- "The home was comfortable and provided a great vacation hub for the 4-5 days we stayed in KC area. Centrally located to historical areas like Liberty, Independence, and Far West. The only thing we wish the property had was laundry facilities. For a short stay not a problem, but for longer it was unfortunate we had to go sit at a laundry mat for several hours on our vacation...never seen a house without laundry. Guess we shouldn't have assumed. We had two adults and four children; utilizing the blow up mattress. That worked but did make the living room pretty tight once the bed was blown up. Not a complaint, just wanted to provide that information for anyone who wants to know. It worked out just fine for us. Kitchen is very nice and well stocked with all the tools you would need. We grilled one night and cooked the others. Walmart just a few minutes away as well as several restaurants. Bathroom is cozy, but still nice. Communication was great. They sent us a text to welcome us and provide pass code for door. Also followed up during the week and after our departure. Super easy to work with in our case."

Our small home is off the beaten path and offers the best of both worlds. A safe country getaway on a quiet, secluded dead end road with only you and the landlord (us) that lives a block away. The interior has been completely renovated throughout and is furnished with top-of-the-line seating for the living room, a 42" flat screen TV with Roku for all your streaming needs. Home solely uses Fiberoptics Wifi with incredible speeds. Also, a table for two, that can be converted into a workstation. The bedroom is loaded with storage, a full closet, headboard cubbies and under the bed drawers. The bed has a queen size "Ultimate Purple Mattress". All the windows in the house are equipped with cordless Roman shades. - "Cozy little house near downtown Smithville. Property manager was quick to respond to any questions." - "The parking is different than most places to stay, but within sight and walking distance. The place was very well cleaned. The furniture wasn't super comfortable, but usable. The bathroom was small and have to be careful moving around while in it. There were several things provided like shampoo, conditioner, soap in the shower; seasonings in the kitchen; a couple of board games; etc. If people are staying upstairs you can hear them walking around but overall quiet. The town is very nice and quiet. It's about 30 drive from downtown Kansas City. City hall/police department was within sight so that was nice. There's a very nice coffee shop about a block away we enjoyed, but wouldn't have known about without the suggestion from owner. When coming back to the area we would definitely stay here again."

Our backyard is fully fenced, providing a safe space for your pet to roam and play. While pets are welcome to enjoy the outdoors, we kindly ask our guests that peeing be done in the designated bathroom areas not in the backyard, especially for our male guests.

For their safety and the consideration of others, pets should be either confined to a kennel or kept on a leash when not in the backyard.

The house was built in 1880, and is located on 2 acres with a Private bedroom off the main floor living room. Enjoy a quiet county nights sleep. If you are into modern living quarters -this is not for you. There is a lot of character in an old house and by all means is not perfect. There are a certain amount of quirks and cracks!

We live here and work. We come and go. You are more than welcome to interact as much as you want or as little. I’ll follow your cues.
Our guests have included airport personnel getting a few hours of sleep before having to jet out-to long term guests visiting from Scotland.
Smithville Lake is nearby if you enjoy water for kayaking or paddle boarding or trails for hiking or biking.

No pets, we love all God’s creatures but our space doesn’t accommodate pets very well.

We offer an entire private lower level with one queen size bed and the OPTION to add a connected private room with a queen bed. A personal driveway with parking, that leads you right to our entry door. Dog Friendly.

The space
The space is about 400 square feet and situated on the lower level of our family home. It is closed off with separate access to give you a completely private space.

As noted above, If you'd like to request the attached additional room, please select "3 or more guests" upon booking (even if there are fewer guests). Perfect for couples and singles who would like their own room(s) and privacy.

If you need the place for the week we may be able to accommodate you. Just send us a msg prior to booking. We normally block Monday to Thursday.

Other things to note
Two major things to consider before booking:

1. The space is located on the lower level of our home. You can expect normal levels of noise during waking hours. We honor quiet hours from 10 p.m. to 8 a.m.

2. As a guest you will not have access to the thermostat. The area is connected to a central heat and cooling system. (Summer Temp: 75 / Winter Temp: 70)

Please treat our home as if it were your own and keep the space tidy. No smoking or vaping inside - cigarette & 420 smoking can be done out back. We have security cameras on the outside premises of our home. With the space being in the lower level of our home - there is a small area of the ceiling that is lower than the rest so for those folks over 6 feet tall - be mindful of your head in this area. Failure to report additional guests will result in a $100 fee.

**As noted above, the attached private bedroom is available should your party need two beds/rooms. Please select 3 or 4 guests when booking to secure a second room/bed.**

The apartment is extremely clean and sanitized and safe! Fully stocked full kitchen with lots of amenities.

Guests have access to apartment #3, an upstairs apartment and private back porch. Guests share access to the front porches, top and bottom.
