The space
Private cabin and patio with large bedroom/seating area. Bathroom, galley kitchen & Microwave, no oven. Located 3 doors down hill on the same side as the Fish & Chip Shop. White Detached house with two fir trees in front with "OAK VILLA" sign left hand side of the Black main door. Please knock at main door upon arrival.

This stylish one bedroom studio is perfect for one or two people wishing to explore Cornwall. The studio contains a main bedroom area with a private bathroom. Outside there is a spacious, private, courtyard to enjoy with outside seating and small table. The studio is located in our back garden on a quiet residential street, 5 minutes walk from the train station and town centre and only 10 mins drive from some of Cornwalls beautiful beaches.

The space
The studio is a perfect base to explore Cornwall from or come home to after a day at work. The space is small (but mighty!) and is suited to those who will mostly out and about exploring, working, or seeing family/friends.

The studio does not have cooking facilities but is equipped with a kettle. Please be aware that this space is not set up to make full meals.

If you want a view, then you've got one here! Our simple but cosy garden room is set up for 2 people. Its a small studio with double bed, kitchenette and ensuite. Its private, set within our garden overlooking Carn Brea Castle and The Great Flat Lode with views towards St Ives Bay, the North Cliffs and to the right is St Agnes Beacon.

We are positioned centrally between the North and South coasts of Cornwall approx 1 hr from Lands End.

The space
A wooden Garden Room, fully insulated, with underfloor heating. Small kitchenette area to prepare an afternoon cream tea and a microwave to warm up that pasty!
A covered outdoor space to sit and enjoy the view and sunset.

There is a firepit available for your use but at your own risk. We trust that our guests will be sensible with the size of fire they light and be aware that the building is also made of wood!! If you leave the adjacent door open, your room, bedding, curtains and every item of clothing will smell of smoke!!!

There will be some kindling available to light your fire but we dont supply logs to burn. There will be an "emergency supply" bag of logs if you decide last minute, but please replace this bag if opened.

There are cushions for the sun loungers and recliners stored in the plastic box next to the outdoor area. Feel free to move the chairs or loungers around the garden to get the best sun spots! There are a couple of navy fleeces to use outside or at the fireside, but probably best to leave them outside if they smell of smoke.

Other things to note
We operate the space on a "Room Only" basis. There will be an adequate supply of toilet paper to get you settled, but we ask you to supply your own for the rest of your stay. Everyday sundries are not included as a general rule. There will be some kindling available to set the firepit going but we don't supply logs, so its best to bring your own. We will have a bag spare available if needed but we ask if you open the bag to please replace it for the next guests.

There are bin bags available and if full, we ask for you to pop the full bags in the wheelie bin by your entrance gate. The new recycling rules means we have to separate our recycling. There are separate bins near the entry gate labelled for plastics and cans etc.

The property has a septic tank, so please DO NOT flush anything other than loo roll. it will block the system and ruin everyone's day!!

The property is in our back garden. The pictures shows the view from the balcony on our house. The Garden room is overlooked from our kitchen and bedroom, however there are awning sides on the external seating area if you want additional privacy.

The Garden Room is surrounded by land not belonging to the owners. There is livestock (pets) on the land. Currently there are horses and ponies, alpacas, goats, chickens and ducks!
Plus our own 2 dogs who will be very desperate to come and meet you (if you like dogs!) There is a gate which seperates them so if you aren't a pooch lover, they cant get to you! They aren't barky dogs! I’m

The Lodge is situated at the back of our garden with its own private outdoor space which you can access from the inside of the lodge. The space is a one open plan with fully fitted kitchen, dinning area and separate shower room.
The property is south facing with plenty of light, hum of occasionally passing train and sometimes industrial noise from nearby aggregate company.

The space
The lodge has a wonderfully calm vibe about it. I use it as my treatment room for my hot stone and medical massage therapy when not used for guests.
Everyone absolutely loves the space and feels here at ease. Hope you will too. The Lodge is dedicated for 2 people sharing 1 bed but we do not like to discriminate children. We have 2 of our own, so do get in touch and we can arrange a spare mattress or a travel cot for a little one and our children will be more than happy to share their outdoor space.

Guest access
Guests have access to their private garden and outside hose to rinse wet suits and equipment if necessary, can leave them there to dry there too. If coming with little person you are welcome to use the outdoor play area in our garden. Children must be under YOUR close supervision as we have a trampoline (without enclosure! ) , plank, swing and hammocks

Other things to note
We have a very friendly and laid back lurcher, but he can get quite nosy and loves to go around sniffing new humans, if you have any worries do ask. If coming with a dog, we ask to keep on lead at all times. Since Snoopy's several leg operations, he became quite snappy with some dogs, especially the young and excited ones.
Also, as we'd like to keep the lodge in great condition for all our guests and avoid hair or accidents on bed/setee we do not allow pets on furniture or to be left alone in the lodge whilst you go out and about. Animals, even those on best behaviours, should be surpervised at all time.

This room has a luxury king size copper bed, set against a lovingly restored panelled wall (recently discovered during renovations). The bathroom has a bluetooth mirror, enabling you to listen to your favourite music as you soak in the bath. A smart TV and a Tassimo coffee maker are also provided.
Unfortunately dogs are not allowed in this room.
