But when I was leaving for my trip I checked the listing and saw that they had double booked someone and had refused to give them a refund. Hotels.com refused to help me too, despite the fact that the property was not following any kind of standard protocol that I’ve experience on any rental app. By the time I landed in NY, I still hadn’t received the address of the property or check-in instructions. Spending the first hour of my trip in the airport on the phone begging Hotels.com agents to help me wasn’t fun. Be warned, they will not treat you well. The apartment is super run-down, and not very clean. Not enough towels. I’ve stayed at a wide variety of airbnb’s in NY and this one was the worst by a mile. Don’t stay here!!!"

As long time residents of this neighborhood we love the “walking to everything” aspect of it. All guests are welcomed to use our main kitchen, parlor floor dining room, living room, outdoor deck, BBQ and the garden.

For trips to Manhattan (or Coney Island) the F train is 1.5 blocks from the apartment. Approximately 10 min. to lower Manhattan & 30 min. to midtown.

This is a private room in a shared apartment :) The majority of roommies are students/interns. Located right off the JMZ Flushing stop and surrounded by delis, restaurants, grocery stores, bars, and cafes. Cool area! Bushwick is very trendy! Looking for someone great to join us!

The Bedroom has a lofted queen bed, with good head space. I can sit up in it and I'm 6 foot 1 :) There is no window in this bedroom though.

This is a large room located in the Trendy Bushwick neighborhood of Brooklyn, NY. The apartment is very nice. This particular room has soundproof windows, but may receive a significant amount of street noise with the windows open.

Please do not place a reservation without contacting me first as to inquire as to those dates. I may have conflicts that are not reflected in my calendar and might be forced to reject any reservations I did not clear beforehand.

The space
PLEASE NOTE. Soundproof windows have been installed in this apartment to mitigate any noise issues. The work best when the windows are fully closed, but their effectiveness is affected if you open them. Without these windows this apartment would receive some significant noise from the outside/street. With the new windows the apartment is generally very, very quiet and any unusually loud noises from the outside are greatly reduced and muffled (not completely eliminated, but becomes barely noticeable to most people).

PLEASE NOTE. The current pricing set on this listing is very discounted and a great deal for the area. We have a preference for 1 person, but would take 2 on occasion. However, we do give preference to single person reservations for this room. We have the listing configured to allow inquires for up to 4 people. However, we rarely take these types of reservations and only have it open for the occasional reservation that may include kids or visitors. We usually only book full months so you would generally be charged for all of a month even if you want to start a few days in. We rarely prorate months unless we are coordinating with another reservation to take any unused days in a month. If you are 2 people instead of 1, the monthly rate for those upcoming months may be a bit higher.

PLEASE NOTE. We generally do not accept alterations to shorten or cancellations of a pre-agreed to term. If you need to make a change you can talk to us and we can see if something could be done. However this is not guaranteed and please keep in mind that you are agreeing to a contract for the reserved period of time when you book. except in extraordinary and very rare circumstances, we stand by our part of the agreement and expect you to do the same.

PLEASE NOTE. You are basically a roommate for the term of your reservation and would be expected to act as a regular roommate. This means cleaning up after yourself and we do appreciate when you help out keeping the place clean and orderly. We generally do provide some initial supplies when you come in of some essentials as a good wlll gesture. However, as you are doing a monthly leasing you are generally responsible for your own supplies and their use.

PLEASE NOTE. As this is a shared space, pets (or any animals) are generally not allowed due to the safety, health, cleanliness, and preference of others in the apartment and/or building. On occasion, exceptions may be made for something such as fish in a fishtank, however you mush check with us first before booking if such an exception can be made in your case.

Other things to note
There are 2 permanent long term residents in the apartment and is thus this listing is legal under NYC law. I am managing this listing.

Due to local regulations the monthly rate requires a 30 day minimum reservation (not 28 as airbnb allows).

We give preference to monthly reservations.

Soundproof windows have now been installed and when closed they cut outside noise down by something like 99%. In the summer you may receive extra noise as some outside noise may make it way through the air conditioner.

This room is located in a 4 bedroom apartment with 1.5 bathrooms.

On occasion I will reduce certain days' pricing to fill in small holes in this room's availability calendar. Discounted prices may not be available for 1-2 or other very short term reservations except in certain cases, so please ask first.

An airbed would be provided to accommodate any 3rd or 4th guest.
