Accommodations:
The cottage comfortably sleeps up to six guests, featuring two queen beds and a sofa sleeper. The fully equipped kitchen includes a refrigerator, stove/oven, microwave, small coffee pot, and Keurig, along with complimentary coffee, tea, and essential cooking supplies.

We’re excited to introduce "Jacee's Snack & Shack," an honor-system cabinet stocked with snacks and drinks, with proceeds supporting our granddaughter’s college fund and teaching her money management.

Stay connected with our Starlink Wi-Fi (please note that slow or interrupted service due to storms is possible). While we don't have laundry facilities on-site, a laundromat is conveniently located within five miles.

Outdoor Amenities:

Our backyard is a natural oasis where you can unwind in the hot tub, enjoy a meal on the grill, or gather around the fire pit. You can also take a leisurely stroll through our garden, showcasing a collection of fossils and rocks lovingly gathered by my grandmother throughout her life.

Keep an eye out for local wildlife; you may spot turkeys, deer, or even a red fox! However, please be aware that the area is home to some less friendly critters, including snakes, spiders, and wasps, so it's best to keep doors closed to minimize unwanted guests. We have a monthly pest control service and an outdoor insect misting system to help keep bugs at bay.

Turner Falls Park is just a mile away, offering breathtaking views and fun activities. Chickasaw National Park is about ten miles from the cottage, and a variety of great restaurants are located within a few miles.

Dog Policy:

We welcome one small dog (20 pounds or less) for a one-time fee of $75. Please note that emotional support animals are considered pets under Oklahoma law and are subject to the same fee. All pets must be disclosed at the time of booking; failure to do so will incur a $150 penalty. Guests must keep their dog crated when not in the cottage and are responsible for cleaning up after their pet using the provided waste bags.

Please be mindful of our elderly neighbor's cats and keep your dog under control at all times.

Guest Access:

Enjoy full access to the cottage, with the exception of a locked storage room, basement, and two cabinets. Feel free to grill, enjoy the hot tub, or relax on the front deck while taking in the beautiful surroundings.

Additional Information:

For ease of access, we recommend entering through the back door instead of the front steps. Both entrances feature self-check-in coded locks for your convenience.

Your safety is our priority, so we have security cameras monitoring the property. Tampering with the security system will result in immediate eviction without a refund.

We also have an outdoor insect misting system in place to keep mosquitoes and other pests at bay. If you prefer not to use this system, just let us know, and we can disable it for you.

9. Health Requirements: Pets must be current on all
vaccinations and flea/tick preventatives. Proof of
vaccination may be required upon request.

10. No Aggressive Pets: Pets with a history of
aggression or biting are not allowed.

11. Unauthorized Pets: If an undisclosed pet is found
on the property, a fee of $150.00 will be charged,
and you may be asked to vacate without a refund.

- "The location of the cabin was perfect. We knew the cabin was small but it did accommodate my family of 5. It had everything we needed to have a good time. There were a few bad things that we did not like, the water did not get hot for showers or to wash dishes. All the dishes had mouse droppings as well as the bed and the tables. The fridge did not get cold all of the food we purchased did not stay cold and was ruined. The freezer worked great. The shower was slimy and the towels smelled like mildew. We were the last cabin at the end of the road. There are 4 more cabins on the same side and all of the guests from the other cabins walked straight through our sitting area all day to go to the water. "

NOTE: Second bedroom area is a small loft with two twin beds. Cabin 3 is right in the heart of the Arbuckle Mountains inside of Turner Falls Park. The cabin is near the waterfall at Turner Falls. It is a one-bedroom that has a full bed with the couch that folds out into a twin bed. Two twin beds in the loft for Small kids. This is in the center of the park. You will love the cabin. Get out of the heat in the summer time. Checkout the Collins Castle, Zipline and Caves in the area.

- "I loved the easy process and the property manger was very kind" - "We thought the extra charges were too, much. This is pretty pricey for being out of season. The cabin was just average nothing above average. Was on cold side. Sheets on bed was not changed, brought own bedding. Put back on bed what was on it. I cleaned cabin. Did not shower. Looked like someone before us had a shower. If we would have seen before renting we would not have paid that price. We also paid full price for entering park & the lady said we would have to pay another admission if we were there the next day. We left out early."

This cabin is a two bedroom located inside Turner Falls Park. It has has a full kitchen and bath. Wonderful views of the river about 50 stairs up but the views are beautiful. Come see us and enjoy the views and cabin.

- "We had an amazing view!! The climb was definitely worth it. The beds were comfortable and the cabin was very warm for this time of year thanks to the heating devices available in our cabin. Only thing I would suggest updating is that the park admission is not included with the cabin booking. Have previously rented another cabin on site and the entrance was included so it was the only thing that took me by surprise once I arrived. The rest of the stay was lovely!!"

- "When arriving at the cabin I walked in and the beds were not made and it was had been stayed in before we arrived. There were no clean linen, trash bags, clean bathroom towels, barely any toilet paper and dirty towels were in the shower floor. I tried calling and texting the number provided multiple times and never got a response from anyone. We had to purchase toilet paper and a trash bag and use our beach towels. Sleeping in dirty linen was unacceptable. We still have not received a response. Will not rent again from this property company nor will we recommend them."

Biking/hiking throught he open field or on the shaded primitive trail are often refreshing. When the heartland trains passing by from afar, it adds a nostalgic feel in this beautiful great outdoor. And if you come at the right time, you 'll experience the enchaing mist or see the geaceful deer family galopping under the cascading moon light:) ✨🦌

Other things to note
The upstair is perfect for a romatic get away for two guests! You''ll have everything you need on this main floor where the open floor plan houses a king bed ( not enclosed private bedroom), a beautiful full bathroom and kitchen/dinning. But when hosting for a group of 3-4 guests, you can add the downstair where the second a private queen bedroom is located, plus a large shower full bathroom and second TV/sitting area. Please keep in mind the floors are connected by a narrown stair. When the weather is nice, most guests like to take the "scenic route" going between the two floors, namely the exterior stairs where you can easily access both floors.

Privacy:
When it comes to privacy, we have not have any complaint about privacy but often guests commented how seclucted they feel at our 70 acre "River Bend Lodge" gated property that houses four cabins total. Howerer you may hear from other cabin guests if they talked very loudly. But you can barely see each other.

Wifi :
If you must have wifi for any work, we will be able to accommodate for free at our sister property "La Ville Inn" a beautiful boutigue hotel that has earned 4.9 google review, 6.5 miles away on the main street of Davis. Just let us know.

The duplex is connected by hotel-style doors through the master bedroom of each side. Those can each be locked independently. So this property can be used for 2 separate families with their own side, or the doors can be kept open during the day and the units can be connected from the inside. There is also a walkway in the front that connects the front porches, and both backyards connect with a gate.

If you have dogs, PLEASE make sure to check the gates before releasing your dogs into the yards.

Lots of board games, a pool table, a bumper pool table, 2 retro arcade machines, a grill, and TVs in every room. Netflix and Disney Plus, and Hulu on TVs. The bedroom TVs may not have Disney Plus at this time.

Smoking fast internet, and top of the line mesh network (with 3 nodes) covers the whole house with WIFI. You can easily stream videos, play video games, video chat and work from home all at the same time here.

Nearby: 3 blocks north of the only stoplight in town. You can walk to many nearby businesses or take a quick car trip to get there. Watch animals and children as the highway is next to the house.
Neighborhood: Quiet neighborhood, but next to a highway and train tracks. The speed limit on that highway is 30 at this house. You will hear train horns throughout the day and night, but it isn't a problem for most guests. If it's quiet in the house you can hear some rumbling traffic from the highway. Generally the neighbors are very quiet so please respect the outside sound level after dark

Just a little old country farmhouse that's clean and comfortable. Two bedroom, two bath with central heat & air that can sleep 6 people. The top bunk is mainly for kids, but we can move the mattress to a twin frame so there's no climbing up a ladder. No wifi, but we've got a variety of DVD's. It's just down the road from my house with some nice shade trees and room to park your trailer. Just minutes away from Cross Bar ATV Park, Turner Falls, and the Chickasaw National Recreation Area.

The space
At this time, there is a lot of construction going on in the area due to the oil & gas industry. Excess traffic & possibly excess noise is to be expected during your stay. The house is still very comfortable and accessible, but we are looking forward to the end of this construction phase.

Other things to note
It's important to know, there is NO cellar or severe weather shelter on the property.

This tiny 200sqft cottage is on a 1200 acre ranch in the Arbuckle Mountains.

The rock bottom creek, just 100 ft from the cottage, can be heard from the deck most of the year.

There are trails through the woods, along the creek and to the top of a mountain.

Enjoy the hot tub or campfire under the stars, play croquet, frisbee golf or other games in the nearby field.

This remote retreat is perfect for nature lovers not partiers.

The space
My 19 x 11 ft cottage was our tool shed. It is right next to the family cabin which is also listed on airbnb. You can see the cabin listing when you click on my profile picture.

The cottage has room for two adults and a child under 180lbs for the loft bed, not three adults.

The no smoking and no pet rules are firm and will accrue fees if violated.

The hot tub is always hot!

In the summer you can splash around and explore the creek. We do have droughts and periods of low or no water flow. If the creek is not flowing at all, I will let you know.

The small pool near the creek is great for cooling off on a hot summer day or child play. This pool is closed in the fall until warm spring weather.

We have a mountain and other trails you can hike. A large field is great for frisbee golf, baseball, tag football, etc.

Enjoy the stars from the inflatable hot tub that holds 3 people very comfortably. For privacy, the hot tub is on the opposite side of the larger cabin.

Roast hotdogs or s'mores on the campfire or just enjoy the embers

The kitchen has a small refrigerator, microwave, two plate burner with 1 med and 1 small frying pan, pots and griddle. There is a drip coffee maker, coffee and toaster. I have two outdoor grills, charcoal and gas, foil and grilling utensils. Bring your charcoal.

The bathroom is fully stocked with towels, foam soap and shampoo/conditioner. The bathroom has a shower curtain, not a door. The shower, sink and toilet are close, but two can easily shower together. The bathroom is 3x3ft.

Wifi is available but not super speedy.

Phone service is very poor or nonexistent depending on your carrier. There is a wifi phone for emergencies.

It is possible you may experience water problems. This is a rare thing but the pumps do fail occasionally. I will always have bottled drinking water and I have hot tub water, pool water and containers to haul water for toilets and sinks. We call this glamping, glamorous camping.

For about a month in the fall, large acorns from a burr oak
tree fall onto the tin roof. I have ear plugs but you may want to bring your own for sleep.

***Any ATVs wider than 64 inches or a trailer longer than 14 ft will not be able to make it over the bridge or through the low water crossing. ATV’s on small utility trailers will be fine.

ATVs must be trailered while in the property.

The Airbnb insured area is to the creek, the trail to the top of the mountain on the West, 1000 ft up the road to the north, and the field to the creek on the East.

ABOUT THE HOME:

The Bluebird Cottage, built in the 1930s, retains its original charm with native stone pathways and a vintage cast iron farm sink. Relax on the front deck, gather around the backyard fire pit, or treat yourself to a soothing soak in the hot tub after a day of exploring and hiking. The backyard also features a BBQ grill, so we hope you’ve brought along your favorite grill master!

THE BEDROOM:

The cottage bedroom offers two hotel-quality queen mattresses, dressed in luxurious, crisp cotton linens for a restful night's sleep. For added comfort, we’ve also provided room-darkening curtains, giving guests the option to sleep in and fully relax.


THE KITCHEN:

The kitchen is fully equipped with a full-size refrigerator, stove/oven, microwave, 12-cup drip coffee maker, Keurig, dishware, drinkware, utensils, and cookware. We’ve also provided tea, coffee, Keurig pods, creamer, sugar, spices, to help you enjoy during your stay at The Bluebird Cottage.

For your convenience, we offer "Jacee's Snack and Shack," an honor system for drinks, snacks, and other essentials. All proceeds go towards Jacee's college fund and help teach her money management skills.

Please note, we do not have a washer or dryer available for guest use, but a laundromat is conveniently located less than 5 miles away. Additionally, a local grocery store is just 6 miles into town for any items you may need.


THE LIVING ROOM:

The living room features a comfortable queen sofa sleeper and a Smart TV offering access to popular streaming services like Netflix and Hulu (simply log in with your account). Please remember to log out before checking out.

Keep in mind that you're in a mountainous area, and the cabin’s Wi-Fi relies on Starlink. While reliable, it may occasionally lose signal during storms (a rare occurrence).
Please note: We do not offer discounts or refunds for any Wi-Fi interruptions.

THE BATHROOM:

The cabin’s bathroom is equipped with a single stall shower and a linen closet stocked with plenty of hotel-quality towels, washcloths, a hair dryer, hamper, and a first aid kit for your convenience.

THE GREAT OUTDOORS:

The Bluebird Cottage is nestled on the side of a mountain, offering wonderful opportunities for wildlife sightings. You may spot turkeys, deer, red foxes, squirrels, and a variety of wild birds. However, please be aware that the area is home to various creatures, including snakes, spiders, and wasps. As the cottage is situated in a natural wildlife environment, we kindly ask you to keep doors closed to prevent any unwanted visitors from entering. While we take preventive measures, occasional bugs may still find their way inside. If that happens, please let us know—we employ an exterminator regularly and complement this with an outdoor insect misting system. Since we make every effort to keep your stay "critter-free," we do not offer refunds if stray critters enter the cottage.

The outdoor insect misting system sprays for 20 seconds along the property’s perimeter at 6:00 & 10:00 AM and 2:00 & 10:00 PM, from spring until Thanksgiving. This helps minimize mosquitoes and other insects, enhancing your outdoor comfort. Please do not tamper with the nozzles, porch areas, or the misting system’s timer and barrel. If you have any questions or prefer the system off during your stay, just let us know. ****Tampering with the Wi-Fi or misting system may result in the termination of your stay without a refund.*****

THE HOT TUB:

Please review the following safety guidelines and rules for using the hot tub:

1. Do NOT tamper with the skimmer or filter. Doing so
could damage the hot tub by allowing foreign
objects or debris to damage the pipes, jets, or
pump.

2. Do NOT stand, walk, sit, or lie down on the hot tub
cover—this includes children.

3. No oils, bubbles, soap, shampoo, or glass are
allowed in the hot tub.

4. Always turn off the high jets, lights, and waterfall
before closing the cover when not in use.

5. Use the lifter from the back middle to close the
cover—never pull from the sides.

6. Ensure the straps are unbuckled before lifting the
cover.

7. Children under 18 must be supervised by an adult
at all times—no unsupervised use allowed.

***Failure to follow these rules, resulting in damage or injury, will incur a minimum fine of $100 or up to repair or replacement cost.***

PETS:

We are excited to now welcome small dogs as part of our pet-friendly policy! As we transition to being dog-friendly, we kindly ask for your patience. At this time, we allow one small dog (20 pounds or less) that is up-to-date on flea and tick prevention. **NOTE: Turner Falls does not allow pets to be brought into the park**

PET RULES:

1. Pet Approval: Only pre-approved pets are allowed.
You must disclose your pet(s) during booking and
pay any applicable pet fees in advance.

2. Pet Size and Limit: We allow one small dog, with a
maximum weight of 20 pounds . Larger pets or
additional pets require prior approval.

3. Supervision: Pet(s) must be supervised at all
times. If left alone in the rental, they must be
securely crated.

4. Furniture: Pets are not allowed on furniture or
beds. Please use the pet bed provided, or bring
your own.

5. Cleanliness: Guests must clean up after their pets
both indoors and outdoors. Please dispose of
waste in the outdoor trash bins using the waste
bags provided.

6. Damage Responsibility: Guests are responsible for
any damage caused by their pets, including
scratches, stains, or chewing. Additional cleaning
or repair costs may be deducted from the
security deposit or charged separately.

7. Noise Control: Please ensure your pet does not
disturb neighbors. Continuous barking or
excessive noise may result in early termination of
the stay without a refund.

8. Restricted Areas: Certain areas of the property
may be off-limits to pets (e.g., hot tub, gardens,
etc.). Please no pet(s) in the hot tub.

9. Health Requirements: Pets must be current on all
vaccinations and flea/tick preventatives. Proof of
vaccination may be required upon request.

10. No Aggressive Pets: Pets with a history of
aggression or biting are not allowed.

11. Unauthorized Pets: If an undisclosed pet is found
on the property, a fee of $150.00 will be charged,
and you may be asked to vacate without a refund.

By agreeing to stay at the property, you acknowledge and accept these pet rules. Failure to comply may result in additional charges or termination of your stay.

Guest access
Our neighbors share a common driveway entrance, so we kindly ask guests to park respectfully at the cottage. There is sufficient parking available for two vehicles; please use only the paved area near the Cottage.

For easier access, you can enter the cottage from the back side of the property instead of using the front steps. This makes it more convenient to carry your luggage inside. Look for the “Welcome” sign on the door to know you’ve arrived.

You will have full access to the house, except for a few areas marked as “Staff Only”: the storage door on the back porch, a small locked cabinet in the kitchen, and the locked basement. All restricted areas are clearly labeled for your convenience.

*****Please note******* that as small business owners who rely on the commitment of our guests, we have blocked our calendar for your travel dates and have a strict cancellation policy in place. We understand that unexpected events can occur, and travel plans may change, so we highly recommend purchasing travel insurance. This will provide you with peace of mind in case of an emergency. We suggest researching various carriers or selecting one recommended by Airbnb, and we look forward to hosting you!

Please be aware that third-party reservations are against Airbnb's Terms of Service. This can result in immediate eviction without any refunds, and the person who made the booking will assume all liability related to the occupancy. By reserving this property, the guest confirms that they are the account holder and accept all financial responsibility in accordance with Airbnb policies.

EXTERIOR SECURITY CAMERAS:

We have installed four security cameras for the safety of both our guests and the property. These cameras are actively recording audio and video in the following areas: down the stairs at the front porch entrance, the back porch entrance (including the "Staff Only" door), and the basement doors facing the driveway. Additionally, there is a camera under the front porch monitoring the cabin's misting system, including the barrel. Please note that the misting system contains pesticides for pest control. If you would like to request that it be turned off, please contact the host through the Airbnb platform. ******Tampering with, unplugging, or disabling security cameras or Wi-Fi will result in immediate termination of the guest's reservation without a refund.*******

We are happy to offer approved early check-ins and late check-outs when possible.
Approved Early Check-ins are $35 per hour, with a maximum of 2 hours.
Approved Late Check-outs are $35 per hour, with a maximum of 1 hour.

Cabin Villa 1 overlooks the river and mountains. It has a large, uncovered deck and sleeps 4 people. Waterfall inside the Turner Falls Park. Within Walking distance of the cabin. This cabin is one of the closest cabins to the Blue hole which is the main swim hole.

The space
So we have a one bedroom that has a queen bed in it. A full kitchen and a full bath has a small kitchen table living room with high definition flat screen TV. Fold out queen size couch in the living room. There's also a large deck. With a fire pit and a charcoal barbecue grill
