The space
The POOL! The pool is a salt water system and is surrounded by a security fence. It is deepest in the middle at just under 6 ft.
PLEASE NOTE that there is a security camera by the back door that covers the patio and pool area. This is for liability reasons and checking up on our maintenance crews but is not monitored on a regual basis.

The livingroom was designed with comfort in mind with a cozy sectional and a 74" smart TV with Netflix provided. The dining room has seating for 8. The kitchen is stocked with basic amenities and there is bar seating at the island. Off the kitchen is a nice sitting area with a wood burning fireplace and couch. The two player arcade has a huge assortment of games for you to enjoy.
Also on the main floor is a small laundry room and a half bath.

**All the bedrooms are on the second floor** as well as the office (also the 4th bedroom) and the main bathroom. The office has a desk and a day bed with a trundle. The office is open to the livingroom below. The primary bedroom has a king bed, sitting area, and a large onsuite bathroom with a large tub as well as a shower. The two secondary bedrooms have queen beds.

We have 1 gig ethernet connection throughout the house.

The house has been recently updated with guest comfort in mind, including flooring on the second level, fresh paint in many areas, heat pump for pool, and other minor upgrades.

Guests of Appleton have access to the entire home and all other amenities inside the 1,600 sq ft, well-equipped house. There are three smart TVs, all of which are enabled with Roku, allowing you to stream your favorite shows when you log in. The living room has access to upgraded cable TV. The Wi-Fi is incredibly fast.

You will receive a door code 48hrs prior to arrival for self-check-in. Ample parking space is available in front of the home. You can also park 2 cars in the garage..

The front office has a PC computer for you to use during your stay, and a printer to print tickets if needed.

The open living area has a Samsung Smart TV with all the streaming & music services, a connected Roku if you prefer, and Bose Sound System for playing music or audio from TV with the option of mirroring TV's audio to the outside speaker. The master bedroom also has a TV with Roku player, and another Bose Sound System connected to the TV and for audio as you wish. The Piano is the only thing that is Not Available for you to use, but all else if there for your enjoyment!

The upstairs game-room is the only thing on the 2nd floor, and has a ping pong table with paddles. The table can be folded up and rolled against the wall to accommodate an opened area for more room. Great place for all the kids to sleep and the adults can claim the 3 lockable rooms! When you come down the stairs directly in front is the 2 secondary bedrooms and the 2nd bathroom.

Sleeping arrangements include a King in the Master, Queen Bed in both bedrooms, 2 couches & 1 love seat in the living room, 2 single beds in upstairs game-room, and 2 twin double high air mattresses with built in pumps if needed. The listing is for up to 12 people, but these sleeping arrangements can sleep more than that depending on the situation so feel free to request if you think these arrangements fit your needs.

The home is not currently lived in and solely for travelers, but is fully stocked in the Kitchen with all the pots, pans, plates/bowls, glasses, cups, and cooking utensils you could need. The pantry has a whole supply and variety of spices.

The garage will be locked and not accessible during your stay. The Piano is not for use and please do not damage or let kids play on it.

Dog friendly home! Feel free to request a spot for your furry friend at this home. The backdoor has a security doggy door that can be opened when in use then closed and locked back up when needed. General cleaning supplies will be available in the event you need to clean something up.

Pool service comes every week on Thursday to clean & service the pool. If this is going to interfere with any Thursday afternoon plans you have during your stay please let us know in advance and we will change if possible.

Small Children and infants can be accommodated in this property. However, there is not any specific child safety precautions in place so it will be your responsibility to protect your infants and while outside around pool. There is a closet with:
1 Pack n Play Crib, 1 Pop up Crib, Stroller, Dining Table Chair with infant eating tray, some toys.

Mansfield has paseos that run throughout the city and parks which are accessible by sidewalks from this home! Located right by Matlock Rd and Debbie Ln intersection so right in the middle of mansfield and quickly accessible for the whole city. Shopping centers with grocery, food, gyms, spa, most major banks, and more all less than half a mile away and can walk on sidewalk to get there.

Pool & Backyard:

- Patio Ceiling Fan has an integral Bluetooth speaker. On your cell phone settings page select Bluetooth and look for Audio Light. Select Connect and use your phone to play music. Remember to disconnect in phone settings when leaving the pool area.

- Pool service comes every week on Thursday to clean & service the pool. If this is going to interfere with any Tuesday afternoon plans you have during your stay please let us know and we can change if necessary and able.

- For your safety no diving in the pool, as the deepest point at the small end is only 6 feet; the large end is 3 feet. Do not allow children in the backyard and around the pool without an adult present.

- You are allowed to use the grill on the back patio, and there are helpful instructions attached to it if needed. All necessary utensils are either in the kitchen or inside the grill.

- Please leave any used pool towels by the back door.

- Do NOT touch, adjust or turn on/off any of the pool equipment. Our pool company adjusts the equipment as needed and has specific settings it must be kept at.

Tennis Courts: Tennis rackets available in the Gym for your use. Public Tennis Courts located at Clayton Chandler Park, corner of Debbie Lane and Walnut Creek Dr, right down the street.

We were very pleased with our stay and the comfort this home allowed us. If we find our way back to Mansfield, we will definitely book again."
