In 1858 a saddler by trade, James Dixon Little was operating the Australian Tannery at the rear of this site and it is believed that the present cottage was built by Little in the late 1850's as accommodation for workers at the tannery.

The cottage, though now renovated, has retained much of its natural charm. Catering for one or two couples, there is a comfortable lounge with open fire, two bedrooms with luxurious linen, comfortable beds (one queen and one double), a superbly finished bathroom with deep claw foot bath, fabulous dining room and large well-equipped industrial stainless steel kitchen, with second large fan-forced fireplace, all complimenting the simple style of the early Victorian era.

Enjoy the enclosed garden with covered verandah to sit and read the papers, sip a cup of tea or coffee, before strolling down the quiet Lawson Street to the town centre, the local markets, one of the many cafes, Roths Wine Bar, or the nearby Oriental Hotel. Country living in the heart of town - the best of both worlds.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. FEES WILL APPLY for excess guests not agreed with the owners in advance for the full booking period.

PLEASE DO NOT REARRANGE THE FURNITURE. This WILL result in charges as extra staff are required to replace large items at $25/half hour.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments.

A Romantic, private unassuming getaway! Renovated to provide quality, self-contained, private accommodation. 'A Church in Mudgee' offers you the best of both worlds; you are close to Mudgee (5 min drive) and its attractions while staying in the countryside.

The church is open plan. In the area where once the congregation would have sat is a comfortable sitting room and newly added full kitchen. The bedroom area is where the altar once was and is screened from the living space. A king size bed is provided with a ceiling fan for summer and electric blanket for winter.

The newly added full kitchen has the usual inclusions plus a Nespresso coffee machine. A weber-style gas barbecue is on the terrace outside and the cupboards are stocked with crockery, glassware and cutlery.

Directions from Mudgee: Head out the road to Sydney and keep an eye out for Rocky Water Hole Road on your left. Then you will pass Burrundulla Road also on your left. You will then head up over a small hill/rise and then our driveway is the first turn to your left. You will see a large sign saying Harrowfield. If you go past Lovett’s Lodge or Jessica’s Vineyard you have gone too far. When you enter over the ramp, keep going straight on that road until you reach the Church. There is a small sign on the fence saying Church Parking this way.

Directions from Sydney: Keep an eye out for Logan Wines on your left hand side. We are about 7km from there. You will see Jessica’s Vineyard on your right hand side about another 6km from Logan’s. You will then see Lovett’s Lodge on your left – we are the very next driveway on your right with the big sign saying Harrowfield.

Both the Church and Homestead can be booked separately with the pool and tennis court being common ground. For exclusive access both properties need to be booked, offering private accommodation for up to 10 people.

The studio is situated at the rear of our house and you will have your own entrance through the side gate. The queen bed has a memory foam mattress and pillows and quality linen sheets and Sheridan towels. The sofa converts into a comfortable bed, please let us know in advance if you will need this so we can supply extra linen. There is a wall mounted Smart TV with Netflix and has a built in chrome cast. The TV can be swivelled around to enjoy watching from the bed as well as from the sofa. We have a full size kitchen with oven, cook top & microwave, as well as a coffee pod machine and toaster, we supply coffee pods, tea bags and sugar also cooking oil salt and pepper. The bathroom has a ABI rain water shower head and hand held extension. There is a washing machine also. We are only a few minutes walk from the CBD of Mudgee. You will have your own private access with a locked box for 100% contactless arrival. We have a security camera that points towards our back gate. This is for security purposes and would not invade your privacy at all.

We are situated 3.5km from town. The cubby is equipped with a bathroom including shampoo, conditioner, body wash and instantaneous hot water. You have air conditioning and heating, television, all linen and towels supplied and a comfortable queen bed. It is a small space ideal for an overnight stop or simply a base to sleep and shower. There is a driveway leading to the cubby where you can park you vehicle/s on the black gravel driveway in front of the cubby. Please don’t park on the grass. Check in details will be sent the day before your arrival. All areas of the property you are welcome to wander through and explore except for the main house yard as we will have the dogs there (there are super friendly but may outstay their welcome which is why they stay with us :)). There are chooks up near the shed in front of the paddock and dam.

Other things to note
There is another bnb on the property that is situated in the shed at the top of the driveway. You have your own small balcony, grassed area and own parking. You are welcome to go up the back past the shed to visit the chickens.

We live on the property in the main house with our two children. We are very considerate when we have guests but you may hear us or our children outside during the day enjoying the weather and our home in the house yard.

We have three dogs (an older kelpie and two cattle dog x kelpie puppies). They should be in the house yard but will likely escape for a visit and you may need to attach them to supplied leads when bringing your car in. We also have a ginger cat named Benji. He is very friendly and you may meet him on your balcony. If you do not like cats or dogs or are allergic please consider staying elsewhere.

The space
The cottage has a lounge room with comfy seating, workspace and WiFi with a flat screen TV and Telstra box with access to all streaming services via your own subscriptions. A kitchenette is fitted out with a microwave, full sized fridge and items required for simple self catering, including a large selection of tea bags. There is no oven in the kitchen however in the private courtyard there is a Weber BBQ, dining table and Adirondack chairs to relax into along with a selection of herbs growing in the garden. BBQ utensils and cleaning equipment supplied. There is one bedroom with a Queen size bed, wardrobe and seating area. The bedroom is not air-conditioned however a heater is provided for winter and their is a ceiling fan for warn nights. A large hot water system ensures you'll have plenty of water for the large shower. You'll also find books, games, magazines and knee rugs in the lounge room to keep you cosy and comfortable during your stay. Breakfast and coffee is provided with your stay, simply pop into the Corner Store next door. Sunday's the store is closed however window service is available so you can take breakfast and coffee back to the cottage to enjoy.
Your welcome to bring your dogs as the courtyard is secure, you will however need to provide your own dog bedding and food.

Guest access
You'll have full private access to the unit and courtyard with entry from the Horatio Street (southern) side. On street parking is available right outside the gate. Entry to the cottage is via an electronic keypad. You will need to access your account/app to get the code on the day of arrival. NO KEY is provided and is SELF CHECK-IN

The space
Three Poles Studio is a spacious unit with a functional kitchenette that includes an oven, induction cooktop and microwave. A fridge with separate freezer and washer/dryer are also provided. The window seat is the best place to enjoy a wine while the sun sets. There is comfortable sofa and armchair to watch Netflix on your samsung smart TV. The sleeping area has a king bed with quality linens. The bathroom has underfloor heating for those chilly evenings after returning home from a day exploring. Plenty of storage is provided with cupboard and sideboard space. A reverse cycle air conditioner and ceiling fan keep the temperature comfortable.

Guest access
Keyless entry can be arranged with an alternative press button lock for security. There is parking at the side of the studio, only a few metres from the front door with one step into the studio. The studio back door to the shared back yard (with friendly dog) has a screen door for your comfort. You are welcome to explore the emerging garden we are currently creating. We live onsite and are always available should you have any questions or concerns.

Other things to note
Frida the dog is always delighted to greet new guests. She is not allowed in the studio and is happy to wander around the garden often spending hours watching her kangaroo mates through the fence. We ask that guests be mindful of keeping gates closed as she is known to escape for adventure.

The studio is self-contained and a generous breakfast platter is provided along with a bottle of Vinifera Wine (local), complimentary with each 2 or more nights stay. This will encourage you to visit local wineries and the many attractions that Mudgee and its surrounds have to offer. There are a number of pleasant walks that can be taken within the immediate vicinity and the town centre can be reached within comfortable 20 -25 minute time frame (or a 5 minute drive).

The space
It’s not your regular house, but it can be anyone’s home while you stay at our studio.

When you turn onto our street, you'll see the big White Box Gum trees. We always feel a sense of arrival, as if the trees are welcoming us home. We do have to clean up leaves all the time, but we still love them. These trees bring so much birdlife, especially in late summer afternoons when the Musk Lorikeets sing together and then suddenly stop all at once. Sometimes, we even see rare Black Cockatoos, or Kangaroos even hopping down our street as they pass through the reserve in front of our little studio.

This cozy studio comfortably accommodates 2-4 people. If you need to fit one more person, please message us first.

- Bed Room 1 & 2
The studio has two bedrooms: One with a queen bed and soft cotton linen. This room has an east-facing window that brings in lovely morning sunlight and tree views, but we also have a blackout blind if you'd prefer to sleep in.
The other room has a bunk bed and a south-facing frosted glass door that lets light through. It's a small room with high ceilings that gives it a sense of space, but ideal for a small family.

- The Loft Area 3
The loft is accessed via a vertical ladder from the living area and features floor-to-ceiling balustrades for safety, and a double mattress with soft cotton linen. A small desk is provided for floor seating, and two comfy bean bags offer a cozy spot to relax and enjoy the treetop view.

**For your safety, please hold the handrails on the ladder and be mindful of your steps.
**Shoes must be removed before going up the ladder.
**No alcohol consumption is allowed up in the loft.
**The loft is not suitable for children 10 years of age & under.

- Bathroom
We really like our bathroom skylight. It’s openable, filling the bathroom with light and fresh air, but will close automatically if it rains.
It’s lovely to look up at the sky while you shower, and the rainwater drop showerhead is another nice feature to enjoy.

- Kitchen
The kitchen is a space where we spend a lot of time cooking and eating.
I’m not sure how much cooking you'll want to do during your stay, but it’s ready for whatever you want—whether it’s making muffins or simply roasting a chicken.
We have a long island table that’s great for dining, preparing food, or even simply relaxing with a cheese platter and a glass of wine.

- In the living area
There's a large couch with linen cushions, an armchair, and stools/foot rests.
We also have a window seat where you can put your feet up and relax. It offers a peaceful view of the garden through a large north-facing window.

- Our garden:
Full of native plants, succulents, and herbs. There are multiple seating areas for you to enjoy, depending on the time of day or season.
You can follow the sun or seek shade—there’s always a good spot to sit with your morning coffee or afternoon wine.

Location:
Our studio is located in South Mudgee down a cul-de-sac, perched on a hill right next to a reserve. The reserve features walking paths and groups of native planting areas tended to by local street gardeners. It’s a peaceful walk that takes around 15-20 minutes.
The South Mudgee shops are just a 5-minute easy walk away, where you’ll find a Food Works & Ice Box Liquor store, and the Mudgee town centre is only 5 minutes by car or a 20-minute walk.

For Furry Friends:
You’re most welcome to stay with your furry friend if you’re happy with our Studio rules;

**Not to be left alone at the listing unaccompanied.
**Not allowed on furniture or bedding.
**Must be on a leash when outside.
**The property is not fenced, and so a pet cannot be contained.

Guest access
You have your own private entry from the street.
Park out front, and walk through the garden to get to the front door of the studio.
Or via the Studio carport. Walk out the water tank, down the side, and around to the front door.

Keys can be found in the key safe.

Other things to note
The studio sits at the front of our property with its own access from the street, while the main house has its own driveway access at the rear.

To create more privacy, we’ve planted pencil pines and creepers around the studio, though the creepers are still in their early stages of growth. The frosted glass door in the bunk room opens directly into the carport, so feel free to open it for some fresh air. On summer nights it’s ideal for cross-ventilation.
Just a heads-up though, the creepers don’t fully screen the carport yet.

The studio is about 15 metres from the main house, so you’ll have your own space but still be close by if you need anything.
