The space
Fully renovated in 2023!! The basement is converted to a large, private bedroom suite, with a full bathroom attached. Your room also has a private entrance off of it to the patio, however you can use the front door as well. BRAND NEW queen bed, BRAND NEW couch, large TV, dresser, and desk. I also provide a Eden space heater or a fan as options so you can keep your space to your comfort level.

The only other area in the basement, but OUTSIDE of your bedroom area (you have a door that you can close and lock) is the laundry room and garage/gym. Other than the laundry room and garage entrance, no guests will be in the basement.

We are located within 10 miles of the Legends, Nascar, Monarchs baseball, Sporting KC soccer, KC Renaissance Festival & Azura Amphitheater. A local winery, pumpkin patch & sunflower field are within minutes for family fun.

The space
Our fully furnished basement apartment is spacious and comfortable. With 2 bedrooms and 2 full bathrooms, open kitchen, dining area and living room. There’s also a furnished laundry room for longer stays. Both bedrooms have queen sized beds along with another queen sized sofa hide-and-bed in the living room.
The house is off the dirt road so it’s very quiet at night. The house, itself is situated on the corner of the family property. There are picnic tables outside overlooking the pasture and horse farm across the road. We raise a few chickens, horses and cows, along with dogs and farm cats.
We do live upstairs but we respect your privacy and interact as little or as much as you prefer. We leave that up to you and want you to feel at home.

Guest access
Guests enter through the blue basement door on the lower level next to the garages. There are no steps to climb. There is a keypad entry.

Please park in the lower driveway in front of garages. We appreciate if you do not drive in the grass (front yard, pasture, etc.). We have ample parking right in front of your blue entry door, which is the lower basement level.

There is a circular driveway in front of the upper level of the house which may be used to turn around in if we aren’t parked there. Please do not turn around in the pasture/side yard. Cars/trucks tend to get stuck there when it’s moist.

This off-grid glamping experience is located on a slice of a 100-acre private piece of property, minutes from Smithville Lake. The space was designed to connect you with nature. Days are ideal for bird watching, hammock lounging, reading, and decompressing. The lake is just a short trip down the road and has great walking, running, hiking, cycling, paddle boarding, kayaking, and fishing options in addition to so many other activities. Evenings are a great time for sitting around the fire, listening to wildlife, and embracing the darkness with some star gazing.

This tiny cabin glamping getaway is composed of three separate platforms, in one private tree-filled valley that will be your private retreat while staying with us.

1) The tiny cabin and kitchen platform: You're greeted with this space as you enter. There is a tiny sleeping cabin that houses a double bed, 12-foot reclaimed wood ceilings, reclaimed windows, a bed frame constructed of 100+ year old doors, floors made from discarded oak pallets, and a front door with leaded glass designed by a local artist. It's unique, it's a comfortable place to sleep, and we hope that you love it as much as we do. Sleeping for two in one double bed on this platform.
Connected to the tiny cabin is an outside kitchen and dining area that is covered with vintage barn metal. There's a camp stove (small griddle and single burner) for making simple meals and a French press coffee maker. There's a reclaimed sink where you can clean up after your meals with running water coming from a refillable hand pumped pressurized tank. The covered bar overlooks the woods for a nice comfortable place to get the day started and to wind down after a full day.

The front half of this platform serves as an area to relax in the shade with a patio table and umbrella.

2)The hammock platform: Situated near the center of the space are the hammocks. This structure is constructed out of downed timber from the property and reclaimed barn metal. It provides a wonderful place to lounge the day away with the two hammocks that will be waiting for you. Your firewood, fire starters, and water reserves will also be here for easy access.

3) The bathroom platform: You’re roughing it but you still get a proper bathroom when you stay with us. Inside of this cozy building lie two composting toilets and simple sink. Please only use our provided natural soap in the sink. The reclaimed wood ceilings, windows, and pallet floors roll right on into this space as well.

Separate from these three spaces, you'll also find an outdoor firepit/fireplace, cornhole, multiple seating areas, and a small spring fed stream that flows around the space during the wet months.

While the cabin and bathroom have no frills and no power, they are insulated well, located under a canopy of walnut trees and have good ventilation. There is a fan mounted near the bed to provide an additional breeze and circulation as you sleep. Lanterns are provided for lighting in addition to solar powered lights.

Check-in/Check-out
Check in between 12pm-sunset, check out as late as noon. We want you to get a jump on your stay with us and have plenty of time to enjoy the area.

Pet Policy
We love animals, we have animals, but the space that you are about to book is pet free. This decision allows us to operate with a low cleaning fee and protect the personality of the space. Many hours were spent creating this space, please respect this policy.

How close you are able to park will depend on the amount of rain that we have had recently. During dry conditions you will be able to park on the edge of the space. If it has rained recently then you may have to park 100-200 yards away.

There is a wagon that can be used to pull supplies down from your vehicle.

Hall bathroom has front-load washer/dryer. Detergent provided. Please remember washer can’t be opened until the cycle is done. Please leave washer door slightly open to avoid musty smells.
Barbeque grill
Available for your use. After all, this is Kansas City, known for barbeque.
Please pull the grill away from the house to avoid damage to siding.
You will need to open the valve on the tank. Please close valve when done.
No fires allowed. Although there is a fireplace and firewood on the patio, please refrain from guest use.
Please leave the front porch light on for increased visibility of stairs and neighborhood norm.
In case of snow or ice, a container of ice melt is on the front porch.
Recycle (KC takes all but glass) and Trash Day is Thursday. (Trash usually early). Put at driveway corner.

Please park on the LEFT half of the driveway or street (preferably downhill from driveway). Basement resident uses the right half of the driveway and garage with an often varied work schedule.

Old farm house with 6 acres of land, located close to Legends shopping center and Kansas Speedway. Only 21 miles to the Chiefs and Royals stadiums. We are still working on getting the house and outdoor area ready for awesomeness. We would love your feedback to make our place better. New listing we are still working to make it perfect. It is an older home with a fireplace. Expect dust and all the comforts of 130+ year old house. There is an automatic gate that will be left open during your stay. Still working on trying to find a way to give remote access to guests. There are also 6 aces of wooded land that can be explored . Bring hiking boots. There is a small pond out back as well. But make no mistake. Located in the city less than 2 miles away from prime shopping, restaurants and sporting venues.

Refunds For Trip-Related Issues. From time to time, things happen! And when they do, we want the opportunity to fix them immediately, so you can continue enjoying your stay. And if we can’t fix them, we want to make sure you are protected. However, in order to receive any refunds for trip-related issues that are within our control, we need to know about them when they happen. This is important if you ever have noise complaints, or something keeping you up at night in one of our properties - we want to know, and fix it right then! This gives us the opportunity to make things better, and prohibits the very few bad apples from trying to get their trip for free. (It happens.) We want you to be happy and the entire trip to be stress free and smooth. And we will responsively and promptly take care of any issues you may have.

Lost and Found Policy. Did you leave something valuable behind? We want to help! We have contracted with our cleaning services to contact the guest, and return anything that may be of value. The charge for returning lost items (that fit in a standard envelope) is $40. We DO NOT keep, and will not return left over food, alcohol, or anything that is disposable. Always do a full property sweep before you check out at 11:00 a.m.
