The whole group will be comfortable in this spacious and unique space. 9000 SF Waterfront Mansion/Pool/Boat Dock/Theater. Fort Pierce is a city on the east coast of Florida. The oceanfront National Navy SEAL Museum displays weapons, vehicles and other naval artifacts. Nearby, Fort Pierce Inlet State Park has a long beach, where swimming and surfing are popular. The A.E. Backus Museum and Gallery houses paintings by the 20th-century painter, a Fort Pierce native. Heathcote Botanical Gardens features a large collection of tropical bonsai.

Note: Due to the operational limitations of external pool heaters, they will not operate when the outside temperature falls below 65 degrees Fahrenheit.

Summary of house rules:
- Check-in time is 4pm. Check-out time is 10am.
- Quiet Hours are between 10pm-8am.
- No unauthorized guests.
- No smoking permitted inside home. A fee of $1,000 will be charged for smoking in the house as well as a charge for any damaged furniture.

- Parking is limited to 6 vehicles at all times.

1. Check in /Check Out - Check in time is 4:00 pm . Check out time is 10 am. Unless otherwise authorized by the management company. We MUST have 24 hour notice for extensions of stay or you will be expected to vacate at the 10:00 am checkout time.
2. Maximum Occupancy: The maximum number of guests is limited to the number indicated in listing. The maximum occupancy rule mustn't be violated as this will be considered a breach of the reservation rules and will result in immediate cancellation of the booking.
3. Trash: All trash is bagged and put in waste bins provided.
4. Pets: We do allow house trained pets but please make sure to clean up after them. A pet fee of $150 will be charged if you don't clean after your pet. This applies in open areas (patio/backyards) and inside of homes. It is your responsibility to deliver the property in the same conditions as received.
5. Parties or events: We do not allow parties, loud gatherings or events of any sort to be held in the property.
6. Smoking: There is to be NO SMOKING in the property. Smoking is allowed outside but do not toss butts in the patio or grass or outside of the home. Any evidence of smoking inside the home (i.e. smells of smoke, ashes, burns etc) will be an automatic forfeiture of the entire damage deposit.
7. Inspections: Property Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the guests violate any of the terms of this agreement, the rental period will be terminated immediately and no refunds will be given.The guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The tenants shall vacate the premises at the expiration time and date of this agreement.
8. Reservation/Security Deposit: A reservation/security deposit is required to reserve the house. The refundable deposit automatically converts to a security deposit upon arrival. The deposit is in addition to the nightly rate. It will be refunded in the same manner paid provided the following provisions are met: *No damage is done to unit or its contents *All debris,rubbish,and trash are placed in trash cans and soiled dishes are placed in the dishwasher and cleaned. If the house is left excessively dirty and there is excessive trash left in the house, there will be an additional cleaning fee deducted from the deposit for the extra cleaning time. The guests will be notified immediately. *No linens are missing, damaged or excessively stained *The Occupancy limit of the house is not exceeded at any time unless approved in writing in advance *There are no police enforcement actions by the City or Homeowners /and items 2,3,4 and 5 are adhered to and there are no violations of house rules as posted in the house.
9. Failure to Vacate: If you fail to vacate the property on or before the termination of this agreement , you shall pay for the period of your holdover a sum equal to 2 times the daily rate of your property or the maximum sum by state law.
10. House Phone: There is a landline in the home incase of emergency
11. Cable TV: There is no Cable TV in the house . No refunds shall be given for outages, content, lack of content, or personal preference with regard to TV service.
12. Internet/WIFI: Hi speed wireless internet is provided as a convenience only and is not integral to the agreement. NO REFUND of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to Internet services.
13. A/C system: Please keep levels of a/c at appropriate temperatures. Keep doors and windows closed while in operation, as humidity accumulation can cause freezing of units and dysfunction.
15. Lost and Found: Valuable items left behind by guests will be held for the guest and every reasonable effort will be made to contact the tenant for the return. After 6 months - items become property of the owner. Owner will not be responsible for the condition of said items.
16. Fireworks: Tenant agrees that there will be no use of fireworks anywhere on the property.
17. Home Use - Tenant shall use the property for legal purposes only and other use, such as but not limited to ,illegal drug use, abuse of any person, harboring fugitives, etc, shall cause termination of the agreement with no refund of rents or Deposits.
18. No daily Maid Service - While linens and bath towels are included in the home, daily maid service is NOT included in the rental rate. It is available at an additional rate. We provide starters for toilet tissue, paper towels, dish soap, garbage bags and laundry detergent.
20. False Reservations - Any reservation obtained under false pretense will be subject to cancellation and forfeiture of advance payment and the guests will not be permitted to check in to the property.
21. Parking - The guests must park within the property and keep off the grass, swale or anyone else's property. You can have up to 6 cars parked here at all times.
22. Repairs and Replacements - Every attempt is made to maintain the house in the best of condition. The managers do not express or imply any guarantee regarding suitability for any specific purpose. The manager does not guarantee that appropriate repair and or replacement will be performed as soon as possible. It is the guest's responsibility to immediately notify the manager of any issues that they incur during their stay so that repairs and or replacement may be promptly taken care of to the best of the manager's ability. The manager is not responsible for any occurrences to which we have no immediate control. These inconveniences may be, but are not limited to , the following : weather conditions, power outages, adverse weather or road conditions or breakage of non-essential appliances, including , but not limited to, dishwasher, grill, pool heater, washer and dryer, Pests.
23. BBQ Grill - (if applicable) If you plan to use BBQ - please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety.
24. Children are welcome here! however - please keep your children safe. Home is not childproofed.
25. Locking Up Remember to lock up all doors and patio doors when you leave and at night. This is for your safety! Although our rental is in a safe neighborhood, we take security very seriously.
26. Toilets Part of being in Florida is understanding the sensitive nature of plumbing in a tropical environment. Pipes can clog easily and lots of homes are on septic systems PLEASE DO NOT FLUSH PAPER TOWELS, TAMPONS, WIPES OF ANY SORT (NOT EVEN “FLUSHABLE” ONES) , SANITARY NAPKINS, OR ANYTHING OTHER THAN TOILET PAPER.

Guest Access: All areas of the property are for guest use unless locked and designated as employees only. Not all garages are accessible or available for your use.

Guest Interaction: We love to meet and greet all guests. However, in the event that this is not possible we also offer self check in with a lockbox code.

The living space has a very coastal, light and airy feel that makes you totally relaxed and stress free. If required, the 3 seater sofa converts into a sleeper.
Behind the sofa is a very unique sofa table designed from an old antique Bicycle with two stools designed from bicycle stem and peddles as foot rests!

BRINGING A BOAT?

Our broad boat dock juts out into the glistening sea, offering easy access to the sea. Our boat lift welcomes boats or jetski(s) up to 12,000 lbs. and has a generous depth of 4 1/2 feet, even at low tide. This ensures a hassle-free docking experience for you to start your aquatic adventures.

We are currently adding another boat lift therefore we need at least a weeks notice to accommodate the boat lift for your use and remove our watercrafts.

EVENTS

Beautiful location for intimate weddings and celebrations. Small events are welcome for an additional cost. Ample parking and outdoor space.

Loud music outside must end by midnight on weekends & 10 PM during the week so as not to disturb our neighbors and all party leftovers must be removed at checkout that doesn't fit in our residential garbage & recycling bins.

Like all waterfront properties in this area there is a train running along our coast so you will hear it if you’re outside, it’s about 1/2 an acre from the house so you will not hear it inside the house as we have insulated windows but it does pass behind our property. We have ear plugs readily available and white noise machines in the two guest ensuites in case of any light sleepers.

This property is not all childproof & they should never be left unattended. The marble inside the home is very slippery when wet, walk with caution and please don’t run. The commercial size pool is 3' deep with a gradual drop to 9' & using it or walking anywhere on the extensive property is at your own risk. When booking this property you are agreeing to release us from any liability.

Attached spa is NOT a jacuzzi. It does not have jets. It can only be heated if the entire pool is heated. They both will have the same temperature.

The heating system is fully operational during the winter, ensuring a comfortable environment throughout your stay.

Our pool heater pumps have a safety system that prevents overheating of the element when the pump is working overtime in cold weather conditions. This way causes a temporary shut off of services automatically until the pump can regain its functionality efficiently.

We only have one private dock, it is the one directly infront of the home. Please do not go on any other dock in the private beach area.

We have exterior security cameras (facing out) for your privacy and safety as well.

With a generous depth of 4 1/2 feet we can welcome boats up to 36 feet in length for a hassle-free docking experience. A cleaning station & shower is provided. Please let us know in advance if your be bringing anything with a motor. By booking with us & using the property, private beach, pier, and boat dock you release us from any liability from their use & agree to pay for any damage done.

SMALL EVENTS are welcome at an additional cost. Beautiful location for intimate weddings, anniversary celebrations & baby showers. Ample parking w/ a private lot. Loud music outside must end by midnight on weekends & 10pm during the week so as not to disturb neighbors & all party leftovers/trash must be removed at checkout that doesn't fit in our 2 residential garbage &1 recycling bins. NO decor, tape, tacks, or anything that may damage walls, ceilings, or furniture. Everyone on the property must be included in the guest count. Provide event details at booking.

NO NON-BOOKED GUESTS or pets are allowed anywhere on the property or dock. Unauthorized guests or pets result in IMMEDIATE termination of your stay without a refund.

Our entire outside property has HOME SECURITY CAMERAS recording each structure entry point. Moving or blocking these cameras will result in immediate cancellation WITHOUT refund. No cameras are inside the home or at the pool.

NO SMOKING
This is a non-smoking property, inside & out. There is not enough time between guests to air out a smoke smelling house so by booking w/ us you agree to pay a MINIMUM of $1000 in addition to any interruption in our bookings should you choose to break this rule.

NO GLASS AT POOL DECK - EVER. NO CHILDREN LEFT ALONE AT THE POOL DECK - EVER. USE OF IT IS AT YOUR OWN RISK.

SPEAKING OF CHILDREN
There are many dangers with stairs, river, pool, and road. Use at your own risk. This large property is not at all childproof & they should never be left unattended. A variety of tiles & concrete is used throughout the courtyards, lot & pool & maybe uneven in some locations. The Olympic size pool has a quick drop to 10' & using it or walking anywhere on the extensive property is at your own risk. When booking this property booking guests are accepting 100% responsibility and agreeing to release us from any liability.

POOL SERVICE is provided TWICE a week. A pole with a net skimmer is available for vegetation removal BY GUESTS. The pool is surrounded by trees; daily clearing is required for pool use.

PLEASE remove sandy/wet shoes or toys before entering the house. Excessive sand inside the house upon departure incurs a minimum $300 fee. A hose & shower are provided at the dock for rinsing off.

CLEANING
Our cleaning fee is lower than the norm for this 6300 sqft house and two extra dwellings w/ the thought people would prefer to save money & clean up after themselves but if not, no worries, we can offer you full service at extra cost if desired.

THE FEE COVERS normal cleaning of the actual house - WE strip/make beds, clean the bathrooms, linens/towels & disinfect the house.

IT DOES NOT COVER:
- Collecting trash/dishes/towels or other items around the property or house. ALL trash should be tied in bags & taken to garbage/recycling bin.
- Dishes & any excess appliance/items mess should be cleaned by you.
- Cleaning grill - if you use it please clean it.

If you prefer not to do these things, we can provide the service starting at $80 per hour if told at booking so we can schedule for it. $120ph if not told & emergency crew is needed after checkout.

Leave wet towels on hooks, in sinks, tubs, or showers. SOFA BEDS should be left as beds or with linens or cushions removed to show they were used.

PLEASE be considerate & turn on the vent if you cook or order fragrant food & leave it on when you leave.

ALL ITEMS must be returned to their original places. MOVING FURNITURE requires a minimum $300 charge if cleaners need to move things back, $500 if its left on the dock.

DOGS
The fee listed covers ONE dog for up to ONE week. Additional dogs billed separately. We welcome non-excessive shedding, outdoor potty-trained dogs w/ RESPONSIBLE owners who pick up after them. If you leave poop for us to scoop the rate starts at $250. They are not allowed on furniture OR left loose while alone in the house. If bringing a service animal, they can NEVER be left at home unattended.

BRING BUG SPRAY
You're on the water in a tropical environment so bugs WILL be present. The city sprays, we have pest control maintenance but bug spray or whatever your preference will still be needed. Keep doors/windows CLOSED. We do not offer refunds for bugs inside the house.

EXPECT landscape/pool/property maintenance providers during your visit. Yard & pool are maintained TWICE weekly; pest control monthly & will need access inside the house.

We provide extras like beach chairs, umbrellas, towels & other outdoor items for your use. If you love any of them so much that you take them home it’s the cost of item plus a $100 fee.

CHECKOUT IS AT 10AM. Staying beyond this effects work schedules for turnovers & preparation time for next guests. Without prior approval for a late checkout, guests will pay the base rate for an additional day w/out keeping possession of the rental & an additional 350 cleaning fee to adjust their schedule. Beyond 2 hours late 2 days will be charged plus the $350 & any loss in bookings or refunds to the next guest for not being able to check in on time.

The internet streams from the master suite; cords must not be unplugged or moved. If our app shows disconnection, your stay will be canceled without refund.

WIFI - We haven't experienced any issues but make no guarantees of WiFi speed or reliability.

BY BOOKING you agree to these terms & agree that your booking cost will not be refunded by VRBO should any of these rules be broken & your stay is canceled.
