The apartment itself is very spacious. We had four adults staying in the space- two used the couch bed. The bathroom has two entrances (one from the hall and one from the bedroom). Accessibility: this VRBO is mostly accessible. For context, one of our party uses a manual wheelchair. One of the entrances to the apartment is accessible coming up some ramped walkways in the courtyard. The accessible entrance door and bedroom door are extra wide. The bathroom doorways were also plenty wide, however the washer/dryer stick out into the bathroom entrance off the bedroom. Those with wider chairs will need to use the other bathroom entrance off the main hall. The bathroom is decently spacious and our party member had no issues maneuvering in the space. The shower is NOT accessible, which we knew ahead of time. It does have a removable shower head. Our party member has the ability to transfer to the floor and was able to use the shower that way. There are no rails or benches in the shower. The toilet has a generous amount of space in front (check listing pictures). There are no rails by the toilet and you would be largely using the sink counter to hold onto. The bed is low to the floor (win!) but there is a bit of a gap between the bed frame side and where the mattress starts-- very workable. You cannot access the other side of the bed. Overall, it worked out super well for us. We hope to be back soon! Thank you!!"

Welcome to this well appointed and charming first floor 1 bedroom, 1 bathroom unit. Perfect for 2 people who want to be in a perfect location close to everything in Richmond. Originally built in 1948 by a soldier for his family and Mother-in-law (this unit was for her) this home has been well kept and has an open yard. Westover Hills is an extremely active neighborhood with walkers and bikers passing by. You can walk or bike to Buttermilk Trail and James River Park where you have miles of off road and/or paths. Walk to local eateries and coffee shops. Just over the bridge to Maymont and Carytown. Minutes from downtown, VCU, U of R and the Museums. Lets not forget the Saturday morning South of the James farmers market! Not to be missed! No pets. Well behaved children welcome. No smoking on premises. Limited to 2 adults. There is a keypad for entry that will be programed per stay with no need to schedule a meeting or find a key. Come and go as you like. Very flexible with check in and out as long no there are no same day bookings.

The park pics I included are some of my favorite places in Forest Hill Park and the James River Park System. Forest Hill Park is about a mile away and The James River Park is about a half mile away and runs for miles.

The Space

This unit is located within a two story Queen Anne brick home built in the late 1800's originally as a single family residence for the grandfather of Spottswood Robinson III. The building was restored and renovated into two apartments with incredible care to National Historic standards. The apartments have beautifully revived doorknobs, hinges, radiators, fireplaces, plasterwork, and heart pine flooring. Decorated with period style furnishings, outfitted with upgrades galore, and all the conveniences and comforts of a modern home.

You will have access to the entire downstairs apartment with private entrances in the front and back of the house.

The Neighborhood

The neighborhood is a centrally located historic district in the capital of Virginia. There are a lot of historic sites as well as creative redevelopment in the area. Numerous art galleries and restaurants are around most corners as well as uniquely repurposed old buildings, statues, parks and cafes.

Getting around is a breeze with minimal traffic considering the downtown location and a high speed bus line nearby. Sidewalks on every street. Two interstate on-ramps just a few blocks away and plenty of uber drivers in the area. Rush hour is 8-9:30am and 4:30-7pm on week days.

The entire guest suite is yours to enjoy! This intimate one bedroom suite was bulit in 2023 and featues an open concept design, lots of natural light, a comfortable queen size memory foam bed, a rainhead shower in the bath, a small kitchenette and an electric fireplace in the living room for a cozy evening in.

Kitchenette: This small area includes all you need to cook simple meals when you don't feel like venturing out to one of the many excellent resturants that Richmond has to offer. Appliances include a single-burner Cusimax hot plate, microwave, toaster, and blender. The coffee maker offers several options so you can brew a single cup or carafe with ground coffee or use a K-cup for single servings.

Living room: Relax and enjoy the large 4k Roku TV. The Disney+ bundle is included (Disney, Hulu and ESPN). Feel free to personalize the home screen with your preferred apps. The desk includes a bluetooth keyboard and mouse and high speed internet.

Bathroom: Full bathroom with all the essentials, including a hair dryer and makeup mirror. The large shower with seat has a rainfall shower head and separate shower wand. And the heated floor adds an extra touch of luxury.

Bedroom: The bed has a queen size memory foam mattress with several styles of pillow so you can choose what suits you best. There is a second 50" Smart TV in the bedroom. To reduce the amount of light in the bedroom there are blackout curtains for the windows and in the openings between the bedroom and the living room area. The mid century style sofa in the living room can accommodate one person for sleeping. It does fold out to provide extra sleeping space.

Deck: There is a private deck in the rear that is just for your use. Enjoy a cup of morning coffee in your own outdoor space. In the spring the camellia tree just off the deck offers wonderful red blossoms.

This guest suite is a separate section of our personal residence. We understand that most guests prefer the privacy of independent travel so you probably won't see us at all during your stay! The household in our portion of the home does include three cats. While we try to restrict their access to the guest suite at all times it is possible that one of our kitties has spent some time in the area prior to your arrival. All bedding will be freshly laundered and the sofa will be covered until just prior to your arrival. We mention this just in case someone is HIGHLY allergic to cats.

Parking and access: This first floor guest suite has it's own sidewalk and separate entrance. You can park just in front of the sidewalk on the street. There is a wheelchair ramp about 100 feet from the sidewalk and no steps from the sidewalk to the suite. With the smart lock you will have your own code for entry.

All entries to the apartment are keyless to a private door in the back of the building. The code with instructions will be given to you prior to your stay. All apartments are fully separate with dedicated entrances.

Free street parking on weekends. However, please MOVE your car before 6:30 am on Monday morning as you will be towed. Towing occurs M-F from 7 am - 9 am. The city is very strict about this as West Franklin St. is a main artery to downtown.

EARLY ENTRY:
Must confirm with host for availability. If there is a turnover that day it will not be possible because of the cleaning schedule.

LATE CHECK OUT: This is available based on next guest check-in at 3pm and the schedule of our cleaners. Possible charges may apply.

If UNAPPROVED by host: A minimum of a $15+ charge for every 15 minutes past check-out time will be charged to your account. An unapproved check-out later than 1:00pm may result in being billed for an additional day.

The owners live next door and are available if needs should arise.

Please be aware that the house is relatively old. The insulation methods were not what we are used to today. You may hear footsteps above you. It should not be loud but some guests don’t want any noise. It is also in the downtown of a city. We cannot control car horns! (yes this was in a review) This is a quiet neighborhood overall but cities come with city noises.
