Atlantic Beach town center is just a short drive away and has lots of restaurants, bars and night life. Down the road just a little further is the Jax Beach restaurant and bar district. Also, the Sea-walk Pavilion, which is home to the many local festivals we have each year, and the Jax Beach fishing pier, are a few of the local hotspots!

- "This home was perfect for our extended stay. The home, location, amenities, attention to detail, zen garden as well as proximity to the beaches was absolutely what we needed. Juliana, her mom and her husband Mike were not only friendly and accessible but they took extra care to provide details that most VRBO’s don’t. Upon our arrival there was a bottle of wine waiting for us in addition to dog amenities for our toy poodle. They even provided water bottles by our bedside and toiletries in case we forgot ours. They left a binder with things to do and places to eat. That certainly was an added touch. We loved the beautiful garden and the scent of jasmine anytime we went outside. It was very well maintained and I enjoyed discussing gardening with Juliana’s mom. She was so sweet and gave me a bottle of freshly dried rosemary from her garden to bring back home. They were available anytime we needed something and were super friendly. I can’t say enough about this home and service. I highly recommend it if you want to get away but still have a homey feel."

* Dogs: No more than 2 dogs up to 30 pounds each at additional charge of $99 per stay. Sorry, but no cats, bull dogs, German Shepherds, Doberman, Rottweilers, or other aggressive breeds. Dogs must be housebroken.
You are responsible for any chewing, messing in the house, fleas, etc. You need to pick up after your dog both in the yard and when walking on leash.
* Responsible guest must be at least 25 years old.
* Children should never be left alone in the house.
* Guests are responsible for any furniture damaged by pets, children, or themselves.
* We use a guest verification service called Superhog that will ask for your id and to take a photo to confirm you are who you say and that you are not likely to do damage. You need to do this process within 3 days of booking and at least 12 hours before your checkin (for last minute reservations). You will be sent a link to verify within 12 hours-24 hours, usually much quicker. If you don't verify or the company rejects you, your reservation may be canceled.
* No illegal activities
* Breaking house rules can mean immediate termination of the rental with no refund.
* You'll have access from the house into the garage to use the washer/dryer, but no cars are allowed in the garage. There's plenty of outside parking.

* Check in is after 4pm. Checkout is 11am. Please be on time for your checkout as we may need to clean and prepare our home for the next guest at 4pm. Your lock code will start working at 4pm on check in day, and stop working at 11 on your checkout day.
* To keep our house in great shape for you, there may be times when services need access to the property, such as lawn care, pest protection, other repairs. It's rare that anyone will need to enter the house during your stay and we will give warning whenever that may happen.
* If you find anything wrong, report it to us immediately so we can make it right.
* Upon checkout, please put used dishes in dishwasher (we'll turn it on) put used towels in a bathtub, and leave the beds you used unmade.
* There is both a garbage and recycle can outside. If you are there on a Sunday, please roll the cans to the street, and if there Monday, please bring them back to the side of the house after pickup.
* During your stay, please clean up any spills, wrappers, etc. You may be charged for missing, broken or damaged items, as well as additional cleaning fees if house is left a mess beyond normal use. Any smoking in home may require a fee to be determined by the cleaners.

Very clean and spacious home with nice layout in a decent neighborhood area. The entire place has been re-modeled including bathrooms and kitchen, spacious and fully equipped to suit all our guests. The house contains a good size work space area as well as back and front yards.

The closest main street is Kernan Blvd that crosses both Beach and Atlantic Blvd (which are main thoroughfare in Jacksonville that lead to downtown and beaches). It is 5 min away from ED Austin regional recreational park, 10 min away from Hanna National Park (beach park, lack park and camping ground) and 10 min away from Mayport Navy base.

Guest House is about 3-5 miles from the beach, the Naval base and the Coast Guard base. It's approximately 4 miles to Mayo Clinic. The ICW bridge is walking distance from our property. The property backs up to the woods and a stream runs through the back yard. It is very peaceful. There is a private parking driveway just for guests.

The space
We love our place. The woods are peaceful. The stream has many baby crabs about 6 months a year. When it's quiet a crane or two will land on our bridge. They eat the crabs and minnows. I have seen one fox, 2 very large turtles, raccoons and once an otter. Our neighbors have two goats that share our backyard behind the stream.
We built the guest house a few years ago for our daughter and her husband to stay when they visit. They love it. The grandkids stay with us. Most of the year it was empty so we decided to share it. We really love the guest house and hope you do too.

Other things to note
We have two small dogs. Both are friendly but bark a lot when they are excited. And they are excited when they first see the guests. We only take them for bathroom breaks and we try to do this when guests are out. Our dogs are only allowed outside if we are with them.

The kitchen has all the cooking utensils, pots and pans needed along with silverware dishes, and glasses.

The space
Our home is located in a peaceful quiet neighborhood with wonderful neighbors and ample parking (there's even room for your boat or RV with prior approval). The location is incredible as it's only minutes to Atlantic and Neptune Beach and just 5 miles to the Mayo Clinic. There are a wide variety of great restaurants and shopping nearby as well.

Much of this home has been fully renovated for you to enjoy. We have a newly renovated and fully-stocked kitchen. Enjoy new appliances, a Keurig coffee maker, quartz countertops, and under-cabinet lighting. There's also a full-sized refrigerator, a new dishwasher, new stove, and new microwave oven. New dishes, cutlery, pots & pans, and knife set await you as well.

If you need to work remotely then this is the place for you! Enjoy a separate, private office with an ergonomic, glass-top, touch-motorized adjustable-height desk with wireless charging. It's quiet and perfect to get your work done and interact on a Zoom call.

The master suite is beautiful and spacious and oh so comfortable! Enjoy the new tall King-sized bed with a new dual vanity bathroom and shower. The huge walk-in closet contains ample space and an iron and ironing board.

The opposite end of the house contains 2 bedrooms. One bedroom contains a new King-sized bed, dresser, and closet. The other contains a new Queen-sized bed, dresser, and closet. There is a full bathroom between the bedrooms as well. Forget any toiletries? We provide some essentials you may have forgotten in each of the bathrooms. Enjoy plush, white, high-end hotel-quality bedding and towels as well!
This home also has a new large deck with a new propane grill. Enjoy grilling outdoors with a beverage while family and friends enjoy activities on the expansive privately-fenced backyard. We've also provided some games such as a volleyball set and badminton set, kids soccer nets, a corn hole set, a football, and other games and sports-related activities. The Florida room is perfect to enjoy time with your family playing board games or just relaxing with a good book. Yoga mats are also provided for use indoors or out on the deck.

We have a separate laundry room with a full-sized washer and dryer equipped with all the essentials you may need including laundry detergent and fabric softener. Cleaning products can also be found here. As well, the central HVAC and fuse box are located in the laundry room.

We like to think of the living room as the heart of the house. It’s beautiful, spacious, and comfy. Here you’ll find a sleeper-sofa with 2 accent chairs and a stone fireplace. There’s also a 55-inch class 4 series 4K UHD TCL Smart Roku TV for all your streaming needs. Enjoy Netflix, Hulu, Disney, Amazon-Prime, Peacock, HBO and other streaming and cable channels - just log in with your own username/password and enjoy! The house is equipped with Xfinity Flex Wifi with 300 mbps - ample enough for all your streaming, computer, gaming, and smartphone needs! You'll also find board games in the entertainment center to enjoy.

There are NO cameras inside the house. There are 3 cameras outside the house: the RING doorbell, and the RING Flood lights over the garage and at the back of the house. These are meant for security purposes only. The house is equipped with a RING security system as well.
