One appeared to point at the sliding glass doors, so we were not comfortable opening the blinds (to let more light in) for fear of camera being able to see inside, and invade our privacy. The property was very comfortable and well outfitted. Everything we needed for a five week stay. Beds were comfortable and Garland arranged for a separate apartment next door when our three college sons visited over Easter. The back yard was quiet with plenty of space to spread out and relay. The pool is amazing.. The location could not be any more convenient. A few blocks from Atlantic Avenue and the Beach. A short walk to the supermarket. We hardly ever had to use our house. The Space:

The main house was renovated in 2019 to be a completely fresh and modern space for our guests to enjoy.

Entering the home you’ll find a spacious dining table and sectional with oversized pillows for lunging while watching your favorite shows on the Frame TV. Right next door is the first bedroom that includes a king bed and Frame TV. The bedroom also features a closet perfect for storing your clothing and belongings. The next bedroom has two full beds, a closet, and a dedicated workspace area.

The home also has a full sized custom kitchen. The cabinetry is finished in a moody white with silver hardware. Here you’ll find everything you’ll need to feel right at home! Just behind the kitchen is a large laundry room with washer/dryer and a second closet for clothing storage. We’ve also included luggage storage, full sized hamper basket.

The bathroom features a custom vanity, mirror and full size shower. Enjoy a large rain shower head while getting ready in a fresh and clean space! There is also a fully stocked linen closet in the laundry room. Here you’ll find pool towels, extra linens for bedding + bath, umbrellas, extra toiletries, and first aid kit.

The primary bedroom includes a king sized bed and is topped with layers of cozy linens and pillows for the best sleep away from home! You also have 2 nightstands and a 6 drawer dresser for even more storage during your stay. Enjoy a cozy night in and watch movies from your bed!

★ SHARED SPACE ★
You are renting a 1 bedroom / 1 bathroom unit that is part of a larger estate (3 separate units). You have your own private entrance and unit, but the common spaces (patio, grill, pool, etc) are shared amongst all guests. We ask that you are respectful of other guests staying at the property. Please respect quiet hours around the pool from 9pm - 8am.

★ OLD NORTHWOOD NEIGHBORHOOD ★
Our villa is located in Old Northwood which is home to 320 historic homes. The Old Northwood neighborhood has added security measures which features cameras on nearly every corner and licenses plate readers at entrances to the neighborhood. We've never had any safety issues at our property but the neighborhood ~15 blocks / ~1 mile north (towards Riviera Beach) is still changing and a bit rougher.

★ OLD HOUSE ★
The home was built in 1928 (almost 100 years old!). Since this is historic home and it definitely has some charm. Many of the features are original to the home (pocket doors, hardwood floors, etc.) The home was recently renovated but you'll still hear some creaks, see some scuff marks or occasionally get a historic house smell. None of these should materially impact your stay, but we want to make sure you're aware.

★ NEIGHBORING PROPERTY★
The property next to us is a small multifamily property that is currently undergoing renovation. Most of the loud noise is behind us (exterior/structural items) you might occasionally hear some noise from time to time. Unfortunately the contractors tend to litter in the alleyway next to the property. We do our best to keep it clean.

★ BBQ GAS GRILL★
The property has a gas grill for guest use. Grill will be used at your own risk and you must assume liability. The grill must be cleaned after every use and before check out. Propane tank must be turned off after use. Guests be charged an additional cleanup fee if the grill is not cleaned. We can't guarantee the fullness of the propane tank. If you need to replace it, please send us a copy of your receipt and we're happy to reimburse you.

★ POOL ★
The unit opens up directly to the patio pool deck. Pool will be used at your own risk and you must assume liability. No diving is allowed and no life guards are present. There is not a child safety gate or net around the pool- children are to be supervised at all times and not left unattended in the backyard.

★ COVID-19 SANITIZATION ★
Heath, safety, and well-being of our guests are of utmost importance. For this reason, we use a thorough cleaning process after each check-out.

★ NO SMOKING ★
Please refrain from smoking inside the home or courtyard/pool area! Any smoking evidence will result in a fee for odor removal, duct cleaning, and furniture cleaning.

The most important house rule is to have fun. At Bliss Pool Villas, we want you to find your bliss while being mindful of a few things...

1. No parties, receptions or events allowed. There are security cameras in the courtyard.

2. Please be respectful of the other Villa guests especially at night. Please refrain from loud music and conversations after 10PM especially in the shared courtyard. We are located in a quiet residential neighborhood of historic homes. Our neighbors buildings are very close to ours.

3. No smoking or illegal drugs allowed anywhere on the property - inside and outside.

4. The person who booked the property must be present during the entire stay and is responsible for any potential damages. Only registered guests are allowed on the property. If you want visitors during the day, you must get pre-approval from host by messaging through the app prior to their arrival. The approval is based on management discretion. Failure to adhere to the house rules could mean early cancellation of your stay with no refund.

5. Please do not use bottles or glasses in the courtyard. Plastic or paper only.

6. Do dispose of all trash used in the courtyard. Put furniture back in place if you moved them. Close the patio umbrellas after your use to prevent wind damage.

7. If using the grill, please clean it afterwards. If using pool toys, put them away in box after each use so pool skimmers can work properly to keep the pool clean.

8. Pets are not allowed in the courtyard pool area for the consideration of the other guests. You can walk your dog in the street and please clean up after your doggie's mess.

9. There is no lifeguard on duty. Property is not suitable for kids under 12 without parent supervision. By booking, you and your party, assume all liability and hold Bliss Villas LLC, its owners and agents of the property harmless against any and all claims that may arise out of use or misuse of any part, amenity, or facility at Bliss Villas LLC.

10. Each week, pool and property maintenance service will take place making the area unusable for brief periods of time.

11. Please be aware this is South Florida, if you don't want bugs, mosquitos, spiders, palmetto bugs and other pests in the house make sure you do not leave the door open! We do not give refunds for critters found in or outside of the property. We have routine service to provide pest and animal control. Please message us and we will address any issue promptly.

12. Please lock the Villa doors when you leave and also when you are inside.

13. Tropical Storm/Hurricane season runs about 6 months in Florida. Most of the time it's just a watch and we do not get hit. But we strongly urge you to purchase travel insurance because we don't give refunds. We will refund only if local govt tells us to evacuate. In case of an evacuation, we will notify you and we will need you to vacate in time for us to shutter up the property.
