The 3rd bedroom only accommodates 2 children. Over 12 years are considered adult, due to the size of our beautiful little home, and the maintenance, wear and tear, and overhead costs. If you want to book up to 6 people please discuss with us first, as the beds in 3rd bedroom are essentially for children.

Please leave the cottage clean and tidy in similar condition to how you found it.
The exit clean only covers 2.5 hours for cleaning anything above that will be charged for. The exit clean and professional laundry fees do not include:
extra cleaning, weekly cleaning, professional laundry fees for stained linen and or towels, or cleaning up after pets. If you leave excessive mess and the cottage is not similar to how you found it, charges will apply. Longer bookings will be charged an extra cleaning fee to cover at least 2.5 hours over an above our normal exit clean fee.

Minimum Age of primary guest making the booking is 25. Only guests included in the booking may stay at the premises.

This is a family neighbourhood, it’sgenerally quiet, however we cannot control activities on neighbouring properties. We do not accept late check ins after 7.30pm.

We reinstate the property 100% spotlessly clean for our non pet owning guests.

Clean up daily after your pets around the garden, to avoid issues and hefty fees, as this is a service we do not offer, and a call out fee and hourly charge will be applied if you leave this unattended.

Christmas and New year is our busiest time, we don’t accept Check in or check out on 25th, 26th Dec or 1st Jan. Prior to booking contact us to discuss your dates, we apply a 6 or 7 night minimum booking dates, and don’t accept empty gaps between bookings during our peak period. We do have 2 beautiful neighbouring properties if this one isn't available we are happy to offer the other one if your dates are free all bookings will be processed through VRBO/Homeaway/Stayz we don’t take bookings outside of these platforms.

We would love you to stay in our delightful Pet Friendly, Bush Setting cottage, situated only 10 minutes from all the lively activities of the wonderful Gold Coast. Whether you are seeking a comfortable family holiday with pets included or just a relaxing, peaceful break away from the hustle and bustle, you will find both here
You will be greeted with a basket of yummy goodies including a bottle of wine plus there will be fresh organic milk and a loaf of wholemeal bread in your fridge. We also supply all you basic kitchen requirements I.E. fresh and instant coffee, tea plus all condiments.
Our cottage is a 3 bedroom fully self contained house with tiled floors throughout the main living areas which enables your dog to live easily inside with you. (We can also accommodate for extended guests in our gorgeous 1 bdrm fully self contained cottage only 20 metres away. We also offer this as seperate accommodation if you only require 1 bedroom. This is fully fenced for a dog who likes to wander.)
This can be booked on Homeway under the website KNOT2FAR COTTAGE. Dogs are welcome inside both cottages on the tiled areas but not in the bedrooms.
The main living area is open plan with two seperate lounges, a six seating dining table, a huge very usable kitchen with a buffet and three bar stools. ( Great for a chat during cooking time)
The master bedroom consists of a queensize bed and an ensuite. The double bedroom has two single beds and the single bedroom has one single bed. All bedrooms have ceiling fans.

Outdoor Facilities

There is plenty of outdoor seating which overlooks the swimming pool and has spectacular Valley views. You would be amazed at the rising of the moon over the hills.
There is a flat concreted area for children to ride their bikes on plus flat grassed areas to play on. A game of swing ball is set up outside for children ( or adults still in their childhood).
We have a horse paddock which is now used as a wonderful exercise area for dogs as our very old family horse recently passed away. The loss of our horse was too sad to replace him with another one and he would be happy to see dogs enjoying his paddock.
Dogs can run for hours on our land and there are plenty of grassed areas for going to the toilet. Our only request is they are fully supervised when out on the land as it is too large to fully fence. We just ask that you pick up their droppings and place them over the bank where nature attends to the rest. No plastic pooh bags required here Yahoo!.
We have an outside small courtyard which is fully fenced if you would like to leave your dog behind while you explore the many tourist attractions on The Coast. As we also live on the property with our 2 dogs, in our own cottage, we are available, by prior arrangement, to keep an eye on your dog while you are away for the day. Our previous guests have loved having this option and have always returned to a happy dog.

THE NEIGHBOURHOOD

Outside your front door you will find herb and other gardens, places to sit, fish ponds to inspect, flowers to gaze upon and a selection of butterflies and birds fluttering by.

Our property is in the Costner Park estate, a secluded enclave of a dozen or so acreage homes right at the end of Syndicate Road, surrounded by natural bush and a surprising level of beauty. A small creek runs along one boundary of our property, attracting ducks, parrots and other birds, wallabies and the occasional horse enthusiast.

Just down the road is another park and an entrance to a walking trail that will take you up into the hills and views to the Gold Coast, or in a forest loop just under 2km long. Or if you’re into fitness training, do the big hill, Ducats Road, just over 6km there and back with hardly any traffic. Just up the road (2.2km) is a park on Tallebudgera Creek by a sublime fresh water swimming hole. Great spot for a morning walk or a lunchtime picnic.

We are 5 minutes drive to the unique Quirky Cafe, about 10 lazy minutes west of Burleigh West and a range of restaurants and cafes, another minute to the M1 motorway, or turn right into David Fleay’s Wildlife Park where you can park and walk walk along the creek towards the Burleigh Heads National Park, with views to Tally beach.

About 15-20 mins drive away is the famous "Burleigh Hill', a popular spot to watch the moon rise over the ocean or to gaze upon the Gold Coast skyline some 20km to the north. Near to the hill is a strip of restaurants, cafes and clubs.

We are located within 20 minutes to all of the Theme parks and only 30 minutes to the Gold Coast Beaches. We supply everything that you would need when you are away on a trip but if you have any requests you can always ask. There is safe off road parking for 2 or more cars camper trailers and caravans depending on the size. We are only a 5 minute drive to shopping centres i.e. Coles, Aldi, Bunnings, Woolworths and the cheapest cinemas on the Gold Coast. We also have a bus stop outside our property and a on demand bus that can take you straight to the train station. We are very central to most places if you want to travel north the M1 is only a 10 minute drive from my property. The cottage is positioned down the back of my property so its hidden away and seclude. I know you will enjoy your stay at my property like the hundreds of past guests have so I look forward to helping you out with your holiday in the future.

Just a short, 5 minute stroll to the hub of popular, James Street and only 900m from the beach, yet hidden away from the hustle. (Please note: Not suitable for infants or children. Pool is not heated).
The space
The Pool House is surrounded by views of a picturesque garden providing you with that feeling of space you don't get when staying in an apartment or resort. A stunning magnesium pool is all yours to spend your holiday in - or out.
The deck that overlooks the garden and pool has a cafe style table and chairs to dine on and a large day bed to lie on for those who just want to relax. The bedroom is furnished with a very comfortable queen size bed. A picturesque window box completes the peaceful ambience of the room. There is a separate, well ventilated modern bathroom. The galley kitchen with island bar, is fully equipped with everything you need for an enjoyable self contained vacation. Stay cool in summer with fans and air conditioning. Warm in winter with an oil heater. The Pool House is your sanctuary. You have your own private entrance and it is completely screened from the main house. Everything needed for a lovely comfortable stay has been considered. NB: Recently a Tiny House has been built next door, near your accommodation. There may be ambient noises from neighbouring guests if occupied.
Guest access
Guests have the entire cottage and pool to themselves for their stay and are encouraged to make themselves at home. Parking is free and on the street. You are literally a short walk up to James Street which has a vast selection of restaurants, cafes, bakeries and more. There's also a Woolworths tucked away just off James Street. Burleigh Heads beach is 900m only from your doorstep. You may not need a car unless you want to drive into the beautiful hinterland.

Other things to note
The Pool House is so close to an abundance of cafes, restaurants such as the famous Rick Shores, bars, (The Burleigh Pavilion), and shops. There is a Metro Woolworths and IGA to fill the mini fridge with treats. Our neighbour has recently built a Tiny House next to your accommodation. There may be at times some ambient noise from the guests if occupied.
