Villa Kir Royal is set on the tranquil hillside of St Jean within walking distance to beach, shops and restaurants.
The villa is nestled into tropical vegetation with its traditional Caribbean style decoration which includes a host of modern amenities.
The tropical garden has been enlarged in 2013 and completely redefined with tropical flowers: wild orchid, gardenia, bougainvillea, lime tree,…
It provides peace and tranquility in a very private setting with pool and jacuzzi and a view of the sea.
Views expand over the Eden Rock Hotel towards the Northeast side of St Jean Bay.
The pool has been completely redone in May 2014 with two lighted Led spot.
The villa has recently been enhanced with new cushions indoor (Designer's Guild) and outdoor sofas, new deck chairs, blackout new curtains, new fine bed linen and beach towels. A careful decoration in the living room(with old chinese plates and jars) and in the bedrooms. New large TVs in the living room and both master bedrooms all individually connected to cable U.S.
New from 2015: a fully equipped kitchen for 12, quartz work surface with electric oven, gas stove, fridge and freezer, dish washer, microwave, toaster, coffee machine and Nespresso, blender, electric fruit squeezer, and electric kettle.
The main house offers a central living area with equal bedrooms on either side and a terrace on both front and rear. The spacious third and fourth bedrooms are free standing with en suite bath.
Relax and dine inside and outside , with dining and living areas both indoors and out on the rear outdoor barbecue and dining terrace that seats 12.

Villa Kir Royal’s location (St. Jean) makes it in the middle of everything. Yet, it is very private, with many different areas on the property for guests to interact or not. The entire villa feels welcoming and comfortable. The pool is central, elegant and fun. Although we did not seek, nor require a hot tub; we found ourselves enjoying the separated jacuzzi every night. The amenities, including the music/speakers, tv, Wi-Fi, coffee maker, gas grill barbecue, showers, etc. were all easy to use and of the highest quality. Caroline (owner), Jacky (property manager) and Francoise (housekeeper) were extremely helpful, courteous and welcoming...and we felt safe the entire time. It was in the most perfect location. Located within the gated and very exclusive community of Terres Basses, we could literally walk to Plum Bay Beach within 2 to 3 minutes. And unlike a lot of the villas in Terres Basses, we didn't have to walk down or back up a huge hill to get to the beach. It was a nice, easy walk right down the road. The outside area was huge and absolutely gorgeous. You can't exactly see the ocean from the villa because there are so many trees in the way, but the sunset is still amazing. The pool was very large. All of the bedrooms were gorgeous - the master bathroom was huge. The living areas and kitchen are all open air - so no air conditioning, but if you open the windows in both sides of the house, there is an amazing cross breeze. One wall of the kitchen is like a "garage door" and actually opens up to behind the bar that's outside. It was lovely. The caretaker lived directly underneath the villa, which made me feel quite safe - although I felt safe regardless since the community had 24/7 guards at the front gate. The caretakers introduced themselves, but were very respectful of our privacy which was nice of them. The housekepper, Gretta, was absolutely amazing also. "

" - " We had a great time in our villa, and enjoyed the experience very much. Our housekeeper, Cassandra, was amazing and a highlight of the trip. It was a great property for us, as our kids are old enough to handle the separate suites on multiple floors, but this would have been a challenge with younger children. The beach was beautiful, although more rocky than I expected, but this did not cause us any problem. It was also nice to have a local beach bar just a few hundred yards away. Also, it is always a nice day when you can wake up and see Anguilla out of your bedroom window! Our biggest concern would be the safety and security in this area. We did not have a problem, but there were several serious incidents in the week before we arrived and during our stay. The town of Marigot did not feel safe, and I would not want to be there after dark, and I would not let my wife or kids off the property without an escort. "

- "We found the road to reach the Villa in terrible condition and it was so very steep that our little kia rental car could not climb the hill. On a day that it was rainng the rental car started sliding back down the hill gaining momentum as it went off the road. We couldnt steer or brake as it slid backwards, no traction and it could have ended quite badly. We were then forced to get a four wheel drive rental just to be able to access the villa but even then the drive home every day was unnerving.Very very steep with huge potholes and blind spots and a pond sized puddle. At night, it was even worse. We also found the furniture very uncomfortable, hard foam sofas. The villa had good views and it was very clean but every time we left the house we had anxiety getting up and down the unpaved 90 degree hill. Ben the concierge was nice and quite helpful and check in was good. The two cleaners were good also. The villa was well stocked but a TV in the bedroom would have helped as well as a sound sytem that worked with apple iphones. So no music and one TV that you watched while sitting on very hard furniture."

At least as appealing as that heated swimming pool are the calm waves of St. Jean Beach. Right outside a digicode-locked gate, a short set of stairs leads directly onto the sandy shore, and the layout of this rental property is ideal for groups who don’t want to all have take the same sort of swim. Parents can lounge on the shaded pavilion and keep an eye on children in the pool or playing in the sand.
That’s not the only reason Villa Bom is family-friendly. Most of its living and sleeping spaces unfold across a single level. Four bedrooms are in the main house, along with the living and dining rooms, shaded outdoor dining area and gourmet kitchen. All of the bedrooms are generous in size and have sea views and luxurious full bathrooms stocked with Ligne St. Barth bath products. Two have four-posted king beds and private terraces, and two are outfitted with twin beds, which can be set up as a king, but there’s not a bad room among them. A fifth bedroom is housed in an independent pavilion with its own bathroom and fully equipped kitchen, making it an attractive option for a nanny or other guests who would like more privacy.
Whatever your group looks like, you’ll appreciate the villa’s convenience—not only to St. Jean Beach but also to some of the island’s top restaurants. A supermarket, pharmacy and the airport are all within easy walking distance (though guests who rent via Sibarth are always greeted at the airport by an arrivals team, who takes them to their new island homes). The Pearl Beach Hotel and its lively restaurant are right next door, and villa guests can even offer room service.
