Guests are welcomed to use the RV port & hook-ups, private garage, pastures, fire-pit, swing and furnishings. There is no access to the main house, pool or main house barbecue.

Guest must be aware that there are animals in and around the barn at all times. Light sleepers may be disturbed by the call of a hungry goat at or the call of a rooster at early dawn. Thirty-three decibel ear buds are provided upon request.

There is a honeybee hive on property. The bees are not aggressive and are hard to notice as they are a great distance from your guest area. If you have concerns or are allergic to bees, please feel free to message us for clarification.

Please, absolutely no smoking indoors, in barn, on patio, in garage, in RV port, at the pool or around animals. Smoke in open, uncovered areas and properly extinguish and dispose of cigarette wrappers, buds and match sticks. We have found butts on the ground and find that extremely irresponsible and offensive. We are a 100% recreational drug-free property. We often have children on property. Again, no drugs please. Drink responsibly.

Two Grooms Farm is our real home and homestead. We are not a hotel or bed and breakfast. Because of this, we do ask guests to be respectful of our home and leave it orderly, tidy and clean. Thank you!

Each bedroom in the cottage is uniquely designed with guest comfort in mind. "Casper" memory foam mattresses, luxury "Brooklinen" linens, and the latest tech connect-ability are just a few of the details that make the cottage feel like home. The master is beautifully decorated. The middle of the house has a sitting room with two sofas that leads through into the family room and kitchen. The family room/kitchen area is large with two large sofas and a nice size table for dining. The kitchen is large and has an island. The kitchen is spotless. Through the left of the kitchen through a small hallway are two bedrooms and a bath. The 2nd bedroom has a queen bed and is also nicely decorated. The 3rd bedroom has two twins and is decorated nicely as well. There is a nice size bathroom between the two bedrooms. It is not a true Jack and Jill as the entrance to the bathroom is in the hallway, not through the bedrooms. The hallway is somewhat private. The 4th bedroom described as a Cabana is through the far side of the family room. There is a small bathroom that can be accessed and seen from the end of the family room. The 4th bedroom has a queen bed. Once again it is decorated nicely. The bathroom does not have a private entrance into the bedroom but is adjacent to it. The biggest surprise was when you enter the home to the right was what could be a study that instead has two twin beds. There is 1 king, 2 queens, and 2 twins for a total of 7 beds. You could easily sleep 10 in this house comfortably. There is a large dining room as you enter as well as a table in the kitchen/family room. The lanai was spotless and the furniture was nice. There is a beautiful pond. The home is on a cul de sac in a very beautiful neighborhood. Our family was so pleased. The home was more than expected. There are a few downsides with the faux leather couch that has been covered but is “shedding” and the kitchen had a small amount of flatware & glasses. There was only 1 tv but that was not an issue for our family."

We enforce good neighbor policies on all managed properties. Renting homes in a neighborhood/community is a privilege and must be treated as such. Guests must be mindful of their noise levels at all times and respect the rules of the community. We do not provide speakers and/or sound systems on-site.

Anyone found to be violating noise ordinances will be subject to an immediate $3,000 fine, in addition to City-imposed fines which can reach up to $10,000 per violation, and can be removed from the property due to negligence.

SMOKING
To keep the property fresh and clean for all, smoking is not permitted inside. If smoke is detected, there will be a $1,000 fee for proper deep cleaning and odor removal. Violating this policy may result in guests being liable for the full cost of damage resulting from it.

PARTIES & EVENTS
Gatherings with your group are great, however, parties and events are not allowed. Any evidence of such will result in a $3,000 FINE and an immediate termination of your booking. Thank you for your understanding as we strive to keep the property in wonderful shape for all guests to come.

Please note that each home has anywhere from 3-4 security cameras covering the outside areas of the property only. These are to remain on and running at all times, solely to be used for security purposes and to ensure the safety of the property and traveler. Security cameras can be located on all angles of the exterior property, including the pool & common areas.

Additionally, we do equip each of our homes with a noise level monitoring device This is to remain active to monitor the decibel/sound levels only, to
protect against noise complaints from neighbors. It does not record any conversations, simply noise levels.

Lastly, we have a device connected to each home, that will alert to the number of devices at the home, to combat any large gatherings and/or parties.

Welcome to The Mt. Plymouth Cottage, entirely on one level, peaceful & quiet. Grocery store 3 mile, 1 min. Fully renovated in 2023, just 5 miles outside of Mt. Dora. Reclining theater style couch will make watching the Smart Roku TV just the spot after a day at the beach or shopping the many stores of downtown Mt. Dora.
Bar stools at the counter make for a convenient work space, as does the desk in the bedroom with High Speed Quantim Fiber Internet.
The kitchen has what you need if you desire to cook. French Press, Drip, and Keurig are available with complimentary Kcups, creamer. sweetness for your coffee. Free washer & dryer are conveniently just off the kitchen, inside AC.
One queen bed and one King bed each with their own full bathroom with luxury towels & shower supplies. Black out blinds convenient for sleeping in.
Though I love my dog, The Cottage is pet free. Cleanliness is of utmost importance to me as a host.

The Crooked Paddle Lodge is a rustic get-away, near the Wekiva River, a designated National Wild and Scenic waterway. This old Florida neighborhood is surrounded by nature and state-owned preserves, with 1.5 acres of Florida country where wild deer, turkey, raccoons, and even black bear frequently visit.
The quiet country setting is centrally located to many adventures Florida has to offer.

The space
The Lodge consists of three individual units, each private from the other, you have your own space. There are areas that are shared such as the fire pits, picnic tables, and grill. Currently, the other 2 units are not available as they are being quietly renovated and will not be available until later this year.

This newly renovated unit is the largest with 1,700 sf of open floor plan and vaulted ceilings, sleeping up to 8 guests. The first floor has a large but cozy family and dining room with seating for 8, full kitchen, 2 bedrooms and bath. The first bedroom has a full-size bed and the 2nd bedroom has a queen-size bed. The bath has both a walk-in shower and a relaxing soaking tub. Spiral stairs lead to the 2nd floor open loft bunk room with 4 single beds and another full bath. The living room big screen smart TV can stream your own accounts and favorite shows. This unit is perfect for families or a group of friends.

The lodge is very easy to get to, as well as the immediate area which offers some of the best fishing, canoeing, hiking, kayaking, horseback riding and paddle boarding. The lodge is within walking distance of the Wekiva Falls with canoe and kayak rentals and swimming. You can bike or hike in the 28,000-acre Seminole State Forest or the 14,000-acre Rock Springs Run Preserve that also features horseback riding less than a mile from the lodge.
With close access to SR 46, the 429 and the I-4, getting to area attractions is easy with Disney, theme parks and Orlando within a 30 minute drive. Daytona and New Smyrna Beaches are within a 45 minute drive.

Disclosure and Liability Waiver:
Be advised that swimming and “recreational activities” such as hiking, boating, kayaking, canoeing, paddle boarding, fishing and any other water sports or activities in and around the river are allowed but we advise are at your own risk. This includes any other activity associated with enjoying nature or the outdoors. There is both a State Preserve near the property and the Wekiva River waterfront that borders the property, which is a protected wild and scenic waterway. As such, you may encounter wild animals including black bears and possibly alligators. Please be aware of your surroundings when in the area and agree that it is your responsibility to inspect the property and surrounding areas upon entering and continuously during your stay and to avoid any area activity which you feel to be unsafe.
You hereby acknowledge that your participation in activities in and around the river and use of property is at your own risk. You assume all responsibility for any bodily injury or accidents you may incur arising from all aspects of your participation and use, as well as for the protection and supervision of any minor children under your care while at the Property.
You understand there are potential dangers that may present to children who are not carefully supervised, any person having health risks, or if a person should perform any of these activities while intoxicated or using any kind of drugs or medication.
You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against Crooked Paddle Lodge and its owners for accidents or claims arising from any activities on the property, in and around the river, and hold the owners harmless.

At this time, there is very limited access to the river at the lodge, mostly due to hurricane Ian. The dock is not accessible due to damage from the hurricane. We are in the process of re-landscaping that area of the property, and until we have finished the outdoor renovation, we are reflecting in the lower rate. Thanks so much for your patience and understanding.

Smoking is allowed in the outside areas only please. Please mind the wildlife that roam the property, there are wild animals, including black bears that sometimes frequent.

The Historic Hammock House, located inside Rock Springs Run State Reserve is truly one-of-a-kind. The house & surroundings are peaceful, spacious, & unbelievably beautiful. This property exudes Old Florida history & charm. Private, gated access leads to a 5-acres nestled on the Wekiva River, a designated National Wild and Scenic River. The large house boasts three bedrooms, three bathrooms, detached in-law suite, kitchen, game room, horse barn, & huge back yard with firepit & river access.

The space
The Hammock House is located inside Rock Springs Run State Reserve, a protected and historic State Park. Visitors can enjoy direct access to bicycling, hiking or horseback riding along 17 miles of pristine, natural trails. This property is an outdoor lovers' paradise.

In the large backyard, the house has direct access to the Wekiva River, a designated National Wild and Scenic River. Abundant wildlife is on site year round. Guest may launch their own personal kayaks or canoes into the River from the back yard. River access is approximately 1.5 miles from Katie's Landing to the north, and 5 miles to Wekiwa Springs State Park to the south. Additional amenities on property include guided horseback rides and the ability to host private events for a fee.

The bedroom set-ups are:
- Master bedroom with 1 king bed.
- Bedroom 2 with a queen bed with a twin bunk above.
- Bedroom 3 with a queen bed with a twin bunk above.


The entire house is very spacious, and we allow traveling parties of up to 16 to stay in the home. Aside from the beds listed above, guests may provide their own additional airbeds, etc. if desired. No more than 16 people can stay in the house under any circumstances.

In addition to the bedrooms, the house offers a large living room, dining room, kitchen, game room with pool table, chess board, and card table, and a large utility room with access to a commercial washer and dryer.

A 9-stall horse barn is available for guests to use for an additional $30/horse/night. Guests may bring their own horses for a layover or extended getaway. The Hammock House offers direct access to an extensive trail system.

We are next door to Wekiva Falls that offers resort day passes, kayak and canoe rentals, and swimming.

The house is accessed through a locked gate. After gate entry, the house is approximately 1 mile down a dirt road.

The house is located a very short distance from the 429, SR 46, and I-4, offering easy and fast access to Orlando, Sanford, Mount Dora, Apopka, and other surrounding cities. Outdoor activities, parks, zoos, antiquing, restaurants, shopping, festivals, sight seeing and day trips are minutes away.

Prior to check-in, we will share a unique gate code for property access. Please note, the gate is not on an electronic arm. Guests must manually open the lock and swing the gate open and closed each time they enter or leave property.

If you like nature and kayaking, you won’t want to miss out on Kings landing which is only 6 minutes away from our home. Kings landing offers kayak options for both beginners and experts. Experienced kayakers can “go left” where the water is deeper and darker and you might see a gator or two and beginners can “go right” where seeing a gator is minimal to none in the shallow, crystal clear waters. This path is tranquil in several parts, perfect for taking pictures or a swim and easy enough for children to navigate and enjoy.
