Originally built and decorated with a rustic mind, our modern amenities and decor paired with new flooring will make your stay a memorable one, while still enjoying the character and charm of a mountain townhome.

The Kitchen: Whether you love cooking up a delicious meal or prefer to make something quick and easy, this kitchen will help make either meal come to life. Aside from the standard appliances, you will find pots and pans, a blender, waffle maker, toaster oven, utensils, silverware, plates and bowls, pint glasses, wine glasses, mugs, and a stocked pantry with herbs and spices. There are hand-towels, dish-soap, and paper towels. There is a breakfast bar with stools and a kitchen table to sit down and enjoy a meal.

Early Morning Treats: Most of us love waking up to a hot cup of coffee or tea so we provide complimentary morning beverages to make you feel at home. We supply pre-measured individually packaged 100% mountain grown Classic Roast Folders Coffee which will brew 4 cups, Black Tea, sugar and creamer. We’ve got you covered with a coffee maker and tea kettle as well.

The Living/Dining Room: There is an open floor feel and a half vaulted ceiling over the entry way and stairs which gives the space a large and airy feel. There are large windows which bring in a ton of natural light and offer you a fantastic view of the mountains. We have comfortable furnishings and a SmartTV positioned over a fireplace with remote starting LED candles lined inside which only adds to the overall vibe of the space. You will also find your share of boardgames to fill the night with added laughter.

The Bathrooms: We have two full bathrooms! This makes it extremely convenient when staying with more than 1-2 people. Having to wait around to shower after an adventurous day can be daunting. Having two full baths eliminates that wait time. Our bathrooms are updated and have a full shower tub with towels for you to use. Hand-soap is provided but you will need to bring your own toothpaste, body wash, shampoo and conditioner.

The Bedrooms: The Pine Tree Getaway has two full bedrooms and an open loft area for extra sleeping, which is what allows the home to sleep 4-6 people. In the two bedrooms, you will find a queen bed, dresser and closet and the loft has two twin beds and a small dresser. There are plenty of pillows, warm comforters and blankets, and freshly laundered linens with each stay to help you unwind and rest up for the following day’s festivities. It is important to note, the stairs to the loft are steep with short treads. Although still manageable, it may be tricky if your legs are wobbly from a day full or skiing or hiking or an evening that ended with a nightcap.

The Deck: This is where you can take in the fresh air and the beautiful view of the mountains. In the Summer and Fall, you will find an outdoor patio set with two benches on either side and a chair on each end which will comfortably seat 6 people. This gives you the ability to eat outside, play games, chat or just relax.

The Decor: A rustic mountanous retreat with hints of modern, bohemian and mid century modern throughout.

Technology: You will have access to wifi and a smart TV. You will need to bring your own phone charging cord.

Washer and Dryer: There is a laundry room on the second floor with a large washer and dryer to use during your extended stays. Laundry detergent is provided.

Heating and Cooling: There is electric baseboard heating throughout the home with thermostates in each room. You will find window AC units for the summer months.

Guess Access

You will have sole access to the entire townhome during your stay and will access the home by using a code on the Smart Lock. The code will be activated at the time of your arrival and will deactivate after checkout. Access includes the entire townhome, the front foyer, and the back deck. There is also a large lot of grass off the back of our deck which is perfect for playing catch, frisbee, CanJam, bocce ball or kicking the soccer ball around.

Other Things To Note

Cleaning Protocol: We use a professional cleaning company to clean, disinfect and sanitize the entire home between guests. We provide hand-soap and dish-soap and also a broom and vacuum to use as needed during your stay if needed. We do ask you: clean up all your garbage and place it in the outdoor garbage can, place all used towels in a pile on the bathroom floors and keep all used beds unmade prior to your departure for our cleaner.

Additional Information: Our home is a non-smoking, no parties place. No smoking includes, but is not limited to: cannabis, vaping, cigarettes and cigars. By booking our home, you agree to these terms and conditions and those outlined in our house manual. Any violation of these may result in a minimum of $250 house violation fee.

A fully equipped kitchen will meet meal prep needs with pantry items (basic spices and non-stick spray) provided. The table and four chairs are positioned next to the windows providing a lovely outdoor view.

Technology: There are HDTVs in both bedrooms and the main living room upstairs has a Smart HDTV. Wifi access is included. You will need to bring your own phone charging cords.

Heating and Cooling: There is electric baseboard heating throughout the home with thermostats in each room. There are window AC units in the bedrooms and a ductless mini-split AC unit on the upper level for the warmer months. A ceiling fan is located in the main seating area. Fans are also provided for comfort. While the loft area has two extra twin beds and is height restricted, this space is not specifically cooled by A/C; the fans can be used for comfort as needed.

Fireplace: a cozy gas fireplace is in the main living area.

Linens: Bedsheets are provided, one set per bed. Towels are provided, one set per guest.

Housekeeping: No cleaning services are provided during your stay. Vacuum cleaner, stick floor vac, and swiffer are in the downstairs utility closet for your use as needed. Washer/dryer are in unit for your convenience. Basic paper products are provided also.

Food and beverage: Groceries can be found in nearby Marathon or Cortland.

Dining: Nearby restaurants include Trax (great outdoor deck) located across the road and slope-side, as well as Carver's Restaurant and the Bobcat Lounge in Hope Lake Lodge.

Hiking, a lift-served downhill bike park, mountain biking, and other fun activities are close by across the street at Greek Peak.

Hope Lake Lodge features an indoor year round water park and for a fee visitors can rent paddle boats and stand up paddle boards to use on Hope Lake. The lodge also offers spa services at The Waterfalls Spa. The Lodge also has an outdoor pool and an arcade that has over 40 games. Also located in the Lodge is a gift shop with coffee (Starbucks) and snacks available.

Greek Peak Mountain Resort is located across the street and offers an adventure center with a mountain coaster, an aerial ropes course, zip lines, mountain biking trails and chair lift ride.

The downstairs bed my husband and I slept in was very comfy and also the bedroom had a stand fan which was very nice for white noise while sleeping in a new place. While we were here (June 2023) it was a very laid back neighborhood and no noise from neighbors. Very relaxing for our family. The kids loved the loft area. The spiral staircase is tight but it takes very little room away from the living space. There are a lot of stairs if that is a challenge for you, but we were ok with that. It’s a split level living with a loft, main floor and a downstairs for the bedrooms. It was nice having 2 bathrooms. The shower/bath combo upstairs was nice and then the shower downstairs allowed for quick bath times allowing more than one person to go at a time since there were two options. Everything was clean! Dishwasher tabs and laundry soap were also provided."

Upon entering you’ll notice a hallway which leads to the dining area and kitchen. To the right is the living room which includes comfortable seating for 4-6 people, access to streaming apps such as Netflix and Hulu via the smart TV and board games under the coffee table. We’ve provided comfy blankets and extra pillows for those cozy nights in. There is also a washer, dryer, iron and drying rack behind the white doors in the living room stocked with detergent.

The upstairs includes a Queen sized bedroom with an attached loft with two Twin beds. The loft is accessible via a staircase which we found to be safer than a ladder. Guests who choose to use the ladder instead are doing so at their own risk. There is also a Full sized bedroom equipped with a desk for those working while traveling.

For the security of our guests and the safety of our home, we have external security cameras located right outside the front door.

About Our Name: Mountain View Cabin is named for the view of the mountain and skiing activities visible in winter, when the leaves are down. We bought the cabin and named it in the winter! You can watch the chairlift from the living room and kitchen. The mountain view is diminished when the leaves are on the trees, but a bucolic scene of trees, flowering shrubs, and wild grasses takes the place of the chairlift and skiers when the snow melts. and the growing seasons arrive. The cabin sits on 11 acres of wooded land but is also conveniently located on the road to the resort.

- "My wife and I stayed at this quaint cabin so we could view the Eclipse in the Path of Totality in Syracuse about an hour north. We were very pleased with the ease in check-in. The cabin was very clean and well appointed. It has a pellet stove and indoor dry sauna. We didn’t use either. There is a large flatscreen tv in the living room. The kitchen was stocked with everything needed to prepare a gourmet meal. There was even a waffle iron!! There were also 4 complimentary cans of beer from the owner’s son’s brewery. There was also a stackable washer dryer. Upstairs was probably one of the most comfortable queen size bed I’ve ever slept in! This 1800’s cabin is very deceiving by how small it looks on the outside and how much room is on the inside. This is the perfect cabin for a group of friends on a ski weekend. It is a 1 minute drive to Greek Peak ski resort just down the street. Grocery stores approximately 20 minutes away in Cortland. We really enjoyed our stay at this quaint rustic cabin!!!"

This tiny house glamping escape sits on nearly two acres of a parklike, peaceful setting. Just down the hill from over 2,000 acres of a hiker’s dream: a state forest & nature preserve. Enjoy a beautiful hike any time of year or kayak down the nearby Tioughnioga River, take a dip in the wading pool just beyond the pines during the warm months or drive the quick trip to the blueberry farm over the hill. You can also head to Greek Peak ski resort and be on the slopes in only about 10 minutes. If you’re a snowmobiler, there are several nearby trails during the snowy season: this location has anything the adventurer in you may want to do.

If you’d rather just enjoy the escape from every-day life, the micro A-frame is 240 square feet of temperature controlled comfort. The cozy queen sized bed is the perfect place to nap or snuggle, watch a movie, read a book, chat with your other half, or just lay and think about whatever your mind desires; you’ll have everything you need to make your glamping escape as comfortable as can be. Equipped with a Keurig and countertop electric burners, air fryer/toaster oven, smart tv, mini fridge, microwave, mini split and grid powered electric for anyone who’d rather just stay inside and soak up this beautiful interior space, too.

There is a bathhouse only a few steps away with a triple-filtered, freshwater stream-fed hot shower and a fully functioning sink for washing hands, dishes, or whatever you need to clean up after some nature adventures.

The Kitchen: Whether you love cooking up a delicious meal or prefer to make something quick and easy, this kitchen will help make either meal come to life. Aside from the standard appliances, you will find pots and pans, a blender, waffle maker, toaster oven, utensils, silverware, plates and bowls, pint glasses, wine glasses, mugs, and a stocked pantry with herbs and spices. There are hand-towels, dish-soap, and paper towels. There is a breakfast bar with stools and a kitchen table to sit down and enjoy a meal.

Early Morning Treats: Most of us love waking up to a hot cup of coffee or tea so we provide complimentary morning beverages to make you feel at home. We supply pre-measured individually packaged 100% mountain grown Classic Roast Folders Coffee which will brew 4 cups, Black Tea, sugar and creamer. We’ve got you covered with a coffee maker and tea kettle as well.

The Living/Dining Room: There is an open floor feel and a half vaulted ceiling over the entry way and stairs which gives the space a large and airy feel. There are large windows which bring in a ton of natural light and offer you a fantastic view of the mountains. We have comfortable furnishings and a SmartTV positioned over a fireplace with access to Netflix, Showtime and HBOMax. The fireplace has remote controlled LED candles lined inside which only adds to the overall vibe of the space. You will also find your share of boardgames to fill the night with added laughter.

The Bathrooms: We have two full bathrooms! This makes it extremely convenient when staying with more than 1-2 people. Having to wait around to shower after an adventurous day can be daunting. Having two full baths eliminates that wait time. Our bathrooms are updated and have a full shower tub with towels for you to use. Hand-soap is provided but you will need to bring your own toothpaste, body wash, shampoo and conditioner.

The Bedrooms: The Pine Tree Getaway has two full bedrooms and an open loft area for extra sleeping, which is what allows the home to sleep 4-6 people. In the two bedrooms, you will find a queen bed, dresser and closet and the loft has a trundle bed frame with two twin beds. There are plenty of pillows, warm comforters and blankets, and freshly laundered linens with each stay to help you unwind and rest up for the following day’s festivities. It is important to note, the stairs to the loft are steep with short treads. Although very manageable, it may be tricky if your legs are wobbly from a day full of skiing or hiking or an evening that ended with a nightcap.

The Deck: This is where you can take in the fresh air and the beautiful view of the mountains. In the Summer and Fall, you will find an outdoor patio set with which will comfortably seat 4 people. This gives you the ability to eat outside, play games, chat or just relax.

The Decor: A rustic mountanous retreat with hints of modern, bohemian and mid century modern throughout.

Technology: You will have access to wifi and a smart TV. You will need to bring your own phone charging cord.

Washer and Dryer: There is a laundry room on the second floor with a large washer and dryer to use during your extended stays. Laundry detergent is provided.

Heating and Cooling: There is electric baseboard heating throughout the home with thermostates in each room. You will find window AC units for the summer months in the living room and bedroom #1 & #2. Floor fans will also be available in bedroom #1, #2 and the loft.

Guest access
You will have sole access to the entire townhome during your stay and will access the home by using a key from our lockbox. Access includes the entire townhome, the front foyer, and the back deck. There is also a large lot of grass off the back of our deck which is perfect for playing catch, frisbee, CanJam, bocce ball or kicking the soccer ball around.

Other things to note
Pet Policy: We currently allow dogs only. We do ask you to message us regarding you bringing your dog and we do charge an extra pet cleaning fee of $35. We know this is an additional fee, but we please ask you check the box to let us know you are bringing your pup (or if you forget, please message us) so we can let our cleaning crew know. Our cleaning process does take a bit longer when a pet has stayed with us given we want to make sure our next guests experience will be free of pet hair and odor. We ask you please pick up after your dog goes to the bathroom and place all individual waste bags in the metal dog bin which is located outside the enclosed porch. All individual bags need to be placed in a larger garbage bag before being put into the actual garbage totes out front. This is the HOA policy and if not completed, we will get fined. We have a couch cover in the metal basket next to the couch and ask you to please place the cover on the couch during your stay with your pup and when you leave for your activities to protect the couch. You can find the rest of the pet policies in the welcome packet on page 35.

Cleaning Protocol: We use a professional cleaner to clean, disinfect and sanitize the entire home between guests. We provide hand-soap and dish-soap and also a broom and vacuum to use as needed during your stay if needed. Upon departure, we do ask you: keep all used beds unmade, place all used towels in a pile on the bathroom or laundry room floor (away from the heater), accumulate all used dishes and place them in the dishwasher, empty your food from the refrigerator, return furniture to its original location, lock all windows and doors and turn out the lights.

The town is pretty strict about trash and recycling so please do not put a plastic bag into the recycling bin as it cannot be recycled. Please do not take out the trash. From there a ladder can slide out and you can climb to a fun cozy loft which has a single bed, a double bed and another single bunk. This is a ladder set up so it is difficult to carry items up- but blankets, pillows and sheets are there!

Located within walking distance from skiing, hiking, mountain biking, fishing and canoeing, and within two hours of driving to nearby Ithaca, Rochester and Syracuse, you can visit any time of year for a relaxing or action-packed getaway. This home originally belonged to our grandparents, who ran a bed and breakfast for 40 years.

We are close to Parks, the ski slope is directly across the street, Lodge and Waterpark is .2 miles, Golf Courses, 10 min drive to Cortland and 20 minute drive to Ithaca. You’ll love the coziness, comfy beds, kitchen, view of the slopes, outdoor deck, and location to Greek Peak Ski Resort. Our place is good for couples, solo adventurers, business travelers, families (with kids), and groups of 8 or less.

Our condo is very unique because you will have an amazing view of the slopes and it is spectacular to see at night. There is also a free shuttle bus which runs about every 15 minutes. You can call the Hope Lake Lodge to send it whenever you are ready. But the slopes are so close you can easily walk! Lodge is quick walk at only two tenths of a mile.

You will have access to a guest ski locker outside the front door and the deck has a barbeque grill and a great view of the slopes.

Other things to note
First, a word about the AIRBNB model. This concept was started as an offer of a place to stay within someone else's home. So, the idea is that you are renting our home. We do not operate like a hotel. We inspect and clean the unit ourselves and base our review of each guest upon how we find it. The expectation, which is thankfully almost always met by our guests, is that you treat our home as if we were there with you. Hence, we hope our home is treated with care in a way that the guest would want their own home to be treated by a guest. Thank you for understanding.

1) We require the tenant to be at least 25.
2) The total number of guests sleeping at the premises will not exceed 8, or there will be a surcharge of $100 per extra guest per night at the owner’s discretion. Please be honest about the number of people attending.
3) Storage of golf clubs and all golf equipment or skis and ski equipment will be in the ski locker and by no means permitted inside the premises. No golf shoes or ski boots or winter boots to worn on the wall to wall carpeting.
4) Please contact the owner with any issues or concerns that arise during the duration of the stay, not the Greek Peak Resort.

CHECK IN AND OUT:
CHECK IN time is at 3pm – You are to arrive no earlier than 3pm so that the cleaning crew will have had an opportunity to get the premises ready.
CHECK OUT time is at Noon – You will need to lock the keys back in the lockbox AND SPIN THE COMBINATION DIAL but you must vacate no later than Noon in order to allow the cleaning crew time to prepare the premises for the next tenant.
THERE IS NO SMOKING NO VAPING AND NO PETS ALLOWED. A $100 surcharge per day will be assessed if evidence of pets or smoking is noted during your stay.
TELEVISION – Internet ROKU TV is provided in the living room and the master bedroom.
DAMAGES – Tenants agrees to and will be held responsible for any damages done to the leased property by himself, his family, or his guests for the duration of the stay.
PARKING - Two parking spaces per unit. Restrictions for vans, trucks, campers, etc. Trailers are not permitted in parking lots. Additional vehicle parking is allowed in the Greek peak parking lot.
QUIET – Tenant agrees to be respectful of the rights of other tenants to peace and quiet and will not participate in any loud activity that can be heard by other tenants. No parties.
Quiet time after 9 pm.
ADDITIONAL GUESTS - If you bring in more guests than you state in your request, you will be charged $100 per night per guest additional fees once reported to AIRBNB. So be honest about how many people are coming.
JURISDICTION - Tenant agrees that legal jurisdiction for the resolution of any dispute pertaining to this lease or the leased premises shall be in the County of Broome, State of New York or Cortland County, State of New York, whichever is elected by the Landlord.

PLEASE LEAVE KEYS IN LOCKBOX AT ALL TIMES TO AVOID ANY OR ALL GUESTS GETTING LOCKED OUT.

PLEASE USE THE CLEAR GARBAGE BAGS for garbage and separate the garbage from the recycling (glass, paper, metal, cardboard) and DO NOT BAG the recycling.

RECYCLING – GOES in RECYCLE Dumpster in parking lot without being bagged.

GARBAGE – This goes in clear garbage bags ONLY – please fill to avoid overuse of plastic bags. Goes in the larger Dumpster in parking lot.

OWNER AGREES TO PROVIDE THE FOLLOWING:
A clean and fully furnished two bedroom townhouse with 2 queen beds, and a loft with 3 single beds, two full baths, laundry room, full kitchen, sofa bed, deck, fireplace, televisions, ski locker.
The linens and towels will be provided, unless you are a long term tenant - this can be negotiated. All other necessities are the responsibility of the TENANT.
