Since early 2017, Roselle Cottage has been a gorgeous home away from home for so many visitors. Situated only 1 block from Mudgee's Cafes, Restaurants and Lawson Park on the Cudgegong River, Roselle cottage has a location second to none. Kaylee Cottage is a neat, clean 2 1/2 bedroom, family style 1950's house only minutes from the centre of Mudgee.

There is undercover parking and a large private backyard with pretty gardens.

On the inside, the kitchen is neat and tidy with a fridge, upright stove and microwave. Pod coffee machine, kettle, toaster, all crockery, glassware, cutlery and pots and pans are provided.
Also included are coffee pods, tea, sugar, milk, bikkies and Lithgow Valley Springs water.

There is a dining table for 4-6 and a reverse cycle air conditioner.

The lounge room has 2 single lounge chairs and a 3 seat lounge. There is an LCD TV, a DVD player and a selection of DVDs, books and magazines. There is also a reverse cycle air conditioner.

The main bedroom has a comfortable Queen bed, chests of drawers, clock radio, lamp, ceiling fan and large mirrored wardrobe.

Payment of the rental constitutes the clients acceptance of these Terms and Conditions.

Cancellation refunds as per standard policy.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. FEES WILL APPLY for excess guests not agreed with the owners in advance form the full booking period.

PLEASE DO NOT REARRANGE THE FURNITURE. This WILL result in charges as extra staff are required to replace large items of $25/half hour.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments.

Problems or Complaints- In the event of there being any problems or deficiencies with the accommodation or contents the matter should be reported immediately. Prompt notification by the tenant is required to enable remedial action to be taken. No complaints will be accepted or correspondence entered into where complaints are made at the end of a tenancy.

This late eighteen fifties cottage built for workers at Mudgee's original Tannery, is now renovated but has retained much of its natural charm. Catering for one or two couples, it has all you could need for a little home away from home.

The space
In 1858 a saddler by trade, James Dixon Little was operating the Australian Tannery at the rear of this site and it is believed that the present cottage was built by Little in the late 1850's as accommodation for workers at the tannery.
The cottage though now renovated has retained much of its natural charm. Catering for one or two couples, there is a comfortable lounge with open fire, two bedrooms (one queen and one double) with luxurious linen, comfortable beds, a fabulous dining room and the industrial stainless steel kitchen compliments the simple style of the early Victorian era.

The space

Sleeping up to 9 adults comfortably & 11 guests including children.
Beds: 3 x Queens beds, 1 x Double bed, 2 x Single bed, 1 x Single Futon
There are 3 bedrooms all with Queen beds, one of these with a Single bed too, and a Double/single bunk bed & single futon in an open room just off the living room (converted dining room), which is perfect for adults and children. All of the bedrooms have block out curtains and blinds, so you can enjoy a sun free sleep in.

* Parking on street, no parking on premises through gate

* Pet friendly. Dogs have to sleep outside, cannot bark, if they bark they will have to go out with you in the day. All poo must be picked up with a doggy bag and disposed of in the Otto bin please. If dogs have been inside and left a mess, extra cleaning fees will be charged for furniture and carpet cleaning, please be considerate to future guests.

* Firewood for the fire will have to be brought or bought at Bunnings or a petrol station.

Bedroom One is large bedroom with a Queen bed and Single bed at the back of the Cottage. It has beautiful natural light beaming in from the north, then sets down through the windows opening to the courtyard. A walk in wardrobe equipped with a porta cot. There is an ensuite with a shower also blackout blinds if you prefer to sleep in. It has a split air conditioning system.

Bedroom Two is at the front of the Cottage. The room also has a Queen bed with plenty of natural light and leads onto the central courtyard. The block out blinds can be used to keep the North sun from entering too and a built in wardrobe to hang your clothes.

Bedroom 3 is another Queen bedroom that is situated off the kitchen & dining area, a smaller room equipped with a built in wardrobe and a window that captures the afternoon sun perfectly. The bedroom has some blinds.

The Bunk bed room is in the middle of bedroom 2 and the lounge room (converted dining room). It has a Double and Single bunk bed and a single futon that can be used for children, not ideal for large adults, but fine for small adults & teenagers. This room does not have a door from the living room, please check the floorpan in the photo.

All of the bedrooms have floor fans to keep you cool in summer and extra blankets for winter. Please be mindful that Mudgee is in the Central West and does get hot in the summer months and cold in the winter months. We have a split air con is the back room and in the living room, and the fire place for winter.

The Cottage is open living with an older country style kitchen and dining perfect for entertaining. This leads through to the patio and yard where there is an outdoor entertaining dining furniture and BBQ.

The main bathroom is large with a bath & shower. The lounge room has 3 couches, a fireplace, air conditioning/heater & TV.

The patio is perfect for outside entertaining, there is a grass garden for the kids to run around or you can cosy up with a wine in front of the lounge room fireplace.

THINGS TO KNOW ABOUT COTTAGE
If you need to check in earlier before 3pm, please let me know and I'll see if I can accomodate this for you, it will just depend on other bookings.

* PRICE OF COTTAGE up to 6 guests, for additional people, an extra $60 per person per night. The cottage can sleep up to 11 as it has 6 beds and 1 futon. The futon & top bunk bed are preferable for children.

* Wifi is available.

* Linen, doonas, comforters, pillows and towels, 1 each, are provided for up to 11 guests.

* If you use the BBQ, please follow all of the rules and clean the BBQ thoroughly before the check out time. If you run out of gas, pleas get some from Mitre 10 next door and you will be reimbursed.

* There is a fire place for use, wood can be bought from the local petrol stations or Bunnings. Fire safety must be used when having the fire in use. Please don't use it if you have not used one before. Hot embers can stay in the fireplace on check out, or please empty cold ones into the metal bin outside provided, near the wood pile.

* There is a washing machine, dryer and clothes line.

* Smoking is not allowed, please smoke on the street and deposit butts in the public bins.

* STRICTLY NO NOISE after 9pm. We have neighbours, so please keep the partying to the local pubs.

*Min. 2 nights stay on weekends and 3 nights stay on long weekends.

There is a slow combustion wood fire to keep you warm during the winter months and reverse cycle air conditioning will keep you cool on those hot summer days. The foyer is set up with a dedicated workspace where you can answer calls and emails.

Share your meals at the breakfast bar or at the eight-seater dining table adjacent to the kitchen. The kitchen comes fully equipped for preparing meals at home including a spacious 900mm oven, dishwasher, Nespresso coffee machine, and pantry complete with pots, pans and utensils.

-We understand food is an important part of every trip so we have provided a fully equipped modern kitchen with high end appliances for you to cook up a storm. The kitchen is also equipped with all the pots, pans, utensils, as well as a selection of sauces and spices.

THE LAUNDRY
- The laundry is attached to the kitchen area and has a new front loader washing machine. The clothes line is attached to the side of the house in the small court yard.

THE BALCONY/OUTDOOR AREA
- The balcony is the perfect place for entertaining. Whether you are cooking up a BBQ, having an afternoon nap in the hammock, relaxing with a wine in the swing chairs, sitting around the fire pit or watching sport on the outside flat screen TV, this is a place you will fall in love with.!

THE GARDENS
- Well established gardens throughout the property give the feeling of warmth and homeliness. Especially in the summer months the tall trees give a sense of privacy as they stand tall overlooking the house.

THE USUALS
- Although we want you to have an amazing time we also ask you to consider our friendly neighbours that we have made friends with over the years. Strictly no house parties and keep the loud noise down after 10pm. That way we can keep a friendly relationship with our great neighbours.
