**FYI - we had major flooding during the July 4th flooding in the hill country. Unfortunately, our palapa/tiki hut was washed away. The beach is now completely fixed but the palapa will not be rebuilt until Feb. 2026.

Nestled in the Texas hill country is the Blue Bungalow, a charming one-bedroom barndominium located in Kingsland, Texas in a quiet neighborhood, with golf cart access to Lighthouse Golf Course. If you are looking to experience the Highland Lakes, whether it be fun on the water, playing the golf courses, touring the wineries, listening to live music, hiking or simply watching the birds and abundant wildlife, this cozy and well-appointed retreat is the place. It's close to it all!

As you enter the bungalow, you are greeted with beautiful high ceilings of corrugated steel that give it a warm and spacious feeling. The fully equipped kitchen, dining and den share this space, while the bedroom is separated by a wall with two entries, and boasts a king-size bed. The bathroom is large and located at the back of the bungalow, and has a walk-in shower, cabinet sink, toilet and bench. The closet is located off the bathroom. As for outdoor space, there is a large, enclosed and covered front porch that offers the perfect place to relax and unwind from the day's activities.

The bungalow sleeps two (King bed) , and offers the perfect getaway for couples, a girlfriend weekend or even overflow guests.

While your container home is your private haven, please note that it is situated within a quiet, respectful neighborhood. We kindly ask that all guests maintain this peaceful atmosphere and respect the privacy of our neighbors during their stay.

Other things to note
We have taken great care to ensure your stay at the Cozy Cacti Container is comfortable, memorable, and worry-free. Please note that while we are nestled in a natural setting, you may encounter some of the local wildlife, including snakes. They are a natural part of the Texas landscape and play an essential role in the local ecosystem. If you see one, keep a safe distance, do not attempt to touch or disturb it.

The Llano River at the bottom of our land is a serene place to unwind, but as with any natural body of water, it has the potential to rise quickly due to flash flooding. We urge guests to monitor local weather forecasts, especially during the rainy season, and take appropriate precautions.

While we offer WiFi, please understand that we are in a rural area and service can sometimes be slower than in urban centers.

We understand the appeal of the wide-open Texas sky, but please remember that the firepit must be attended at all times when in use and fully extinguished before retiring for the night. We take fire safety very seriously, especially during dry periods.

The space
This is a efficiency that is built on the back of our home, and is completely separate from the main house. We have a microwave,mini fridge, along with a keurig . There is a set of bunks beds with a full size bed on bottom and a twin on top. You may park in the driveway and you will have a keyless entry to get in and out of the apartment. We do live in the home and are available by text if you need anything, we keep to ourselves and you won’ t even know that we are here. It’s a very quiet neighborhood. we do not provide shampoos or soap please bring your own.

Guest access
You will have access to the whole apartment, full bathroom in the apartment. We have a private boat ramp for the neighborhood and you may use it to drop a kayak in the water or for a quick swim, not a hang out place though.

Other things to note
We ask that you please don’t smoke inside the apartment and if there is evidenced of smoking you will be charged a $200 dollar fee. You may smoke outside on the porch. Please put cigarette buts in the trash not on the ground. Thank you in advance !

You’ll love our place because of the ambiance, the view, shady yard, the decks and 250ft of private sandy beach on the LLano arm of Lake LBJ. The swimming is great, and there is a shade shelter and campfire ring on the beach. Bring your float toys. There are kayaks and canoe to use. This space works for two people sharing a bed, there is no space for addtl child. I do accept pets on a case by case basis..usually just 1. PLEASE READ ALL INFO BELOW REGARDING PETS and food prep ( other info) .

The space
The guest bedroom is in it's own wing of the house, so it's quite private. Sliding doors open to a deck and views of the lake. Comfy queen bed with down or alternative pillows. Guest bedroom has it's own private bathroom / shower. And I have a great big private sandy beach just for my guests.. I like to be there for sunset..or moonrise. There is a mini fridge and coffee maker

There is a charcoal grill for your use, and if I am grilling you can use gas one. There are no cooking facilities in the room.
There a shaded deck right outside your bedroom door. Access to 2 kayaks and a canoe with signed waiver. I,ve got some float toys too
If there is not a burn ban and no wind, there is a fire pit on the beach available for a small fire.. I've got plenty of wood. There is NO FOOD PREP - except small snacks -allowed in the room. If you bring pre-prepared items I have an extra fridge where you may keep them.

During your stay
If I am not here, there will be a pet sitter dropping in daily who can assist you, or I'll be easily contactable by phone to answer questions. If you are in the shared spaces then we will likely be interacting. I like to share my place and tell folks about places to explore.

REGARDING DOG GUESTS: '' . If you would like to bring A dog - then it must be spayed or neutered, have proof of vaccines and current flea prevention. They must be OK / friendly with other dogs. If not on a leash you will need to have oversight of the animal and he must obey commands. No barking at other guests. No cat chasing! There are no fences between yards, and you must be able to control your dog so that he does not go on to a neighbor's property or visit any neighbor. I had an incident with a guest's dog where it chased a small girl into the water at my neighbors. If you can't control your dog to keep this sort of thing from happening you may not take it off a leash. You may not leave an animal alone in the room at ANY time.

I have 2 cats, And I have 2 dogs.. med-small Peregrina, a rescue from a dirt road in the middle of Baja, there are rules for befriending her posted in info book at arrival. I also have a 115 lb Pyrenees as well. My dogs run loose on property -they have electronic containment system. When you request a stay.. please note in your request message the type and size of pets and that you have read these notes, and that your dogs will not hurt my dogs or cats, and you will not leave them in the room alone. WET DOGS ARE NOT ALLOWED IN THE ROOM And they will not lay on any of the bedspreads ( I will give you extra old sheets) Thanks

Last but not least. Only one pet... I may agree to two but we will have to converse..also there will be an additional charge for additional pet. ( Airbnb does not have a way to charge per pet.)

(I am in process of updating my photos, )The bunkhouse is a private guest suite...separate from house, with it's own shady deck, lake view, and lots of private beach. It is a NON-SMOKING property. This means no smoking anywhere.. Pets are allowed ( dogs) if meet guidelines listed in "other details".
( I also have a guestroom in the house that is listed on Airbnb that sleeps 2 ) I will consider allowing 1 perhaps 2 dogs, MAKE SURE you read additional info in "Other Details" below..

The space
The bunkhouse is its own little space connected to our garage with its own deck. It's a bedroom and bathroom combo. There is one single futon with extra mattress topper for comfort and one futon sofa bed ( full size bed) with a very comfortable sleeping mattress. The space is best for 2 or 3 people. It has I coffee maker, a small refrigerator to keep some drinks or store snacks in, and table and 2 chairs as seen in the picture. It's a neat little space with custom furnishings and bathroom vanity. There is NO TV in bunkhouse, hopefully you will get out and enjoy the beach and stars in evening. There is no food prep to be done in Bunkhouse, you will need to prep meals outside picnic style, and use paper plates etc. There is a charcoal grill available. Depending on how many guests, I may consider a dog...( maybe two) there will be additional $15 1st dog, 2nd $10.. per stay., Airbnb does not have an option to # of pets, so please note IF I do accept 2 nd pet, you will receive a request for additional funds.... PLEASE CONTINUE ON TO see conditions for acceptance of animal in Other Details below

There is a shaded deck just for the Bunkhouse right outside your door as well as the big shady yard , and 250Ft of private sandy beach. You have use of 3 kayaks and a canoe with signed waiver and acknowledgement that I am not responsible or liable for accidents with their use. There is NO food preparation / cooking in the Bunkhouse... but you can do food prep picnic style on the outdoor dining table. I offer breakfast bars, coffee, half and half and teas . I ask that no food prep that requires washing of dishes or utensils be done in bunkhouse. There is an outside dining table and a counter with electric plug on the deck. Bring disposable food service. I do provide some wash bins to clean a few items, picnic campstyle outside. NO washing or rinsing of food debris in the bathroom sink.

REGARDING DOG GUESTS: '' . If you would like to bring A dog ( MAYBE) 2- then it must be spayed or neutered, have proof of vaccines and current flea prevention.
THEY MUST BE COMPATIBLE AND FRIENDLY WITH OTHER DOGS, AND ALSO WILL NOT HARASS A CAT. YOUR DOG WILL NEED TO BE ON A LEASH... iF not on a leash, he/ she will need to respond immediately/ obey commands. This is extremely important as there are no fences. He must be able to return on command. I had an incident where my guests dog went over to my neighbor's yard and began to scare a child in their yard who backed into the water and the dog continued after her, this was a 5-year-old child. So if you cannot contain your dog by voice commands or you do not have a compatible dog electronic collar you must keep the dog on a leash( except if swimming).
There may be other guests on property.....if your dog barks at or is uncomfortable with strangers, this is not a good fit for you . NO CAT CHASING! You may not leave an animal alone in the room at ANY time.

The Llano River is about 500 yards from the property and the Colorado River less than 10 minutes away. Lake LBJ, Lake Buchanan and several other lakes are 10-20 minutes away. Less than 10 minutes from a major grocery store (HEB), 8 restaurants, several drive-in stores, and three Dollar Stores. Wal-Mart is an easy 15 minute drive to beautiful Marble Falls TX. There is swimming, fishing, hiking, wildlife and the beautiful outdoors of the Texas Hill Country.

UPDATED SEPTEMBER 2021: We will be charging a $25 fee for guests with pets. This is just a flat fee, not per night. We hate to have an extra fee, but due to some guests’ disregard to clean up after their pets, we feel this is a better option than not allowing pets. Please clean up your pet(s) messes.

This Llano sleeps four, with one bedroom, one bath, small dining and living area with sofa bed, kitchenette, and a lovely 30'x30' wooden deck with a gorgeous view of the sunset. This house has a mini fridge, four-burner stove, convection oven/microwave combo, and coffee maker. Electric grill on deck. TV with Fire Stick available. Bring your Netflix or other accounts. There is another house, The Packsaddle, next door that may be rented to a different party during your stay. If more space is needed, we have another listing which includes The Packsaddle also that sleeps 10 together.

Pack light and make big memories during your stay in the cozy camper. This 30 foot camper is located on our family homestead just one mile from the llano river. The property is also less than 30 minutes from Longhorn Caverns and Inks Lake State Parks as well as several parks with access to the local lakes. We live on the property and will be present to help should any problems arise. We also share the land with wildlife and our animal friends including cattle, chickens, turkeys, dogs and a cat.

The space
The camper is 30 feet long with a slide out. It comes equipped with a fully functional kitchen and bathroom. There is also a picnic table outside under a retractable awning for those who wish to eat outside. Sleeping arrangements include a queen sized bed, a futon that converts into a full sized sleeping area, and a bunk bed that includes a single top bunk with full sized bottom bunk. For safety purposes, guest weighing more than 200lbs are strictly prohibited from sleeping on the top bunk. For entertainment there is limited WiFi as well as a tv with an antenna and streaming applications. The WiFi will work for streaming but may be spotty in some areas of towards the back of the camper.

Guest access
Guests will access the property through gates at the beginning of the driveway. Along with complete access to the camper, guests are allowed to walk the garden, yard, and large pasture with a stock tank that has fish. Guests are not allowed to access any other structures on the property or either cow pasture. We do allow smoking and vaping on the property but smoking inside the camper is strictly prohibited. Please put any cigarette butts in the trash can.

Other things to note
As a family homestead, we have many animals who share the property with us. We are also very active and you will likely see us working around the property. Our dogs roam the property and may bark at guests at first but have never been known to bite. We are willing to tie them up in the shade during the day if guests feel uncomfortable. However, our smaller dogs will not be tied up and our two outdoor dogs will be left off leash at night. We will also be accessing the feed shed just behind the camper in the mornings and evenings during chore time.

The Llano River is about 500 yards from the property and the Colorado River less than 10 minutes away. Lake LBJ, Lake Buchanan and several other lakes are 10-20 minutes away. Less than 10 minutes from a major grocery store (HEB), 8 restaurants, several drive-in stores, and three Dollar Stores. Wal-Mart is an easy 15 minute drive to beautiful Marble Falls TX. There is swimming, fishing, hiking, wildlife and the beautiful outdoors of the Texas Hill Country.

UPDATED SEPTEMBER 2021: We will be charging a $25 fee for guests with pets. This is just a flat fee, not per night. We hate to have an extra fee, but due to some guests’ disregard to clean up after their pets, we feel this is a better option than not allowing pets. Please clean up your pet(s) messes.

Lovely living room, dining room, and full kitchen beautifully furnished, and a master bedroom. This house sleeps a total of six comfortably. There is a queen and king bed in the bedroom and a Murphy bed in the living room. Full bath with washer/dryer. In August 2020 we added a covered patio. CA/CH and WiFi. TV with Fire Stick available. Bring your Netflix or other accounts. Electric grill on deck. There is another house next door, The Llano, that may be rented to a different party during your stay. If more space is needed, we have another listing which includes The Llano also that will sleep 10 together.

This is a non-Pet Friendly Property. If evidence of pets are found, an automatic charge of $500 will charge the card on file.

Due to recent housing boom we are experiencing more construction throughout our neighborhoods. Please be advised it as may be near this property.

In lieu of a security deposit we require a $75 damage waiver fee through Safely that covers guests up to $5000 in damages to the property.

As part of our effort to help you relax and enjoy your stay, we insure the property against guest-caused, accidental damage with the Safely Protection Policy. The cost of this protection has been included in a Fee on your reservation.

The Safely Protection Policy covers the cost of repairing damage to the property up to $5K for content and dwelling combined.

The fee for this protection is refundable if the reservation is canceled in writing at least twenty-four (24) hours prior to the arrival date. Any deductible, minimum claim amount, or cost of repair in excess of the coverage limits will be the responsibility of the Guest, and Hill Country Stays will process the payment using the form of payment on file for Guest.
