To receive a full refund (less 3.5% payment processing fee), guests must cancel at least 30 days before check-in. You can also get a full refund within 48 hours of booking if the cancellation occurs at least 14 days before check-in. If you cancel between 7 and 30 days before check-in, you will receive a 50% refund. If you cancel less than 7 days before check-in, you will not receive a refund.

Instead we ended up in a neighborhood that was scratchy with a swamp behind the house. The house was not thoroughly cleaned. It looked like someone just came in and mopped to give the house a clean smell. The pictures show a living room with a wood wall and plush couch. We had a couch that looks like it came out a dorm room and the wall was white. The dinning room shows a chandelier but we had a globe fixture. Whoever took the pictures did a great job with angles. The house appears to have a lot of additions added but it was not done by a professional. The staircase both indoors and out both felt unstable and needs new wood and some adjustments. There are three bathrooms but only 1 shower downstairs and one shower up. The bathroom up stairs did not have hot water in the sink. The one downstairs has mirrors on the ceiling which is scary. We were unable to watch the tvs because of poor WiFi connections and the remote controls needed batteries. The swimming pool needs to be resurface because it looks dated. The kitchen pots and pan are all old and need to be replaced. Needless to say, I was very disappointed because the pictures were very misleading."

Gatherings of more than 16 people—including both overnight guests and visitors—are not allowed.

Our standard check-out time is 10:00 am. In the event that you require a late check-out, you must seek prior authorization. This is necessary as we usually have guests checking in the same day and our cleaning team requires enough time to prepare the house for our next guests. In the event that you check out after our standard check-out time without prior authorization, you will be subjected to a late check-out fee of $250

JACUZZI SPA/HOT TUB: By booking and using the Jacuzzi on the premises, guests acknowledge and agree to assume full responsibility for any damages, injuries, or accidents that may occur during their stay. The host shall not be held liable for any such incidents. Guests use the Jacuzzi at their own risk and are responsible for adhering to safety guidelines and exercising caution while using the facility.

SMART LOCK FOR QUICK ACCESS: Our home is equipped with a Smart Lock that is designed for both security and convenience. Allowing you to easily check in and check out of our home without fumbling with keys. The device is also tamper-proof, so you can rest assured that your home is safe from intruders.

LANDSCAPING: Landscaping service comes once a week usually on Wednesdays or Thursdays in the morning so don't be alarmed.

BUGS & CRITTERS: Please note we routinely spray the property for bugs and insects, however if you do come across any little critters please keep in mind that Florida is a sub-tropical climate. To help prevent this, please be mindful of keeping doors closed.

BATHROOMS- Please do not flush baby wipes, cleaning wipes, toilet paper, hygiene products or trash of any kind to prevent clogging.

DAILY CLEANING- Daily cleaning is available by request at a charge

(3) There are two security cameras facing the ally of the house for security purposes (not facing towards the house but toward the ally and street).
(4) The cameras only star recording when there is motion.
(5) There is NO cameras in bedrooms, Private areas, bathrooms, or inside the home , neither cameras facing patio amenities. You have total privacy indoors and at the backyard.
(6) Home is equipped with a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. The noise alert devices do NOT record any audio or video. The system monitors the noise level (measured in decibels). The system sends automatic alerts to hosts, after host is notify of any noise alert in the property or in the outdoor area, the host will notify the guest. If guest is not complying host will notify VRBO and local authorities. We Respect our neighbors as part of our VRBO community. We appreciate your collaboration.
(7) House is equipped with an occupancy detention device that alert host when occupancy levels are higher than expected.
(8) After the 10th guest an extra guest fee of $25 per person per night is automatically apply to your reservation.

Cancellation policy:

To receive a full refund (less 3.5% payment processing fee), guests must cancel at least 30 days before check-in. You can also get a full refund within 48 hours of booking if the cancellation occurs at least 14 days before check-in. If you cancel between 7 and 30 days before check-in, you will receive a 50% refund. If you cancel less than 7 days before check-in, you will not receive a refund.

Quiet time starts at 10pm out of respect for the neighbors as this is a quiet community – No parties or loud guests will be tolerated.

Guests agree to keep premises in good condition and be financially responsible for any items missing or broken.

The deposit is not charged at the time of booking and is only charged if there is any damage to the home.

- "This was by far one of the worst experiences renting a home that I ever had! After booking this property & remaining in constant communication w/the property owner leading up to the day we were scheduled to check in, I was more than quite annoyed when the day before we were to arrive, they completely stopped communicating with me! This is AFTER we had submitted the full amount of the cost for the rental. I attempted to reach them via phone calls & texts requesting the code to get into the house, but never received a response. My group arrived at the location and were unable to get into the house! Still unable to get in touch w/the owner, I contacted VRBO. I was on the phone w/a VRBO representative who was frantically trying to get in touch w/the owner too. After having no luck, the representative attempted to assist me w/finding another property. Meanwhile, one of my guests searched for the property owner and was finally able to find them & inform them of what was going on. He was able to unlock the door remotely so that we could get in. Although they apologized, after waiting a full hour and a half before we were finally able to get into the house, they refused to make any accommodations for the inconvenience. We requested to check out an hour and a half later the next day, but was told that they had another group booked for today! I’m not sure why they would completely ghost a guest who had already fully paid to rent the property, but I found them to be unprofessional."

1. Check-out at 11 a.m. Check-in at 4 p.m. Flexible pending on cleaning times and other guest stays. Contact me for details.

2. NO SMOKING - Drugs and Smoking: Absolutely no drugs on the property including marijuana. No smoking of cigarettes or e-cigarettes indoors including the garage. Parties or drug activity will be grounds for immediate eviction with no refund. We have zero tolerance for this. $200 per day of your stay smoking fee should we find out that you smoked in the home.

3. POOL: Swim at own risk! You must check alarm and pool gate for functionality. Report any alarm or gate problems immediately.

4. PETS - Are allowed on a case-by-case basis $50 additional pet rent fee. Must be disclosed, approved and fee paid. No aggressive breeds, or dogs with a history of biting or destructive behavior. They must be completely cleaned up after, no feces left in the yard. Must be fully house trained, on a leash at all times when not in fenced area, and crated indoors when left alone in the home. If barking becomes an issue during your stay, alternative arrangements must be made. No pets allowed on the furniture or in the pool.

5. AGE - We will not rent to vacationing students or singles under 21 years of age unless accompanied by an adult guardian or parent.

6. MAXIMUM OCCUPANCY- The maximum number of guests for the house is limited to the amount specified on the reservation.

7. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the unit.

8. RATE CHANGES - Rates are subject to change without notice. Once agreement is signed and returned the rate is guaranteed for the agreement amount.

9. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

10. WRITTEN EXCEPTIONS - Any exceptions to the above-mentioned policies must be approved in writing in advance.

11. STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. We do not refund due to weather or road conditions. To protect against cancellations caused by unforeseeable events such as illness or bad weather, we recommend that guests purchase trip cancellation insurance from a private carrier.

12. NO DAILY MAID SERVICE – While an initial supply of linens and bath towels are included in the house rental, daily maid service is not included in the rental rate. However additional cleaning services may be made available at an additional rate.

13. REFUND POLICY - It is 100% up to the owner on whether to reimburse or refund due to any issues that may arise during your stay pertaining to the unit. Such as... Cable, wifi, power, appliances not working properly, etc...

14. CONTRACT - This contract is binding upon initial payment. No signatures are required

15. The renter acknowledges that he/she has been advised by the property owner to arrange adequate personal insurance cover for all members of his/her party to cover all travel, personal risks/injuries and liabilities, and any cancellation.

16. Quiet hours are between 10 pm – 8 am. Please respect the city noise ordinance and the neighbors. Loud music outdoors will not be permitted at any time of the day.

17. This house is privately owned; the owners are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the premises.

18. Client agrees to move garbage and recycling bins to the curb on appropriate days (Tuesday and Friday evening for garbage, and Friday evening for recycling). Failure to do so may result in a fine of up to $100.
