Spectacular Catskill Mountain Vacation home on 40 + Acres adjacent to Catskill Creek. This five thousand square foot home offers 8 bedrooms, 5 baths with 2 master suites and a gourmet kitchen with an open floor plan easily accommodating a family gathering. Located 20 minutes from Windham Mountain and 30 minutes from Hunter Mountain. Easily accessible from major highways, the home is located less than 30 minutes from the New York State Thruway off Route 23. In addition, immediate proximity to Catskill Mountain area activities, ie. Howe Caverns and Zoom Flume water park.

Everyone was pleasantly surprised when we arrived, the pictures really don't do justice to how large and beautiful the house is, particularly the downstairs living room/kitchen area. The backyard is also massive. The two master bedrooms are very large as well, and the other bedrooms were spacious as well. House is very clean, feels new, and central air conditioning controlled by Nest was great for the summer heat! Plenty of cookware and utensils, double oven, plus the grill meant we had no problem cooking for a large group. Plenty of bathrooms as well, no issues there. Lisa was super communicative and responsive, was able to answer all my questions with ease, and accommodate any issues we had such as early arrivals. The only (very minor) things to be aware of... these were NOT problems, just something I felt should be included in the house documentation: -Bring your own charcoal if you plan to use the grill, it's not a gas grill (and a lighter) -Bring your own firewood for fire pit as well as anything you think you need to get fire going -Bring laundry detergent as well if you plan on washing clothes/towels -I think you need to bring an AUX cord to play music in the main living room (though admittedly I didn't ask Lisa about how it might work otherwise)"

Our gentle country breeze keeps pests away and keeps you comfortable from the swelter off the hill. Summer bon fires are the best, friends, s’mores and sky above filled with mesmerizing stars that seem reachable, a site you’ll remember. For the adventurous you’ll find the best hiking for all levels from as close as 10 minutes away. Zoom Flume water park is 10 minutes away. 15 minutes to horseback riding, golf, lake swimming and many other activities. Paddle boarding and kayak rentals are also close by or if you prefer don’t leave at all. Most of our guests come with plans and end up never leaving - that’s how wonderful this setting is.

Welcoming and comfortable your family and friends will be in awe before you hit the driveway. Once inside you’ll quickly feel “at home”, in this zen like quiet property, relaxing with luxury amenities such as quality linens, comfortable furniture, fully stocked chefs kitchen (see reviews) to the luxurious linens, jetted showers, and more. You probably won’t see your kids during your stay, the wide open grassy front lawn is as safe as safe can be and where they can run even fish if it’s the right time of season! Choices… eat at the kitchen breakfast bar, the great room table (also a good place to play games) the formal dining room or the back yard patio table (both can seat up to 14). The chef’s kitchen is impressive as is the outdoor kitchen. Prep, cook, serve and store your meals with confidence you have all you need. If you’re an early riser your morning coffee will come with show. The breathtaking sunrises are well worth your time. Not an early riser, no problem there a 2nd opportunity to be awed by the spectacular sunsets then maybe head out for a bon fire. The Space:
You’ll appreciate personal space in the open floor plan. Kitchen layout was designed so the culinary master can enjoy the view and mingle with the party as they prepare gourmet meals on professional appliances in the fully stocked chef’s kitchen (nearly every small appliance imaginable, cook and bakeware, serviceware, platters, and more. Keurig, pods, drip coffee, frother, etc. The outdoor kitchen offers large oversized professional grill, griddle, ample counter space, group seating and dining table for up to 14. You’ll appreciate large open space and the generous seating to lounge in the great and dining room without being on top of each other. Wind down on the inviting front porch cocktail in hand and aroma of the gourmet feast about to be shared. From morning coffee and awe inspiring sunrises to afternoon naps and jaw dropping sunsets you’ll soon find out why our guests call this paradise. Start your days collecting fresh eggs or enjoying a refreshing outdoor shower and end them gathered around the fire pit star gazing and making smores.

Price is for 8 but comfortably sleeps 10 max ($100 pp pn after 8). Master bed with en suite, king bed, soaking tub, glass shower, bidet and private balcony. Two guest bedrooms and full bath on the second floor (one double and one queen). Two large rooms in lower level currently used for sleeping and quiet office space. Each room has a queen bed and a trundle bed. Infant/toddler‘s welcome but we do not provide crib or pack and play. High-quality linens, cozy comforters, extra pillows and towels are provided as is shampoo/conditioner and body gel.

We consider our dogs part of our family and expect you do too, so with prior approval we consider well behaved, potty trained fur babies. Oversized therapeutic memory foam dog bed as well as dog bowl offered. If allowed there will be a $100 fee and pet must be leashed at all times and crated when unattended. Exceptions considered when necessary. Excellent cell and Internet service. Welcome to our simple country home with lovely mountain views. Located 15 minutes west of Catskill/Hudson and down the road from Leeds, it's close to local attractions and still away from it all. The wrap-around deck and screened in porch are nestled against 13 acres of meadow and woods. WIldlife sightings abound, and the stargazing is unbeatable. Wifi is excellent and the house has a simple, unpretentious spirit. Sleeps 9!
The space
You’ll enter downstairs where we have 2 bedrooms (one has a bunk bed w/ trundle and one has a queen bed), a bathroom with shower, a laundry room with washer/dryer, and a garage game room equipped for some ping-pong and darts. Make your way upstairs into the large living room, with a wall of windows facing the mountain view. In this upstairs space is also a dining table which seats 6-8 as well as a kitchen bar that can accommodate a few more. The kitchen is well stocked. There are 2 more bedrooms upstairs (one with a king and one with a queen), and a bathroom with shower/bath.

One door off the main living space opens to a wrap-around deck with outdoor seating, as well as a gas grill; the other door opens to a small, screened in porch with a picnic table.

The land, in original Mohican territory, spans 13 acres back into the woods, where you’ll find beautiful Red Oaks and White Pines. The house is surrounded by some mowed lawn and untouched meadow; and a fire pit sits in the middle of the backyard. We encourage you to take full advantage of the peaceful outdoor spaces. We love this space, with all its simplicity and beauty, and hope y’all will, too!

Guest access
Guests have access to the entire house with the exception of the (linen/cleaning) closet, attic, and garage. This is a multilevel home & guests must use stairs to access levels.

★★OTHER THINGS TO NOTE★★

The pet fee is a one-time, non-refundable fee that covers a cleaning post-checkout to prevent any allergy-related illness in the cabin for future guests. Pet-related damages or the need for excessive cleaning will be debited from the guest. Guests that bring pets without noting them in their reservation beforehand will be charged the pet fee.

There is a $500 additional cleaning charge if there is any smell or evidence of smoking. Anyone found breaking these rules will be asked to leave without a refund.

The house is spread across three floors so guests will need to be comfortable with going up and down stairs.

We provide a starter set of household supplies -dishwasher tablets, dishwasher soap, paper towels, toilet paper, shampoo, body soap, hand soap, and laundry detergent, along with bed linens and towels.

Additional supplies can be purchased at:

-Hannaford Supermarket (Very large supermarket for everything, recommend pick up groceries on the way to the house, 20 mins from house)

- "It was overall fine experience but we had a lot of trouble sleeping with AC not working entirely night in hot weather of the year. In addition there were few black ants which I came to know when it bit me. Plus I had couple of queries which I tried to call assigned evolve representative but call was never picked up then I sent email got no replies."

A recently renovated Dutch farmhouse style house will charm you with its modern yet traditional feel and perfect location. The property is ideally suited 5 minutes from Windham mountain and 10 minutes from Hunter mountain, and close by to Windham Path and trailhead into the Elm Ridge Wild Forest. There are 4 bedrooms with queen beds in three of them and a bunk bed for two children. Amenities include 50” flat screen Roku TV, Wifi, washer dryer, a fully stocked kitchen and a electric car hookup

- "Three adults and one child stayed for a long weekend. The host was very communicative and check in was easy. The WiFi worked well which is essential with no cell service. Our toddler loved the open floor plan, and the slide on the bunk beds. This is an older home, but with modern appliances in the kitchen and bathroom. Unfortunately, the listing says that there is A/C, but this is inaccurate. Fortunately, it was cool enough the weekend we were there to use window and fans. Other inconveniences were minor, like some light switches weren’t working and some lights needed replacing. A previous listing said there wasn’t a door between two bedrooms, but they must have had one installed since then, as we were able to close the door between two bedrooms. Location is rural and you can’t walk to anything. But within a 3-7 min drive you can find the walking path, coffee, convience stores, and the downtown strip of Windham, which we really enjoyed. All in all, we would stay here again, as long as the weather isn’t too hot. Thank you for hosting us."

GENERAL HOUSEHOLD/OUTDOORS

PLEASE keep the BED LINENS and TOWELS presentable-much appreciated gesture is piling dirty sheets and towels in bin by the washing machine upon check-out. Do dishes. No damage of property or objects. Keep all floors and all furniture as clean as possible; hard/soft furnishings untarnished. No smoking, no events. No littering outdoors (cigarette butts/filter tips not an exception)! Garage entry barred, but there is plenty of free, safe parking space in driveway. Please park judiciously.

The house is roomy and can accommodate 5 people. If you find yourself having to rearrange furniture for accommodation or aesthetic purposes, please do put things back in place as they were when you entered the property.

THE POND

Guests are welcome to enjoy our pond, but please do NOT enter the water, and be mindful of your pets and children near the water. No swimming!! Please do not harm the pond life you may encounter, including turtles and bullfrogs. Please refrain from feeding pond life, or throwing food into the water.

Guests bear FULL RESPONSIBILITY for the safety of their children and pets throughout the duration of their stay.

PETS

Only housebroken pets allowed. If bringing pets, please bring a cover for couches and do not let pets on human beds.

CHILDREN

Make sure children do not damage, scratch, or draw on property/objects/mirrors/walls or enter pond water.

GARBAGE

Take out trash to large gray trash bin in front of garage door, keep trash bags tightly closed.

LOCKBOX/KEYS

Keep upper and lower lock keys on/near your person or in lockbox during your stay to avoid getting locked out. Deposit keys in lockbox when leaving property or checking out, remember to scramble the numbers.

THE WALKWAY

Please mind your step on the stone walkway at the side of the house, as it has wooden rims/edges that protrude slightly. Warn your children to watch their step when walking/running too!

AC

When AC is running, keep house doors and most windows closed to optimize function/conserve energy.

DOORS

Try to keep the house doors closed while outside around the property to conserve energy, and to keep insects from migrating inside.

FIREPLACE

Before use, reach into fireplace to open the fireplace damper to make sure smoke gets out through the chimney. Remove/dispose of soot/debris after use.

OTHER RECOMMENDATIONS FOR INDOORS

This is by no means a house rule, but we suggest guests bring a change of shoes/slippers for their own convenience, especially if inclement weather is expected. We imagine guests will love being outdoors, but with rain the grass can get soggy. You’ll want to have something comfy for your indoor experience.

The space

Pine Meadow is a 1950s-built home with modern updates, sitting on a wide-open field with a lush background of trees and mountain views. Enjoy the beauty of the Catskills and the tranquility that comes with the space.

The property is accessible by car, or take a train into Hudson and 30-min ride-share.

On the property, you’ll find a fire pit, a charcoal grill, and a spacious deck for stargazing & lounging.

Each bedroom has a window unit air conditioner for staying cool in the summer. The ground level bedrooms come with wall-unit heating while the loft bedroom contains a brand new space heater and plenty of extra blankets for staying cozy in the winter.

The living room contains a full-sized sleeper sofa and is perfect for hanging, playing board games, or nestling by the fireplace with a book. The space comes with board games, card games, puzzles, books, and a smart TV. Enjoy some hot apple cider from the local farm a 3-min drive away and enjoy the benefits of unlimited free Wi-Fi.

Escape the chaos - find peace and solace among the Catskill mountains. Located directly on the Catskill creek in the hamlet of Oak Hill, you'll be sleeping to the sounds of the waterfall just steps from the site. At the foot of the waterfall is your own personal swimming hole.

Take advantage of the multiple hammock relaxation stations throughout the property and swimming in the creek. If you're up for a walk, the infamous Yellow Deli is just a mile down the road. We're just a few minutes away from from Windham Mountain and various trails if you're the hiking type.

The Space:

Guest Access:
This is an exclusive Tentrr Signature campsite. Tentrr partners with land owners to offer unique accommodations in beautiful outdoor spaces. Our campsites are off-the-grid which means they generally do not have access to electricity, wifi, or modern plumbing. Instead, they offer the chance to relax, unplug, and fully experience nature!

Your Tentrr campsite includes a 10'x12' (120 square feet) safari-style canvas tent on a raised wooden platform. Inside the tent you'll find one queen bed with a memory foam mattress. The tent is big enough for the bed plus one or two extra sleeping bags on the floor. Aside from the canvas tent, campers can also use the extra 5-person pop-up dome tent that’s provided. You'll also have a 6-ft picnic table, outdoor fire pit, and 2 Tentrr Adirondack chairs.

Max Occupancy: This refers to the total number of campers allowed onsite with your reservation.

Toilets: Every campsite is equipped with a camp toilet (we call it the Tentrr Loo). This is a simple wooden box with a toilet seat and a bucket inside. To use, line the bucket with a CleanWaste Sani-Bag supplied at the camp prior to use. Afterwards, simply tie the bag up and place it in a trash bag. CleanWaste Sani-Bags use a NASA-developed gelling/deodorizing agent that helps prevent spills and keeps everyone safe and clean.

Showers: Every Signature campsite comes with a Coleman Sun Shower. The sun shower has a reservoir that holds up to 5 gallons of water, potentially enough for multiple showers. It's constructed of heat-locking material that warms the water when it's left in the sun, even on cool days.

Other Things to Note:
Bring loads of extra blankets and warm clothing. Boots are a must. Although the driveway is kept clear, car should ideally be AWD or 4WD depending on weather conditions. Consult your campkeeper. Let your campkeeper know when you are arriving so we can light up entry for you and have your tent pre-warmed. Cleanup all common spaces when you leave. But, make yourself at home.

Interaction with Guests:
Upon check out, you should leave-no-trace of your stay and be sure your campsite is returned to its natural glory! While Tentrr does not charge a cleaning fee, we do expect campsites to be left how they were found. After you check out, take everything you brought in and be sure to leave your trash at the designated location.

If a Tentrr Host submits an incident report after your stay that details evidence of trash or damage to the campsite or the host's property, Tentrr reserves the right to charge a minimum cleaning fee of $50. Just make sure to follow the Camper Manual posted at your campsite and you'll be set!

Reservation Modifications/Cancellations: Please note the terms of the cancelation policy as they are outlined in your confirmation email. Your Tentrr Host is unable to change or cancel your reservation on your behalf, and they are unable to waive any cancellation fees (if applicable). This community is as peaceful as it is beautiful. There are over 6 acres of manicured lawns. There is on-site management as well as surveillance of the grounds. It is 3 minutes from Zoom Flume Water Park and a very scenic 20 min. drive from two Ski Resorts. This property has studio and 1 bedroom units only. There is upgraded WIFI and utilities are included. Electric car charging stations and parking is available. There is no smoking in the units as there are smoking receptacles outside. No pets are allowed.

- "Rooms very small , beds so uncomfortable that no one slept well , kitchen very outdated in need of repairs and facelift . Carpets filthy, old , smelly , not even vacuumed . Definitely never vacuumed behind and under the beds. Window blinds falling off after just touching them . Wall papers peeling of the walls . Menager was nice and did his part delivering missing pillow cases . If you don’t mind poor conditions you get what you pay for but I’ll never set my foot again on those carpets. Owner please clean up your property ."
