POWER: At TIMES, we operate with a limited power supply. Electrical appliances may operate at a lower efficiency than you're used to at home. We ask guests to be conservative in their power usage to ensure a smooth experience. What this means is that you shouldn't have multiple lights/items running at the same time. In the case of no power or an act of God, we have a backup generator you can hook up.

INDOOR COOKING: Indoor stove-top cooking is not permitted. Outdoor cooking options include the propane BBQ (with side burner) and the fire pit.

LOFT ACCESS: The loft area is not suitable for young children or anyone with mobility concerns. By booking, you agree to our safety and liability policies.

Water & Electricity There is no drinking water on-site—please bring your own. Electricity is available in the bunkie (solar-powered).

Wi-Fi & Cell Service: There is no Wi-Fi and very limited or no cell service. Plan to unplug and enjoy the quiet.

Garbage: There are no large garbage bins and no road side pickup. Please be prepared to bring your garbage to the dump during your stay, or you need to bring it home with you to dispose of. If any garbage is left behind a $75 cleanup, transfer and dump fee will be charged.

Temperature & Seasons: The bunkie is available year-round, however, it is not insulated. If you are coming in winter or intermit weather, we are assuming you "know what you're in for" and will pack and dress appropriately to be in the bush. In winter, the road may not be plowed and could require a short walk in. Bring extra blankets for chilly nights.

Guest Verification: To protect our home and stay aligned with short-term rental regulations, we use an independent verification process for all guests. Please note: If you are booking outside of Airbnb, before your booking begins, you will need to verify your details with us to complete your reservation. An exceptionally beautiful Edwardian manor house with 5 bedrooms and lots of room for socializing. I hope you enjoy the restoration and architecture as much as I do. It is located on a quiet street just one block from the Town Centre. The area around the house is quiet and very friendly neighbours (note: this is not a party scene). Our neighbours are mostly seniors and appreciate quiet guests (we are beside a seniors residence), along with a few younfg families. A two minute walk from the house is Simcoe Town Centre if you are looking for a large grocery store nearby. You can take a stroll through the Magical Panorama of Lights every Holiday season. The Blue Elephant Craft Brew House is within a five minute walk if you don't feel like wandering too far and the Norfolk County Fairgrounds are a ten minute walk from the house. Port Dover is a tourism favourite and is a ten minute drive away.

We like to keep things clear and upfront so you can feel 100% confident about what to expect. Here are a few helpful things to know before your stay:

Washroom & Shower: A shared washroom with warm/cold shower, toilet, and outdoor well-access tap is nearby and easy to access.

Water & Electricity: There’s a tap on-site for general use (well water, not filtered). The sink in the bunkie has cold unfiltered well water. There is no "filtered" drinking water on-site—please bring your own. The bunkie is equipped with solar-powered lighting and basic power.

Wi-Fi & Cell Service: There is no Wi-Fi and very limited or no cell service. Plan to unplug and enjoy the quiet.

Garbage: There are no large garbage bins and no roadside pickup. Please be prepared to bring your garbage to the dump during your stay, or you will need to bring it home with you to dispose of it. If any garbage is left behind, a $75.00 cleanup, transfer, and dump fee will be charged.

Temperature & Seasons: The bunkie is available year-round and is insulated. If you are coming in winter or intermit weather, we are assuming you "know what you're in for" and will pack and dress appropriately to be in the bush. In winter, the road may not be plowed and could require a short walk in. Bring extra blankets for chilly nights.

Guest Verification: To protect our home and stay aligned with short-term rental regulations, we use an independent verification process for all guests. Pls remove shoes inside the house. Please remove all garbage and used items from inside the house upon checkout. Be aware that the toilet system may back up if any other material than human excrement is flushed away – this includes diapers, tampons and other sanitary products.

Please...DO NOT leave cooking odours for the next guest.

There are several cleaning products, bleach, paper towels under the sink, brooms and mops in the vacuum closet.

When Checking out before 11 a.m.:

1 - Strip down the beds...PLACE YOUR USED LINENS, wet towels/dish towels in the laundry room. But, NOT the Duvets or throw pillow covers.

2 - DOUBLE CHECK to ensure you have all your belongings. (kids toys, eye glasses, bibles, books, beer cases - including all closets, showers, bedside tables and the dryer).

3 - Turn off ALL the lights, turn down the thermostat to 65, leave the key on the kitchen counter and close the door.

That’s it!

**Guests may request shipping of their left-behind items. A minimum fee of $60 covering labour and shipping with tracking applies.

There is an UNFENCED backyard yet very private. You might see rabbits, squirrels & chipmunks.

I regret NO BBQ…it’s too dangerous, people forget to turn off the gas & lighting is a nightmare for many. However, you may bring a small outdoor grill to be placed on the ground BUT, not on the rear wooden deck.

There is a "NO PET" policy at this time.

*** My home has an exterior Blink camera doorbell system connected to my Smart phone & opening my large exterior garage doors will send me notifications.

I follow all the privacy policies of AirBnB. (See the photograph/camera angle of the front door)

During the SUMMER months, you may want to open the Spa lid fully when you arrive. Leave it uncovered while you are there and at night. Turn it down to 95 ish.

For the cooler winter nights set to 101 ish...GENTLY close the hinged lid when you leave.

3 - LOCK the rear patio door, place the stick in the track.

4 - Turn off ALL the lights and LOCK the front door behind you by closing the door and then pushing the KWIKSET button.
