- "Great place to stay at . Amazing view ." - "This house is gorgeous and the views of the Hill Country are something to see! We enjoyed watching either the sun or the moon rise from the poolside or the enormous living room windows. The inside of the house is modern and has every amenity you could possibly need. TONS of places to plug in devices and TVs in every room. There are bluetooth speakers to play music in the backyard and so many different games: mini basketball, putting green, shuffle board, etc. to keep everyone entertained with something. The kitchen is nicely stocked with everything you need to cook for a large crowd. The location is great if you are going to Concan, Garner State Park, or just hopping on the Frio nearby. You can enjoy your retreat here away from the crowds, and then drive a quick distance to have some fun. Our family (ages 4-70) had a wonderful time staying here!"

This is a nice small 2 bedroom cabin in Utopia. It is tucked away on County Road 355. It is just a half of a mile from main street Utopia. The Sabinal River runs though Utopia. So you can enjoy the Utopia Park Lake that has a dam with plenty of water to swim in and fish year round. Utopia is also 15 minutes from Garner state park and the Frio river. It is also just a 15 minute drive to Lost maples State park in Vanderpool. Come stay in this comfortable cabin and enjoy all there is to do in the hill country.

We saw deer each morning along with the local goats, golden retrievers, and farm cats. You are on the same property as the home owners, and their house is kinda visible, but definitely in its own area. Two entrances to the cabin, one is a access to the house and the next one is a entrance closer to the cabin, which should be marked. The owners have animals, and I was highly disappointed the dogs left the cabin to go say hi to them when they got home. When we rent the cabin, I expect the welcoming committee 😂 maybe frame some pictures of the animals with their names for the cabin? Definitely a fun time! It was close enough to everything we needed to get to: Garner State Park, the Frio River, but far enough away, so when we wanted to just relax we were away from everything. - "Love the place, the amenities, the decorations and the country feel, even though it was in “town”. Loved the outdoor amenities as well! This Cabin is located just steps away from the cool clear Sabinal River with 500 feet of river frontage, an area famous for watching the abundant wild life and bright starry skies. A BBQ grill, picnic table, hammock and campfire pit are located just off the covered deck. From either the deck or the picnic/BBQ area you can enjoy the view of the beautiful river right out your door. Roasting marshmallows, cooking over an open fire, fishing and swimming are all waiting in one convenient vacation spot.

Don't expect to "rough it" when you come to the Hummingbird. Comfortable bed linens, a fully furnished kitchen and convenient bathroom mean most of the packing is already done for you. We've got plenty of towels to use after swimming and all the utensils, pots and pans you'll need for cooking your favorite meals. If you don't feel like cooking, that's ok too! The microwave, campfire, grill and restaurants in town provide easy alternatives. The Dish TV/DVD and attractively decorated atmosphere of the Hummingbird mean staying in and relaxing is always a welcome option for those who played too hard during the day.

- "This cabin is set back off the beaten path, their is deep water behind with plenty of room for chairs to gather and relax away from the hustle and Bussel, we were their July 4th and it was peaceful after spending the day in Garner State Park it was nice to come to the cabin where we could relax and watch the deer graze in the open pasture. we really enjoyed our self's hope to return soon. Tracy was a very good host; the place was clean and well stocked with everything that we needed. Thank you for the time well spent!!!!!"

The cabins can be rented separately or together to accommodate larger parties.

Flat, gorgeous, and up against both shallow, gentle rapids perfect for splashing and wading, and also against slower deeper water that's just right for swimming. The cabin was just what we wanted--spacious enough for 4, super close to the water, and complete with a mossy old oak tree out front with a picnic table under it. We couldn't be more pleased."

- "Well the Sabinal used to run through the property but that's not their fault it dried up. Anyway, the pool was nice and the Tomahawk was a perfect little place for a weekend away from the city. My pup also enjoyed his stay with the wide open area and birds to watch. - "This was really nice area and it was very quiet. The cabin was cute and you had a lot of space. There are other cabins there but you have a lot of space separating yours from others. The place was very clean. Had all the amenities needed. Definitely recommend staying there and would stay again." - "We liked the cabin; it was cozy and comfortable. The first 2 nights, we were the only ones in the property, so, it was truly an away-from-it-all vacation. Our pups loved it too and was super thrilled to see deer in the yard in the morning. The crystal clear and spring fed Sabinal River is flowing at the southern edge of our property. It is mostly shallow, so it is perfect for kids, but there is a 5 foot deep hole as well. And it is very private.

Enjoy the quiet at night and dark skies for star gazing or watching bats catching their dinner. You may also see axis and whitetail deer crossing through the front part of our property. Hear rustling nearby? It is probably an armadillo. Hawks and owls are also out, so guard your small pets!

The Antique House was built in the early 1900's... Definitely a blast from the past ....Originally consisted of three rooms. I'm sure the bathroom was an outside facility.... Over the years many families have called this old house their home and have added improvements, as we continue to do at this very moment... We have decorated the house with many antiques for your enjoyment. we now have 4 bedrooms, two ( inside) bathrooms, sunroom with a small laundry area... A large kitchen and living room with TV and WiFi A large front porch for sitting and watching people go by and a large back porch to sit and enjoy the bird and deer that frequent the area... A BBQ pit and fire pit are also in the back yard with fire wood cut and stacked if you need it... the back yard is about 1.7 acres and you are free to walk about.. the yard is fenced but if you have pets please supervise them as the fencing is not secure...You are within walking distance of several eating establishments and shopping opportunities for unique gifts.. The Utopia park is just a few blocks away... people are very friendly and if you have questions just ask... we installed central air and heat and a new electrical system... please enjoy your stay... it will be a great way to go back in time but have the comfort of today

This is a rural area that still hosts abundant natural wildlife and vegetation, so be mindful of wild animals and prickly and poison plants.

* Wild animals, including White Tail and Axis Deer, Armadillos, Red Fox, Racoon, Skunk, Ringtail Cat, Bob Cat, Russian Boar, Javelina, Rabbit, Coyote, and even Mountain Lion are still prevalent in the surrounding hills. So please be mindful, especially at night, as most of these animals are nocturnal.

** There are various species of cactus and other vegetation with thorns that can cause punctures. Poison Oak and Poison Ivy can also be found much of the year. So be mindful of the plants that you and especially your children touch or walk near and with this in mind, please do not leave your children unsupervised.

*** No three or four wheelers are permitted to be operated on or around the property and its road. Of course, County & State roads and highways are available to motorcyclist and bicycles. So be careful and enjoy.

**** Please do not cross into any enclosed or fenced areas or onto neighboring properties.

***** The charm of this area and its ambience is its quiet solitude and lack of night light pollution. Noise and outside lights can disturb and ruin this for everyone for miles around. Therefore, except in an emergency, use only minimal outside lights and absolutely no excessive noise after 10 PM.

This quaint little cowboy cabin is perfect for two people. It was originally our son's place but he is married with two children, so bigger they must build. All rooms, Suites A,B & C, are upstairs in our home in the Texas Hill Country. Our B&B is not for children under the age of 12. Each of the smaller rooms are $100 per night. The larger, Suite C, with a large bath, sitting area and a TV is $115.

Stars are especially bright in Utopia. We no longer own the property on the river which provided B&B guests with river access but in Utopia, 3 miles, is a great but very seasonal swimming hole and we usually have floats you can borrow. Ask for tips when going to Utopia Park.

The Cabin is an acre located right on the beautiful Sabinal River with access to 600 feet of riverbank and easy walk into town.

We have two bedrooms on the ground level with a small loft (single bed) above the bedrooms. Please let know if you intend to use the loft; it's not for small children!

The space
Normally we don't have a TV in the place assuming folks are coming here to unplug! The cabin does not have cable, but we do have fiber internet with great wifi inside and outside.
Please let me know if you would like a TV during your stay and we can provide a smart TV for streaming services.

You'll have the house to yourselves and generally the entire property.
I have a garage/workshop in the corner of the property and may come and go occasionally during the day working on projects in the shop. I'll try not to disturb you!

This is the country! There are all kinds of wild animals and other potential hazards around here: poison oak, sticker burs, bugs, black-widow spiders, ticks, snakes, deer, rabbits, raccoons, possums, armadillos, you name it.
Scorpions too. Scorpions aren't much of a problem here by the river, but they are all over the hill country and one may occasionally make its way inside the cabin!

Offering a stylish, newly remodeled PoolHouse on the beautiful Sabinal River. It is close to the Frio River, Garner State Park and Lost Maples State Park, breweries and vineyards. Surrounded by the famous Twisted Sisters. Watch deer roam the property, enjoy swimming in the river (direct access) or the property pool.

The space
Our PoolHouse is loaded with fun Rock-n-Roll design, comfortable furnishings, live edge slab countertops, custom tile work and tons of character. It is directly by the pool (sorry no small children allowed) and has an entry on the back deck. A perfect place to drink your morning coffee and watch the deer.

The Poolhouse is attached to the common area/pool. At times it can be quiet, but other times full of people from our other guests in our Bunkhouse or my family and friends.

Guest access
The pool and the river are accessible from the property. The cabin is located directly in the pool yard and other guests might access the patio to get to the pool.

Other things to note
Please check with us about the flow of the Sabinal river & Frio river if that is your main reason for coming.

We have large dogs. They are friendly, but will alert us when strangers enter the property. We will put them in the house if we are here, but we cannot be here all of the time. They are our beloved pets and are here for our protection and yours. There are no dogs allowed in our cabins.

We have horse shoe pitching, roping dummy, cards and other games to play as well as internet and a smart TV.

Located 90 mi NW of San Antonio and 7 mi from Utopia. The cabin is 10 miles from Vanderpool, TX home to Lost Maples State Park and Lost Maples Winery. Garner State park, the Frio River and Concan are about 30 minutes away. Kerrville, Fredericksburg, Medina, Concan, Boerne, Bandera and Comfort are all close by and great for shopping.
Night life is available in Bandera.

Getting Around No public transportation is available.

The nearest airport is in San Antonio (~1.5 hr drive). Austin is an ~ 3 hour drive.

Since our cabin is one big room, we aren’t suitable for young children who need a separate room to nap.

Usually we require a two night minimum. For major holidays (that involve a Monday off) a three night minimum applies. Occasionally, when we have one night free between reservations, we will rent that night for guests who might like to come for a quick stay.

Utopia is a very small community with a general store, bank, gas station, cafes, coffee shop and a few gift shops. Limited groceries are available at the general store. The nearest large grocery store and hospital is 45 miles (Hondo, Kerrville or Uvalde). Cell phone service is very limited, only AT&T works well in this area.

If you intend to visit one of the State parks in the area, be sure to make a reservation online 30 days before the date you wish to visit.

If you want to make a reservation for the Laurel Tree Guest Table, be sure you make the reservation as soon as possible as they are only open for lunch and dinner on Saturdays.

Bird watching is one of our favorite pastimes, as there are dozens of species that make their homes here or migrate through, including two endangered species. Hikes on the many trails on the 20 acre property will reveal a varied ecosystem that is astoundingly biodiverse. Strategically placed benches invite you to pause and take in the views or enjoy your mindfulness practice in a natural setting. Forest bathing at its finest! But please, take only memories (and photos) and leave only footprints.

The home has breathtaking views of the Little Creek drainage, Sabinal Canyon, and surrounding hills, stunning in any season and any weather. Stargazing is great (think Milky Way), and the sunrise and moonrise are fantastic viewed from the great room or the porch.

The interior of the house is recently remodeled. It was a potter's studio (hence the name) in a prior existence, so has been completely reimagined as a guest accommodation, and is clean, bright and uncluttered, with memory foam hybrid mattresses, linen and cotton bed linens, down blankets, fresh cotton towels, and good quality cooking utensils and dinnerware. We have designed the interior of the home for your comfort and pleasure. We hope you enjoy staying here as much as we enjoyed creating the space.

Our road is unpaved and steep. It is not suitable for motorcycles or road bicycles.

Lost Maples State Natural Area is 14 miles away; Garner State Park and the Frio River are 20 miles; Hill Country State Natural Area is 20 miles. [NOTE: Pre-book park visits online to avoid disappointment.]. The town of Utopia, where you can swim in the Sabinal River at the town park (water levels permitting) and eat at the Lost Maples Cafe, is 5 miles; the towns of Leakey, Vanderpool, Tarpley (try Mac & Ernie's Roadside Eaterie), Sabinal, Medina, and Bandera are all within 30 miles. We even have a local brewpub, Blind Boar Brewing, that is open to the public most Saturday evenings, and a local winery, Lost Maples Winery.

Other things to note
The king bed is in the sleeping loft with views of the surrounding hills and canyons; the small bedroom downstairs has a twin bed and adjoins the only bath. Both beds are made with linen/cotton blend sheets (cool in summer, warm in winter), down blankets/comforters, and down alternative pillows. Extra pillows and blankets are provided.
Our road and the driveway to the Studio are steep, but 4-wheel drive isn't required.
All water for the house comes from our rainwater collection system. The water has been filtered through two separate 5-micron filters, and a UV light filter. It is 100% safe and wonderful to drink and shower in. Please conserve water when possible. We are also on a septic system so please flush toilet paper and nothing else. Also refrain from putting oil or oily material down the drains when possible.
There is no ice-maker (ice is available in Utopia 24-hours a day, and we provide ice trays in the freezer), no dishwasher, no garbage disposal, but the kitchen is otherwise fully equipped.
There are no laundry facilities.
There is no television, but wi-fi is available in the unit at no additional cost. GOOD NEWS! We have recently upgraded our wi-fi and we are now seeing excellent reliability and speeds well above 100mbps up/down. Streaming and Zoom meetings are now trouble free.
There are cameras on the property: a doorbell camera at the exterior of Moonrise Studio, and a doorbell camera and porch camera at the owner’s residence. There are no cameras in or capable of viewing viewing any interior spaces, and no listening devices other than the exterior doorbell cameras.
Upon booking, you will receive a link to the house manual with additional information about what is provided and suggestions as to what you may want to bring. You may cancel within 48 hours of booking without penalty, unless you select the non-cancellable discount option.

The space
We have plenty of room for you and your guests to enjoy. Each bedroom has plenty of space. The kitchen/dining/living rooms have all you'll need to cook up a meal and spend time with your family and friends.
There is a breezeway that has screened doors and seating for those who want to catch a bit of country quiet.
The game room is equipped with a newly refurbished pool table, a smart tv and many games.
There is a cornhole game to play as you cook up some deliciousness on the BBQ pit or you can just sit around the outside dining table and listen to the bird's songs.
There are plenty of chairs to surround the firepit in the front of the house. It overlooks a 50 acre field that seasonally has cows, deer, maybe turkeys or an elk or two.
We like enjoying an early cuppa coffee on the front porch...no telling which 4-legged neighbors will show up...deer, hogs, maybe an ambling porcupine.
If you enjoy nightlife, you are going to love the star-gazing in our area. Not much light pollution when your neighbors are a ways off. Then again, sometimes just a restful visit around the comfort of the fire is the order of the day;
peace...relaxation and decompressing, country style :) The kids always love a good story around the firepit :)
For our reading guests, we have a little booknook in the front bedroom. Pretty sweet for a quiet retreat.
There are also plenty of things to do in our neighborhood including floating the Frio, trekking through Garner or Lost Maple park or just checking out the nightlife in the local towns. Many businesses showcase local artists as you enjoy the food and drink of choice.
We have a brewer nearby (8 minutes or so) along with a winery about 20 minutes away. The Ranch House is a great central location for exploring our hill country area.

Castlerock Ranch and Resort borders the Utopia Park and shares the deep part of the river. The riverbank is picturesque, so bring your camera and plan to spend some quality time with your family and friends by the fire pit, on the play equipment or down by the river for a memorable Utopia visit.

Rustic cabin on over 10 acres with the wet weather Sabinal River (contact us for water levels if this is a concern) along the back surrounded by beautiful oak trees. A natural playscape, porch swings, grill, wildlife, all the perfect makings for a fantastic getaway. Just a minute's drive to Utopia but also great proximity to Garner State Park and Lost Maples for great hiking, swimming, etc. Great location to enjoy all the Texas Hill Country has to offer.

4 bedrooms with jack and jill bath in between bedrooms. 2 bedrooms on each side of the cabin with a great room in the center. Beautiful front and back porches with swings to enjoy Texas Hill Country views and watch the deer, Axis, & birds.

Your family will be close to everything when you stay at this centrally-located place. You are within walking distance to the cafe , general store , gas station & convenient store.. small shops where you can find unique gifts .. The Utopia parks is also just a few blocks of walking distance.. Everyone is so friendly and helpful, just ask if you have questions 🤗

The space
The Antique House was built in the early 1900's... Definitely a blast from the past ....Originally consisted of three rooms. I'm sure the bathroom was an outside facility.... Over the years many families have called this old house their home and have added improvements, as we continue to do at this very moment... We have decorated the house with many antiques for your enjoyment. we now have 4 bedrooms, two ( inside) bathrooms, sunroom with a small laundry area... A large kitchen and living room with TV and WiFi A large front porch for sitting and watching people go by and a large back porch to sit and enjoy the bird and deer that frequent the area... A BBQ pit and fire pit are also in the back yard with fire wood cut and stacked if you need it... the back yard is about 1.7 acres and you are free to walk about.. the yard is fenced but if you have pets please supervise them as the fencing is not secure...You are within walking distance of several eating establishments and shopping opportunities for unique gifts.. The Utopia park is just a few blocks away... people are very friendly and if you have questions just ask... we installed central air and heat and a new electrical system... please enjoy your stay... it will be a great way to go back in time but have the comfort of today.....Also the beds are 2 kings and 2 antique full beds... they are soft mattress.. we will have a blow up queen of needed for more firm comfort

The whole property is yours to enjoy , except the two outside buildings.. they are locked and not for guest... but on a side note the small building was the first Telephone office in Utopia .. a switch board was used to connect your call ... everyone knew your business 😀

Utopia Springs is a Unique one of a kind little Piece of Heaven on 6.5 Acres with Beautiful Live Springs flowing into the Crystal Clear Cypress Lined Sabinal River! Located 7 miles from Utopia and 4 miles from Lost Maples State Park in Vanderpool, TX. This part of the Beautiful Sabinal River is fed year round by our Spring, known as one of the Largest in the Canyon. Come in Fall to experience the breathtaking Foliage or Spring/Summer for Wildflowers and of Course Swimming!

DO NOT ENTER THE SPRING OR CYPRESS TREE AREA. This is a sensitive ECO system area. Guest are not allowed to walk around or let children play on top of Spring or Cypress Tree by the Spring. There is so much to enjoy from the river side where we won't put the sensitive ECO system at jeopardy. Thank you for helping us keep this a pristine flowing beautiful spring. :)

Enjoy the quiet Hill Country in this 4 bedroom House. This is just a short drive from the Utopia Golf Course and Utopia Park. This house is cozy, quiet, and easy to find North on Ranch Road 187. Utopia is great place to stay and relax. We are a 15 minute drive from Garner State Park and 15 minutes from Lost Maples State Park. Whether you are planning on floating the Frio or hiking the hills we have a place for you to stay. We also have plenty of wildlife right in the back yard for you to enjoy.

Our property is completely private for you. There is a gated entrance in the front and fences all the way around the property. Our place is named after the 3 beautiful oak trees that shade the back yard. No need for a porch they provide all the shade you need. We have bird feeders and deer feeders so you can enjoy the local wildlife.

Close proximity to Garner State Park, Lost Maples SNA, Hill Country SNA and the Frio River make it easy to enjoy a variety of activities from horseback riding, bird watching, river tubing, kayaking, hiking, stargazing and destination restaurants. The Lodge has all of the amenities of home including central air/heat, fully-equipped kitchen, linens, towels, consumables, games, fiber optic internet and a smart TV to connect to your streaming services.

The space
On the Sabinal River between Garner and Lost Maples State Park, sits this 3/2, 2000 sf river front timber frame home. The rustic accents give you a feel of being at "home in the hill country". Combining work and pleasure is easy to do at the Lost Maples River Lodge where you'll have high speed fiber optic internet service. Sit on the back porch and enjoy the calming background sounds of the Sabinal River while you're working or just sit, relax and let all of your stress go.

A summer visit to Garner State Park has long been a family tradition for many Texans. Swim in the Frio River or float its waters on an inner tube, operate a paddle boat, and hike 16 miles of scenic trails. You can also camp, study nature, picnic, canoe, fish, play miniature golf, geocache and ride bikes. And, of course, you can dance! Your trip to the hill country wouldn't be complete without attending one of the nightly dances during the spring and summer months.

Lost Maples State Natural Area is well known for fall foliage during the first two weeks of November, but it also provides the chance to do some birdwatching. The park can be separated into three major habitat types: grasslands and scrublands; mixed evergreen and deciduous escarpment woodlands; and floodplain and streamside woodlands. Of all habitat types the floodplain woodlands harbor the greatest variety of birdlife, but because of the canyon landscape and juxtaposition of habitat types, the birding opportunities are excellent throughout the park. All habitats in the park are easily accessible by trails.

Lesser known, but just as beautiful, Hill Country State Natural Area offers backpacking, na­ture-watching and multiuse trails for hikers, mountain bikers and horse­back riders. Explore over 5,000 acres of rugged canyons, scenic plateaus and tranquil creek bottoms at this former ranch northwest of San Antonio. Escape from the bustle of modern life to a more relaxed time and place.

Dining opportunities in the hill country vary from upscale restaurants such as the Laurel Tree Guest Table restaurant in Utopia, to the comfort food of long-time staple Neal's Dining Room in Concan, or the upscale menu and casual atmosphere of Mac and Ernie's Roadside Eatery in Tarpley. In addition to these time tested, tried and true restaurants you'll find several other local options to enjoy.

Only 45 minutes from the Lost Maples River Lodge you can take in the sights, sounds and cuisine of the city of Bandera, self-proclaimed "Cowboy Capital of the World". Whether you stroll the shops and eateries on Main Street, visit the Natural History Museum or have your picture taken on a longhorn, there is much to do in this quaint, small town.

When making your reservation remember, the longer you stay, the more you'll get to see and experience! You'll also want to set aside some time to just relax and enjoy fishing in the Sabinal river, roasting hot dogs and s'mores at the fire pit or checking out the Milky Way and the many other stars and constellations you'll be able to see due to the dark skies. The Lost Maples River Lodge has something to please everyone.

Utopia River Retreat is a secluded paradise nestled along the Sabinal River in the Texas Hill Country.

Our flagship home was originally constructed in the 1860's as a fort with gun-ports as a defense against Indian incursions into the valley. Carefully renovated to maintain its historic integrity, this magnificent home now boasts two-master suites and an upstairs area with 3 semi-private lofts. Located an hour and a half west of San Antonio in Utopia, TX. Lose yourself in quiet solitude & tranquility on our 22-acre estate as you relax in one of 9 cozy cabins or the historic home known as the Fortress. Enjoy views and swimming in the Sabinal River, centuries-old cypress & oak trees as well as the native wildlife. You will find enchantment with each visit.
