This complex was completed in early 2009 and has proven to so popular that many guests return year after year. The 3 bedroom duplex apartment extends to 135 square meters, providing generous space for a family of 6. It is built to the highest standards, and includes all the comforts of home including flat-screen TV with DVD player for watching movies from our DVD collection, dishwasher, washing machine, microwave, toaster, barbeque, ironing board/iron, hairdryers, WiFi, and aircon throughout.
The duplex apartment is on the top two floors of the building, with the main living area, kitchen, two bedrooms, and a bathroom on the first floor. Three balconies extend from these bedrooms and the living area, with views of the mature gardens, pool and surrounding mountains. The balconies enable you to seek the sun all day, or indeed to have shade if you prefer. The third bedroom and second bathroom are on the top floor of the building.

For sunbathing round the pool, we supply sun-bed covers for the exclusive use of our guests. A separate children's pool is attached to the large main pool.

The lounge/dining area is a good size where the kids enjoyed chilling out in the morning before heading down to the pool. The kitchen has a large fridge/freezer, full size cooker, a table we could all sit around to eat (family of 5) but space for a few more at least - 3 excellent sized balconies (overlooking the pool - great for an afternoon drink /to the bedroom at the rear of the apartment - awesome for a morning coffee, with a view to the hills in the distance - and 1 to the side which can be accessed from the bedroom and kitchen - once again, as with all of the balconies, views of the hills, and a great size). The bedrooms are all a good size - and the aircon is great, especially in August! The pool is shared amongst the apartments, and we had it to ourselves for a large proportion of the time, (but enjoyed meeting the other guests from time to time too!). The walk into town is a 10 minute stroll, flat, easy going (apart from midday when it is a bit warm, but still lovely (mad dogs and Englishmen!)) Bath and pool towels are provided, and a dishwasher and washing machine make for an easy relaxed holiday. I can't fault the apartment, the communication with the owners, or the interface with vrbo. Our holiday was just perfect, Dalyan is amazing and the people friendly, hospitable and kind. I'd recommend this to anyone."

We have stayed in similar places in Dalyan so we’re familiar with the set up of the apartment and facilities. The updated kitchen and bathroom were a lovely surprise when we arrived. The apartment has everything you could possibly need during your break away. Though we did very little self catering, the kitchen is fully equipped and it was great having a washing machine on hand with laundry drying in no time in the heat! The air con and water cooler were welcome for August temperatures. The outside environment is well tended to and adds to this being a lovely place to stay. The pool and grounds are clean and well maintained. I can’t recommend this place highly enough and good communication with the owner was an added bonus during the booking process."

- "Please be aware that the pictures of the rooms are not specific to the room you choose to stay in. They are just random pictures of rooms in the hotel in general. We paid for a family room. Unfortunately the room we were put in was nothing like the pictures advertised on hotels.com. When l told them that the room they gave me looked nothing like the pictures on hotels.com, they told me that on hotels.com they just used random pictures of the rooms in the hotel. This is not acceptable. How can you put general pictures of the hotel rooms instead of the room being booked. l have been using hotel.com for years and this is the first time this has happened. When l told the staff that this was not the room advertised on hotels.com, they didn't think it was a big deal and said that the pictures of the rooms did not have to be the same as the room booked. Sorry but that is absolutely ridiculous. So, the pictures on hotels.com might not represent the room you end up in.Apart from these issues, even though advertised, there was no hair dryer in the bathroom. On the last morning we had no hot water. The towels and bed sheets were not changed on the 3rd day as advertised. The staff acted as if we were invisible throughout our stay. So, as you can understand, we were not very happy with this hotel."

- "Well from the moment we arrived and were met by Mehmet( the owners brother) the WOW factor was there! A lovely family owned/run Apartment just 10 min walk from the centre of Dalyan. The Apartment block is very new,clean and all modern. Facilities were all top rated, cooker big fridge freezer and even a dishwasher! The cutlery all clean and sparkling( excellent housekeeping!) Air con in both rooms( we had a one bedroom apartment) along with a king size bed. The balcony overlooked the pool and a little sun trap first thing in the morning. A TV in the lounge area that Mehmet set up for us in English! We hired a Scooter for the duration and could park at the side of the property where the family lived and every morning the Mother would come out to greet us. The cleaning lady ( forgot her name) was also lovely, polite and very helpful in every way possible. Plenty of sun loungers around the pool and also a small bar area with cold drinks available to purchase. Being only 8 rooms this place is a home from home and can’t praise the place enough. - "The apartment is located in wonderful riverside location north of Dalyan and is set in a spacious garden with a shared pool. The pool was larger than anticipated and it was lovely swimming with mountains and river in the background listening to the cicadas! Just five minutes walk too restaurants and shops too. The apartment was spotless and spacious with a twin in one room and kingsize bed in the other with a very comfortable mattress. It was very helpful to have a downstairs and upstairs toilet and shower. Out host Tolga was brilliant with communication before and during our trip and gave us some great recommendations for taxi transfers and boat trips which we booked in advance. I would really recommend this property for its spaciousness, river location and fantastic pool in beautiful Dalyan."

We are only 3-4 minutes away from all shops, bars, restaurants, boat pier and other atractions. Just 1 minute away from riverside, very calm and silence location. Our house is always very clean, sanitised, ironed linens and towels (washing on 60 degrees for 4 hours.)

A very well maintained apartment in a great location with a good level of privacy. Set just off a leafy tree lined side street in the centre of Dalyan in Gulpinar.

- "Lovely space and apartment but in need of modification. It was ideal for the week and we usually had the pool to ourselves. Good aircon and kitchen facilities. There are a few changes that would really help in particular blackout blinds in the bedrooms and modernising the bed linen. The showers need sorting but worked OK. Recommend but probably won't book again."
