🏡 General Rental Policy
• Treat property as your own home.
• “You break it, you buy it” – damages or missing items will be charged at replacement cost.

🛁 Hot Tub Rules (Kootenay and Kaslo Suites only)
• Temperature: 95–104°F
• No children under 10, food, alcohol, sand, lotions, or pets allowed in the tub.
• Shower before use.
• Inspect water before entering. If cloudy, gritty, too hot, or has an unusual smell – do not use and contact us.
• Do not remove or tamper with filters, jets, or covers.
• Always close the hot tub and turn off lights/jets after use.
• Floating chemical dispenser must remain in the tub.
• Do not remove the filter cover on the Kootenay hot tub – it’s pressurized and can cause injury or damage.

• Grey towels: for indoor use only.
• Colored towels: for hot tub or beach use.
• Extra blankets: if used, leave out for cleaning.
• “Scruffy” towels: for pets, spills, and cleaning only.

• Strictly non-smoking indoors (includes vaping and e-cigarettes).
• Smoking allowed outdoors at least 20 feet from doors, windows, and children.
• Any signs of indoor smoking will result in a $500 cleaning fee.
🐾 Pet Policy
• Maximum 2 small or medium dogs, $100 per dog per stay.
• Unregistered dogs: $200 each.
• Pets must be house-trained and non-disruptive.
• No pets on furniture or in the hot tub.
• Must be leashed outside and dried off before entering from lake.
• Do not leave pets unattended unless crate-trained and quiet.
• Owners must clean up and dispose of pet waste properly.
• If fleas are discovered after your stay, you will be responsible for remediation.
🏖 Private Beach & Beach Toys
• No lifeguard on duty — use at your own risk.
• Parents are responsible for supervising children at all times.
• Beach toys (kayaks, paddleboards, etc.) are for registered guests only. Life jackets required; please bring your own.
• Return toys to their original locations when finished.
• Any damage due to misuse will be charged as follows:
• Paddleboard: $400
• Kayak: $500
• Canoe: $850
• Pedal boat: $800
• Paddles: $40 each
🚿 Septic System Guidelines
• Toilet paper only in toilets – no wipes, sanitary products, oils, or food down any drain.
• Dispose of grease in glass jars under the kitchen sink.
• Limit showers and laundry to reduce strain, especially in summer.
• Even “septic safe” products should not be flushed.
💧 Well Water Notice
• Our water comes from a well and may have a distinct taste or yellow color due to iron, especially after rain.
• We use and drink this water ourselves; Brita filters are provided.
• You’re welcome to bring bottled water if you prefer.
• We are not responsible for discoloration of clothing from laundry during high-iron days.
🐻 Bear & Wildlife Safety
• Never leave food or garbage outside.
• Use bear-proof bins at the top of the driveway (seal garbage in a large black bag).
• Rinse recyclables to avoid attracting animals.
• Report bear sightings to us and Nelson Wildlife immediately.

• No unlocked firearms permitted on the property at any time.
• This is a family-friendly property; thank you for your cooperation in keeping it safe.

This charming cottage, built in 1964, has been recently updated without ruining the architectural simplicity of its design. The spectacular view of the lake and the peaceful environment make this spot an amazing retreat. The fully functional kitchen has everything you need to make your own meals - stove, oven, dishwasher, microwave, fridge, coffee maker plus a little bit of the basics such as salt, spices, oil and flour. The deck has a gas BBQ, a dining table and chairs, and a separate seating area. The house has wi-fi, a portable DVD player (no TV), stereo, telephone, washer and dryer. The property and its secluded sandy beach is on the west arm of Kootenay Lake just 15 kilometers (9 miles) from Nelson. There is a lot to do in Nelson plus parks, hiking, skiing and hot springs close by.

The cottage is very well stocked. The private beach is a 2 minute walk down hill, shallow water entry with comfortable chairs, umbrella and side tables which makes it nice to stay there for hours. The location is great, a short 10 minute drive to Nelson. Chris is an amazing host, quick to reply to any questions you may have. We would love to go back again some day."

Getaway cottage on a private beach on the majestic Kootenay lake. Gorgeous view of the mountains and the city of Nelson. Right next to famous Pulpit rock hiking trail.
From parking to home there are 5 stair cases & 112 steps, it's sadly not for mobility reduced individuals. If available, we ca help with your bags.
Nelson is a very special city. It has many restaurants and store that offer organic foods as well as vegan options. Lots of artists and galleries to shop from or simply to visit.

There are 3 cottages on our steep land. You may park 1 car in the driveway at the top of the stairs, in front of the car port. The driveway is shared with our family and another family. We park 4 cars wide. Looking down at the view from the parking you will see stairs and 3 cottages accessing those stairs. My family lives in the top cottage on the left and your new home is at the very bottom of the stairs on the beach (The green roof).
The cabin midway down the stairs on the right is another small short term rental.

You have great High-Speed Wifi for remote working. Honestly, this is one of the best locations! Very close to the city centre (5 min drive) a lakefront neighbourhood.

BEACH HOUSE
Our beach house was newly built in 2014 and only used as a rental. Our family lives next door and shares the yard and beach.
THE SPACE
A 1 Bedroom with king size bed.
We have Disability Access, there is one step down at the front door, with a low threshold to enter through the patio. Accessed through the front yard.
SLEEPING
Sleeps 4 - A high-quality King Size bed with super soft sheets, with deluxe pillows & Hypo-allergenic Duvet.
A brand new, quality Article Queen Size sofa bed—a very comfy memory foam mattress for the 3rd and 4th person.
It can be a little cozy and not super private for 4 adults, as the living room and bedroom are right beside each other. But guests LOVE it! Tons of outdoor space and well-designed for our guests.
We have Air Conditioning for your comfort.
No need to worry about all the extra blankets & linens, we provide all you need.

Our bathroom is compact with a shower, *no bathtub unfortunately for those who love to bathe. The walkin shower does have a seat, adjustable shower head.

The kitchen is fully equipped with everything including dishes, pots and pans, toaster, mini blender for shakes, coffee maker, wine glasses, condiments like pepper, salt, spices, flour, sugar, French press & a fondue pot that always makes for a memorable meal!
For fun, a popcorn maker and popcorn.
*just to note - no dishwasher.

The gorgeous, pristine Kootenay Lake is right outside your door! 🌊 Enjoy the sandy beach with great swimming, although it stays a bit chilly until July.
🚵♂️ If you're into mountain biking, you're in luck—there’s incredible biking all around the area!
Morning Mountain and Kokanee Park are just a 15-minute drive away, perfect for hiking and mountain biking.
🌄 There are also more hiking trails up the hill and across the water. The Rails to Trails route is just a short drive from our house.
For a nearby challenge, Pulpit Rock is just a 5 minute drive across the Big Orange Bridge (BOB)!
🏔 The hike is quite steep and challenging, takes 1 Hour & 45 minutes up and back, but is suitable for all ages with a few breaks. For an even bigger adventure, continue up to the flagpole, a roughly 3-hour return hike.
Tons of hiking and exploring await you close by! Check out Kokanee Glacier Park and the majestic Old Growth Tree Trail. 🌲
For thrill-seekers, the new Kokanee Zip Line is just 20 km away!
Looking for an overnight adventure? Try the Trudeau Chalet in Kokanee, available for booking if you're into longer hikes or tenting. ⛺

We have a dog Sully, A Sheepadoodle, super friendly and he will be wandering around the yard and beach! Also two cats Loaf and Nibs, they are usually hiding but will show up once in awhile for a visit.
FYI
There is a train that through town twice a day 5 am & 5 pm and blows its whistle. Most guests don’t even hear it.
Great idea for kids to put coins on the tracks for a keepsake!

US / Canada Border Crossing
From Washington state most guests will cross at Nelway which is only open 8am-5pm entering Canada. leaving it is 8am -8pm
Nelson is about an hour from the border.
Patterson is open 24 hours at Which is closer to Rossland, BC
Another option is crossing
near Creston BC, check website for openings also Creston is 1 Hour time difference from here as they do not follow Daylight savings time.

Flights into The west Kootenays can be tricky due to weather.
Our closest airport is 30 mins away in Castlegar, BC.
Also Trail has a small airport serviced by Pacific Coastal Airlines.
Flights are frequently canceled or delayed in the fall and winter due to fog, low cloud cover and snow.
Many people will fly to Cranbrook which is 3 hours away, Spokane is 2 1/2 hours or Kelowna which is 4 hours.
There is a shuttle that goes daily except Saturdays
From Kelowna and Spokane daily.

Nelson is located in the mountains, which makes driving a challenge at times! WINTER TIRES ARE A MUST!
Road closures happen usually on the Kootenay Pass or Paulson Pass due to avalanche control.
