Second story apartment set among the treetops in a quiet single family neighborhood. This studio apartment is completely independent from the main house. No sharing, because your kitchen, bathroom, water heater, washer/dryer, parking area are solely yours to use.

All linens are washed at highest temperature on extended cycle and dried on hottest setting. Sheets, pillow cases and bath and kitchen towels/wash rags are bleached. All surfaces are cleaned and high touch areas disinfected. The mattress is contained within a plastic protective cover. The entire apartment is dusted, vacuumed and mopped between guests. The mop is bleached between guests.

I do not accept back to back bookings. The apartment is allowed to remain empty for at least 24 hours between guests.

-Check-in and Check-Out Please follow listing advertised hours. I am happy to accommodate early check-in or late check-out requests at a fee when possible and based on my cleaning schedules. Please let me know in advance for higher chances to get approved. All I ask is that you lock the door prior to leaving. You are a guest. You are not required to do any sort of cleaning. Yes you read that right haha. Amenities: Refer to the “guest access” section on the listing. There you will find the policies and rules on using available amentities. (I.e. pool, fitness center, and others, if available in the complex/building).

-Parties are not allowed. For other types of Events or Gatherings you will need authorization. Extra cleaning fees may apply.

-Occupancy limited to the “Number of Guests” displayed in our listing.

-Smoking/Vaping is not allowed in the -Drug use is not allowed on the premises.

-Please be respectful of other tenants while in the common areas and shared spaces.

-Maintenance issues are handled as soon as possible. Please understand for most general issues I need to rely on the property management maintenance. Their times may be different to ours, so I appreciate your patience. For emergencies we will work on a scenario basis to get it resolved.

-House rules violations are grounds for immediate termination of the reservation without refund.

-we assess the cost of losing the next guests reservation if this is the result of a house rule violation.

-Unauthorized overstay: $50 for each unauthorized 30min. There Is a grace period of 15min if you are running a bit behind.

-Parties: $500 cleaning fee + unauthorized visitors fee.

-Unauthorized visitors/events/gatherings: will charge a $35 fee per day/per person. To avoid this, please let me know if you will receive visitors. For authorized events/ gathering we may need to assess an extra leaning on a per scenario basis.

-Smoking/Vaping: $500 cleaning/odor removal fee.

-Keys/Fobs not returned or damaged: $100 replacement fee.

Our house is located in a quiet neighborhood in Richardson, Texas. We’re only a 25 min drive from the Dallas Love Field airport and about 30 min from the DFW airport. 20 min to Downtown Dallas.

PLEASE, PLEASE, PLEASE READ THE FOLLOWING:

• Our house max is 14 guests and anyone coming to the home counts towards that total regardless of how many are staying the night.

• Check-in is from 4:00pm to 10:00pm. • Check-out time is 10:00 AM SHARP as cleaning staff will arrive to prepare for same day guests checking in.

• We cannot offer early check-ins or late check-outs at this home due to the time it takes us to clean it after each guest.

• This is a home, not a hotel. There is no on-site staff and we cannot provide 24/7 support. If an issue arises, message us and we’ll take care of it as quick as we can.

• This home is meant for quiet, respectful enjoyment. THIS IS NOT A PARTY HOUSE.

• A City noise ordinance is in effect 10PM-7AM. Bluetooth speakers are NOT allowed at this home due to the excessive noise they cause. We have a noise monitoring device installed in the property that will send you and us alerts if it detects excess noise and/or crowding/smoking.

• This is a non-smoking home including the garage (including e-cigarettes / vaping). A $500 cleaning fee will be assessed to remove odor if this rule is broken. Smoking can only be done outdoors.

• The use of illegal drugs or the practice of any illegal activity on the property is STRICTLY PROHIBITED. If this rule is broken, it will be reported to the authorities and you will be required to immediately vacate the property.

• Please clean up after yourselves, bag all trash, and replace any moved furniture to the way you found it. If cleaning is required above and beyond a normal cleaning, the extra cost will be passed onto the guest.

• If any personal belongings are left behind, they will be kept for 24 hours after check-out. After that time, they will be thrown away.

• There will be a $250 fine per night for exceeding our guest max.

• Please note that while our pool is generally crystal clear year round, no refunds will be given if the pool is unusable during your stay due to unforeseen circumstances. Some things are just outside of our control.

Plus, getting on and off the highways is a breeze. In the back, there's a lovely deck where you can relax and unwind. Our cozy smaller room in Richardson (UT-Dallas Area) has an amazing queen sized bed, flat screen HDTV with Apple TV, a desk with a swivel chair, a private mini-fridge, high speed WiFi, access to the home kitchen microwave and a backyard pool! Plus a private bathroom with tub shower!

You can access all of our shared living spaces, grill outside, or take a short 2-minute drive to grocery stores, restaurants, or the night life!

Outfitted with a Simmons BeautyRest mattress, you'll be sure to get a good night's sleep in the UT-Dallas and Telecom Corridor (our home is at a prime location in the North Dallas area with connections to the entire metroplex within minutes by bus, car, or train). With high speed WiFi you can get any work done you need or just lay on the bed or go outside and chill in the backyard pool! The room is equipped with a flat screen HDTV and Apple TV. All of these features make it a great place to kick the shoes off, relax or work, and doze off into deep sleep!

This room is part of our family home - my mom, Patricia, lives here and is always around to help with any questions you might have. We also have our grandkids stop by from time to time! It's a family home so you'll feel great here with us!

A private mini-fridge in your room is your own place to store all of your tasty treats and snacks! Please note that the kitchen is only accessible for the microwave. We currently do not allow our guests to use the kitchen for cooking. However, you're welcome to sit and enjoy your meals in our kitchen area or dining room!

Please note for longer stays: unfortunately we have limited room in our cabinets and kitchen fridge to store your belongings, but the mini-fridge in your room is big enough for all of your groceries!

Nearby restaurant & grocery stores, there is a bus stop nearby that makes it accessible to get anywhere and direct to Ut Dallas. 3 miles to Texas Instruments. The house will appeal to you since it is located in a lovely, peaceful neighborhood. Several of my visitors express how much they like the calm and privacy of the space. My home is ideal for business travelers, single travelers or for internship students,. Walking distance to the parks. 25’ to DFW airport, 18’from downtown Dallas.

Every room has a lock and a key inside and outside.

An hallway from the front door leads to the bedrooms,
and the dining area is next to the kitchen and is reachable from the hallway. The kitchen is equipped with the majority of essentials as well as plenty of counter space and room, a refrigerator, and serving utensils.
The laundry room access is limited to two loads per week from 8 AM to 8 PM. Please refrain from using heavy or long cycles. Additionally, remember to promptly remove your clothes from the washing machine to accommodate the next user.
