The home is a modern 3 bedroom, 2 bath home that sits on a quiet and private country road in the heart of Nelson County -- Lovingston, Virginia. The home is perfect for last minute getaways among two small families or larger groups of friends. It's perfect for girls' wine weekends! The home is clean and well-stocked with everything you need to getaway. Two king beds and two sets of bunk beds across the three bedrooms. Seating and dining space to fit all 8 comfortably on the main level.

High-speed fiber wifi internet (105 mbps) which is hard to find in the country!

Outside you will find the large, heated pool (open April to October) with plenty of places to sit, soak up the sun, and enjoy three seasons per year as the pool can be heated for an additional fee based on the number of days/time of year (just ask for details!). On the back porch you will find a hot tub (open year round) next to an 8 person outdoor dining table.

Kids and adults can escape the Virginia summer sun into the air-conditioned pool house which is stocked with a mini golf challenge and plenty of other games. Kids and pets can enjoy the large, wide-open, green front and back yards.

Head down to the basement if you need a quiet office with desk to work from home or want to take on a game of air hockey, Pac Man, darts or other bar games. Adults can be sure the kids will spend all their time in the game room while they relax in peace and quiet upstairs.

The house is designed with families in mind and is great for long weekends or weeklong summer vacations.

The Area:

The home sits just south of downtown Lovingston Virginia, commonly referred to as the Heart of Nelson.

Immediately across the street is Blue Mountain Barrel House brewery which also has a large restaurant and great menu. You can walk there from the house and enjoy the large patio outside to listen to a band and watch the incredible sunsets.

Just five minutes north on Route 29 you will find Food Lion, plenty of restaurants, gas, coffee shop, and shopping on Main Street. We recommend Vito's (Italian/Pizza), El Mariachi (Mexican), Mountain Mama's (Southern), and Lovingston Cafe.

Lovingston Winery is a 5 minute drive away and is our absolute favorite winery in the region. It's family-owned, pet friendly, quiet and not overly commercial, with great views and relaxing environment with horses roaming about. There is also Mountain Cove Vineyards, Rebec Vineyards, and Lazy Days Winery within a very short drive. Finally, Virginia Distillery (local spirits) and Outback Brewhouse are also within 10 minutes.

Berry picking is open in the Spring and early Summer just 5 minutes away at Seaman's Orchard.

For hiking in the area we recommend Crabtree Falls (great views and reasonable climb) or Blue Ridge Railway Trails (family friendly and flat). There are a ton more options and we can send you the list.

Other notes:

If you are interested in having the pool heated, just ask! Hot tub is open year round with no extra heating fee. Heated pool is available for all guests and can be heated three seasons per year (Open April - October ) for additional fee that depends on the time of year (outdoor temperature) and number of nights. We do not seek to make any money on heating the pool, just to cover the costs of propane which heats it.

Our checkout instructions are simple - not an overwhelming list of chose like most places. We take care of all the cleaning. If you have time, throw a load of towels in the washer and start the dishwasher then be on your way with incredible memories of your stay!

This bedroom is the only one located on the first floor and has wide doors accessible to wheelchairs. The room is newly redecorated with bright cream walls and soothing blue quilt and curtains, a refreshing mix of new and old. The large en suite bathroom contains a shower stall with seat.

It is believed that the front five rooms of the Babcock House were built in 1884 by Samuel Patterson Coleman, Jr. Subsequently, the house was owned by the Abbitt family. In 1908, the property was sold at public auction to H.C. Babcock for the price of $1,815.00. Adding the rooms to the rear of the original five, the Babcocks used the house as a family dwelling and boarding house until it was converted to a bed and breakfast in 1996.

The inn features five bedrooms and one suite, all furnished with period antiques. All the rooms have private baths, cable television and free wifi. Our inn has central heat and air conditioning to insure your comfort. Our parlor is full of books, board games and instruments to enjoy next to the fireplace. The porches are great places to take in the small town atmosphere and sip a tasty beverage.

Enjoy a full breakfast every morning of your stay, including fresh fruit, the chef’s entree selection, juice and steaming coffee, tea or cocoa. Our on-site restaurant offers elevated southern fare for lunch and supper with a focus on fresh, seasonal ingredients. Tudor designed Manor home, now being run as a bed and breakfast style Inn. Located in the downtown area of historic Appomattox Virginia - Walking Distance to downtown Across the street from Liberty Baptist Church and easy access to many historical sites. The Carriage House is a new addition in 2005 and offers a separte living quarters from the main BNB. Great for families and pet friendly! Unlisted for the last couple of years because of a long term resident! Open ow for short stays.

An operating B&B. This space is the Carriage house behind the B&B which is a private unit, with 2 beds, bathroom (shower only) laundry and full kitchen. Queen Bed in the main great room, with 2nd bed is a King in the exposed Loft. Large sofa for kids if you need extra sleeping room.

The space
Space is an open floor plan with a loft bedroom with a circular staircase leading up to the loft. A king bed is in the loft and a queen down in the open space along with a living room, dining area, full kitchen and bath along with a laundry room inside the bathroom. Front and back doors lead out to grounds. Couch is not a pullout but can accommodate small children.

Guest access
Guests have private access to this space but also have access to the main house and our breakfast service there. Otherwise guest have their own kitchen full stocked with home appliances.

We live on the premises and enjoy sharing our home with families with kids, friends reuniting, & large families. You’ll love my place because of its quiet, private location, great accommodations and lots of entertainment options. We serve breakfast for an additional $15/person/night with 24+ hours notice. Grocery stores, restaurants and pharmacies are all within two miles. Liberty University is 15 minutes away. Univ of Lynchburg and Randolph are 10 minutes. There's plenty of off street parking.

The space
First floor rooms are wheelchair accessible, we have a 30" x 7' ramp for the 1' height of the front porch. The two upstairs rooms share a common area with a pool table and are both equipped with a queen bed, a double bed and a couch. There are three bathrooms for the four bedrooms. No kitchen, but we provide a full fridge, microwave, toaster oven and a hot plate along with pans, utensils and disposable tableware. A large outside grill is available next to a screened in porch.

Guest access
The outdoor area with screened in porch with spa and 18' x 36' pool is available from 8:00 AM - 10:00 PM. The outdoor area is fenced for the protection of children. The pool is available weather permitting from May through September. We keep the spa hot year round, so if you don't mind a 50' dash to the porch you can enjoy it in wintertime as well. Downstairs BR doorway has 31" clearance, the bathroom door has 26" clearance.

Other things to note
Off street parking is available. We will provide a code for front door entry upon arrival. Smoking is allowed outside, we will provide ashtrays. There are two steps up to the front door; we have a 30" x 7' ramp available for wheelchair access for the two downstairs rooms. We have a bassinet available that will work for infants up to 6 months old.
