- "Great place and super clean " - "The good: Easy check-in & check out procedures. Kitchen is well stocked & has high end appliances and an ice maker. Charcoal grill was nice to have as well. There are also mini-fridges in each of the 4 cabins. Full sized washer & dryer Lots of beds, separate sleeping spaces and full bathrooms Remote. Peaceful and quiet. Beautiful sunrises & sunsets. The bad: The pool was unusable for our entire stay (we stayed 3 nights). We were informed the morning of arrival that the pool pump wasn’t working and would be fixed asap. The next day, I messaged to ask if there was an update on when the pool might be fixed, and my message was never responded to. Not having a pool was a huge disappointment with our group that had 6 kids. The bunk room/game room was unusable as well due to a super strong smell (we think varnish?) that would make you light headed. The room itself is super cute and would be a great space to hang out & sleep 4 on the two sets bunk beds if not for the odor. Luckily there were enough beds for our crew without using that room, but would have been more a problem if we were relying on those beds. Wish we had known: The river in front of the property is not flowing (this may be seasonal - not sure). We were able to use the kayaks/paddle board to get across to rocks on the other side of the “cove” and then hike over the rocks to a spot that had little rapids/flowing water which is where we sat, swam & hung out. Three kayaks are available for use if you decide to venture down the incredible Llano River and take in the Hill Country(bring along life jackets). One rapid is close to the bank with easy bank access and the other is out towards the middle of the river. The water depth varies from gravely shallows close to the bank to deeper type holes out towards the middle. Several trees shade the bank for your favorite lawn chair and one tree even shades the water next to the small rapids gravely and sand area. Wildlife is abundant in the area with a possibility of seeing a beaver that lives in the area. The fishing is great in this area with catfish and bass. The property has plenty to offer if you love the outdoors and is quite comfortable to rest up and catch some peaceful sleep.

- "I can genuinely say we had an incredible time. The vibe is total tranquility. From the comfortable accommodations to the large chime in the patio area and the far away squeak of the windmill. Andi is a fantastic communicator. She reaffirmed throughout the process that the creek bed would be dry; our expectations were completely set before traveling out to the property. The absence of water in no way diminished our experience. Andi offered us an early check in and late check out, informed us about spotty cell service and no Wi-Fi; this was not an issue for us as we were looking to unplug. Wildlife! We saw buck, longhorn, porcupine, lizards, toads and turtles. The pinnacle of my experience was birding: Great Blue Heron, Painted Bunting, Blue-gray Gnat Catcher and Summer Tanager! If you're a birder, this property is a real treat (the place is lousy with Tanager and Bunting)! Our dogs were with us, we went on several walks around the grounds. I would recommend that unless your dog is your shadow or has excellent recall, you should consider keeping them leashed. The golf cart was such a wonderful addition, we took it out each day checking out the different flora and fauna. The kitchen is fully stocked and the propane grill was great for our dinners. There are binoculars in the kitchen which I used for ogling birds, there is ample outdoor seating and the house is even stocked with some games! When we left we kept saying what an amazing time we had. Highly recommend."

- "Great place to get away from it all. Love to see the place when the creek is full but that not take away from the fabulous location and views. The temp we temperatures were over 100 degrees when we stayed but sitting on the patio under the shade of the oak trees was a great way to relax and forget about the world. And hot damn I did!! It was perfect! Beautiful inside and out! The barn is super nice, had everything we needed. Our Llano River House sits on 5 acres covered in oak, persimmon and mesquite trees and overlooking the Llano River. The house is set back from the river out of the flood plain. We have an outdoor pavilion with seating for 17 on the bluff overlooking the river. The pavilion has clear view of the sky and is perfect for stargazing. Across the river there are thousands of acres of untouched ranch land as far as the eye can see. The river is perfect for swimming, kayaking, fishing or simply relaxing on the banks.
Our house is a 2 bedroom, 2 bath adobe home with a fully functional kitchen, dining room, living room with large flatscreen tv, Starlink wifi and satellite cable TV. The house can sleep 11, between the 2 queen beds, 2 sets of bunkbeds (4 twins) and 3 twin day beds in the living room.
We can also provide a Jaco travel trailer that sleeps 4 for an additional charge.
The house is only 4 miles from Downtown Llano.

- "My sister and I needed a place to stay while visiting locally from out of state and taking care of some family business. This rental turned out to be an ideal set up for us. While we were at our relations home for much of our time, staying here allowed us the ability to enjoy the free time that we had. Having access to a full kitchen and laundry as well as each having our own bed and bath was fabulous!The accommodations were comfortable and well kept. Our hosts were friendly and attentive. - "The cabin is just the right size for a couple. The high ceilings make the cabin feel roomy. The bed was comfortable and Kathy took care of anything we needed. We had access to the whole ranch and enjoyed seeing the wildlife each day, especially the longhorn calves. We cooked our meals there and had all we need. If you want to grill you’ll need to provide your own charcoal. The cabin is quiet and cozy deep in the heart of the Hill Country."

Eagles have made the trees on the river viewable from the backyard their fall/winter home for a few years now. They come back and have babies every year. It's a beautiful sight!
RV hookup now available with water, 20 amp 110 & 50 amp 220 electrical, and 3" sewage. One rig, up to 45 feet. Use of the pad as an optional $50/night add-on.

Pets are not allowed on the property. Smoking is also strictly prohibited on the property.

- "Wow- where to begin: This property exceeded all expectations. The property itself is very new; extremely clean & has a simple open layout. The back concrete patio overlooking the river is the BEST! Every morning & evening I would be out before (and then after) the sun rose/went down- These parts of the day are magical at this property- You just don't know what you will see (or here) with all the nature. The two bald eagles that are known for nesting in this area have returned; As of my trip they are scouting a nest location. The mornings & evening they put on quite a show with their soaring & unique vocalizations! The river edge at the property has a small sandy spot to make entrance/exit easy; And the water depth ranges from ankle deep to about 4 feet- almost entirely gravel bottom for a great swim spot. Go up river for some really awesome sights and flowing water; down river is more chill/ less scenic. For fishing try to find deeper spots and cast to them; you'd be surprised where the fish like to be! I spent 3 full days at the property/river and it was perfect! Spent the days fishing/exploring. Really nice there is a hose right as you come up onto the patio; I was able to clean off the boots/gear etc. Very helpful to a hardcore fisherman... The property is offers the ultimate in peace & quiet; perfect for solitude & spiritual retreat. I will definitely return; This is one of the best properties I have stayed at! Oh... And there's a hot tub!!! ."

This is a 550 sq foot building with one bedroom, a bathroom and loft space. The main room is a combination kitchen, dining, and living room. The building is on our 5 acre property and you have the place to yourselves.

Guest access
Feel free to roam the property but be aware of the cactus and thorns. We also have an abundance of wildlife and creatures. The river access is in our neighborhood and only a short drive away. We have beach towels and a couple of beach chairs available for you to use at the river.

Other things to note
Even though we are in a rural area, we have high speed internet. No issues with zoom calls or any streaming!

The pet fee is $25 per night. Maximum of 2 pets.

We are here to provide a home away from home for those travelling alone or with horses. We can provide accommodations for up to 4 horses with our large indoor stalls (stalls will include an upcharge) and free use of our arena. During your stay, you may experience cattle being moved and worked, horses being trained and plenty of team roping practice. We thrive on this life and hope that you will find all of your wishes and enjoyment at our ranch.

Additionally, you will most likely see some amazing sunsets, beautiful star gazing and the peace and quiet of being separated from the hustle and bustle of a busy life.
Farm fresh eggs are also available for purchase for those who are looking forward to a delicious breakfast.

Inside you will find accommodations to comfortably sleep 2 guests that include:

Those travelling with horses will also need to contact Customer Care after booking your stay. Stall rentals are $20 per night. (We ask that you clean the inside portion of the stall when departing, rakes and wheelbarrows provided.)

The bathroom has a large modern shower. The kitchen area features a modern 2-burner stove and range, with a Keurig Coffee Maker.

A cozy bedroom off the kitchen features a plush queen bed with a small hanging closet, 43” Smart TV, and a mid-century dresser.

The kitchen opens to an open living area with a commanding view of Central Texas scenery. Large French-paned windows bring the outdoors in, flooding the tastefully designed rustic-luxury interior with warm natural light. The Living Area is complete with a large 55” Smart TV for streaming Netflix and a variety of online platforms. The entire ¼-acre is equipped with high-speed internet access.

Just in between the Kitchen-/Living transition is a quaint, movable table-for-two and 2 sturdy barstools.

The house is available.
Most pets are allowed however, I request knowledge of pets arrival prior to your stay. There is not a fence, all animals must be on a leash.

I do my best to cater to each guest and animals staying in the home.
Example, if you tell me your bringing a husky, I may roll up the rug and put an extra sheet on the couch in the event your husky likes to sleep on the couch when your not home.

Occasionally, there is an RV parked on the side of the house, occasionally it has an occupant. It is usually no factor to the guest or any amenities. However, if this bothers you, please let me know.

I do not charge a cleaning fee at booking. If you and/or your guests are not tidy, a $90.00 cleaning fee will be charged to your deposit.

The Main Street House offers you simplicity, convenience and peace. We have spent a year of love renovating completely this home including new electric & plumbing lines throughout the home AND RV 50 amp (extra). The city has just completed a sidewalk, which gives the Main St. home direct and safe access to Flag creek adjoining the west side of the property. Located 3 blocks from downtown, the square, 5 blocks from the Llano river. Perfect Central Texas location to have day trips.

This spacious room is furnished with a king bed with a Tempur-pedic mattress sealed with allergy protector covers on the mattress and pillows as well as a twin daybed in the attached sitting room. This 115 year-old farmhouse has been completely renovated to add comfort and convenience. Inside you'll find three bedrooms--one with a King-size bed, one with a Queen-size bed, and an inside sun room that has a Daybed with a pop-up trundle (2 twins) to make sleeping for six. One bathroom contains the original clawfoot tub with a hand-held shower sprayer, and the other bathroom has a shower/tub combination. The living room and dining room are in the center of the open floor plan, while the full kitchen is separated from the dining room by a granite-topped bar. A washer and dryer are provided for guest's convenience. With an inviting front porch and large back wood deck, the house has fantastic spots to sit and relax--inside and out. The roomy fenced back yard is just right for pets, children or the whole family to explore and play.
