Bay Pointe Villas, located just outside the Seabrook Island gate, is nestled on a peninsula surrounded by marsh and creeks. The location offers excellent privacy, a private pool, a dock, and SUNSET VIEWS overlooking Bohicket Creek. The pool facility grounds have outdoor grills, picnic tables and a wash station.

Bay Pointe Villas are just 3 miles from both Seabrook Beaches, the Atlantic Ocean, and the Sound side of the Island. Enjoy white, fluffy beach sand at North Beach on the Atlantic side with a gorgeous 1-mile walk to Captain Sam's Inlet and views of Kiawah Island. The beaches on the island's sound side offer direct sunset views and calm waters.

Biking is an excellent way to see the island. Several bike rental companies will deliver and pick up the bikes at the condo.

A note about well water & heated pool expectations:

Our water comes from a well and is treated with an advanced Evolve water purification system. It's clean, safe for drinking, showering, and daily use, and free from typical well water odors as much as possible. We regularly test it to ensure its quality.

However, if you're very sensitive to well water or find its hardness bothersome, this may not be the right place for you. For pure drinking and cooking water, there is a separate faucet with reverse osmosis filtration.

*Pool Policy: The pool heater functions efficiently only when nighttime temperatures remain above 50°F. Heating is generally available from mid-April through September; however, pool heat cannot be guaranteed during periods of unusually cold weather.*

Guest Access & Hosts on Premises:

You would be the only guests on the property. As a separate dwelling space on the first floor, the apartment has its own private entrance and key. The property is self-check-in, hosts are available and live on-premises, and are happy to help you with anything you need during your stay.

Cancellation Policy:
For cancellation made up to 30 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee (60 days required for some larger homes).

If we are able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. Cancellation Policy:

For monthly winter rentals the policy is as follows: For cancellation made up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee. If able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. Even though this home is gorgeous and all things considered not that far from the city, this is still kind of a remote area. The following things should be noted:
1. Once you are out here, cell service is TERRIBLE. We have strong and reliable wifi for this reason, but just know that you'll need it.
2. The property yourself is very quiet and peaceful, but there can be some noise from the road and that road can have lots of traffic. Please keep a keen eye on young kids and pets.
3. The backyard is huge but is currently not fenced, so once again keep an eye on young kids.
4. We make every effort to make sure your stay is bug and mosquito free, but please be mindful that the lowcountry was built on swamp so if you see a bug it is NOT an indication of cleanliness.

@RockvilleAirBnB: This nationally registered historic home was built in the early 1800s and is a 35 minute scenic drive to downtown Charleston, Popular beaches, as well as many historical landmarks and parks. If you are looking for a place defined by Natural Beauty and Southern Charm--there is nothing closer to stepping back in time before the busyness of modern life than here in the village of Rockville. We welcome anyone looking for some peace and quiet on a front porch overlooking the river.

The space
There is history around every corner in the house!

The house was built in the 1800s and has been home to four generations of the Stevens Family who originally moved to the Island to start their shrimping business. The shrimp boat dock operated right outside the front porch! The Deepwater dock was destroyed during hurricane Gracie in 1959 and moved to Cherry Point. The business is now owned and operated by my cousin Micah Jenkins and is called “Cherry Point Seafood Co.” You can stop by and purchase fresh seafood right off the boat.

The shrimp business also expanded to include tow boats as well as ferry boats that took islanders all over Charleston before the major roads and bridges were built.

The best part of the house in my opinion is the front porch where I have spent hours reading in the hammock, sipping on sweet tea, and talking with friends and family.

A weekend or day at the house feels like a week when you are in Rockville. Time really seems to slow down and you feel like you can just take a deep breath of fresh air.

To accommodate individuals working from home we have added basic cable and internet/WiFi up to 25 mbps.

When you come to visit we want our guests and family to be able to fully experience the peace of the village by unplugging and giving your mind and body the chance to recharge. I remember riding down Maybank highway as a kid... as soon as the oak trees and the draping Spanish moss came into view I knew we had made it home!

*There is a dvd collection, books, board games, and cards for entertainment.

Remember, this is a very old family home. With any old house you will find beauty, character, and many quirks. If you are looking to book a modernly immaculate resort, try looking at Kiawah. If you want to experience simple and charming Southern Living surrounded by natural and historic beauty, this is the right place for you!

Guests will have access to the entire house. The docks are privately owned by neighbors and are off limits due to liability as well as maintaining the residents’ privacy.

I want to ensure that many people will be able to experience Rockville. Happy neighbors are important to keeping the house open to airbnbers!

Other things to note
My current favorite restaurants to visit are on John's island and include Wild Olive (make a reservation! They are always booked) and the Tattooed Moose. Yum

The nearest place to get groceries is KJ’s Market (formerly Bi-Lo) on John's island (15 min drive) so make sure you stock up on the way to the house.

The space
The house is situated on 2.9 acres with only one neighbor.
It is well furnished with tasteful paintings and a piano. There are huge windows and glass doors with stunning water views. Dolphins that swim on their way to Wadmalaw sound can often be seen . They like to swim in groups close to the dock.
The indoor porch is a lovely place to relax and enjoy the abundance of wild life- birds , squirrels, butterflies and even a rather shy bobcat.
There are flower beds with roses, lilies and herbs . The idyll surroundings engulf you with a sense of peace and tranquility both inside and outside the house.
There are many historical and interesting places to visit . Johns island has some incredible places to experience the tasty dishes of the Low country.
You can also stay home and explore the intercostal waterways using the kayaks provided .
Best of all there are two large floaters and a covered dock that makes rainy days irrelevant.

Whatever is in or out of the house is for guest use. All seafood needs to be cleaned and consumed on the DECK- a gas grill with a plate is provided. Please do not store seafood in the refrigerator.
Kayaks are provided. Please do not leave them on the floaters as strong winds may blow them away. There are fishing rods of sorts and a crab trap.
One floater is for guest use. The other one with the anchored boat is for the owner. Of course, the guest will be contacted on the very rare times that the owner needs to use the floater.
