- "Great location" - "This historic seaman's inn is located RIGHT on the waterfront and felt like stepping back in time. It is on the National Register of Historic Places. Each room has a maritime theme in the decor. I loved the beautiful 1800s seafarer's chapel, where seamen would go pray before going to sea. There is a sunny, spacious public living room, a gorgeous library and very affordable simple breakfast sandwiches (probably the most affordable b-fast in Newport). I love that it's operated by local people. It's located in the heart of downtown Newport and the waterfront, walkable to museums, restaurants, parks etc. It's super clean and cozy and the staff are very nice. The free WIFI is excellent and the water pressure in the showers was strong. Plenty of hot water. The only drawback, for some people, is that, being an historic home, there aren't bathrooms in every room. We didn't mind the shared bathrooms - they were super clean and we never had to wait to get into one. This is why the rooms are so affordable. The air conditioning also worked really well (we stayed there during a massive heat wave). I don't think the management emphasizes the history of the building enough. I learned about it by accident, stumbling across the chapel when I took a wrong turn. This building's history should really be played up more on the website and flyers places in the rooms. It's a very nice option for those who aren't looking for a fancy place. We would stay there again. "

Our property recently went through a full renovation. This unit is within a Victorian style large home with 4 units, 7 bedrooms total all renovated and and each with separate entrances. Rent just one unit or inquire about renting the entire space. You cannot beat its Location, location location! Mins from the water, shopping and downtown. Just enough up the street to remove yourself from the noise but close enough to conveniently enjoy! One car parking included with your stay.

Enjoy a great "Mini-cation" in Newport. Just relax and pretend you are home (except someone else mowed your lawn, cleaned your kitchen, made your beds, and baked a fresh banana bread for you)! Hawthorne House of Newport is located in the city's south end in a quiet residential area historically known as 'Fifth Ward'. This 3-room suite is situated in a walkable "sweet spot" halfway between the beach and downtown. We are celebrating our 31st year in 2026!

We accept only one reservation at a time, so there are never any other guests on the property. Guests will have full and private access to the suite – indeed, our reviews speak well of our careful attention to guest privacy.

A big back yard for children and doggies to run and play (even a swing set for the little ones), a private deck with a gas grill . . . and off-street parking! There is a great park (also dog-friendly) across the street and a family-friendly beach down the road.

Note that all short-term rental properties in Newport's residential zones must be owner-occupied (as per decades of city ordinances). That said, our property was specifically designed to give separate privacy to guests. In fact, this suite is the only guest space in the building or on the property – thus, it is private for you and is never shared with other guests or with the owners.

The suite's separate entry is just off the main foyer of the home. Nicely furnished and equipped, the suite includes a deck with gas grill, well-supplied kitchenette, free Wi-Fi, and off-street parking. (We have never charged fees for cleaning, wi-fi, parking, or other such amenities to our guests!) The suite sleeps four (a queen bedroom and a separate living/dining room with queen sleeper sofa – we can also provide a pack 'n play). The recently renovated bath is accessed from the hallway between the living room and bedroom, thus, convenient to both main areas of the suite.

This neighborhood is within walking distance to four nice parks all of them dog-friendly (Murphy Field, Ballard Park, Morton Park, and King's Park), as well as a family-friendly beach (Gooseberry Beach). We are also within walking distance to downtown heading north – and to the Breaker’s Mansion and Cliff Walk heading east. You can easily access Newport's dining, shopping, and the area’s famous attractions!

Children will feel especially welcome and comfortable. They will be delighted to find a large family yard perfect for running and playing – as well as a swing set (with sliding board and fort) and outdoor toys. The nearby parks (three with playgrounds) and family-friendly beach are noted above.

This home was built using the concept of universal design. It is accessible for most wheelchairs; please ask us for specifics. Well-behaved doggies welcome; please ask for our 'Pet Policy'. Among the many thoughtful conveniences, your suite also includes free off-street parking in the driveway (space for two guest cars). Oh, did we mention your helpful hosts? Feel free to ask us for shopping, dining, or sightseeing suggestions. As native Newporters, we are well acquainted with our famous hometown and its surrounding areas.

LOCATION: We are within walking distance to central downtown (1.2 miles), a private family beach (0.6 miles), Salve Regina campus (0.5 miles), Breakers Mansion (0.9 miles), and Cliff Walk (1.0 miles). We are 1.3 miles from Fort Adams State Park. This is a great central location.

Wheelchair / Other Mobility Needs: For most guests with mobility needs (walkers, canes, standard-sized manual wheelchairs, etc.) or for those who can easily stand and pivot to transfer, this suite should prove accommodating. We are located in the center of historic Newport , a short walk to downtown, a two minute walk to the historic Broadway ( where the locals hang out) , the Newport Harbor( take a sailboat or motor boat excursion) , restaurants (including the White Horse Tavern,one of the oldest operating taverns in the U.S.) as well as trolleys to the mansions , the Tennis Hall of Fame , the Folk and Jazz Festivals .

It is a private suite with its own private bathroom and kitchenette (microwave fridge, Keurig coffee machine (including free coffee and snacks), wine glasses etc . Free WIFI. This is a newly renovated, 1-bedroom apartment in Middletown's desirable Easton's Point neighborhood. The unit has a full kitchen, master bedroom with a queen sized bed, full-sized fold out couch, its own driveway, separate entry, and a private partially covered deck. The apartment is best suited for a couple, or a couple with young children. We do not recommend the fold out for two adults. The place is located within a half-mile walking distance of two Atlantic beaches: Newport's First/Easton's Beach, and Middletown's Second/Sachuest Beach. We are also a short two miles from Newport's famed Bellevue Avenue. The apartment is fully equipped with everything you will need for a comfortable stay. The shed contains boogie boards, a beach wagon and umbrella and beach chairs for your enjoyment. This is a beautiful apartment to which you will have difficulty saying goodbye.

She reached out ahead of time to check in, provided all the necessary details, and showed us around upon arrival. She even gave us a good tip on a delicious bakery nearby. The unit was just the right size for the two of us and in a great location that was a short walk to shops, restaurants, and the Cliff Walk. The bed was so comfortable, and the snacks and water were a very nice touch. In fact, I think I have a new favorite cookie that I tried for the first time from the selection! Is the location loud? During the day - yes, it's a on a popular road. But at night it wasn't terrible - Kathy provides earplugs in case you need them. But we didn't. The furniture wasn't the most comfy but if you're out and about, it's not a thing. If it were a long term stay, I could see the bed maybe becoming a bit uncomfortable but it worked for our short stay. All in all, we'd be back if we're in the area! Would recommend if you want a central location."

The apartment, however, is directly above a restaurant that serves breakfast (a delicious breakfast, I might add), requiring them to arrive, accept deliveries, and begin cooking and serving before 6 am making it VERY difficult to sleep. Additionally, the resident of the apartment above has a very heavy step - of no fault of the property manager or owner, but potential guests should be aware. Finally, guests should be aware that this is an old building. Some windows are drafty. It would have been helpful to have an extra blanket or two. We ended up using the beach towels that were provided. Pack sleeping attire accordingly. Besides limited lighting in the kitchen and a leaking faucet in one bathroom, the house was acceptable."

Other things to note
We would like to note that the central air conditioning is controlled from our home. We try to keep a perfect temperature for your space and have never had any issues with any of our guests. There are fans available and a ceiling fan in the bedroom should you need them. The heat is controlled by you in the apartment for those cool days. Our quiet neighborhood has a 20 m.p.h. speed limit posted which we ask that you observe and respect. Also, although certain types of fireworks are legal to purchase in Rhode Island, in consideration of our neighbors we do not permit any fireworks use.

Bright, clean, cozy, smoke-free apartment that is located in the center of quaint historic Bristol. The location is easily walk-able to all restaurants, cafes, pubs, marina, and shopping, and nearby the annual historic July 4th parade. The town is 20 min. to both Newport and Providence, and an hour from Boston, and Cape Cod.

The space
The apartment is a two bedroom with one queen and two twins that comfortably accommodates 4 people. It also includes a full kitchen, microwave, coffee maker, and toaster. It is located on the 2nd floor so you must be able to walk up some stairs as it is a converted 2 family, that was an old house at one time. The back yard, patio, and grill is also available for your use and is shared with the 1st floor apartment. There is also a washer and dryer in the basement if needed, and parking in the driveway or on the street.

Please know, while we have always been particular with cleaning and cleanliness before the COVID-19 pandemic, we have been paying extra attention to cleaning other items such as door handles, faucets, and making sure everything is sterilized. We will continue to provide the utmost care with making sure everything is washed and upholstery is sanitized as was done prior to the COVID-19 virus outbreak.

This is a smoke-free building. We kindly ask that any smoking be done outside. Smoking is permitted on the property anywhere but inside the building. Please see "House Rules" for more on this. Thank you.

You will cross Water St continuing on Baker St and take the immediate first left into the parking lot. The parking is used by the residents of 236 Water St as well as one space for the Water St Loft. You will park against the grey cement block garage wall where you will see parking for several cars. You can park wherever there is an empty space along this wall. For any extra cars you will need to find “on street” parking in the surrounding side streets. There are no meters or residential parking restrictions in the neighborhood.
