(We are offering again this sweet apartment between Leesburg and Hamilton. There is a chance this basement efficiency may be used by those guests who are staying upstairs in the main house, if they need more room than the 3 bedrooms provided there. Please be aware that the calendar may reflect this and therefore contacting me with your dates would be advantageous.)
This walkout efficiency is in the basement of a log house on 16+ acres & overlooks over 700 acres of conservation farm land. It is 5 miles to Leesburg about 2 miles to Hamilton & not far from Northern Virginia or the big cities of Washington, DC (~45 mi.) and Baltimore, MD (~80 mi.).
Many people, visiting here on business for a short duration, have found this to be convenient to many local businesses as well as those in Northern VA. It is also well situated for those needing to stay close to loved ones in hospital and as a temporary residence while seeking permanent housing in the area. This cozy apartment has a living room/queen bedroom area that's divided by a screen, a large eat-in kitchen area & a separate bathroom. There is also a nice side yard area to relax in. Some other furnishings include a nice sized desk, couch & a couple of dressers. The kitchen is equipped w/ a refrigerator, microwave, small convection oven, coffee maker, toaster, blender and a single burner. All bowls, pot with lid, casserole dishes, etc. needed for cooking are supplied as well as glasses, dishes & utensils.
We have just completed the renovation of the main area of the basement just on other side of this efficiency. It has a large room, about 600 sq. ft with a cozy sitting area for watching the new 65" TV and/or the wood stove (used only in winter months = December - March). This is where the pool table is too.
To discuss further, try leaving a detailed message at four 3 and another four, the number five, a 3 and another 5, lastly twenty-five and then 40.

CONTRACT TERMS:
1. Rentals are for predetermined guest accommodations only.
2. Any person booking a rental must be over twenty-five years old and accept full responsibility for all other guests or that person must have each person/guest sign these terms and give their personal contact information before these terms will be accepted by the Owner.
3. Bookings must be made by telephone/email and shall be considered confirmed after this contract is signed by all/a renter(s), and the total rental payment, loss and damage deposit are received by Owner/representative. By signing this contract guest(s) also accepts and will comply with all emails and attachments between owner and guest(s), as first explained in email of _________________.
4. The number of people may not exceed 2 person for a sleep-over unless agreed upon by Owner.
5. 50% of the total rental price and security deposit is due at the time of booking, or 100% if within 60 days of arrival, or the booking is not secure and the apartment is made available to others.
6. If bookings are cancelled by you or your representative, all or a portion of the rental fee will be kept if the house cannot be re-rented; the Good Care deposit will be returned, less a $100.00 handling fee AND any bank or PayPal fees.
7 The Owner, or representatives, may have access at any time to the property for any reason.
8. PETS are allowed on the property for a fee. IF an animal has been on premises without payment, charges will double.
9. No hunting, fires, smoking, vaping, snuff, etc. is allowed inside or on the property. The loss and damage deposit will not be returned if any of these occur, with possible immediate eviction and termination of stay.
10. Owner will not be held responsible for loss or damage to your personal property.
11. Owner will not be held responsible for any illnesses or injuries sustained by you or your guests.
12. All noise must be kept at a volume that will not disturb neighbors; disturbance of others will terminate the rental with no refunds.
13. Wireless internet is available through StarLink. It is not strong or consistent and therefore not adequate to guarantee Zoom calls or heavy business use. It is NOT to be used for gaming and the more devices in use at the sometime will seem as slow as dialup! (It’s not great but much better.) We are hoping for Fios at the end of 2024.
14. It is the Tenant’s responsibility to report to the Owner on the arrival day any damages found or any repairs required at that property. Otherwise, the property will be deemed to be in satisfactory condition and accepted for the stay.
15. All items on and within the property, including all furniture and art, are inventoried and appraised; the loss and damage deposit will not be returned if anything is missing or extremely damaged.
16. Tenant agrees to be held responsible for any repairs, replacements or excessive cleaning necessary due to Tenants or their guest’s negligence. If costs exceed Good Care deposit, Tenant agrees to reimburse owner within ten (10) days of receiving itemized sum of cost of damages from owner, which amount shall include collection costs, if necessary, and reasonable attorney’s fees.
17. If all property and contents are left in the condition it was in at the beginning of your stay, considering normal wear and tear and there are no additional charges or fees, the Owner will return the Good Care deposit to Tenant within 14 days.
18. Tenant(s) may park max. 1 vehicles in circle of driveway close to the large stone walk to the efficiency; do NOT drive down to door.
19. There will be no refund given for inoperable appliances, malfunctioning mechanical systems or faulty equipment, including HVAC systems. We will make every effort to correct all problems as soon as reasonably possible.
20. No refunds will be given for storms or disruption of any utility. Country roads can be curvy and steep. The gravel drive is maintained, however four wheel drive and/or chains are recommended during winter months. Owner will not refund due to road conditions.
21. There will be no refund for other natural occurrences such as weather, Acts of God, plants, bugs or animals that may affect guests allergies or comfort; the owner cannot control the environment.
22. For privacy reasons, the exact address will be given out a few days prior to arrival. There are no keys needed for entry; a code will be supplied on the afternoon of the first day of this rental term.
23. Check-in time is 3:00 PM on the day of arrival and check-out time is 11:00 AM on the day of departure. Special arrangements may be possible if agreed upon in advance with the Owner. Without written agreement, a portion of the damage/loss deposit will be deducted for the additional time.
24. ANY exceptions to the above mentioned policies must be approved in writing in advance.
By your 100% payment or by signing these and the INTERNET terms (separate document), I (we) agree to abide by the above Rental Terms along with all email correspondence with owner and the Welcome note I receive by email and upon arrival; if any of the above mentioned are not adhered to I (we) understand that the Owner has the right to charge additional fees and/or may force the Tenant(s) to leave the premises.
INTERNET USE AGREEMENT:
After SO many onsite meetings with internet providers, a few 30 day trials which ended before 7 days and searching for a way to provide internet service to the log house, we now have a new provider, StarLink.
We have not found there to be any drawbacks but have been warned that during peak times (5pm - 11pm) it could be slow and that dense clouds/rain/snow can also hinder satellite transmission. We have participated in a ZOOM meeting but with just the two of us here, so not sure how the speed would be with other guests being online at the same time, especially streaming concurrently. There is no usage limit at this time but have also read that the speed will slow with excessive use, so again no gaming is allowed.
The modem/router is in the basement utility room. PLEASE do not change anything there, even turning it off and on again, without discussing with me first.

- "We enjoyed our week at this peaceful, quiet location. The rolling hills were a lovely sight and leaves gradually turning red, orange and yellow during the week were beautiful. The accomodations were comfortable, clean, well-equipped, and conveniently close to Dulles Airport. It was a pleasure to drive "home" every evening from our explorations and be greeted by deer, rabbits and dark romantic starry skies especially after busy traffic-filled days in Washington DC. We like driving (had a rented convertible) so also took day trips to Baltimore MD, Silver Spring MD, Charlottesville VA for Jefferson's Monticello home, the amazing Luray Caverns, and several historic parks and home tours in the surrounding area. We sampled a few local restaurants in Leesburg on King St, and enjoyed the historic architecture of the buildings in town and everywhere we went. It was very different from where we live, and that made it a unique and memorable vacation for us. We definitely recommend this place. Thanks for sharing your place with us! "

It is right in the heart of the town and conveniently across the street public parking which was free on weekends. Bed was very comfortable. Host was great and very responsive. Only thing of note is the bathroom does not have AC because of the age of the building, but this certainly would not stop me from staying here again. Of note, We were in town for a soccer event at VA Revolution soccer complex and it was less than a 10 min drive. Overall great place to stay and we hope to come back!"

We are at Exit 3/Shreve Mill RD on Route 267/Dulles Toll Road, 2 miles from Brambleton Town Center, 6 miles south of the Town of Leesburg, 16 min to Dulles Airport, and 8 miles to the Metro. The walk-out basement apartment boasts a living room, a bedroom, and an over-sized full eat-in kitchen. The bedroom is outfitted with a queen-sized bed, and the living room is outfitted with a queen sleeper sofa.
Just bring your suitcase and food! We supply towels and sheets. The kitchen is stocked with all the kitchenwares you could need. Child Friendly
The loft really is just a comfortable place to sleep for the night. It's our room above the detached garage, that we recently completely reno'd with new carpet, paint, and small appliances. I want to mention there is not a bath/shower attached to the room. There is a port-o-potty at the bottom of the steps, and if you’re staying more than one night, you are welcome to use to house for a shower. The space also comes with WiFi, a stocked fridge, tv, cable, and double doors that open to this view.
The space
The space is one room, about 12ft x 14ft that has everything you would need, except for hot water. There is a port-o-potty very close to the property and there is also access to a hose on the side of the house.
Its biggest attribute is the view. Being the loft, the double doors open up and gives you a beautiful picturesque view of the entire back yard, including the pond and a fountain. (Which is also a part time wedding venue).
Guest access
The guest are welcome to use the entire outside of the property. The only exclusion the firepit (if the space is rented at the time).
Other things to note
We have 2 friendly dogs on the property that love to meet the new guests. However, if you prefer them not to come greet you, please let us know what time you plan on arriving and we will make sure they are inside before you get here :)

We’re delighted to have you stay with us. After being an Airbnb host for the last few years a common question we get is, tell us about this house? With that, we thought we would share a writeup on the history of our home.
The original house was built in 1912 for the family that lived at 229 Edwards Ferry Rd (stone house that adjoins General George C Marshall’s home, Dodona Manor) when they decided they needed to move out of Town where they could have a larger house with a little more land. Interesting in 1912 moving out of Town entailed a block and a half move east! We’re not certain how large the original property was but believe it went from Edwards Ferry to Market Street to the south and east to the present Catoctin Circle. Currently the house resides on a little less than 2 acres.
The original owner was a blacksmith who operated out of the basement at the rear of the house. There is a fireplace in the basement that he presumably operated out of and as a walk out basement we assume wagons, horses for shoeing and other types of services were done out of the basement entrance.
As Leesburg evolved and the property changed hands, the property was sold off. Our assumption that the property to the east was part of the original property is based on the fact that houses on the south side of Edwards Ferry Rd are all much newer than ours while some of the houses on the north side are much older. Two of our daughters live in one house built in 1850 and other in 1899. Another interesting tidbit about the adjoining property is the original Leesburg airport was 2 blocks to the east. During it’s heyday radio star Arthur Godfrey, who lived just outside of town, flew his DC10 into the airport regularly. Finally, after years of complaints about the noise from the citizens of the Town, the airport was moved just south of Town on land donated by Arthur Godfrey in 1963.
We’re not certain how many owners there were between 1912? We’ve heard that the house had fallen into disrepair and served as a boarding house prior to being sold to our predecessors, Fred and Nancy Lininger in the early 70s. They added an addition to the house in 1976. The addition included the family room which is the large room to the right of the original house and the sunroom to the right of it. They also added the pool, gardens and retaining wall on both sides of the house. After 30 years, raising 2 children in the house the Liningers decided to retire to a retirement village in MD and thus began our ownership February 2000.
Over the course of our ownership we’ve made a lot of changes.
In 2004 we decided the avocado green kitchen appliances had to go. What started as a “simple” kitchen remodel turned out to be a 6-month ordeal. With 1.5-inch differential in the kitchen floor from one side to the other we recognized we had an issue. The fix, a big piece of steel in the basement to shore up the structure and then building a shimmed-up floor to bring the floor into level. That turned into a remodel of the basement that was no more than a cellar with stone walls and a somewhat concrete floor. While the construction was difficult, especially with four children and a temporary kitchen with a microwave and a refrigerator in the sunroom at the end of the day it was worth the wait.
In 2008 we had forgotten about the trials and tribulations of construction so embarked upon another significant addition to the house. Interestingly the house only had 2 doors and 1 window that faced the backyard. We assume the reasoning in the early days was that the backyard served as the entrance to the owner’s business which with wagons, horses, etc. was likely unsightly. Later the fact that the property behind the house was a small engine repair and some other car service type businesses we can speak to firsthand when describing it as an eyesore. First Citizen Bank bought the adjoining property, built a beautiful bank and ultimately the view vastly improved. With that what began as let’s open the back of the house and add a deck turned into a 2-year major construction project. We added the apartment you’re staying in, a two-tiered deck, windows and doors across the back of the house, an extension to the kitchen, and the 3-car garage under the apartment. The only thing I’ll point out in the apartment is the floors. The wood is heart pine we purchased from a barn that was dismantled in Berryville, VA then had the logs milled into flooring. When the project was finished after 2 years of destruction and construction, we agreed, this was the last!
The apartment was envisioned for Rachel’s mother who lived just down the street as she grew older. Much like her daughter she was strong willed and despite our attempts she chose to stay in her home until she passed. With that, the apartment was empty for years except for an occasional guest. Friends of ours who do Airbnb in Edenton, NC urged us to give it a try a few years ago. We did, and we haven’t looked back. It truly has been wonderful meeting so many nice folks from around the world and to have them enjoy what we love about this location. A benefit when we bought the house we didn’t even consider was the location, being just a short walk to the charm of the shops and restaurants of historic downtown Leesburg that was founded in 1758.
We’ve loved being the keeper of this special place. We’ve raised 4 children (3 girls and a boy) here. We’re blessed that after college and a few years residing in different part of the country each of our daughters got married and moved back to Leesburg. Crazy as it sounds, all bought houses across the street from us. All three of our daughters had their wedding receptions in the backyard. As I mentioned two of our daughters live in houses older than ours and the third was built the same year as ours, 1912. Our son and his wife live in Raleigh, NC, her hometown. We ask ourselves regularly what two seniors are doing living in this large house but if you could see this place on Sunday evenings with our children and their families, including 11 grandchildren, for our weekly gathering the thought of being anywhere else just isn’t in the cards.
