Past the kitchen is the media/game room where friends and family can challenge each other to game of darts, air hockey or shuffleboard or settle onto the giant lounger and enjoy movie night on the 85-inch TV. If you prefer chess, cards, poker, bumper pool, old school video games or just some quiet reading time by the fire, make your way to the formal living room at the front of the house. After a day of adventure relax with a coffee, hot cocoa, or tea from our beloved coffee bar across from the kitchen island. If you prefer iced drinks, this home also has a nugget ice maker.

The downstairs primary bedroom has a king bed and includes a sitting area perfect for a morning coffee and some mountain viewing to start your day. The master bathroom is made for pampering with a jetted tub and a multi-head shower with shower seat. Ground floor with parking outside your door, a small patio, and no one above you. Bedroom with private entrance - Simmons pillowtop queen, galley mini-kitchen, bath, and separate shower room . At 7,200 feet it is generally never too hot, and cools off quickly at night.

To reduce potential distractions with our other renters, we do prefer single guests during normal weekday working hours.

A 1-room office (also locked off) is occupied infrequently by a non-profit business on weekdays (8:30 - 5:00). Another (locked off, separate entrance) office space receives occasional 8:30 - 5:00 use by a small health care business. Beautiful room located two blocks from downtown Pagosa Springs! Our BRAND NEW home is sat hilltop overlooking the town. Walking distance to the deepest hot springs in the world, riverwalk, brewery, Main Street shops and parks.

IN THE WINTER THE ROAD GETS ICEY, PLEASE BE AWARE THERE IS A POTENTIAL TO GET STUCK.

The home is on a hill and the private entrance has stairs to and from Parking.

The space
THIS IS ONLY 1 ROOM WITH A QUEEN BED, but the other room can be opened up for additional guests if requested. The other room has 2 twin beds and a crib. The headboard and side tables were hand made by Rory specifically for this space. Rory and Breezy built this house with Airbnb in mind so even the closet shelves are custom to better fit the guests needs.

We are as available as our guests desire and give plenty of space for a nice quiet stay.

Our RiverView Loft has a mountain modern style with new furnishings throughout. The finishes are very attractive to the eye. We are located in downtown Pagosa Springs across the street from the San Juan River. A relaxing walk to all the Hot Springs, geothermal domes, breweries, parks and so much more is all within 5 to 15 minutes from our loft. We also live on-site next door to the loft. We also provide garden area with a relaxed atmosphere. CAUTION ⚠️ our stairs are ship stairs.

The space
We have an outdoor fire pit for s'mores and a relaxing place to be outside, a disc golf bag available to use while you are here. Just ask us and we will do our best to accommodate your requests. We have spices and pots and pans in the unit for your use if you want to cook or bake.
Did you want to bring your extended family on your trip, Ask about renting the house next door.
Renters our shower seems to be a bit complex for some. When turning on our shower all you have to do is turn the handle just ever so slightly to the right for hot water.

Other things to note
We have a strict NO pet policy, if we find any reason to suspect that a pet is or has been in the unit we will request a $175 fee and the guest will be put on our no rent list of ours. We do have steep stairs going up to the loft sleeping area, they are ship stairs. So if you think this might be difficult please be prepared. Take a good look at our photos for a better idea.please take note of how steep the stairs are. Please use caution . They take some getting use to.
The views are beautiful though. No parties or extra guests allowed at the property. TY
