Three locals purchased a beautiful old house with a storied history on half an acre in Mid City. We completed a year-long project to turn this blighted house into an eight suite guesthouse - "Campeche" - to welcome visitors to our favorite city in the world. We are centrally located and just one block away from the Lafitte Greenway bicycle trail.

Purchased in the spring of 2015, a full renovation gave us eight beautiful suites each with private entrance, a charming kitchen and dining space at the front of the property, and two large porches sitting on half an acre right in the middle of the city. Our name and our spirit are both inspired by Jean Lafitte, a name bigger than life in our part of the world. To us, he symbolizes adventure, exploration, and the deep and colorful history of New Orleans. His compound in Texas was named Campeche, and the color of our building is an homage to his home La Maison Rouge.

The suites include a living room with sofa bed and smart TV; a wet bar with mini fridge, sink, and Kuerig coffee maker; a fresh and bright bathroom with all the necessities including toiletries, Frette towels, a steamer and hair dryer; and a cozy bedroom with a queen bed with Cuddledown pillows and linens, clothes rack, and full length mirror. The perfect mix of local love and easy access to downtown, we hope you'll come stay with us at Campeche.

You have whole foods just around the corner, a corner store directly behind you and a great spot a few blocks down to go have a drink/eat and watch football (The Wine/Beer Garden). My group and I walked to most places around the house and took $9 Ubers to Bourbon St. the only thing I recommend is bringing sheets and maybe pillows for the pull outs. Everything else is provided for you and in excellent condition."

The focal point of the room is a massive tryptic of New Orleans inspired deities that towers over the dining table.

The Living Room

The living room has an extra large sectional from West Elm, a 75” HDTV, and has original sliding doors that can be closed for privacy from the dining room. The room is full of artwork and is anchored by a 12’ tall mural of a bird of paradise flower.

The Kitchen

The kitchen has a large refrigerator with filtered water and ice making, dishwasher, stove, oven, microwave, and toaster. A coffee bar with local coffee and sugar is provided along with kitchen basics, such as salt, pepper, and olive oil. There are also a variety of local cookbooks and cocktail guides.

The Bedrooms

All five bedrooms feature memory foam mattresses, crisp hotel-quality percale sheets, full length mirrors, and blackout curtains. Each bedroom has plenty of hooks and hangers for your clothes and towels and three of the bedrooms feature beds locally made from Louisiana cypress trees.

The Bathrooms + Laundry

Getting Around:
The house is located in Mid-City, a centrally located neighborhood just minutes from the French Quarter, Garden District, Marigny, and Bywater. An Uber to the French Quarter takes about 5 minutes and the Streetcar to the French Quarter takes about 12 minutes.

Other Things to Note:
Note that this house is located on a busy street; however, it's quiet inside and in the backyard (pool area).

For the security of our guests, we have external recording devices (security cameras) located by the front door and back doors of the house; the pool is within the coverage area of the device. All cameras are exterior only.

Per City of New Orleans regulations, this property is equipped with a noise monitoring device. It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels). This device also monitors occupancy and cigarette smoke.

Monday and Thursday morning pool cleaning and landscape maintenance: On Monday and Thursday mornings (between 8am-11am) Jose comes to check the chemicals and clean the pool and Lauren comes (every other Thursday) to do landscape maintenance.

Use of the swimming pool is at your own risk.

The neighborhood is in transition, so we tended to uber at night but did not have any problems. The house was well stocked and we appreciated the small touches from the staff (soap in all bathrooms and kitchen, coffee filters, trash bags and toilet paper were all stocked.) The space worked, and you could see the attention put into it, but it was a bit tight for our group of ten. While everyone had a seat at the dining room table and everyone could sit in the family room, there was not any extra space (a couch to lay down, etc.) when all of us were there. The bedroom with futon also had the backdoor, so when that guest was sleeping, we had to limit our treks to the backyard. Similarly, one of the queen bed rooms had the laundry in the room. Neither was a huge deal, but it made the space seem a bit less usable as we had to juggle using around sleep schedules. The backyard and pool were great. We loved swimming and some of our group enjoyed watching a movie while in the pool. We also used the grill several times and it worked great. There is very limited shade in the backyard, esp. during the day, which got a bit tricky for us with small kids, but would be great for anyone that is a sun worshiper. We'd definitely recommend this space for families and those wanting to explore NOLA."

We get our towels from a linen company. Sometimes the towels might have blotches (i.e bleach stains, burn marks, or tears). Our housekeeping does their best to ensure there are no hairs in the towels, but if one is found, it's likely from our housekeeping staff. We strive for this to never happen. If you're not satisfied with the linens, please let us know and we’ll gladly swap them out for you. Please make sure to book for the correct number of guests, as linens are prepared accordingly.

The Blue Dog House has 5 bedrooms and 5 bathrooms home. There are 4 rooms with private bathrooms; the 5th bathroom located downstairs, directly in front of the only bedroom w/out a private bathroom. The space includes a covered car port and private driveway for two cars, front porch, full kitchen and a balcony in the Master bedroom, along with a king sized bed. The Master bathroom has a beautiful bathtub, separate shower and his and her sinks. Two rooms feature twin sized day beds with pull out twin sized mattresses.
Guests are welcome to bring their vehicles, with a two car driveway and street parking. Guests are also encouraged to travel by using ride share apps such as Uber/Lyft. Chauffeur and Cab services are also available.

**There is a $200 security/damage deposit collected 3 days prior to arrival, and returned shortly after your stay. This is done as a $200 hold on your method of payment, not a full charge. Please see the rental agreement (required to be read and signed before booking) for more details. ***
1. The booking guest must have their ID uploaded to their airbnb profile.

2. Please be mindful of the neighbors sleeping. We recommend being quiet after 8:30pm (weekdays including Sundays) and 9:00pm (weekends).

3. While early check-in / late checkout may be available, this must be arranged ahead of time for an extra fee. Unauthorized Late checkouts are a $50 charge for each hour after 11am - a 15 minute grace period is given. Late checkouts MUST be requested before 9PM the day before your departure.

4.Clean towels are a provided amenity. Each guest listed through your reservation will receive 1 bath towel and 1 face towel. We are unable to fulfill requests for additional towels during the duration of your stay. Plan ahead while packing, please bring extra towels if you or any of your guests anticipate needing more.

5. Smoking & vaping in the unit will result in a $500 deodorization fee. Please smoke outside of the property.

6. Unregistered guests and parties are prohibited by local laws and ILLEGAL. Our occupancy limits are set by local ordinance. Any guest found to have had a party or over-occupancy will be charged a $1,000 fee for non-compliance with local laws. Exterior cameras present at the property to verify these laws/house rules are not broken. As of May 2022, Airbnb has specifically banned parties from their units. Violation of this rule will result in a ban from Airbnb.

7. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces.

8. Please do not use face towels to remove makeup, it damages the towels.

9. If the space is left excessively dirty $50 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $150. Glitter cleanup will result in a charge of $100.

10. This home allows dogs, limit of 2 and they must be 25lbs or smaller. There is a nonrefundable fee for pets charged at the time of booking, so please indicate pets when making your reservation. Unauthorized pets will result in an additional $250 fine in addition to the normal fee.

11. After you’ve read these rules, please send me a message with the words “yellow kangaroo” it will let me know that you have read the rules thoroughly.

12. Unfortunately, we cannot accept bookings from “Locals” at this time. Locals is meant to include anyone residing within 60 miles of New Orleans.

13. While we cannot receive any mail or packages to the space we will assist with getting packages shipped to New Orleans if needed.

14. Commercial video and photo shoots are strictly forbidden without prior and authorized consent. Associated day-rate fees, liability waivers and copyright contracts will apply if consent is given.

This historic, beautifully-renovated double shotgun home is the perfect centrally-located spot for your New Orleans adventure! You'll have one whole side of the duplex (there are long-term tenants that live on the other side), and have access to everything in the home, including the backyard with outdoor seating, fig trees, and string lights!

The entire home was completely remodeled within the last few years, and while it maintains its historic charm, it's outfitted with all of the modern comforts! The home features an open floor plan, complete with two bedrooms with TV's and two bathrooms, a full kitchen, in-unit washer & dryer, a workspace, a living room with TV and plenty of comfortable seating, and an outdoor space!

Like many areas of New Orleans, the neighborhood is undergoing some renovations just like this house did. Some homes have been completely restored and others are awaiting their salvation! While some spots in the area may look a little rough, we've never experienced any safety issues here and our neighbors are wonderful people!

There is no parking included with the home, but there is ample street parking in the area, and we almost never have an issue parking right in front of the home.

Information Required by Local Laws: This home is not ADA-compliant. There are several steps to enter the home from ground level. There is a noise monitoring device in the home (required by law) that registers decibel levels but has no actual recording capability. There are exterior security cameras on the home for our safety and yours. These do not record any interior spaces of the home, just the exterior, and are active at all times. Our home is located in the Tulane-Gravier neighborhood, one of the oldest in the city of New Orleans. You'll be just over a mile from the French Quarter and you're in a great central location to explore everything else around the city!

The nearest Streetcar stop is about a half mile northeast at Canal & Tonit, nearest grocery store is Trader Joe's (less than 2 blocks away) and Whole Foods or Rouse's Downtown - less than a mile away. The Superdome & Smoothie King Center are less than a mile away (you can see it from the upstairs bedroom) and the Saenger Theater, Aquarium, River Walk, WW2 museum, and City Park are all less than two miles from the home.

Ubers and Lyfts are easy to come by here at all times. If you brought your own car, there's free street parking around the home that's always easy to find. And there's a streetcar stop about a half mile from the house.

3. While early check-in / late checkout may be available, this must be arranged ahead of time for an extra fee. Unauthorized Late checkouts are a $50 charge for each hour after 11am - a 15 minute grace period is given. Late checkouts MUST be requested before 9PM the day before your departure.

4.Clean towels are a provided amenity, there is a washer and dryer in the unit if you need a refresh!

5. Smoking & vaping in the unit will result in a $500 deodorization fee.

6. Unregistered guests and parties are prohibited by local laws and ILLEGAL. Our occupancy limits are set by local ordinance. Any guest found to have had a party or over-occupancy will be charged a $1,000 fee for non-compliance with local laws. As of May 2022, all rental platforms have specifically banned parties from their units. Violation of this rule will result in a ban from the platform.

7. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces.

8. Please do not use face towels to remove makeup, it damages the towels. There are makeup towels provided for this use.

9. If the space is left excessively dirty $50 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $150. Glitter cleanup will result in a charge of $100.

1. The booking guest must have their ID uploaded to their airbnb profile.

2. Please be mindful of the neighbors sleeping. We recommend being quiet after 8:30pm (weekdays including Sundays) and 9:00pm (weekends).

3. While early check-in / late checkout may be available, this must be arranged ahead of time for an extra fee. Unauthorized Late checkouts are a $50 charge for each hour after 11am - a 15 minute grace period is given. Late checkouts MUST be requested before 9PM the day before your departure.

4.Clean towels are a provided amenity. Each guest listed through your reservation will receive 1 bath towel and 1 face towel. We are unable to fulfill requests for additional towels during the duration of your stay. Plan ahead while packing, please bring extra towels if you or any of your guests anticipate needing more.

5. Smoking & vaping in the unit will result in a $500 deodorization fee. Please smoke outside of the property.

6. Unregistered guests and parties are prohibited by local laws and ILLEGAL. Our occupancy limits are set by local ordinance. Any guest found to have had a party or over-occupancy will be charged a $1,000 fee for non-compliance with local laws. Exterior cameras present at the property to verify these laws/house rules are not broken. As of May 2022, Airbnb has specifically banned parties from their units. Violation of this rule will result in a ban from Airbnb.

7. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces.

8. Please do not use face towels to remove makeup, it damages the towels.

9. If the space is left excessively dirty $50 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $150. Glitter cleanup will result in a charge of $100.

10. Unauthorized pets will result in an additional $250 deep cleaning cleaning fee and immediate request to leave. Pet Boarding recommendations available upon request. Both the owner and staff have pet allergies. If traveling with pets please inquire about our pet friendly units.

11. After you’ve read these rules, please send me a message with the words “yellow kangaroo” it will let me know that you have read the rules thoroughly.

12. Unfortunately, we cannot accept bookings from “Locals” at this time. Locals is meant to include anyone residing within 60 miles of New Orleans.

13. While we cannot receive any mail or packages to the space we will assist with getting packages shipped to New Orleans if needed.

14. Commercial video and photo shoots are strictly forbidden without prior and authorized consent. Associated day-rate fees, liability waivers and copyright contracts will apply if consent is given.

15. Message us for long term stays.

16. Trash is picked up on Mondays. Please bring the can to the curb.

17. All of our TV's are streaming, we do not provide any account information, you will have to log into your own. Please remember to log out at check out. We do not have cable TV.

18. Should you wish to receive an early check-in or late check-out, please let us know the day before and we will determine if it's possible. We require time to prepare the unit for your stay or after your stay for the next guest and sometimes we are unable to accommodate. If we can accommodate, we will charge $25/hour for the additional booking time. This will also be in place for dropping luggage off or leaving your luggage after checkout time has passed. Payment will be requested through Airbnb after your additional time has been approved.

19. Lost Items: We return lost items for a $75 flat fee. This is to cover shipping costs, along with the time spent to retrieve & mail your item. If you leave anything at the unit, please let us know immediately

**PLEASE NOTE**: The home is a traditional New Orleans shotgun-style layout, so the rooms are all connected in a series, so to walk from the living room to the kitchen or rear of the home, you have to pass through the two bedrooms (floor plan in photos for clarity).

This is also a historic home, and the floors, while refinished, are a bit uneven and slope in the back of the house.

Outfitted with stylish furniture, finishes, and decor, you and your guests will find all of the comforts of home. Featuring a stocked kitchen, washer/dryer, and high speed internet as just some of the amenities. Fall into soft sheets and plush linens after a long day of exploring all the city has to offer. Or take it outside to your own private, fully fenced backyard oasis, complete with a copper fire pit, Adirondack chairs, a BBQ pit with charcoal, and an outdoor cooler. Situated on the borders of famous neighborhoods, The Tulane/Gravier area of New Orleans is a neighborhood that is a subdistrict of the Mid City neighborhood. The City Planning Commission designates its borders as St. Louis Street to its north, North Claiborne Avenue, and Iberville Street. North and South Derbigny Streets and Cleveland Streets also comprise its street borders to the east. The famous Pontchartrain Expressway makes up its south border

Like many areas of New Orleans, the neighborhood is undergoing some renovations just like this house did. Some homes have been completely restored and others are awaiting their salvation! While some spots in the area may look a little rough, we've never experienced any safety issues here and our neighbors are wonderful people!

From beautiful sights, taste bud tingling foods, and vibrant live music, who wouldn’t want to visit?! We recommend using public transportation, including streetcars, buses, Uber or Lyft during your stay. For another fun way to explore the area, try Blue Bikes, a ride sharing bike rental all around the city.

**There is a $200 security/damage deposit collected 3 days prior to arrival, and returned shortly after your stay. This is done as a $200 hold on your method of payment, not a full charge. Please see the rental agreement (required to be read and signed before booking) for more details. ***

1. The booking guest must have their ID uploaded to their profile.

2. Please be mindful of the neighbors sleeping. We recommend being quiet after 8:30pm (weekdays including Sundays) and 9:00pm (weekends).

3. While early check-in / late checkout may be available, this must be arranged ahead of time for an extra fee. Unauthorized Late checkouts are a $50 charge for each hour after 11am - a 15 minute grace period is given. Late checkouts MUST be requested before 9PM the day before your departure.

4. Clean towels are a provided amenity. Each guest listed through your reservation will receive 1 bath towel and 1 face towel. We are unable to fulfill requests for additional towels during the duration of your stay. Plan ahead while packing, please bring extra towels if you or any of your guests anticipate needing more.

5. Smoking & vaping in the unit will result in a $500 deodorization fee. Please smoke outside of the property.

6. Unregistered guests and parties are prohibited by local laws and ILLEGAL. Our occupancy limits are set by local ordinance. Any guest found to have had a party or over-occupancy will be charged a $1,000 fee for non-compliance with local laws. Exterior cameras present at the property to verify these laws/house rules are not broken. As of May 2022, all platforms have specifically banned parties from their units. Violation of this rule will result in a ban from the platform.

7. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces.

8. Please do not use face towels to remove makeup, it damages the towel.

9. If the space is left excessively dirty $50 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $150. Glitter cleanup will result in a charge of $100.

10. After you’ve read these rules, please send me a message with the words “yellow kangaroo” it will let me know that you have read the rules thoroughly.

11. Unfortunately, we cannot accept bookings from “Locals” at this time.
Locals is meant to include anyone residing within 60 miles of New Orleans.

12. While we cannot receive any mail or packages to the space we will assist with getting packages shipped to New Orleans if needed.

13. Commercial video and photo shoots are strictly forbidden without prior and authorized consent. Associated day-rate fees, liability waivers and copyright contracts will apply if consent is given.

14. Message us for long term stays.

15. Monday is Garbage day. Please bring can to the curb, thank you!

16. All of our TV's are streaming, we do not provide any account information, you will have to log into your own. Please remember to log out at check out. We do not have cable TV.

17. RVs / Campers / Trailers are not allowed on the premises.

18. External power outlets can not be hooked up to the property under any circumstance.

19. Should you wish to receive an early check-in or late check-out, please let us know the day before and we will determine if it's possible. We require time to prepare the unit for your stay or after your stay for the next guest and sometimes we are unable to accommodate. If we can accommodate, we will charge $25/hour for the additional booking time. This will also be in place for dropping luggage off or leaving your luggage after checkout time has passed. Payment will be requested after your additional time has been approved.

20. Lost Items: We return lost items for a $75 flat fee. This is to cover shipping costs, along with the time spent to retrieve & mail your item. If you leave anything at the unit, please let us know immediately.

21. This home allows dogs, limit of 2 and they must be 25lbs or smaller. There is a nonrefundable fee for pets charged at the time of booking, so please indicate pets when making your reservation. Unauthorized pets will result in an additional $250 fine in addition to the normal fee.

Now that you are interested in possibly staying in a warm and inviting space. You will be in control of the rest by creating the atmosphere of your choice. Simply dim all of the lights for a retreat like feeling or brighten everything up and read the Gambit. In the morning, we hope you enjoy a cup of coffee, sit at the brass table made for two and reminisce over your, "Big Easy", experiences while planning your new adventures for the day. I think. No, I know; you will enjoy the seven-foot vanity. It is a perfect area to put your best self out, but first start with a shower in the oversized walk-in shower stall. Your suite includes a microwave to heat up any fabulous New Orleans leftovers from the night before. Just do not forget to put them in the refrigerator before you fall asleep.

Our guest will access the suite through a private keyless entry door. For security reasons, after every guest stay, the code is changed. Upon entry, please inspect the suite and call or text me of your arrival. At that time, I would like to take a moment and make sure you are happy with everything and answer any questions you may have. Furthermore, I would like to give you a quick run-down of the lay of the land. I promise I will not take much of your time.

Other things to note
Our home and the guest suite are located in Mid-City on Bienville Street. It was originally built in 1905 but renovated from top to bottom in 2020. It was restored to its natural state with the exception of updating and modernizing certain areas in the home. We like tall ceilings but we love a modern bathroom and the additional accessories life has to offer in this century. The street is lined with 200/300-year-old Oak trees and friendly neighbors. The neighborhood is not pretentious for all walks of life live in harmony. I love walking to Bayou St. John and strolling down the Bayou. A long time ago, ships used the Bayou to cut over to the Mississippi River to access the port of Orleans. The Green-Way is a two-minute walk from our home. It is a project the city funded to connect the French Quarter to Mid-City by a Black top Trail with multiple outdoor playgrounds and lots of picnic space. It is a pedestrian walkway and bicycling trail only. Motorized vehicles are not allowed. In my younger days, I always enjoyed Mid-City. I loved going out and enjoying the culture, the Museums, the architecture, the music, the arts and the food... and of course the Bars too.

Mid-City is centrally located as the name implies. Any type of transportation is available for rental with the exception of a boat. You even have an option to ride in a horse pulled carriage. That is after you arrive at the French Quarter. Remember, you will be located five minutes from the quarter, a little less than ten minutes from City-Park and the Garden District, depending on how fast you drive.

If you do not have a car at your disposal, Uber is always available. Renting a car is another possibility. Enterprise Car Rental is within walking distance. The Streetcar will take a little longer, but this form of transportation should be considered an added plus to your adventure. Bike rentals are available and so are long walks.

Attention: Vaping and smoking is not allowed indoors. I have created a sitting space outside to enjoy Vaping and smoking. Strictly infoced. If violated, An additional automatic $100 a day will be charged each day of the confirmed reservation. A message will be forwarded to my guest to stop vaping and smoking immediately and to air the room out. If a guest continues to vape or smoke in the guest suite *recieves a second violation*, the guest's reservation will be termination immediately and will need to vacate the property immediately without a refund. Any additional charges accrued to mitigate the smell, will be past onto the the guest that violates the smoking policy. Please be considerate to my home. I welcome outdoor smoking of your preference.

In addition to entertainment systems like smart TVs and Wi-Fi, the apartment offers laundry facilities with a washer and dryer. Essentials such as shampoo, conditioner, hair dryer, and ironing facilities are provided. The property ensures a comfortable stay with air conditioning and heating. Safety is prioritized with features like smoke alarms, carbon monoxide alarms, a fire extinguisher, and a first aid kit.

Guest access
Guests will have exclusive access to the entire apartment including living room, kitchen, 2 bedrooms, 1 baths, and laundry.

Other things to note
• Normal check-in time is 4pm on the arrival date. For check-in's from 1pm - 4:00pm, it's an extra $50 to have an extra cleaner assist with servicing the property. Check-in's before 1pm would require booking the previous night at a much-discounted rate. Contact host for details.

Street parking cannot be guaranteed and when utilizing street parking please make sure to adhere by city and state laws.
