And, you know how it is with short-term rentals – folks are always coming and going. So, I can't guarantee a flawless run all the time because, truth be told, some guests tend to go overboard and push the systems to the point where repairs are needed.

➤ Unfortunately, I can't offer a bag drop-off service. For those arriving early or having a late flight, you can use bagbnb site to find options to drop off your bag for a fee.

➤ I am not responsible for lost packages. If a package arrives at the property while you’re away it will be returned to sender. Please make sure that if you are ordering a package you will physically be there to receive it as I will not be able to track it for you.

1. Please contact me via Airbnb messenger for any questions.

2. Smoking of any kind is strictly prohibited in the property, including the balcony. ($400 fine for smoke odour removal)

3. Please be cautious of noise, especially after 10pm. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.

4. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third party bookings are not allowed.

5. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary so i can effectively prepare for next guests.

6. Please note check-out time is by 11am and keys must be placed as instructed. We can often accommodate late check-outs if we know in advance, but last minute changes may result in $25 charge per each additional half hour stayed.

7. All bookings require the ID of the individual booking and the disclosure of the full names of all guests.

8. Lost keys/fob is a $300 fee to reimburse time, parts, labor, and administration involved.

Forget your worries in this spacious and serene space. You have a lake right next to your place to relax and unwind. The lake can be utilized for water activities. You also have shopping centers, restaurants, hospitals that are walking distance. This is a very peaceful neighborhood where neighbors respect each other and their privacy. It’s like living in Key West! Hollywood beach, and Miami is a hop, skip, and step away less the 20 minutes away to be exact. The location is central & convenient.

These were small issues to us overall, since the value you get is worth it here. The bathroom is the best part of this suite and the whirlpool tub is a great addition. This is a Cozy Studio with a private entrence through the side on a residential house it has a separate bedroom with a king size bed and separate kitchenet area with a sleeping sofa futon !!!!! Could sleep 3 adults or 2 adults and two children. Located in a safe and stablish neighborhood. We are lucky to have such an incredibly diverse ecosystem here in Miami, with a variety of different plants, lizards, bugs, and more. All of our properties are inspected often, and treated with pest control once a month. We share this as you may see some of these local "visitors" from time to time but we do work to mitigate and treat them regularly. :)

Other things to note
➤ My place does come with heating and A/C, but I can't promise you'll hit that comfy spot if your ideal temp is below 17 or above 25 degrees Celsius. And, you know how it is with short-term rentals – folks are always coming and going. So, I can't guarantee a flawless run all the time because, truth be told, some guests tend to go overboard and push the systems to the point where repairs are needed.

➤ Unfortunately, I can't offer a bag drop-off service. For those arriving early or having a late flight, you can use bagbnb site to find options to drop off your bag for a fee.

➤ I am not responsible for lost packages. If a package arrives at the property while you’re away it will be returned to sender. Please make sure that if you are ordering a package you will physically be there to receive it as I will not be able to track it for you.
