Welcome to the Quaint Royal Cottage, a beautifully appointed home nestled in one of Historic Leesburg's most desirable neighborhoods. Just a short stroll away, you'll find various dining options ranging from gourmet restaurants to casual eateries, along with numerous brewpubs and vibrant nightlife spots. After a night out, retreat to the serene backyard oasis and relax by the fire pit. Your delightful stay is guaranteed!

This charming cottage spans two levels, offering a cozy and welcoming atmosphere. On the main level, you'll find a spacious family room with a comfy couch and an extra chair, a 55" Sony flat-screen TV, a dining area with seating for six, a fully equipped kitchen, and an adjoining laundry room (Soap is automatically dispensed). The first full bathroom is conveniently located at the base of the stairs.

Upstairs, there are three beautifully appointed bedrooms. The primary bedroom features a queen-size bed, an en-suite bathroom, and ample closet space. The second bedroom also has a queen-size bed and a closet. The third bedroom is furnished with two twin beds and includes a closet. Guests in the second and third bedrooms typically use the full bathroom located on the main level.

The private backyard is a delightful retreat, featuring a Breeo smokeless fire pit and six Adirondack chairs. I provide seasoned firewood and a starter in the silver milk can, with a long lighter available in the kitchen drawer for your use.

Normal check-in is at 4 PM; however, if there is no booking the night before, I'll provide early access to the home starting at 8 AM. Otherwise, the home will likely be available by 2 PM for your arrival. I will send a message to you the day before if I can accommodate the earliest check-in.

To make your stay even more enjoyable, we provide several complimentary items. Enjoy an ample supply of coffee for the Vertuo Nespresso coffee maker, with a helpful video on how to use the machine available in the Guide Book. A tea kettle and a selection of teas are also provided. If you need additional coffee pods, they can be purchased at most local grocery stores, including Giant, conveniently located about a mile away.

We also supply bath soap, shampoo, conditioner, and black makeup towels (please avoid using white towels for face cleaning). Bath towels are located in baskets in each room, with at least four towels provided per room. Each room is equipped with rapid phone chargers, connected to the back of the nightstands, featuring cables with three different connectors. For your comfort, all the sheets and duvet covers in the home are made of 100% linen, ensuring a super comfortable night's sleep.

Morven Park is only a 15 minute walk from our house but if you want to do the full tour of the mansion and grounds, we recommend driving to the visitor center instead of walking (only a 5 minute drive) and parking is completely free! Gorgeously maintained garden to walk through.
**Mansion Grounds are always open but there are specific dates/time for an internal tour of the mansion – see their website for details**
🟠 Stone Tower Winery is a local favorite and only 10 mins from the home.
🟠 Breakfast –
Definitely checkout Buford’s Biscuits right next to Tally Ho Theatre, the biscuits are delicious if you like southern comfort food. Also cannot go wrong with Leesburg Diner. Or if you want a more Vegan Friendly option, go checkout Goosecup down the street.
🟠 Downtown Restaurants, Shops, Bars & Boutiques –
There are countless options for local eateries such as Dilirium Café, Echelon Wine Bar, Leesburg Diner, King Street Oyster Bar, Rebellion, Black Hoof Brewing Company, Black Walnut Brewery, Buford’s Biscuits and more. Don’t hesitate to ask the host for recommendations.

There are several local coffee shops that make delicious drinks. Our favorites are Goosecup Coffee and King Street Coffee that you can easily access before walking or biking on the W&OD trail, or you can simply drive there since both locations have private parking available.

OUTDOOR EXPERIENCES:
🟠 ⛷🏂🎿 We are located about one hour from Ski Liberty and Whitetail Ski resorts! ❄️❄️❄️

🟠 When the weather is suitable, kayaking on the Potomac River is absolutely beautiful and a super fun, close by activity!! We can also provide information to guests on kayak rental and kayak tour information. 🌊🚣🏻‍♂️

🟠 Guests also enjoy hiking and biking on the C&O Canal and on the W&OD trail (walking distance from the house.🚴‍♀️🚴‍♀️

🟠 Local hikers also love Sugarloaf Mountain, in Maryland, near the Point of Rocks bridge. This is a local favorite and makes a nice day hike.
🟠 For an even more relaxed hike only 10 mins from the house, check out Balls Bluff Battlefield – it is a picturesque historical set of trails alongside the Potomac river. Suitable for beginners.

🟠 The Appalachian Trail is also close by and a favorite for experienced hikers. You can choose a short hike or a long hike with switch backs. Reach out to owners for recommendations

Other things to note
🔴 Guests should be aware that the home has STEPS that lead to the upper floor where all bedrooms are located. This is the only access to the bedroom area. This home has a Split foyer layout – if you enter via the backdoor (as we require) then you will need to take the stairs up to the main sleeping level. The first floor sofa is large and comfortable enough if guests wish to use it for sleep. However, this home has a gravel driveway/walkway – this coupled with the stairs means we do not recommend guests to stay here if you require the use of a wheelchair.

🔴 * PLEASE BEWARE *** the backyard is a wooded setting - the occasional critter, bugs and spiders are to be expected from time to time. We have a great pest control company- but want guests to be aware that it is possible to see then during your stay. To this end, please keep doors to the home closed to help us keep the critters outside where they belong.

Light, bright and fully renovated townhome with gorgeous outdoor space. Less than a mile walk to the center of historic Leesburg with it's great restaurants, coffee shops, live music and boutique stores. Jump on the W, O & D bike trail and bike west to Purcellville or head east all the way to Alexandria. This property has everything you need for a comfortable stay. Kitchen is fully stocked with coffee maker, food processor, blender, Magic Bullet and all the pots, pans, baking sheets, casserole dishes and more that are needed to cook a great meal. If cooking is not your thing you are minutes away from so many great restaurants you will have a hard time visiting them all. Centrally located, it is so easy to get around town with every shopping option that you can think of available.

You will find the space filled with beautiful natural light. White Oak hardwood floors are throughout the house and one of my favorite features is the open staircase that really makes the main level feel large and spacious. The main bedroom features a really comfortable queen bed and a very spacious walk in closet. The second bedroom features another comfie queen bed and a good sized closet. The third bedroom doubles as an office for those zoom work calls and offers a desk and twin sized day bed. Upstairs the rooms share a fully renovated full bath with white subway tile and rain head shower.

Filled with antiques and original art, the space has been thoughtfully decorated with comfort and style in mind. There is a dining area that seats 4 and a peninsula with 2 bar stools. Just added last year the outdoor space really makes the townhouse special. Sliding glass doors look out on the stunning patio, very private with a 6' privacy fence and Pennsylvania blue stone patio. The covered porch with seating area and bar is a nice place to stay dry and hide from the sun. The large sectional makes entertaining and relaxing outside the place where everyone wants to hang out. During the warmer months the fountain is turned on for the perfect zen backround noise. I love walking down town on the weekends and getting coffee at one of the local shops, hitting the farmer's market then wandering through Leesburg's many manicured green spaces and discovering the many murals painted throughout town then finally checking out the beautiful old homes and gardens throughout town. It really is a beautiful little town with so much to explore.

- "This is a little boutique style mini apartment on the 3rd floor of a historic building that fits the style of downtown Leesburg perfectly! It is right in the heart of the town and conveniently across the street public parking which was free on weekends. Bed was very comfortable. Host was great and very responsive. Only thing of note is the bathroom does not have AC because of the age of the building, but this certainly would not stop me from staying here again. Of note, We were in town for a soccer event at VA Revolution soccer complex and it was less than a 10 min drive. Overall great place to stay and we hope to come back!"

Other things to note
I will keep the dogs on the other side of gates, so they won't jump on you or be in your space when you arrive. Max & Boo are friendly, but they can be noisy greeters for a minute or two when you walk in the door for the first time. (They do have access to the back yard.) This property is perfect for a romantic escape in Loudoun. Nestled right off of Route 9 this unique space is only 10 minutes from downtown Leesburg, walking distance to the W&OD trail, and a short drive to all the areas best attractions, restaurants, wineries, and breweries. The Castle Room is only rental of the Master Suite of villa property. Please note we lock off the rest of the rooms, they will not be rented to others during the time of your stay just vacant and locked. Nestled in a corner of loudoun inside of a fenced courtyard this private hidden guest cottage is seconds from the main road to all the attractions. The space
Three Little Birds Cottage is located in the historic downtown area of Leesburg, VA. The property boasts native pollinator, vegetable and flower gardens. The gardens surround a beautiful pool with the deep end showcasing a diving board and a beautiful large tree estimated to be over 100 years old.

The home has three floors:
Main level shared living space, including the three season porch. A guest area in basement with private room, full private bath, gym, movie theatre and mini kitchen. The third floor (upstairs) is the host's private living area.

During your stay
We interact as much or as little as you'd like! This is a shared space, so if you prefer no host interaction at all, best to choose another listing.

Other things to note
POOL:
During the months of March-May, the pool can be heated for your stay. Cost is dependent on heat time required to meet your desired temperature (up to 95 degrees!). Mid-May onward the weather and pool water are warm enough to not require heating. Please inquire during booking if you’d like to consider heat options.

*Pool will close sometime in October. This date is subject to change and is completely dependent on when our very large tree decides it's time to shed its leaves. We must get the cover on the pool BEFORE that happens!*

BLACKSTONE GRILL:
Directions for using and cleaning the grill are in the house manual. We do require that the grill be left ready for the next guest.

The loft really is just a comfortable place to sleep for the night. It's our room above the detached garage, that we recently completely reno'd with new carpet, paint, and small appliances. I want to mention there is not a bath/shower attached to the room. There is a port-o-potty at the bottom of the steps, and if you’re staying more than one night, you are welcome to use to house for a shower. The space also comes with WiFi, a stocked fridge, tv, cable, and double doors that open to this view.

The space
The space is one room, about 12ft x 14ft that has everything you would need, except for hot water. There is a port-o-potty very close to the property and there is also access to a hose on the side of the house.

Its biggest attribute is the view. Being the loft, the double doors open up and gives you a beautiful picturesque view of the entire back yard, including the pond and a fountain. (Which is also a part time wedding venue).

The guest are welcome to use the entire outside of the property. The only exclusion the firepit (if the space is rented at the time).

We have 2 friendly dogs on the property that love to meet the new guests. However, if you prefer them not to come greet you, please let us know what time you plan on arriving and we will make sure they are inside before you get here :)

The space
This cozy, environmentally friendly, private & luminous, apartment is located on the ground floor of a private home; situated on a wildlife sanctuary that doubles as an award winning Eco-Green preschool and animal rescue Monday to Friday! The apartment is fully furnished with a clean country feel that is warm and inviting. As a farm experience, you and your family will have the opportunity to observe our free-range hens, turkeys & ducks in action. You are also welcome to interact with our ponies, alpaca, donkey, goats, and sheep - over the fence of course - as the goats are guaranteed to greet you with their horns! (We strongly recommend bringing Rubber boots if you plan on interacting with animals.)

The bedroom boasts a comfortable queen size bed, with organic cotton sheets, and hypoallergenic pillows. The fully equipped kitchen includes microwave, and all the essentials. The bathroom is comfortable and boasts organic toiletries. The living room has a 43" Samsung smart TV with Netflix preprogrammed, pretty but non functioning fireplace and comfortable seating. There is strong wifi with access to your favorite media content and a number of board games as well.

There is a portable crib available upon request or your child is welcome to sleep on the sofa. We are happy to provide comfy sheets and blankets also upon request.

There is ample parking for one or two cars along the fence in front the main house. Just follow the stone wall along the driveway to the apartment entrance, approximately 40 feet away. Feel free to walk down the stone path to our stream, patio area or chicken yard in the center of the property.

Guests have access to the ground floor apartment, patio, chicken yard, chicken yard deck, front play yard, and the two parking spaces (one vehicle behind the other) along the fence in the front yard.

The property is a Wildlife Habitat, so there is no fishing or disrupting or entering the stream.

Although we operate an environmental Preschool Mon-Fri, we unfortunately do not accommodate children on weekends.

Other things to note
As this is a farm experience, please expect the occasional chicken, duck or turkey walking by your front door or visiting you while you relax on our patio! The sounds and smells of ponies, goats and/or alpacas may also be present if you walk around the property or at night when we put the animals in, as our animal stalls are located on the West side of the barn. There may also be the occasional snake and/or other critter as you are in the middle of an eco-friendly wildlife sanctuary. On this last note, because we are environmentally friendly, we do not use harsh chemicals or insecticides in and around the property, so you may see the occasional spider or cob-web! If you encounter an unwanted critter during your visit, just let us know and we’ll take care of it.

We’re delighted to have you stay with us. After being an Airbnb host for the last few years a common question we get is, tell us about this house? With that, we thought we would share a writeup on the history of our home.

The original house was built in 1912 for the family that lived at 229 Edwards Ferry Rd (stone house that adjoins General George C Marshall’s home, Dodona Manor) when they decided they needed to move out of Town where they could have a larger house with a little more land. Interesting in 1912 moving out of Town entailed a block and a half move east! We’re not certain how large the original property was but believe it went from Edwards Ferry to Market Street to the south and east to the present Catoctin Circle. Currently the house resides on a little less than 2 acres.

The original owner was a blacksmith who operated out of the basement at the rear of the house. There is a fireplace in the basement that he presumably operated out of and as a walk out basement we assume wagons, horses for shoeing and other types of services were done out of the basement entrance.

As Leesburg evolved and the property changed hands, the property was sold off. Our assumption that the property to the east was part of the original property is based on the fact that houses on the south side of Edwards Ferry Rd are all much newer than ours while some of the houses on the north side are much older. Two of our daughters live in one house built in 1850 and other in 1899. Another interesting tidbit about the adjoining property is the original Leesburg airport was 2 blocks to the east. During it’s heyday radio star Arthur Godfrey, who lived just outside of town, flew his DC10 into the airport regularly. Finally, after years of complaints about the noise from the citizens of the Town, the airport was moved just south of Town on land donated by Arthur Godfrey in 1963.

We’re not certain how many owners there were between 1912? We’ve heard that the house had fallen into disrepair and served as a boarding house prior to being sold to our predecessors, Fred and Nancy Lininger in the early 70s. They added an addition to the house in 1976. The addition included the family room which is the large room to the right of the original house and the sunroom to the right of it. They also added the pool, gardens and retaining wall on both sides of the house. After 30 years, raising 2 children in the house the Liningers decided to retire to a retirement village in MD and thus began our ownership February 2000.

Over the course of our ownership we’ve made a lot of changes.

In 2004 we decided the avocado green kitchen appliances had to go. What started as a “simple” kitchen remodel turned out to be a 6-month ordeal. With 1.5-inch differential in the kitchen floor from one side to the other we recognized we had an issue. The fix, a big piece of steel in the basement to shore up the structure and then building a shimmed-up floor to bring the floor into level. That turned into a remodel of the basement that was no more than a cellar with stone walls and a somewhat concrete floor. While the construction was difficult, especially with four children and a temporary kitchen with a microwave and a refrigerator in the sunroom at the end of the day it was worth the wait.

In 2008 we had forgotten about the trials and tribulations of construction so embarked upon another significant addition to the house. Interestingly the house only had 2 doors and 1 window that faced the backyard. We assume the reasoning in the early days was that the backyard served as the entrance to the owner’s business which with wagons, horses, etc. was likely unsightly. Later the fact that the property behind the house was a small engine repair and some other car service type businesses we can speak to firsthand when describing it as an eyesore. First Citizen Bank bought the adjoining property, built a beautiful bank and ultimately the view vastly improved. With that what began as let’s open the back of the house and add a deck turned into a 2-year major construction project. We added the apartment you’re staying in, a two-tiered deck, windows and doors across the back of the house, an extension to the kitchen, and the 3-car garage under the apartment. The only thing I’ll point out in the apartment is the floors. The wood is heart pine we purchased from a barn that was dismantled in Berryville, VA then had the logs milled into flooring. When the project was finished after 2 years of destruction and construction, we agreed, this was the last!

The apartment was envisioned for Rachel’s mother who lived just down the street as she grew older. Much like her daughter she was strong willed and despite our attempts she chose to stay in her home until she passed. With that, the apartment was empty for years except for an occasional guest. Friends of ours who do Airbnb in Edenton, NC urged us to give it a try a few years ago. We did, and we haven’t looked back. It truly has been wonderful meeting so many nice folks from around the world and to have them enjoy what we love about this location. A benefit when we bought the house we didn’t even consider was the location, being just a short walk to the charm of the shops and restaurants of historic downtown Leesburg that was founded in 1758.

We’ve loved being the keeper of this special place. We’ve raised 4 children (3 girls and a boy) here. We’re blessed that after college and a few years residing in different part of the country each of our daughters got married and moved back to Leesburg. Crazy as it sounds, all bought houses across the street from us. All three of our daughters had their wedding receptions in the backyard. As I mentioned two of our daughters live in houses older than ours and the third was built the same year as ours, 1912. Our son and his wife live in Raleigh, NC, her hometown. We ask ourselves regularly what two seniors are doing living in this large house but if you could see this place on Sunday evenings with our children and their families, including 11 grandchildren, for our weekly gathering the thought of being anywhere else just isn’t in the cards.

The space
The Workhorse Suite is named after the historic nature of the property. In 1970, The American Workhorse Museum was established on the property you are visiting. The historic buildings have been updated, including the suite you are staying in to provide a comfortable escape in Loudoun County, VA. The suite is the entire top level of the old barn, while the lower level now has garage space in lieu of the stables. The upper level, accessed by the stairs, is the large suite.

Enter through the stairway on the right and at the top of the stairs, is the condo on the left. This third level condo has a keyless door lock, instructions will be provided prior to check in. Parking spaces are not marked, so feel free to park in any spot.

The bathroom is stocked with linens, soap, shampoo, and hair dryer, shower with body jets. The large desk is perfect for planning or working. Please note this apartment is located in a business area however all of the shops are closed normally by 9:00PM

We are a PET-FRIENDLY rental and charge a minimal pet fee. However, please note that if there is excessive pet hair left on our linens, an automatic $100 fee will be applied. We recommend not allowing your pets on the furniture or bedding. If the comforter and linens are covered in pet hair, they might need to be thrown out completely. We will do everything, we can to assist you so that this is not an issue. Responsible pet owners should have no problems—we travel everywhere with our lab!

There are animals, bugs, and prone to brown marmorated stink bug in the early fall season.

Ballyfoyle Farm is a five bedroom house on a five-acre horse farm in the middle of northern Virginia's beautiful horse country.

The location is seven miles southeast of Historic Leesburg, an hour's drive to DC and fifteen miles to Dulles airport. We have very convenient highway access to DC, or you can access public transport into DC from Dulles.

Come for the excitement of DC or countryside beauty of Loudoun county, then relax in the quiet and beautiful surroundings of a horse farm. Deer, birds, rabbits, foxes and other wildlife abound, walk through the woods and to the ponds.

Nearby is Banshee Reeks, a 725 acre Nature Preserve for walking. In addition, the Evergreen Mills Equestrian & Hiking Trails are across the street. There are trails for Mountain Biking, hiking and horseback riding.

Seven miles to the Leesburg Outlet Malls, premier brand-name shopping at outlet prices.
