The covered pool is heated allowing for off-season enjoyment as weather permits. The offseason (October–April) operational hours for both the main pool and the covered pool will be from 9:00 AM to dusk (approximately 7:00 PM, depending on the season), in accordance with Onslow County community pool regulations. Currently, swimming after dark is not allowed due to evolving Onslow County lighting requirements, which were updated since we last upgraded our lighting system.

The covered pool is salt water, heated and has an access-controlled ADA bathroom located at the end of the wooded walkway.

Plushy nor Owner is responsible for any complex amenities to be closed or out of order due to weather or maintenance during stay.

These start up supplies are provided: toilet paper, paper towels, dish-washing tablets, trash bags, dish soap, cleaning supplies. We do not provide shampoo, conditioner, body wash, or laundry detergent.

Since I have not been to North Topsail Beach before it was a little difficult to make a decision. This rental property was a GREAT choice! The communication with the property manager was EXCELLENT! The rental unit was VERY clean and just as described. The complex that the unit was in was one of the larger properties in the area and was well kept. The beach was wonderful to walk on … although it was a little chilly and windy. The rental unit has a wonderful balcony that is accessible from the family room as well as the room with the bunk bed. WONDERFUL VIEW of the water… pelicans and even groups of dolphins playing in the waves. IF you are having trouble deciding on a rental property to stay in - I highly recommend this one!! TOPSAIL ISLAND GENERAL INFO-
WiFi: WiFi signal strength is NOT guaranteed at your rental for remote work or remote learning. We are located on a barrier island and do not have cellular towers on the island. This, coupled with the increase of guests in our area, creates an inconsistent cellular signal that is outside of our control and therefore, compensation is NOT given.

Beach Nourishment: Beach nourishment projects help preserve and protect Topsail Island’s shoreline. Most projects are scheduled annually between November and April and may involve large pipes on the beach, trucks moving sand, and other equipment to rebuild and maintain our dunes. Timelines and locations can shift without notice, and we are not always informed in advance. While we understand this may impact your beach experience, refunds or compensation will not be provided for disruptions related to beach nourishment. For the latest updates, we recommend checking the town websites for Topsail Beach, Surf City, or North Topsail Beach. Feel free to reach out to us if you have any questions about potential beach impacts during your stay.

Water Pressure Notice: Please be aware that during popular rental dates, especially in the mornings and evenings, there may be temporary reductions in water pressure. This is a common occurrence across the island as many visitors are getting ready for the day or returning from the beach. We recommend planning showers and other water-related activities accordingly to avoid inconvenience.

Public Parking: The Town of Surf City enforces “Pay to Park” from March 1-Oct 31 from 9:00 am - 6:00 pm in the Surf City Public Beach Access Parking Lots and other marked Public Parking Lots. The Town of North Topsail Beach will enforce “Pay to Park” from 9:00 AM to 5:00 PM year-round. Onslow County operates three public parking areas/beach accesses within the Town of North Topsail Beach. To the best of our knowledge the county intends to continue operating these lots free of charge.

Leave No Trace: Topsail Island enforces a "Leave No Trace" policy in order to protect our shoreline, meaning you must remove all items, including tents and chairs, from the beach each day. Any items left behind are subject to theft, removal by the town, or possibility of being washed away by the ocean.
Turtle Nesting Season: From May to October, Topsail Island is a nesting ground for sea turtles. Be mindful of marked nests, limit oceanside deck lights, and follow local guidelines to protect them.

" - "Unit was a little dirty especially the floors, sandbags surround entire complex, patio furniture was dirty and not like pictures , there is no beach, water comes up to sandbags…also not much retail around. Air conditioners are both fairly loud but the one in the bedroom was so loud, we had to turn it off which made room uncomfortably hot. Overall disappointing. Manager was very responsive to questions though which we appreciated."

This is a spacious 2 bedroom unit (with ample 2 car parking!), hardwood and carpet floors, large bathroom, kitchen with ALL the appliances and a huge living/dining room. BIG Roku smart TV to stream whatever you desire and literally STEPS away from the beach! (It's a 100', but who's counting!?)
Plus we're on a great deadend street. No speeding cars/traffic to worry about here! There's NO reason you shouldn't be reserving your spot already! GET HERE!

The Space:
We're located on the third floor of a small, private 6 unit complex (no one above you and the BEST views of the sea!).
There's a large space that encompasses the living/dining/kitchen with a huge Roku smart tv, comfy couches, table and kitchen bar seating, plus a surprisingly spacious kitchen. Plus SUNLIGHT! SUNLIGHT! SUNLIGHT! Our sliding glass doors in the living room lead right out onto the deck and overlook gorgeous ocean views!
The master is roomy, with it's own closet, queen bed and 32" roku smart tv. It has a private entrance out to the big deck with amazing views!
There's also a big bathroom with tub-shower.
The 2nd bedroom sleeps 3 with a bunk bed and additional twin!
Outside there are 2 large enclosed showers with hot water to shower off the sand from the beach (which is RIGHT across the street!) It's the perfect vacation space!

Guest Access:
Access is easy-breezy - NO KEYS TO LOSE! You will have your own unique access code good for the duration of your stay. No worries about going extra places to get keys or having to make beds on your own. Simply show up for your vacation, instant access, beds made - time to RELAX!

The Neighborhood:
Topsail Island is the perfect getaway. There's tons to do on those rainy days because you won't want to leave the beach on the sunny ones!
Beautiful Wilmington is a scant 40 miles to the south with plenty of things to do like Museums, Battleship North Carolina, Fort Fisher Aquarium & Restaurants! Perfect to check out on a rainy down-day.
Jacksonville is 20 miles to the north. We're close to LeJeune's south gate.

Whether you are watching for dolphins from the deck in the morning or walking along the beach at night, this place will not disappoint. -We are on the first level right next to the beach access for the building. -One parking spot available in lot. Parking pass required. -Queen bed in the bedroom; Full pullout sofa in the living room; 1 set of Twin bunk beds in the hallway. -Smart TVs in Living Room, Bedroom and both Bunk Beds with headphone jacks so the littles can watch in peace! -There is no working washer/dryer in the unit, but there is a nice laundromat in the building next door. -Beach Chairs provided for your use: 4 adult and 4 child Entire Condo is yours. Beach Access right outside the door. Literally steps from the beach. Nice mix of residential and condo living right on beautiful North Topsail Beach! -You will need to come in and grab the parking pass that is hanging by the door. Please return it before you leave or we will have to pass along the $100 replacement fee. -Decks are useable but until the HOA releases the decks to us there can be no furniture left out there.

Beachfront escape and remote work paradise!

We are experienced hosts but new to Airbnb and excited to be here!

Recently updated (2022) beachfront condo in paradise. Linens and towels are provided, and we have a cool quiet mini split A/C in the main room, plus a portable A/C in the bedroom. Smart TV and spectrum cable internet. Top of the line Keiser m3i spin bike compatible with sneakers or clip-in bike shoes.

The space
Like many, we never knew Topsail existed. Then we looked for a remote beach getaway that was not too busy but not completely isolated. We wanted to be not too south, but not too north. We landed in Topsail.

The residences at Topsail Reef, the community where this listing is found, provide a particularly unique Topsail experience. These buildings sit closer to the ocean than perhaps any other options on the island, and few other homes on the east coast. So close that new sandbags, as part of beach restoration efforts, are placed just under the buildings to keep the water at bay. At high tides, there is often no beach at all for several hours and you have to go through a little water to get to sand or around to another beach access. This more southern Reef unit is just about a100ft north of a wider beach area where you can typically set up camp all day regardless of tides.

We have one queen sized bed in the bedroom, and a full sized pull out couch. We live here ourselves about half the year, and you'll find a fully equipped kitchen, a clean and comfortable bed, and space for 2 workstations if needed, plus extra monitors to connect to your computer.

NOTE: Internet speeds can vary. Stated internet speed in amenities section is based on using AirBnb's speed test app. Speeds are typically in excess of 450mbps. The speed can drop occasionally and complete interruptions can occur, but we have found it suitable for 2 people remote working on calls, and for streaming TV content.

YOUR SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL.

WHEREFORE, Jena and Jacob Durell (“Owners”) have decided to make their home (the “Home”) available to guests on Airbnb (“Guests”). Owners have formed Carter Stays Ltd. Co. (“Host”) to handle all vacation rental activity pursuant to these terms.

Vacation Rental & Parties.

Guest further agrees, acknowledges, and certifies that the Guest and all other persons using the reservation are using the home as a vacation rental and that they have a primary residence to which they will return after their trip. All vacation rentals with Airbnb guests are through Carter Stays Ltd. Co. through sublicenses of the Home. By agreeing to a booking, Guests are forming an agreement, including all terms herein, with only the Host. Owners hold the right to evict Guests, including all occupants, that have violated any terms, rules, or policies including staying beyond the duration agreed to on Airbnb. Eviction may occur with or without judicial process. Guests further agree to these terms for those they bring into the Home for which have authority to consent for (e.g. children). Guests further agree that they will ensure that any person they bring into the home, including themselves, has agreed to these terms as well as any house rules and any other rules presented by Airbnb, the Host, or its agents, online or otherwise.

Home Rental Quality.

The Home and accommodations are not necessarily hotel quality. The Host has made a good faith effort to ensure that the Home, with all equipment and appliances, are updated and functioning properly. Unless any unwarned defect or malfunction substantially interferes and impairs the quality of the stay, the Guest is not entitled to any reimbursement. (e.g. temporary disruption of internet or other utility that is not the fault of owner or host does not qualify for reimbursement). Any such reimbursement is limited to a reasonable portion of the fee paid to Host. Neither the Host nor Owners guarantee that the home is child proofed, senior proofed, accessible to all persons of all disabilities, or is otherwise fit for any particular purpose.

WAIVER AND LIMITATION OF LIABILITY.

Guests agree that any liability they may have against the Host or any of its agents (including Owners), affiliates, successors or assigns, arising from this agreement is limited to that covered by Airbnb's insurance policy or other applicable insurance policy covering the Stay. Any disputes are governed by Vermont law with the venue for such disputes to be in Chittenden County, Vermont.

Vacation Rental Act Disclosures.

Guest acknowledges that they have received adequate notice of the following in accordance with the Vacation Rental Act:

The manner in which funds shall be received, deposited, and disbursed in advance of the tenant's occupancy of the property. Please refer to Airbnb for specific information on the handling of fees.
Any processing fees permitted under G.S. 42A-17(c). Please refer to your Airbnb checkout totals for the breakdown of fees.
Any cleaning fee permitted under G.S. 42A-17(d). Please refer to your Airbnb checkout totals for the breakdown of fees.
The rights and obligations of the landlord and tenant under G.S. 42A-17(b). This includes the following language: “[I]f, at the time the tenant is to begin occupancy of the property, the landlord or real estate broker cannot provide the property in a fit and habitable condition or substitute a reasonably comparable property in such condition, the landlord and real estate broker shall refund to the tenant all payments made by the tenant.”
The applicability of expedited eviction procedures. This includes procedures under § 42A-24.
The rights and obligations of the landlord or real estate broker and the tenant upon the transfer of the property. This includes the rights under § 42A-19.
The rights and obligations of the landlord or real estate broker and the tenant under G.S. 42A-36 regarding mandatory evacuations.
Any other obligations of the landlord and tenant under the Act or otherwise.

The full text of the Vacation Rental Act is publicly available at the NC legislature website. Guest agrees that they will not enter this rental agreement if they have not been able to access the text of the Act and details of the above-described rights.

Welcome to this oceanfront beach condo that has everything you could need! Located on the first floor, it has ramp access from the parking lot and to the pool (public, salt water and not heated). Beach access is steps away! It is the perfect getaway for those needing accessibility. Fishermen love this spot too for moving their gear back and forth!
It is a 2 bedroom, 2 bath condo that can comfortably sleeps 5 people with the pull out sofa, with a max of 6 people allowed. The fully stocked kitchen has everything you could need to make a home cooked meal while soaking in the views of the ocean off the private balcony.
The owner, Suzanne, spends 50% of her time on the island and hopes you feel at home in this little slice of heaven at North Topsail Beach!

Please note that as of Nov. 1st, 2021, guests are no longer allowed to store items on the deck due to enforcement of fire codes. If you bring carts, tents, and/or fishing gear we ask that you store them in your vehicle. We will have an area for you to store cleaned off beach chairs inside the condo.
We do provide linens at no additional charge unlike other properties on the island. However, you will need to make sure there is one load in the dryer, one load in the washer, and only one load remaining upon check out. Trash must be taken to dumpsters and dishwasher must be loaded and started as well. Additional $20 cleaning fees will be charge for each if not completed. **Please note that the recent hurricanes that have hit NC have impacted our beach. There is currently very limited sand on the beach from our property especially during high tide. You will still be able to enjoy the gorgeous ocean views but may need to drive a little further south for better access as our beaches are being restored.

The space
When you arrive at the complex, find your way to building 7, and then head up the stairs to get your vacation started! Use your Keyless Access code to enter the door and be greeted by the stunning living area. The living room offers comfortable seating so that your whole party can kick back and relax after a long day on the beach. Enjoy your favorite shows and movies on the Large Flat-screen TV with cable service and Amazon Fire Stick. The new couch converts to a queen sleeper sofa for an extra sleeping arrangement. Step out onto the private balcony and soak in the amazing ocean view while sipping on a cup of coffee in the morning or a cocktail in the afternoons! The well-appointed kitchen is adjacent to the living room. Complete with stainless steel appliances and all your basic cooking needs, you will be able to whip up meals for your family like a master chef. The hallway gives you access to both bedrooms and a full shared bath that offers a shower/tub combo. While standing in the hall, to your left you will find the Primary Suite which is complete with a new King bed, Flat Screen TV, and private bath with a glass shower stall. The Primary Suite also offers access to the oceanside deck. The second bedroom is located at the other end of the hall and offers a double bed and smart TV. This condo also comes equipped with community wifi access so you can stay connected while you are miles and miles away!

Located in North Topsail Beach, the Topsail Reef Condos complex offers private access to the beach from each building and tennis courts for those who want to indulge in some recreational competition. Unit 380 has been recently renovated and is ready to welcome guests who want to enjoy a peaceful week by the ocean.
