-The entrance of villa is at street level. There are stairs inside the villa.

-Passport photos will be collected before check-in due to law.

-Cleaning during the stay is available upon request for a fee of 50 euros. Due to requests from some guests for hotel-style cleaning, we have found it necessary to include this information. Please remember that this is not a hotel.

-If you prefer VIP one way airport transportation (80 euros for up to 6 people or 100 euros up to 16 people), please inform me before the day you arrive. Note that only cash USD, EURO or TL payments are accepted.

Car Parking:

-There are free slots in front of the house. But they may be occupied by other residents of neighborhood.

-There is a private car park close to our place that costs 15 euro daily.

- "Good location with quick access to the main areas" - "Our main reason to rent this house was for our separated family to spend time together. And that was achieved but far not as comfortable as was expected. There are 4 bedrooms and 2.5 bathrooms, but NO living room, none. Only small kitchen and one place to seat is by the dining table (owners did add enough chairs around it per my request). Bedrooms lack furniture, just one big bedroom had a dresser. Some light bulbs were out ( I guess to save money). Cleaning supplies were openly piled on the floor by washing machine in the basement. This house is pretty close to Balat - nice touristy area, but you have get out of slums first because house has been built in the middle of very poor and dirty neighborhood with piled trash on street and in the alley, stray dogs and cats right there...and children being sent to us to beg for money. When I asked to have our trash removed from the house, I was offered to pay 50 euros for cleaning, so we collected 7 bags mainly with empty water bottles in the court yard...and they were never removed while we were there. We didn't get Welcomed as was promised, when we arrived, there was only non English speaking cleaning person who handed me the key silently and walked out. By day 4 we had lots of ants on the first floor, which we dutifully cleaned Only one key was provided for the whole group, which is odd. We've used Turkish bath once I'd not stay there again, but rent 4 rooms in a hotel in better neighborhood for the same amount of money. "

- "Great location, magnificent view of the Bosporus, spacious villa with beautiful landscaping and pool! We immensely enjoyed our 9-day stay here. Saeed was always available for our assistance." - "For many people in the West, Istanbul can be a jaw-dropping, eye-opening experience. But if you stay downtown, you will only immerse yourself in pure tourism. This idyllic villa is an easy 30-35 minute drive away from the tourism stuff with gorgeous views of the busy Bosphorus and the city. A couple towns nearby with bakeries, little grocers and restaurants in case you don t want to go downtown or to the mall. Some of the elements of the experience could use improvement. They canceled our booking and doubled the price after we had a confirmed booking for some time. I re-booked because by then, we had no other options and we have a large family. The hot tub is empty and broken. There is a drawer full of drawer handles they broke in the past. There is a shelf of refrigerator shelves they broke in the past. I just want to spend a week there doing “Honey-Do’s” because the property deserves to be perfect."

I am not sure we could have had such a wonderful time if it was not because of her and her husband. The location is far from Istanbul, though. we had to pay between 1500 to 2000 Turkish Lyra for a one way transit. Later we learned about public transportation and Silivri which is a small town close enough for daily grocery shopping with some nice stores and restaurants. Since we hadn't planned to go to museums and historic sights, due to last visits to Istanbul it was not a huge issue for us. We had a gorgeous beach for us which we enjoyed the most. We were there out of season, I believe it could have been much more fun during summer. We enjoyed a lot and I have to emphesise Yesim is the best host you could wish for. Thanks"

- "Overall the property is almost as described, however the accommodation is more of a private room only facility and not designed for guests seeking accommodation with communal areas. The only space for the latter being a small kitchen with a sofa. There are no dining spaces.The hosts have put a lot of thought into the design of the accommodation which is fantastic, The rooms are modern with en-suites, coolers and AC. A little more consideration is required to delivering the right client experience, there was a layer of dust in the kitchen which we needed to clean down before use, a random collection of plates and bowls, mugs etc but not a proper dining set. We faced issues with the front door closing which a gentlemen’s in the barber opposite helped us resolve and the heating boiler was erratic which resulted in a few people having cold showers. Emir our host was very good in addressing the issues we raised but my advice ( as a host myself ) would be to focus on what the accommodation is and market it clearly so guests expectations are clear at the outset. - "The property is on a very slopped street. It has 3+ bathrooms and three bedrooms. The kitchen is like non existance, no microwave or oven. The condition of the property is not in preferable condition. The stairs going to second level is very unstable. The bathrooms are very small. If I visit Istanbul again I will prefer a different flat. The property manager had good communication via emails but NO communication via phone."

This neighborhood offers plenty of opportunities to explore the city through many ways; you can enjoy taking a walk in the colorful streets, visit historical buildings or walk around the coast line. You will be near cultural and historical centers such as the Greek Ecumenical Patriarchate basilica, synagogues, and Byzantine churches that reflect the multi-cultural structure of the city.

Our cancellation policy
We know how difficult and unpredictable it has become globally to travel from one place to another. Therefore, we have updated our cancellation policy making it flexible for unexpected changes. We also allow reservation date modifications; we expect our guests to notify us as early as possible so we can help them out swiftly.

Guest reservations
We believe that fighting against the virus is a shared responsibility. Hence, we kindly request our guests to use protective gear such as face masks and gloves before their arrival and dispose of them properly following their check-in.

- "At first we tried canceling our stay. Vrbo was not the agency it was originally listed through, so vrbo couldn't help. Missafir, the turkish agency was mostly unresponsive, untill I decided to not cancel anyway, as I was not sure I would het my money back. So we went, Balat is a great place to stay, colourful and lively. When we arrived, we discovered that the host apparently forgot or chose not to turn the heat on, so the first 24 hours we had walk around in our jackets and sleep with our clothes on. I managed to turn on the boiler for the heating system, and when that was in order, the place was fine. The toilet on the bottom floor stank of sewer though, and filling wash, shower and toiletbowl with water did not help. We closed the door and one of our kids slept down in the basement - and was kind of ok doing it - it only stank a little.. The apartment was mostly fine, the beds were not very good. We really recommend staying in Balat, but this apartment is not really recommendable."
