Welcome to our sweet little carriage house in the Fan District on historic Monument Ave. Carriage houses are stand-alone buildings from days when people had carriages instead of cars. These lovely old two-story buildings date to the early 1900s, but the indoors here is modernized, offering quiet, elegant privacy in the very center of the bustling Fan. We live in the main house; you will be in back private guesthouse, which you will have for yourself, but we are nearby if anything comes up!

Guest access
You will have the exclusive & private use of the entire apartment (the upstairs) of the carriage house. It's an elegant alternative to a hotel and perfectly appointed for maximum two people, ideal for longer business stays or romantic weekends away. Downstairs from you is your own washer & dryer in the garage. The back deck & gas grill on the terrace are available for your use! Just ask for the grilling utensils! It is a lovely outdoor room feel & we hope you will use it during the nice weather.

You will enter & exit through the back gate (where the dedicated parking space is for your unit), accessible from the back alley. There is a key for the gate & another key for the carriage house. We will provide these to you upon check-in. We will check you in & provide keys directly.

Other things to note
As a safety matter, because we occasionally let our two (adorable, friendly - to people! Not to other dogs) corgis out in the enclosed, locked back garden, as with all adventurous dogs, they might try to dash out the gate if it were to be left open for any length of time. For that reason, please always assure that the gate is opened & closed while you are watching it, & please make sure to lock it upon coming & going.

The corgis are friendly to all people but can be reactive to unknown dogs. Therefore due to the sad and embarrassing fact that one of our dogs REALLY does not tolerate other animals, we cannot host guests traveling with dogs, including emotional support animals.

Our house is in the very middle of The Fan District, a central, dense, busy neighborhood. However busy Monument Avenue can be with traffic, the carriage house faces the quiet alley. We cannot however guarantee that you will not hear a siren or other urban noise at some time during your stay.

Finally, we removed the carbon monoxide detector as there is no gas appliance or source at all in the unit. If you want it back in there for any reason, let us know!

This country guest house is very clean with a simple design. It's conveniently located seven miles away from Short Pump where you can enjoy dining, shopping, and entertainment. You will experience a quite relaxing retreat without leaving the city. We provide 4G wireless hotspot internet and a comfortable computer working space for business travelers.
Grocery stores, business center, and banks are nearby.

The space
The guest house offers approx. 450 sq/ft of living space with a private pool all to yourself. The pool is open from end of May to early Oct (please send us a message if you want to check specific dates). We use self check in to provide privacy to our guests. Two conjoined rooms offer one queen bed, one full bed, and one full size sofa bed. We offer comfortable bedding sheets, duvets, and pillowcases. It has one bathroom (toilet, stand up shower, sink) and comes with wireless 4G hotspot for internet and a smart tv (access for Netflix, Hulu, Youtube, etc...) for viewing entertainment. The homeowners live in the main house, interactions are very limited, but they are happy to assist you if needed. THE UNIT DOES NOT HAVE CABLE TV.

You will have access to the guest house, two parking spots(free), private pool, and back yard. The pool is open from end of May to early October. The laundry room is available for guests who stay three nights or more, please send us a message in advance to schedule a time. The home owners live in the main house. The space
The River Studio is an immaculate, well-designed space with leathered quartzite countertops, wood floors, coffee bar, bright windows, ceiling fan, Apple TV and separate guest wifi network, and a luxurious, queen bed.

The first floor studio has a kitchenette, coffee bar, and bathroom, as well as a private entrance. Guests can walk to Texas beach to sunbathe across enormous rocks, stroll three blocks to Laura Lee’s for cocktails with friends, or hop downtown for a concert. Come visit! We know you’ll fall in love.

A pack-and-play and/or toddler mattress is available upon request for our young guests. Parking is available along the street, but an accessible parking spot can also be accommodated upon request. Pets are permitted with special permission.

Guest access
The first floor studio apartment has a private entrance, which can be accessed from the street. Park in front of our home on W 28th St. You will see a staircase to the left of our home. Follow the staircase and you will see a single, glass door with a nameplate marking "The River Studio". There is a keypad on the door where you can access with a code. You may park multiple vehicles on the street without a permit.

Other things to note
The River Studio is a studio apartment on the first floor of a larger building. We are constructing a patio that will sit outside the studio, which will be completed soon! There is a new home being constructed behind our house, and the patio will be completed with it.

A pack-and-play and/or toddler mattress is available upon request for our young guests. Parking is available along the street, but an accessible parking spot can also be accommodated upon request.

Please lock the apartment when you leave. Ring cameras are used around the property.

If you visit the river, please leave wet items such as kayaks, shoes, towels, and suits outside the unit. You're welcome to dry items on the front fence.
