Laburnum Lodge is located in a quiet area of the Marina, nestled amongst the mature and immaculately manicured planting but within walking distance of places to eat. Basque all day in the sunshine from our huge south-facing wrap-around deck or walk down to the Boardwalk for a drink whilst watching the sun set over the Marina. The lodge has no steps & wide doors. Twin or double sleeping options available in bed 2 and the enclosed decking keeps pets & kids safe. Perfect family accommodation.

Lodge guests are free to make use of the BBQ's dotted around the award winning Marina, or travel further afield on the bikes available for you to borrow free-of-charge. Our lodge is also home to table football and a swingball set.

Laburnum Lodge has two parking spaces with step free access into the lodge, which was designed especially for its first owner, a wheelchair user.

Laburnum Lodge is fully equipped with all the essentials, including a dishwasher, Nespresso machine, SMART TV and FibreBroadband. You will also find some more old fashioned extras including a selection of holiday reads and board games.

The central dining area seats up to six people, with an extendable dining table. After dinner, retire to relax on the 3-seater sofas with electric reclining mechanisms.

Our guest frequently comment on how they love the unique layout of our lodge - with one bedroom one end and the other 2 bedrooms the other side of the central living area. This suits extended families particularly well, offering privacy to all.

Outside there are a selection of seating options, to suit sun and shade worshippers.

Both bathrooms boast great showers powered directly from the mains, and the bathroom shared by bedrooms 2 and 3 is fully accessible.

All bedrooms have TVs. Bedroom 1 is double and en-suite, Bedroom 2 a twin or Super King, and Bedroom 3 houses 2 singles. Bedroom 2 has direct access to the accessible bathroom, with others accessing from the hallway.

The Space:
⭐ The location was very quiet with no noise from the neighbours or the street outside. We loved that we could park right next to the ground floor apartment, the on street parking is free and spaces were always available. There is a small nature reserve at the end of the road and a village pub, about 10 minutes away. This small apartment is perfect for a couple, much nicer than a hotel room. The space
Entering through the front door, there is a coat rack to your left and stairs leading to the rest of the property. At the top of the stairs on the left, you will find the clean and modern family bathroom complete with shower and bath tub. Straight ahead is the main double bedroom with plenty of storage space in the fitted wardrobe and bedside units.
Moving to the open plan kitchen/living room, this is a lovely light open space with a relaxing homely feel, the sofa bed is really comfy and the linen for this, should you need it is stored in the main bedroom's cupboard. The modern kitchen is fully kitted with everything you need, including a new washing machine, hob/oven and microwave.

Guest access
We have allocated parking for one vehicle within the private car park, at the rear of the property, the spaces are numbered, so please use bay 168, also only in the allocated bay, all other spaces belong to other properties, thank you.

CHECK IN / CHECK OUT
Check-in time is after 3pm and check-out time is before 10am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time as this will cause disruption to my cleaner’s schedule.
*Please note that you will be charged £100 for lost keys, so please be careful with them.

TRAVEL COT
A travel cot and mattress are available to borrow upon request, subject to availability, and at an additional cost of £20. Please ensure you message beforehand so that I can arrange for the installation. Guests will need to bring their own cot bedding, including a bottom sheet. (I am afraid highchair requests cannot be met).’’

Our property is professionally cleaned and is set up to be remote access, ensuring there is no direct contact with anyone.
The linen and the towels are removed from the property after each stay and replaced.

Other items included are *a washing-up pack, toilet roll and kitchen roll* which will last a couple of days. A Cosy Private Cottage for two persons only! situated on the Staffordshire/Derbyshire Border and close to the Derbyshire Peak District & Alton Towers. also within walking distance of Tutbury Castle. The accommodation has been fitted out to impress with well equipped Lounge/Diner Kitchen with Cooker & hob/microwave & fridge freezer, the bedroom has a super king size double bed which can be split into two 3ft singles, and a double size shower/bathroom, also use of a private outside Patio area.

On arrival to the Cottage all guests will have tea, coffee and sugar for that well earned drink when they arrive, also fresh towels are supplied along with liquid soap, shower gel, hair shampoo and conditioner.
Cottage in the Garden is set amongst the small Derbyshire Village Hatton, but very close by around 20 mins walk is the village of Tutbury, this has the famous Tutbury Castle which is well worth a visit, also the Dog & Partridge Restaurant is the ideal place to get a meal and a cosy drink by an open fire during the winter months. Or alternatively the Boars Head Restaurant Station Road Sudbury will not disappoint and serves excellent food. Tutbury also has an amount of small Cafe's and shops to visit.
A similar distance walk is to visit the Tutbury Weir across open fields, to view the area around Tutbury Castle and the River Dove.

Also and importantly regards commuting their is a Railway station in the Village of Tutbury & Hatton which will take visitors as far as they want to go and destinations can be booked online through the national rail website. There is also a local bus service close to the railway station which will take you to Burton on Trent, Uttoxeter and Derby along with other villages close by. Both the railway station and bus stop are within 15 minute walk from Cottage in the Garden.

Locally and within walking distance are local shops where you can purchase provisions, Co-Op and Nisa, also the local Fish & Chip shop if required.

A little further away is Sudbury Hall (around 7 minute car journey) and Uttoxeter Horse race coarse (20 minute car journey), then you have the Peak district where you can visit Chatsworth House, Alton Towers, The Lady Bower Reservoir which is a must see. Also the National Memorial Arboretum in Alrewas/Lichfield is a 30 minute car journey away along with a host of many more attractions and places to visit.

You enter the property through a small conservatory, where there is seating to enjoy a morning coffee looking out onto a small patio area. The kitchen has everything you'll need including an oven, fridge, sink, microwave and table to eat around. On the ground floor you'll also find the bathroom with spacious shower. When booking this fabulous space, please note the bedroom and lounge are accessed by a paddle staircase, which is quirky, but due to it's gradient may not be suitable for those with limited mobility.
