• We have installed hypoallergenic, waterproof protectors on the mattress and the four KS pillows. Reliable Property Managers cleaning staff has been instructed to launder the bed sheets and white cotton blanket after every guest departure. On arrival, all bed sheets, including the blanket, should be clean. Please bring your own comforter and extra blanket(s) if you desire.
• We removed the living room throw.
• Reliable Property Managers will continue to have their staff clean all the high-touch areas in the villa with disinfectant (including door handles, light switches, counters, etc.).
• We installed a keyless front door lock so our guests will have the option of using a four-digit code to open the lock or carrying a key.
• Access to villa and welcome packet will be sent electronically. To avoid contact with amenity card staff, guests can arrange to pick up their amenity cards in a lockbox outside the amenity office by designating this on their amenity card form.

Bay Pointe Villas, located just outside the Seabrook Island gate, is nestled on a peninsula surrounded by marsh and creeks. The location offers excellent privacy, a private pool, a dock, and SUNSET VIEWS overlooking Bohicket Creek. The pool facility grounds have outdoor grills, picnic tables and a wash station.

Bay Pointe Villas are just 3 miles from both Seabrook Beaches, the Atlantic Ocean, and the Sound side of the Island. Enjoy white, fluffy beach sand at North Beach on the Atlantic side with a gorgeous 1-mile walk to Captain Sam's Inlet and views of Kiawah Island. The beaches on the island's sound side offer direct sunset views and calm waters.

Biking is an excellent way to see the island. Several bike rental companies will deliver and pick up the bikes at the condo.

The Edisto Environmental Center which has hands on displays, also has nature trails near the shore. The nearby Edisto Historical Museum with many photos and artifacts was our particular favorite. For monthly winter rentals the policy is as follows: For cancellation made up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee. LSV (Low Speed Vehicle) RENTALS PERMITTED at this property. An LSV requires the use of one of the gate passes included in the maximum number of vehicles passes.
Requirements for LSVs
Must be registered and insured, have a 17-digit VIN and display an LSV license plate, display a valid SIPOA entry pass issued specifically to that vehicle. Drivers must have a valid driver s license. No off-road tires allowed
Usage Restrictions:
For street use only. No use on bicycle paths, walking paths, golf course cart paths, boardwalks, or beaches. Follow SIPOA vehicle and parking rules.

Amenity Cards are required to use the Seabrook Island Club and SIPOA Lake House facilities. This property includes access to the Club amenities: the Beach Club oceanfront pools (seasonal), Pelican's Nest outdoor restaurant/bar (seasonal), Island House restaurant/bar, golf and tennis. Additional fees are charged for all activities except outdoor pool usage. The Club Amenity Card also allows access to the Lake House facilities (outdoor pool/no fees; indoor pool/fitness center/fees apply). Amenity cards are arranged through the Seabrook Island Amenity office.

If you cancel more than 30 days prior to your scheduled arrival date, you receive your funds back, minus $250. If you cancel within 30 days of your arrival date, you lose your funds. For monthly winter rentals the policy is as follows: For cancellation made up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee. For cancellations made less than 60 days prior to the scheduled arrival date, all monies are forfeited. If able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest under the terms of the Rental Agreement.

The Lake House at Seabrook gives access to an outdoor pool, kiddie pool, and playground complimentary to all Seabrook guests. There is also an indoor heated pool, fitness center, fitness classes, and library (additional fees will apply to the activities you choose). The indoor pool and fitness center are an additional fee of $15/per person/per day.

The Club at Seabrook allows guests to access the two championship golf courses, Racquet Club, Equestrian Center, ocean front pools, and all dining options. Each property is individually owned and has different membership levels. This property has a FULL membership access so there is no fee for the Beach Club pools or Lake House outdoor pool. All other activities are an additional cost. ACCESS NOTE: These club access fees apply to 2025. If you are booking early, please note that club access options could change in 2026.

To access the club amenities and have resort charging privileges, you must preorder your digital amenity cards online with the Seabrook Island Amenity Center. Further information for obtaining access will be sent after your reservation is booked.

Seabrook Island Vehicle Fee Required: Seabrook Island requires that all rental guests to pay a $40 vehicle fee (one-time, per car) in order to receive a gate pass and be allowed to enter the Resort community.
