Please be aware this space is semi-subterranean, so you may hear house noises (water running, heating system knocking slightly). The house was built in 1955.

Bob and Dany are rarely available to greet you upon your arrival. The door has a code-access door knob for ease of access.

CANCELLATIONS/REFUNDS – In order to obtain a full refund of your deposit, a THIRTY-DAY or greater notice is required for cancellation. No refunds are given for cancellation within less than thirty days.

SMOKING – There is no smoking allowed anywhere on the property at anytime.

PETS – We are not permitting pets at this time.

PERFUME, COLOGNE, BODY SPRAYS – Please refrain from using or spraying any perfume, cologne, body sprays, etc. in the apartment. Subsequent guests may have allergies that will affect their comfort. If you do use these products, please use them outside of the apartment.

LINENS – The house is supplied with bed linens, towels, blankets and pillows. All linens are freshly laundered prior to your arrival. We provide your initial supply of paper products, soaps, detergents, trash bags, etc for your convenience.

ROUTINE HOUSE CLEANING – Guests are responsible for routine light cleaning and straightening such as sweeping and placing garbage in the outside receptacle.

PARKING - Please park your vehicle in front of the house on the street. Off street parking is not available at this time.

CHECK-IN: After 4:00 PM
The entrance to the apartment is in the front of the house just below and in front of the front steps. Once you arrive at the garage door look left and you will see a pathway leading to your private entrance. Access code will be provided to you one day before your arrival.

Please note: We enforce quiet time from 9:00 PM until 7:00 AM.

CHECKOUT: Before 11:00 AM
On the morning of your checkout please do the following:

Place all towels in the hamper provided. You may leave beds unmade.

Bring all trash to the garbage pail located at the foot of the driveway.

Please lock the door and window, and turn of air conditioning and/or heat, and lights prior to your final departure.

Please remember to leave a review of our space we love to hear from our guests!

We participate in sustainable housekeeping.

HOUSEHOLD HOW TOs: A recycling bin is provided for your use. There is a pail for all recyclable materials metal, glass, plastic and a separate paper bag for paper. At this time we do not provide composting. Please rinse out any used plastics or aluminum cans and place these in the bin, along with folded boxes or papers.

TOWEL REUSE
Over 75% of guests who are asked to participate in our new resource savings program do help by using their towels more than once. You can join your fellow guests to help save the environment by reusing your towels during your stay.

TO OPERATE HEAT:
Be sure the switch is on HEAT. Use the up and down arrows to raise or lower the temperature. When leaving for an extended period… please reduce the temperature to 58 degrees or turn off completely.

ELECTRICTY
When leaving the apartment for any amount of time it is required that all non-essential electricity be turned off. This includes lights, air conditioning, etc. We reserve the right to enter the space to turn off any non-essential electricity should it be left on while you are out.

REPAIRS /SERVICE CALLS:
We cannot guarantee against mechanical failure of equipment such as heating, air conditioning, TV's or other appliances. Please report any equipment that is not operating properly and we will make every effort to resolve the problem as quickly as possible. Renter(s) understand and agree that owners of Spring Road Guest Studio or its repair people might need access to the apartment for the purpose of making the repair.

The space
This elegant home located on the top floor has been styled and furnished with your comfort in mind. From complimentary snacks, drinks, coffees and even exercise equipment you will feel instantly welcome and looked after.
The spacious master bedroom features a large luxurious king bed with super soft linen, a wall mounted big screen TV, plenty of storage space with dual closets and a large dresser. There is a yoga mat and weights for those that don’t want to miss a workout and there is also a cot available for young families as well as a arm chair by the window.
The second bedroom has a comfortable queen size bed and also features amazing storage with dual closets and a dresser with a mirror. The lovely light filled room is kept cool in summer with its own AC unit and warm in winter with separate heating.
The main bathroom is bright and spacious with a full size shower/bath, a single vanity and toilet as well as plush white towels for each guest and complimentary bathroom amenities.
Continue down the wide hallway and you will find the elegant open plan living/dining area with two beautiful big bay windows. The two large comfy sofas frame the living area along with a huge TV, perfect for spending the night in watching a movie.
The adjoining dining area features a stately colonial style dining table which comfortably sits 6 people and is the ideal place to enjoy your dinner with views out to the city.
Step through into the sun filled kitchen that has everything you could need to cook up a culinary masterpiece including an oven, stove top, microwave and a full size fridge/freezer stocked with a range of complimentary cold drinks.
Also in the kitchen is the breakfast island bar with stools, the perfect place for a morning coffee or to sit and keep the chef company while they cook away. A coffee machine with an assortment of coffee flavours is also available during your stay as well as a fully stocked fruit bowl.
You have your own private access to the property via the side stairs which lead up to a lovely balcony and double glass entrance doors. To get inside there is an electronic keypad with no need for a key.

Guests have private access to the entire top floor of the house as well as your own private balcony and parking space.

As this is a second floor apartment, we ask that guests as courteous and keep noise levels down from 9pm-7am. There are people living in the first floor......

This private apartment comes equipped with all necessities (sheets, bath towels, kitchen equipment, etc). It is a loft one bedroom with Queen Size bed and skylights. One full bath with bathtub and shower. This clean, bright and sunny space features a Living Room/Dining Room combo. Air Conditioning in the bedroom and living room. Kitchen with all basic amenities - we can provide a full list of amenities upon request. This space can accommodate up to four adults. An additional $10 per head will be assessed when more than two guests are staying - the couch is a full size pullout bed and can accommodate the two extra guests. We also have a Pack and Play available for infants and toddlers.
Please note that the loft bedroom is approached by a steep staircase and may not be suitable for elderly, handicapped, or young children.

Ten minutes to Caumsett State Park. Robert Moses State Park or Jones Beach is a short 22-minute ride to the south shore and North Fork Wineries are less than 50 minutes east by car. The Hamptons are east just over an hour by car.

Please be aware the bedroom is a lofted space, meaning the stairs leading to the bedroom are slightly steep and would not be safely accessible by anyone who is elderly or handicapped.

50 min from NYC on LIRR to Huntington. Less than one mile from the train station and an easy walk to Huntington village in an historic, vibrant, relaxed and unique neighborhood. Plenty to do in the area with many parks and beaches and a great place to enjoy nature. It is a short walk (a half mile) to Huntington village where there are many great restaurants, bars, and shops, plus the Paramount Theater. This stylish comfortable place is clean, cozy and quiet. Sorry, no pets allowed, dander-free!

House is up on a hill so there is a fairly steep driveway which can be challenging if we get ice or snow, but 4x4s and most cars can handle it well. Guests with low cars like a Corvette etc. might have difficulty with angle of slope.

It's a cozy place in which to stay for a work trip or a getaway. The space is accessible via a private entrance. The kitchen is equipped for most cooking needs and the TV has a Roku and an Xbox 360. Guests can use the patio where there is a bench swing, fire pit, and table and chairs for a meal outdoors. The owners live in the house above with their toddlers. You will hear footsteps of the people above and the toddlers playing.

The space
It is a two bedroom basement apartment accessible via a private entrance at the back of the house. The house was built in 1957. Sprinklers go on at 9 am on even numbered dates during the growing season.

The space has a private entrance accessed on the side of the house. Enjoy a newly renovated apartment, which boasts all new kitchen appliances, washer/dryer, a large table to eat or work at, and even a treadmill!

The space
The space is a basement apartment that we have lovingly renovated. Everything is new - including brand new stove, bathroom, fridge, bathtub, and washer/dryer. We have everything you would need to cook yourself a full meal. We provide basic bathroom necessities including a hair dryer. We also have a single use Keurig machine and Keurig pods. The basement apartment gets good light and there are blinds on the bathroom and bedroom windows. Please feel free to use the washer and dryer and bleach and detergent are provided as well. Extra blankets and comforters are available in the laundry room. Our TV is a smart TV and Amazon Prime, Hulu, Netflix, and Disney plus are included.

Other things to note
We live upstairs with our two kids. One kid is very small and doesn't walk (or crawl!) and we have a toddler son. We try to be very mindful of noise and understand how overhead footsteps can impact people below (we are former apartment dwelling Brooklynites). Typically we are out of the house when the apartment is booked. We will provide you with our personal cell phone numbers and encourage you to let us know if we are being too bothersome - we totally understand.

Guests have private access to the entire studio and paved patio area as well as free Wi-Fi, free parking, complimentary coffee and access to a washing machine and dryer in the laundry nook.

Other things to note
Please note that there is a home above the studio so we ask that any loud noises like the TV or music be kept to a minimum out of respect to the guests above and to respect the quiet time after 10 pm.

The studio has been fitted out with double soundproof insulation to minimize noise from upstairs but there may still be some potential noise during the day.
We strive to make sure every guest has a memorable stay and would really appreciate it if you could take these small steps to ensure everyone enjoys their time in beautiful Huntington.

The space
Tranquil setting on a farm with organic vegetables, honey bees, goats, pigs, ducks, and chickens. The farm has been around since 1941 and has been saved from development. There is also another cottage and two barn lofts on the property available for guests through Airbnb. Note the loft is one flight up.

Visit the Kerber's Farm store and bakery at the entrance to the property for coffee, freshly baked scones, biscuit egg sandwiches, pies and more.
