Welcome to Bear Mountain Cottage. This newly built cottage is nestled on a small mountain just under 10 minutes from the edge of downtown Leesburg. Enjoy this beautifully decorated space with all modern amenities. King size bed, open living area, and walk in shower are just a few highlights. Whether you are visiting for a wedding, exploring wine country or in need of a quiet setting, we invite you to enjoy!
The space
Cottage is nestled in the woods on top of a small mountain off of a gravel road. The driveway is gravel and steep.
Important Note - You will have as much privacy as desired the property is secluded - however note that the main house is located right next door.

In the woods, there are animals, bugs, and prone to brown marmorated stink bug in the early fall season.
We are a PET-FRIENDLY rental and charge a minimal pet fee. However, please note that if there is excessive pet hair left on our linens, an automatic $100 fee will be applied. We recommend not allowing your pets on the furniture or bedding. If the comforter and linens are covered in pet hair, they might need to be thrown out completely. We will do everything to assist you so that this is not an issue. Responsible pet owners should have no problems—we travel everywhere with our lab!
Internet, Electricity, TV, Road Conditions, Snow, Ice etc. cannot be guaranteed if there is a problem with the provider. Minor stains left from the areas high iron water content are normal.
The reservation must match the number of guests at any time.
No Exterior Loud Noise and No Gatherings or Parties of any kind, and no non-registered guests should be one the property at any time.

We’re back in business! Took a few years off for personal use and renovations. Quaint, little cottage in the historic district of downtown Leesburg. Walking distance to everything Leesburg has to offer.
The space
The space is small, but very cozy. It is detached from the main living space, but shares a yard. There is no parking on the premises, but street parking is nearby. Queen bed, large TV with AppleTV, newly renovated kitchenette (induction hot plate, air fryer, microwave, refrigerator, freezer, full sink w/ kitchen accessories). Full bath w/ shower. Washer/dryer combo. Comfortable space for 1 or 2 people. Hardwood and stone tiles throughout, no carpet.

The cottage is entirely your space during your stay, as well as a small back patio and the side yard adjacent to it.

Parking: No On-site Parking. There is free street parking on Monroe Street which is kitty corner to the house. Parking on Monroe is near King Street on the north side and further down on the south side. There is also limited street parking on King Street just north of Georgetown Park. Parking on the west side of the street is free, but the hours are limited and parking on the east side of the street is metered. In addition to street parking there is a parking lot west of Georgetown Park. The lot is free, but limited to 48 hours. From the house: Go north on King St, west on Royal and south on Liberty to the lot.

In addition, you may unload your car at the bottom of the driveway, next to the cottage. Please do not pull your car up the driveway. The two properties at the top of the driveway are private property and there are kids and dogs at play most days.

Fox Farm Carriage Apartment is a private country retreat, located on 10 acres, on a quiet, private road. It has 2 bedrooms, one bath, with incredible views (the sunsets are amazing) and filled with natural light. It has a private entrance w/ staircase to 2nd floor. The bath has a luxury shower and dual vanities. It has a full kitchen stocked with cookware, Direct TV, and large family room. Very close to Leesburg and local wineries and breweries. Linens and towels, soaps, shampoos are included.
The space
Big open family room and kitchen with breakfast nook, large bathroom and 2 bedrooms, high ceilings. Central Air and heat. The views and the seclusion makes it special.

The whole apartment is yours! There is a coffee maker and Kierig, I will supply coffee/tea and all the fixings. Please let me know if you have any special requests, I will try and accommodate. Because of my exuberant dog, I do not have outdoor space available at this time, but you are more than welcome to walk the private road. Please note, you will have to go up a straight flight of stairs to get to the apartment.
Other things to note
Please note, I do have an extra charge for more than 2 people staying. If I find out an additional person is added without letting me know I reserve the right to cancel your stay and ask you to leave early. I hate to have to spell that out, but I have been burned many times and need to have it spelled out for some people. Thank you!

Close to the downtown restaurants and shops, Morven Park, Cornwall Medical Campus, Heritage Hall Health Care Center. A great home base for all Leesburg and Loudoun county have to offer. Our Guesthouse is exclusively offered through Airbnb and is not available as a long-term rental property.

Comfortable living room with flat screen TV, full well equipped kitchen and dining area. Two spacious bedrooms with full bath upstairs. We offer parking on the property for one standard size vehicle and the neighborhood has ample street parking.

We are within easy walking distance of the charming historic village of Waterford, situated high on a hill with a 360 degree view of rolling hills, pastoral scenes with a backdrop of Sugarloaf and the Blue Ridge Mountains. We get beautiful breezes up here. We have pretty gardens, plenty of fields to walk around, a relaxing pool, 3 porches for coffee, wine or just rocking and 2 gazebos -perfect for weddings or just unwinding. We have 2 friendly dogs, 1 fairly aloof cat and a handful of chickens that have their own house. Blue Hill Farm is a lovely rustic, but elegant, wedding venue - and a perfect "something blue" with blueberries, blue birds, blue eggs (from our Cream Legbar chickens) blue hydrangeas that bloom all summer, a blue tractor and a blue pickup truck.
