It was nice having a kitchen and laundry facilities on site. Communication with the management was quick and they addressed issues promptly. Important things to know:
- There are stairs in the property splitting the two levels

- The building is an older one, while the apartment is renovated there are some aspects such as the brickwork that are part of an older building.
- We recently changed the lounge due to the previous one being damaged.
- The downstairs bedroom just has stairs leading to it and doesn't have a door separating it
- The garden is maintained once a month, we will speak to you about whether you are comfortable having someone there during your stay. Please be aware leaving windows open especially the ones without fly screen or the garden door open will lead to insects coming in

The Neighborhood:
Walk down the hill to the water of Kirribilli and look out over Sydney Harbour with the Harbour Bridge and Opera house just across the water.

Near the apartment is a large park situated within 100m of it, likewise Milson's point station is a short walk away where you can walk onto the harbour bridge.

You are spoilt for choice with restaurants and cafes, a short walk to the south is Milson's point village and up the road is the business district of North Sydney.

Getting Around:
Train stops a short distance away and it's only one stop from Milson's Point to the CBD over the Harbour Bridge.

The Ferry is down the hill and can also take you across the harbour to Circular Quay.

- "The apartment was well-appointed and spacious. The beds were very comfortable, and it was extremely useful having 2 bathrooms. The only negative was that drainage in the showers was less than ideal, with water pooling, and the lid of the downstairs toilet was faulty. Once these have been rectified. I would recommend this apartment without reservation. It was a short walk to Kirribilli Wharf to catch the ferry to Circular Quay-a great way to reach the city. Our return train trip to Milson’s Point was also very convenient, just a short stroll to the apartment."

The apartment is on the ground floor. You have your own private entrance and also in a very safe neighbourhood. We've set this up as a hotel style serviced apartment with everything you may required. Also there is a sheer curtain within the apartment so you can block off the bed area from the dining for additional privacy

North Sydney is a fantastic neighbourhood. it's just across the bridge from the CBD but is more residential. There are plenty of cafes, restaurants, and supermarkets in the area. Nearby there is also Sydney's famous Harbourside amusement park.

The bus to the city is about 2 minutes walk from the apartment, there is also North Sydney train station about 10 minutes walk (note its uphill from the station). If you want to take an uber it's less than 5 minutes to the middle of the city. Also if you wanted to walk it's about 45 minutes to walk across the bridge. North Sydney itself has everything you need from shopping to Supermarkets and many dozens of food options

For Parking: The unit has 1 dedicated outdoor parking space. If you arrive at 89 ridge st on the left side of the building is a narrow driveway (it's wide enough for an SUV or truck but it's quite tight). you drive all the way down the end of the driveway and park in the space marked unit 1 (please only park in this space).
Please keep the noise down between 9pm to 8am as it's a quiet residential building

- There are stairs in the property splitting the two levels

- The building is an older one, while the apartment is renovated there are some aspects such as the brickwork in the garage that are part of an older building. The dryer is located in the garage as well as we find the exhaust when on doesn't affect the apartment.
- We recently changed the lounge due to the previous one being damaged.
- The downstairs bedroom just has stairs leading to it and doesn't have a door separating it
- The garden is maintained once a month, we will speak to you about whether you are comfortable having someone there during your stay. Please be aware leaving windows open especially the ones without fly screen or the garden door open will lead to insects coming in

The Neighborhood:
Walk down the hill to the water of Kirribilli and look out over Sydney Harbour with the Harbour Bridge and Opera house just across the water.

Near the apartment is a large park situated within 100m of it, likewise Milson's point station is a short walk away where you can walk onto the harbour bridge.

You are spoilt for choice with restaurants and cafes, a short walk to the south is Milson's point village and up the road is the business district of North Sydney.

Getting Around:
Train stops a short distance away and it's only one stop from Milson's Point to the CBD over the Harbour Bridge.

The Ferry is down the hill and can also take you across the harbour to Circular Quay.

1. No Party/event - This property has a Minut Smart Home device which monitors noise levels to ensure our neighbours are respected and the property is looked after. There is a strict no party, no loud music at night, no antisocial behaviour and no more in the property than what you have booked for. Immediate cancellation of reservation may occur with no refund for the remaining stay with costs passed on to you for security.

2. Check in - We have in person check ins at all our properties that we host. We manage the property on behalf of the owner and as part of our contract with them we don’t have a self check in option. For check in, the person that booked must be the person that checks in (exceptions made for a corporate booking or insurance company). We reserve the right to ask all guests for ID and we will complete a form at check in.
a. Late check in – as our check ins are in person we can meet you at any time between 3-9pm at the property. We can meet you later than this and any check in after 9pm is $60 till midnight, this amount is passed to the person meeting you due to their extra expenses later at night. We can't unfortunately conduct check ins between 12am and 6am.
b. Early Check in – We can sometimes offer an early check in however will only be able to confirm in the day or two before your check in. To provide an early check in we will add another cleaner or use a different cleaning company to ensure it is ready for an earlier time (the fee we have for early check in varies between weekday and weekend and is between $50-100). We unfortunately don’t have a bag storage option at this property.
c. Nominated Check in time - We understand that travel plans can sometimes change. However, it's appreciated that you are punctual for the time you've nominated. If you are delayed please let us know as soon as possible. If you miss your scheduled time without prior notice, we may not be able to wait if there is a lengthy delay, and there may be an additional cost for rescheduling the check-in.

3. Late Check out – We ask that you let us know at least 48 hours before your check out if you wish to have a late one, this will ensure we can reschedule cleaning and if necessary maintenance. Late check out for us depends on if someone else is checking in the same day and also on the cleaning company’s schedule that we use. Please do not leave bags later than 10am as we use an external cleaning company and some building managers are very strict so may remove anything left in common areas.

4. We utilise Duve as our guest portal, which is linked to this booking platform. Upon booking, you will receive an email from Duve with our STAM Australia logo. This allows us to obtain accurate and up-to-date contact details from you, as well as your flight or arrival information. It also allows you to nominate a check-in time and enables our extended team to stay in touch with you before and during your stay, should you require any assistance. While regular users typically keep their information updated, the majority of our guests have booked short term accommodations fewer than 10 times.

5. What we provide - All linen for beds and towels are provided for you, we also provide bath mats, tea towels and hand towels. We have gone back to single use for shampoo, conditioner, body wash but provide hand soap, laundry detergent, dishwashing liquid, dishwasher tabs and other cleaning products to get you started. Toilet paper is also provided and for each reservation we provide a few per bathroom to help you for the first few nights. During your stay we can provide extra cleaning or linen change at an extra fee, feel free to ask us about this. We will need at least 24 hours notice and we can either do a clean, a linen change or both together.

6. Maintenance – If anything occurs during your stay please let us know and for something small such a light globe replacement it may take 1-2 business days whereas if it’s urgent plumbing or other issue we will send someone round asap.
7. Third party booking/check in – The person that booked must be the person checking in and staying, therefore we can’t provide for third party bookings and check ins. The only exclusion on this is for Corporates and Insurance companies. We are providing you keys to someone’s house therefore if it isn’t the person that booked or ID doesn’t match we reserve the right to cancel the reservation or delay check in.

8. No Smoking / No Pets / Other rules
This property has no smoking allowed at all on premises, any breach can lead to costs being passed on of any professional odour removal company.
No pets on the property, any breach can lead to an extra cleaning fee and an additional $150/night to be charged.

9. We understand that items can be misplaced at times, we are here to help. If you believe you have left an item/items behind please notify us. We can then check our Lost Property register from our cleaning company or have one of our team travel to the property to check for you. Should the item be found we will happily post it to your nominated address. Please note: The fees involved for returning your item is the postage fee and a $30 handling fee. Any items not claimed within 30 days will be discarded.

- "Found the layout of the apt and two bed two bath very convenient for our needs. Close to transit and easy walk to train and busses. Not a lot of choices for dinner spots close by - but transit assisted." - "I have rented over 20 units from VRBO and have never had such a bad experience. The apartment is in a great location, close to the train, bus and lots of shopping. However I would not recommend this to anyone. First, to obtain the key you must travel to a different location which was not accessible on public transport, quite difficult for an international traveler. Second, the apartment was very dirty, the bathroom floor was sticky, there was mold in the shower, globs of dust in the vents and it seemed that all the floors were swept but not mopped. The WiFi did not work and , since I was relying on that for my phone to work I had to use international roaming. The lack of WiFi also meant no internet access and no TV. The managing company is not open on the weekend leaving no way to communicate with them, no emergency contact. I began this rental on Thursday and still had no interest on Tuesday. I had to find other accommodations, although I did find a helpful staff member, I never received an apology and was given only a small refund. Public transport is your best bet, there is plenty of street parking but it`s by the meter. The bus is only 2 minutes walk and North Sydney station is about 10 minutes walk.

I suggest arriving by metro as it’s very easy and close by. Arrive at the Victoria cross station. exit miller St North. Then turn right onto miller st. And then right onto ridge st and walk to 89 ridge. St. This makes it easier with bags as it’s all flat.

The bus to the city is about 2 minutes walk from the apartment, there is also North Sydney train station about 10 minutes walk (note its uphill from the station). If you want to take an uber it`s less than 5 minutes to the middle of the city. Also if you wanted to walk it`s about 45 minutes to walk across the bridge. North Sydney itself has everything you need from shopping to Supermarkets and many dozens of food options

*Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission.

*This home is a strictly no-smoking property. If any of our cleaners find any form of cigarette ash, butts or smell cigarettes in the apartment, we could issue a $500 fine.

*This is a domestic residence and we love our neighbours. We do not allow loitering or loud noise outside of the premises or inside of the premises. We ask for minimal noise especially after 9 pm.

*STRA Rules - By booking this home you automatically agree to all the STRA terms and conditions that are applicable to guests. You also agree that if you do break any of the house rules you will be asked to leave and no refund of the unused nightly rates will be returned.

*Check-in/Check-out - We cannot stress enough the importance of checking out on time. Our regular check-in time is after 3 pm and check-out time is before to 10 am. If you wish to have an earlier check-in or later check-out, please reach out to us first. Please note, there may be a charge.

My apartment is a cozy space near the CBD. Step right in and you are greeted by a sense of tranquility. My apartment is an old Federation 2 bedroom unit, built in 1910, recently renovated, one of 4 apartments in the building block, accessed by a small flight of steps or a side pathway to your room. All doors & windows are secured by crim-safe screens.
Milsons Point & North Sydney are truly safe areas, safe enough to scroll late at night yet vibrant, colourful and ALIVE!

Conveniently located 5 minutes between the North Sydney business hub & five mins stroll from the vibrant restaurant-coffee culture of Kirribilli & Milsons Point.
There are 2 train stations you can access, and both are few mins away on foot:
North Sydney station & Milsons Point station. There is also the Metro in North Sydney & 2 ferry services all within walking distance, the North Sydney Wharf in High Street and the other wharf outside the Luna Park and Aquatic Pool.
Alternatively there is a weekday Bus service right across the road from my building that takes you one short bus ride to Wynyard - Central in the CBD across the Harbour Bridge.
There are also several bus services to destinations all over Sydney, mainly outside the NS train station or the bus stop on High St.
You can walk across the Harbour Bridge, 20 minutes into the Rocks, the Overseas Terminal, Pier One, Circular Quay & Botanical Gardens.

Comfortable room in an historic semi detached cottage in Lavender Bay/North Sydney. Super central location, right around the corner from some of Sydney's most iconic landmarks. Luna Park, Sydney Harbour Bridge, the Opera House... they are all a few minutes walk away. On the doorstep of North Sydney's business district, the house is surrounded by numerous dining options, places to visit and easy access to multiple public transport routes across Sydney. We love it here!

The space
Guests are welcome to use the fully equipped shared kitchen, dining and lounge room including the wide screen TV with Netflix and Amazon Prime. We have a lovely outdoor dining area, BBQ and full laundry also available. Please note that while the kitchen and bathroom are clean and comfortable, they are not modern! Although we do have a dishwasher and induction cooking, so it's not too bad :). Also, please be aware that from 1st of Feb 2025 our two small dogs will be home, so please consider this if you have allergies or do not wish to share space with pets.

Guest access
Guests have access to all areas of the house apart from the other bedrooms, and are welcome to use the kitchen, lounge room, dining room, outside table, BBQ and laundry. From the 1st of Feb 2025 my two small dogs will be home, so please be aware they will be present in the shared spaces too.

During your stay
The house is shared with me, and while I often work from home I'm usually under some sort of deadline! Despite this, I'd like you to feel at home and comfortable using the house as if it were your own. I'm happy to interact as much or as little as you would like, and hope to make your stay in this beautiful city an enjoyable one. Please note that from Feb 1st 2025 my two small dogs, Milo and Mei, will be living here with me so please be aware of this if you do not want to share space with pets.

Other things to note
This space is ideal for a solo traveller and the area is very safe, quiet, scenic and extremely well connected. We are on the border of North Sydney and Lavender Bay with all the transport connections available (bus, train, ferry and metro) to any part of Sydney. We are about 10 minutes from the CBD and 3 minutes from North Sydney. The house is around the corner from Sydney Harbour and close to gorgeous walks including to Wendy Whiteley's beautiful garden, the Harbour boardwalk to Luna Park, the Sydney Harbour Bridge and amazing views to the city and Opera House. We are about a 15 minute walk from the Milson's Point ferry which takes you straight under the Bridge to Circular Quay, which is a beautiful way to see the city. We have a range of cafes and restaurants a few minutes walk away at Blue's Point Road, McMahon's Point and shops and supermarkets minutes walk in the other direction in North Sydney. I've prepared a guidebook for guests with some suggestions, but there are always more things to do and see, so if you have any queries I'm happy to help!

Balmoral Beach, a splendid harbour beach and Sydney’s most famous zoo -Taronga Park Zoo, both easily accessible by bus.

Luna Park - amusement park for the whole family, a short walk through Kirribilli.

North Sydney Olympic Pool – 50 metre Olympic pool on the harbour, with views of Sydney, complete with gym, crèche, coffee shop, kiddies pool.

From the airport, catch a taxi, which is the simplest way and costs around $60.

Alternately catch the train into the city, then change trains to North Sydney Station (a 10 minute walk to our place).

If you’re driving a car, follow your map. An undercover parking space is available.

Conveniently located, extremely close to shops, cafes and restaurants.

Accessible to public transport routes direct to Sydney CBD (and other locations): bus (263), train (North Sydney Station), and ferry (High Street Wharf, North Sydney). Taxi from the CBD (Wynyard) is around $15.

Most places you may want to go are within walking distance. Walking distances:

The building has laundry service room in upper ground floor. For every time use washing machine and dryer machine it cost $2 in coins.
For laundry service you can only put $20 cents and 1 dollar.

Please return your keys into lock boxes all the time when you check out.

After first guest shower, Please give another 10 mins time let water heater boil water for second guests. Please aware It will need to waiting 10mins apart to boil a new tank hot water if last one finished.

We do provide one building parking space for guests use. Please note better for small car parking only.

In town for leisure or for business? My bright and happy little studio offers the perfect gateway for city explorers and beach wanderers alike. With all modes of public transports at your doorstep it's easy to get around. Only a short stroll to vibrant Kirribilli village and you can even reach the CBD or North Sydney by foot. Just a stone throw away from Sydney's magnificent Harbour Bridge and foreshore walks with stunning views of the Opera House and skyline.

The space
Bright and breezy studio in a low rise character building. You have your privacy with only one direct neighbour and your own little balcony. The studio has a fully equipped kitchen and private bathroom.
The kitchen comes with a medium size fridge with freezer space for your ice cubes for those refreshing summer cocktails. There is also a convection/grill/microwave combo for your convenience, though no full oven.

The bus across the Harbour Bridge is literally at your door step, whilst North Sydney or Milsons Point train stations as well as North Sydney ferry wharf are all an equal 700m walk away. You may just want to stroll across the bridge to the Opera House. It's about a 5-10 minute walk through quaint Kirribilli village to Sydney Harbour's foreshore with stunning views of the skyline and the Opera House. Walk along the foreshore under the Harbour Bridge along to Luna Park. Sydney's major attractions literally in your front yard. Even the CBD is only about 35 minute walk across the Bridge. Before you know it you are in The Rocks, Circular Quay and the Botanic Gardens.

Kirribilli offers fantastic choice of restaurants and cafes as well as a well-stocked family-run deli, you'll be surprised what you find. Try the Asian Tapas place for dinner or ask me for a recommendation. Turn to North Sydney for shopping mall and supermarket shopping.

The unit is located on the first floor of a walk-up building. No lift access available.

Only street parking is available in case you bring your own car, even though you wouldn't really need a car due to the easy access.

Should you consider renting a car, Go Get car sharing is available just in front of the building and also with some more car spots literally across the road.

You will have a 40" HD TV with built-in DVD for your private movie nights. You will also have access to the common laundry in the building which has coin-operated washing machines and dryers. The laundry is located on a different floor and involves three flights of stairs.

Other things to note
For long term stays please note that there will be no cleaning service during your stay. I do provide spare bed linen and additional towels so you can wash and change as you deem fit. All cleaning products are provided for you to keep the place clean. The cleaning fee only covers end of stay cleaning.

The kitchen is equipped with a microwave and a gas cooktop but there is no oven.

A fan is provided to create a breeze for those occasional warmer days but there is no aircon.

Accidents happen. In case it happens to you, please let me know if you drop a plate or a glass or other or in case anything malfunctions. For irreversibly stained bedlinen I will charge a replacement fee or dry cleaning, whichever is applicable.
