. Relax by the fire with the warm meal or a cool drink and reflect upon your day. The ceilings on the first floor are all 12 feet high. Marvel at the early 18th century craftsmanship with beadboard walls and tongue and groove ceilings. All the rooms also feature beautiful ceiling fans for your comfort.

Enjoy the living room with a view of the Blanco County Courthouse. This view is especially magical from Thanksgiving through the New Year’s holidays because the downtown area is lit with over 2 million Christmas lights. The bedroom on the front of the house has cottage like decor, a queen bed and a beautiful view of the town square and the Blanco county courthouse.

The third bedroom is equipped with a beautiful Trundle Bed. The upstairs bathroom will take you back in time with the delightfully refinished original floors with and all the comforts of home.

Helmly House is ideally situated on a 1/3 of an acre lot. Enjoy the patio furniture and choose either charcoal or gas with the dual fuel barbecue grill on the patio. Enjoy your time outside beneath beautiful, ancient live oak trees that are over hundreds of years old and provide delightful shade as you sip, savor and enjoy the view of the beautiful grounds and the Blanco county courthouse.

After your time in the house has recharged you. Visit the courthouse for a feeling of the history of this region. The shops, restaurants and bars are just steps away. Within a three block walk you can visit two wineries, one brewery, two bars, art galleries, boutiques and countless shops full of hill country treasures like art, antiques and gifts.

This tiny house and its twin (The Green Casita) offer luxurious Texas Hill Country accommodations that are easily accessible yet feel a world away from urban life. Reserve one Casita for your party of up to 5, or both if you need space for 10. Enjoy the Casitas’ private refuge on 55 acres surrounded by hill country views with the comforts of an upscale hotel. You may spot deer, turkey, rabbits, roadrunners and even fox from your deck.

Each Casita offers an open space with soaring ceilings that create an airiness not often found in a tiny house. The main floor features a queen bed and the loft (accessible by a ladder) offers both a full bed and a twin bed. The living room has a 60 inch Smart TV. The house provides wifi throughout. The refrigerator and cabinets are stocked with fun provisions. The kitchen is fully functional to prepare whatever is needed. This 1950’s home has been totally remodeled, except for the original hardwoods. Nestled in between Austin and Fredericksburg, Johnson City is the perfect distance between both. Hill country views all around, yet right in the middle of town. Walking distance to downtown Johnson City.
The space:
4 bedrooms and 2.5 bathrooms. 3 bedrooms have queen beds and 1 bedroom has a full bed. 3 of the bedrooms have televisions, as well as, the living room. Both bathrooms have walk-in showers, no tubs, large fluffy towels, shampoo and conditioner and other bathroom necessities are available. There are also 2 blow dryers. The kitchen is fully equipped for serving most meals. There is a dishwasher, refrigerator, oven, stove and microwave. Covered parking available and walking distance to downtown Johnson City. Fenced back yard and festive back deck with a grill and fire pit. Should you need to do laundry, there is a full size washer and dryer in the house. The driveway is also very long should you be pulling a trailer.

Dogs are welcome to stay. We do ask that you do not allow dogs on any furniture, including beds, as future guests may have allergies. We also ask that pets not be left alone in the house unattended unless they are crated. The back yard is fully fenced and people love to hang out on the covered back patio. There will s a non refundable $75 pet fee, per pet.

The Writer’s Cabin is a rustic retreat with all the amenities you could ever need. It is situated on our small farm on the west edge of Johnson City, a 1 1/2 minute drive from the town square. We have 2 donkeys, lots of chickens and guineas, 2 of the friendliest dogs ever, and a couple of adorable cats to keep you entertained. The yard is full of huge live oak trees, and comfortable seating areas. We offer a full breakfast with farm fresh eggs if you care to join us. We also have two bedrooms in our Farmhouse (across the driveway) available for reservation. The Private Suite sleeps 4 and the King Room sleeps two.

Amy had the cabin cool for us when we got there. She had homemade cookies to greet us, as well. They were delicious. This new spacious home has been tastefully decorated with upscale furnishings and features an open concept kitchen and living area. The kitchen is well appointed with a full-size refrigerator, range, toaster oven, microwave, dishwasher, and coffee maker for all your cooking needs. We provide coffee, creamer, sugar, coffee filters, paper towels, and dish soap.

The living room features comfortable furniture and TV equipped with Satellite-Wifi Internet , no cable. We are out in the country! This can cause delays in downloading. Be aware that the your cell phone will only work when connected to the internet and if your carrier provides the service. Located right along a beautiful creek, and tucked off the main roads, the location was exactly what we wanted. When you walk in the home, there’s no doubt that attention to detail was not spared. Everything we needed was there including coffee bean grinder and Bluetooth speaker. There was such a cozy feel and the windows brought in so much natural light. We enjoyed watching the sky turn colors in the evening from the living room. The balcony overlooking the creek allowed us to watch our kids play while we relaxed. Just be aware, there is no cell service and the satellite Internet was a little slow at times. That was welcomed for us, it’s nice to be away from technology. The owners were very responsive and super kind. This was probably one of the most enjoyable VRBO‘s that we’ve stayed in."

Enjoy a relaxing stay in our newly renovated log cabin on the banks of the peaceful Pedernales River. Enjoy the swimming holes or put your feet in the bubbling rapids. The property offers plenty of room to spread out over 6 acres. Explore the river and keep your eyes open for wildlife. The deer come by at sunset to say hello. The cabin features a fully renovated kitchen and warm great room which is a great gathering place for family or a place to relax. This is wine country so make sure to open up a bottle of wine and sit on the patio while stargazing at night. When the sky is clear the stars are incredible. The town (5 minutes from the house) has some wonderful restaurants and often live music on the weekends as well as some great shopping spots. The cabin is 4 bedrooms and sleeps 9. The upstairs master bedroom with vaulted ceilings and a connected bathroom overlooks the property from large windows. Recharge in a brand new memory foam mattress at the end of the day. In this room there is also a comfortable futon that doubles as a Full bed. Another bedroom downstairs featuring original exposed beams includes a new memory foam bed mattress ready to welcome you after a long day at the river. Off the great room is a long room divided into two sleeping spaces. The first space features surround windows and a full mattress. The second space is our bunkbed area featuring two twin beds and one full bed. It's a great spot for the kids to wind down with a movie after a long day at the river. (Note: The full bedroom and bunk rooms are linked together but can be closed off by doors) The cabin is perfectly located at the start of the Texas Wine Road. World-class wineries are within a 5 minute drive with over 50 wineries to choose from. Some of our favorites are right in Johnson City! Make sure and hit up the popular Pedernales Falls State Park which is also close - only 20min away. Get your tickets early as these sell out. Fredericksburg, Enchanted Rock, Wimberley, and Blanco are all a quick 25 minute drive.

** On the property we have a small cottage that we rent out long term. This will not affect your stay as our renters are very quiet and keep to themselves.

• Ranch life: Embrace the charm of staying in nature. Expect sightings of deer, wild turkeys, armadillos, bats, and more! You may encounter an occasional bug inside.
• Safety: Closed-toe shoes and leg coverage recommended for walks; stay out of high grass.
• Hosts: We live part-time in another building on the property — available if needed, but your privacy is fully respected.
• Pets: First pet is $50 per/stay, 2nd pet $25/stay. Maximum 2 pets. Bringing a pet is at your own risk - we recommend dogs to always be on a leash when out on the ranch. Pets are not allowed on the couches or on the beds - please be respectful of that. Pick up after your pet around the buildings (anywhere the grass is mowed). No aggressive animals.

This 3300-square-foot, two-story home has five private bedrooms, making it perfect for large groups of traveling friends, family, or business retreats. Four of the bedrooms are on the main level, and one is located on the second floor.

The first bedroom features a king-size bed and a spacious walk-in closet so you can unpack your belongings and feel at home. This room offers access to the front and back patios and has an ensuite bathroom with a luxurious tiled shower.

The second bedroom also has a king-sized bed, a private bathroom, and a private patio. The third king-sized bedroom also offers private patio access. The fourth bedroom is furnished with two twin beds and has a walk-in closet for storage. These two rooms share a full bathroom located down the hallway.

The final bedroom is the only room on the upper level. This room has a king-size bed, a private bathroom, a laptop-friendly workstation, and a 55” TV. This room also has a twin-size daybed and a twin-size futon to accommodate additional guests.

Outside the main house is a beautifully decorated Casita for additional sleeping. Here guest will have access to a twin/twin daybed, full bath, TV and dedicated work space right off the pool and club house.

Off to the left is the kitchen with windows looking out onto the sunroom. Complete with a full-sized refrigerator and cooktop stove, this corner kitchen has everything you need for your stay! The living space is complete with two comfortable armchairs and a flatscreen television. You can also watch a movie from your bed as this open concept space features a twin bed as well! The second bed is tucked into a clever cubby in the back of the cottage featuring a full sized bed. Guests will find a roomy closet in this space for any of their storage needs during their stay. We have three within walking distance that you can begin to enjoy as you settle in: Blue Lotus Winery and Silver Dollar Winery to the east and Untamed to the west. So whether you are looking for a quick getaway or a home base while you attend one of the many festivals and events in the surrounding areas, we are the right choice.

There are two unique and private cabins at Blue Top: Sunset and Grove. The view from Sunset’s front porch is to the west and north so you'll enjoy wide-open Hill Country vistas and spectacular sunsets.

Blue Top is the best the Texas Hill Country has to offer: groves of live oaks, native grasses and wildflowers, a multitude of song birds, white tail deer, armadillos, and other visitors. We're close enough to Highway 290 to provide easy access to Johnson City, Fredericksburg, and all the great Hill Country attractions, yet far enough away to be quiet, secluded, and private.

We are pet-friendly but require advance approval based on guest's acceptance of our pet guidelines, found in the House Rules section.

The cabins share an amenities area, where you'll find a gas grill, fire pit, and table and chairs.

The owners reside in home near cabin near spring fed creek among abundant wildlife. Also available - pull thru RV site extra fee. Fishing may be available if sufficient rain. In 2021 we extended the slab with indoor bathroom to the cabin.

This is an eco-conscious campground, that offers 3 cabins, 2 glamping tents, and RV sites. We are small, rustic and semi secluded. Perfect for a quiet escape to the wild Texas countryside.

We are pet friendly with rules that we do enforce. There is a limit to 2 pets per unit/site. A $25 pet fee per pet, per visit will be paid via mobile pay app. If your pet will pose a noise problem or is aggressive to humans or other pets we ask you please do not bring them.

The bathroom has all you need to prepare for the day or cleanup after enjoying your hill country adventure. The kitchen and dining area allow you to enjoy a nice meal or just savor a cup of coffee.
